The home buying process was smooth with the exception of the "Profiling" we encountered with the Sales representative for the community we live in. While the Manager of the sales team tried to reassure me ...the facts of the situation outweighed her safe responses. Our house was a Inventory house that appeared to have been purchased and then the original owners backed out. They worked so fast to get us approval for occupancy that they really did a less than PULTE job on the house. Our driveway is crooked, Our Keypad does not work on the garage, carpet is coming up (we've only been in the house 5 months) less than responsive times on customer service. Unfortunately we became disillusioned with Pulte administration. From gaslighting to outright untruths. We felt rushed to pick out materials only to have delays six months later as items had not yet been ordered. We felt that Pulte was doing us a favor by building this house. Also, there was very little flexibility when we wanted to make a change but when Pulte made a change we were just supposed to go along with it.we also had multiple project managers. At times, we had become the problem solvers as the managers didn’t seem to know a next step. When we questioned why something wasn’t completed , we simply got an “I don’t know”. On one occasion we were told a step was delayed because two different tradesmen couldn’t get along on the same site! MANY times we were ghosted with no communication for weeks to emails and/or phone calls. The HOA in place also has demonstrated poor communication by not answering emails/calls for weeks. There’s no annual meeting, nor budget presentations. We tried to meet in person and the issue never answered. At this point, we have one wall without drywall in the basement (we have only been here 7 weeks) because a basement window was not sealed. We had mold on the baseboard and drywall. The process went smoothly until 2 weeks before closing. Then the wheels fell off. Construction, Title and Mortgage are not tightly aligned. Many issues arose relating to the backend processes we assumed were handled, but were not. Issue with an added soft water loop not properly detailed on the plans. Appears to be a major HVAC design issue/flaw that will need to be addressed. Communication during the transition to ownership wasn't what it should be. Felt like once they had our money, we were no longer a priority. HOA issues, location issues, USPS issues. Lots of details missed. Construction is average and what you would expect from this type of build. Not a lot of attention to details. More like just get the job done. The expectations of certain finishes were not met.

We had many complaints after closing including gaps in the main door frame, internal doors not fitted properly, kitchen cabinets badly aligned with damages etc. In addition, quite a few of the order modifications were not done which had to be pointed out and followed up for closure. Fortunately the local team (Molly and Nathan) was helpful in getting these done.

The salesman was nice. J. And responded to most issues. I had a Realtor with Pulte Laura who I liked and she continued to contact me throughout the process and stayed with me till the end to make sure everything went through. Overall everything went through the home on the walk-through. We found several issues that needed to be fixed. They weren’t all fixed when we moved in And in contacting the company about issues that needed to be fixed I probably had about eight of them and they only responded to two. They had told me not to worry if they were any issues they would be taken care of right away. obviously, that’s not the case with Pulte . ... More

I was forced to close on an unfinished house due to year end 2022 situation with a written commitment from Tiffany, Manager of Sales team and commitment from onsite Construction engineer Michael. With in a week, Michael was laid off and there was no communication on new person until my follow ups and the response from Patrick was okay but he doesn't have a full understanding of what Michael has done or not done. I have given a list of Items from quality walk through to Final walk through and now Patrick has turned them over to Customer Service, no resolution, Got mail for customer Service, but no further follow up. After spending 900k on a whom, if Pulte is expecting me to do daily follow ups, I am sorry to say it is pathetic service. All I need is to resolve open issues from before closing to final walk through after closing as soon as possible. Worst thing to say is there is junk of plastic, bottles in sump pump and and mud, plastic and dead rat in egress window. Patrick knows about it to clean and promised to do so. Pulte is a production builder. Did not realize initially that term had some negative connotations, including lack of flexibility and occasional poor workmanship and materials. Follow up and call back fixes are numerous and response is slow. Knowing what I know now, I would give give much more consideration to alternatives. My expectations may have been too high but it is what it is and trying to make the best of it.

They were great until you closed. So many problems but hopefully will take care of all the problems.

The designs are great. But beware contractors are below average and materials are fair.

My review comment is little less because of the below reasons. I am open to have a discussion if my comments are not valid 1. This house planned closing date was mid of Aug 2022 but closed on 28th Oct 2022. 2. Few issues were notified during the house construction and most of them are fixed and few of them are not fixed with no ETA (find the below detail) a. Celling painting issue – 2 places need touchup – Not Fixed b. Garage door opener fixed before drywall and now it’s showing big gap in all the holding clamps – Not Fixed c. Bedroom window lip broken – Not Fixed d. House Sliding repair – Not Fixed e. Cabinet – Fake drawer front fix – common bathroom f. Kitchen Cabinet broken – Not Fixed g. In the basement, washer dryer excess water outlet pipe is showing in the middle of the basement in a slanted and hanging way – Not Fixed h. In the basement window the outside well cover is not fixed but they have put grass seeds – Partially fixed i. In the master bedroom the wooden floor was bent – Fixed but I am not satisfied for the fix - open for discussion for the fix provided 3. Water leaking from the Furnace – Reported to construction manager, he said it will stop automatically. After that I raised service request once person came and checked. He made more water leakage from furnace. Daily 2 times I am collecting water and pour into sump. Appointment scheduled for 13th Dec 2022. 4. When I am raising service request, supporting team requesting me to contact the vendor directly. Not sure why they are asking like that. 5. Basement cleaning was not good. 6. After getting the house key from the closing office, I came to home to open the door, the door was open not even closed. 7. Unable to track the service request – how to check the status for the service request 8. Product cost is vert high, Simple example garage door opener, you guys charged $730 but the actual price less than $200 (even it’s not fixed properly, mentioned above) Personally, I do not have issues with anyone. I would not sign the contract if I could go back in time and select another builder

Overall an average experience. Pulte Finance was the worst. Chose not to use them at all.

We want to give this a higher rating but we just can't. Pulte tries hard to provide a quality home, and their floorplans are excellent, but the contractors just did such a poor job, which ruins the potential. Paint contractors had to come back out on MULTIPLE occasions and the quality of paint still to this day is amateur at best. The contractors installing trim did a bad job and still to this day there are peices of broken trim that was just painted over and never replaced. The ceiling has spots in it where the stamping was done incorrectly. These are just a few of the examples, it seemed like every contractor that came in to do their trade was rushing and did a poor job or damaged something else while they were here and it wouldn't get fixed for a long time. All that being said, we still do love our home, we are just a little disappointed in the quality of worksmanship and the fact we're going to have to spend our own time over the years fixing things that should have been done right the first time. At the time our home was being built, there were MANY other homes being built in the neighborhood and the crews were rushed, no doubt, and the construction manager had way more jobs on his plate than he should have had, and to my understanding they have limited the number of houses being built to make up for this, so you may want to take that into consideration. Just know if you choose Pulte, you will need to keep a close eye on the construction of your home and be a pest to the construction manager to try to get things done right. Once I closed on my home many issues have been ignored. Front porch has large cracks, never heard about my driveway and grass installation. I had to pay to have my garage insulated and drywalled. After 2 months I have not received my trash receptacles. A little disappointed after purchasing a home for over $400,000

Very poor fit/finish and responsiveness

Not actually very good exoerience.

Overall the house is great but if there is an issue Pulte is incredibly difficult to deal with and get a timely response. Also, they knew about a leak in our house before we closed and did not correct it, so my trust in them is diminished.

We were initially very excited to work with Pulte to build our home, but quickly saw that what matters most is not customer satisfaction, but the bottom line for Pulte. I understand that Pulte a business and profits are a part of that, but as the build progressed I was shocked by consistently shoddy workmanship. For example, we had multiple crooked walls that weren’t fixed on their own even though they were visibly crooked. We had to insist they be fixed. Some contractors used were dishonest about mistakes they made that had to be fixed later, and the contractors were trusted over us by Pulte despite us having photo evidence of the issues. Issues in our flooring that were bright up early on (gaps in the wood that weren’t filled, which we can feel through the padding and carpet now) and gaps in the wall that we were assured would be fixed properly were not and have affected the aesthetics and comfort of our home. They tried to rush our closing even though the house was not ready. The finishes that needed to be fixed before we would agree to close were thrown together and poorly done. No house is perfect, but I was genuinely surprised by the poor quality of work overall. When friends ask for my advice on building a home, I will not recommend Pulte based on our experience, especially given the expense. ... More

Now that we are in our home we see a major lack of attention to detail. Paint on flooring, trim and carpet. Adhesive in various places on flooring. Vinyl floor has an obvious slit that just had glue applied over that area. Caulk drips that won’t come off. Water damaged door. There is a lack of care for the new finishes in our home. A response to theses issues has been non existent so far.

The sales people are great,design team does great job, building process could be better,in spite of waiting close to 9 months from giving deposit at closing time there are deficits in work and finish quality, once Pulte receives money at closing responsiveness of all vendors in correcting deficits before closing date takes back seat because they are so busy doing work on new homes , I guess Pulte got the money from you so where are you going to go.

Don't be so excited to close, that you overlook items in your home that should be fixed, installed, or completed with the the highest quality before closing. Also if your gut tells you something should not be a certain way don't be afraid to question it and then follow up on it.

The sales people were great! ! Seems like Pulte was doing the bare minimum to close on the house and promising to fix items that were missed. If you didn’t catch any problem on the walk through, they say it’s not covered. The quality of the finish work on walls and woodwork are not good. No accountability!

Use your own financing, not Pulte. They want you to close before everything is completed. Have someone experienced do your punch-out and don’t close before everything meets your expectations.
