The design process is very rushed

As a former homebuilder myself and now a building inspector I understand the process of building a new home and Pulte was very easy to work with. They offered great options, pricing was very competitive, workmanship was good and the build schedule was very good for us especially given the current building environment. I would highly recommend them to my friends and family.

You can definitely tell there is a labor shortage, as some of the work completed on our home could have been done better by us. We closed with some issues identified and documented for resolution, and over a month later, they are not resolved. With some of the materials and craftsmanship, we just can’t believe that’s what you get for the price paid.

My wife and I knew nothing about homes. Still, Pulte made things very easy for us to understand and held out hand throughout the entire process. After this I don’t think we would ever buy a home that we didn’t build.

Our build was a quick experience, but unfortunately we have discovered many issues with the way things were completed in the house after we have moved in. The lack of communication was and is a problem still.

The sales rep was 100% helpful and had great insight on all the details about the house. There was several missed steps that's still not addressed until today November 3rd 2021. We still need our drywall fixed in the basement due to the fact that the shut off vile was drywalled in. And the plumbing guys cut an opening atop of the ceiling that needs fixed. Also we're still waiting on the drywall guys to bring a piece of the part to cover the vent in the non finished part of the basement. We have doors that still needs sanded down and smooth out at the bottom of the doors. There's also doors splitting at the bottom of the doors along with our farm sink that's chipping. Pulte picks such inefficient products to put in these new and costly homes. Items such as the hot water tank, garbage disposal, a/c, etc - they’re an appropriate size for an apartment, not $400k+ homes. It’s obnoxious to spend so much money on a new home only to have to deal with “below grade” products after the fact. It’s like pulling the wool over buyers eyes, who would ever think that a new home wouldn’t get the products sufficient enough to run their home? The workmanship is also sub-par. All the contracted work is slapped up there with much care on the end product. There is so much paint that was carelessly shipped up on my new floors. It’s just all very disappointing. The sales people were great! ! Seems like Pulte was doing the bare minimum to close on the house and promising to fix items that were missed. If you didn’t catch any problem on the walk through, they say it’s not covered. The quality of the finish work on walls and woodwork are not good. No accountability!

Use your own financing, not Pulte. They want you to close before everything is completed. Have someone experienced do your punch-out and don’t close before everything meets your expectations.

We had a great experience building with Pulte. Everyone we worked with was patient to answer our questions as first time home buyers and first time building a home. We appreciated the communication and making this process easy and transparent in what to expect. I would absolutely recommend Pulte to friends and family and anyone interested in building with an excellent team!

Be careful when signing a contract. You have to make selections at that time that cannot - or will not - be changed. You are given the choices on the day of contract and have to decide then. No changes allowed.

Pulte is very good at communication and respond quickly if we encounter any issues than other builders

As a real estate agent, our experience was less than impressive. Home was supposed to close in July. Waited over 3 months for siding. Ultimately, we were only given 1 "option" as a "replacement" color. Ironically, I had asked if we should choose a replacement in July. House closed 3 months late, which pushed back the sale of our previous home (missing the summer sales season). Refrigerator was delivered and installed with broken door. Drywall finishing and painting is a 5.5 out of 10, at best. Even though the home past inspection, permitting and occupancy, the Sump Pump was wired on the incorrect breaker. In addition, the electrical contractor placed over 20 receptacles on 1 (15 amp) circuit. Standard "rule of thumb" is 8-10 per (15 amp) breaker. Planted grass and sod too late in season. I will most likely need to replant and seed in spring. ... More

2 things - ensure you are putting in cable connections in each room you are going to possibly have a TV - my last provider used wifi - here, with Spectrum, it is a hard wire connection. Second - REALLY look at the light switch location and ordering. The vast majority of the locations do not make sense.

We have owned 8 homes. This Pulte home is the best. The workmanship is excellent, including the countertops, tile, trim, wood flooring, drywall. The design also is excellent - great cabinet space, excellent closet space, lots of recessed lighting, area for storage in garage, large open living area.

Our home is beautiful and we feel we had good value and quality. Our issues have been primarily with communication towards the end of the build process. It seems this depends very much on who you have as we had excellent communication from our earlier contact point, sales manager, title company and mortgage provider.

Very easy process and very helpful guiding me through this whole new experience. Everyone is very friendly and knowledgeable. There were ups and downs with the building of my home. Pulte was very quick to respond to my concerns. My home was being built during COVID so things were always on back order and very hard to get supplies. Some things were not explained clearly at the design meeting so that caused a few issues with the design of my home. I was unable to get some of the things that I really would have liked to have in my home because I was told what I wanted was standard and comes with the build. It was not standard and I missed out with getting those specific items. I was not happy to the fact that Pulte only puts in basic lights and faucets and carpet in your home. All Chrome. If you want to upgrade it costs double the price if you had it done yourself. So keep this in mind if you are planning on building with Pulte. I have had to change out faucets, towel bars etc in all three of my bathroom. This is my first time building a home. Things do go wrong!!! despair it and replace. it this makes the third time they have been here. two tones of brushed nickel. on shower glass frame. out of fairness they have a great process but it currently broke with the issues they currrently have with subcontractors and vendors.

The finish is not so good.I see cracks at the cabinets, screws showing out in the cabinets. hard wood squeaking sounds. paint comes out pretty easily.

Overall, I would recommend this development

Matt and Sam were godsends. We were first time homebuyers that spent a year bidding on existing homes and getting beat out, or backing out because we felt we would have to offer too much for a 20+ year old home. While we did have some hesitations with building, Pulte came through. Build was done on time, and they corrected everything that needed corrected. Thank you!

Our build went pretty smoothly, although there were shortages of crews at times. Fortunately everything went smoothly in the first months, because there were delays near the end. Pulte crews are very fast and mostly did good work. It's important to keep an eye on quality near the end when everyone is in a hurry to finish... You need to be your own advocate. I would have given 5 stars, but the work done after close was frustrating, it took 2 months for the landscape work to wrap up. Our original field manager was not very responsive in this period, a new one took over and resolved our issues. Overall it was a good experience in a challenging year. Our experience was negatively impacted by a weak construction manager who did little to oversee the pace and quality of the build process. Fortunately, our sales representative was great and has helped us mitigate the issues. Frankly, the rest of the story is the most important, as we see the response to the items that need repairs.
