We are a first time home buyers. We have zero knowledge on the upgrades and options. It would have been helpful if sales could have told about the major selling upgrades we would have gone with them. We miss a few now which we regret to not have them. Second, I felt Pulte is not fair to all home owners. They finished the garage of almost every home owner missing a couple and when asked about it they gave some crappy answers. Pulte is not a custom builder. It’s quantity, not quality. There is an obvious lack of pride in workmanship amongst the trades and not much accountability from Pulte.

The buying process was easy, the finance piece was easy and the people were great. However, once I moved in, I found multiple things broken or just poor (cheap) quality. I was so disappointed to move into a brand new home and find so many things that needed (and still need) to be fixed (inside and out). I've built with 4 other builders and lived in several other homes and this is the worst built home I've ever lived in (floor plan is great but everything feels so cheap). I could go on and on but I'll simply finish by saying I'm so very disappointed!!!

My wife and I really enjoyed the design and build process, our sales representative and project manager were thorough and transparent. Just wish the final product would have been as perfect as the rest of the process. We have been in our house 2 months and so far we have had minor water intrusion in our basement, our AC went out, we are having minor electrical issues, and there are multiple cracks in our basement walls. To make matters worse, we have come to expect less than caring, some might say passive aggressive responses after emailing customer service with these issues.

We moved in at the end of March...several items need fixed and we can hear in our kitchen everytime someone flushes the toilet upstairs..No insulation.. in walls...Kitchen cabinets doors are uneven...and I have big hole in my back yard and they keep putting dirt down for people who house was built after mine..Feel like since closing I don't matter.

The sales experience went exceptionally well. My sales person was extremely responsive and follow through was fabulous. My issues all arise from the work of the vendors as detailed work was not completed at final pre-closing walk through nor has it been followed up as promised post closing. I am beyond frustrated and so disappointed.

While designing our new home, everything has to be in the STANDARD choices, regardless of custom’s needs (health and safety issues)! After closing, all issues that I reach out to the customer service were pushed away to 3rd parties, none was resolved by the customer care department! We have spent more time and money to fix issues that they won’t help! I’m so disappointed!

Im having multiple issues with drywall, lighting, and the dryer not being installed properly. No sod has been a nightmare especially with a dog. The construction workers leave trash that blows all over the neighborhood. The blacktop on the driveway is crumbling.

First the walls are so thin that you can hear any conversation from one room to the other with the doors closed. Second, the finishing touches are simply the worst. Third, a large amount of things have to be redone, it never ends. After living at the house for some time now things are still trying to be corrected.

I understand in this economic climate there's a lot of "hurry up and wait" with subcontractors. A week before close you look at the house and think certainly it won't be ready. They then rush to close because they have to meet their month-end quotas. Two days before close we do a walkthrough ("Build Quality Celebration") and point out a lot of cosmetic, attention to detail issues. You then don't get another opportunity to inspect the house. Pulte picks such inefficient products to put in these new and costly homes. Items such as the hot water tank, garbage disposal, a/c, etc - they’re an appropriate size for an apartment, not $400k+ homes. It’s obnoxious to spend so much money on a new home only to have to deal with “below grade” products after the fact. It’s like pulling the wool over buyers eyes, who would ever think that a new home wouldn’t get the products sufficient enough to run their home? The workmanship is also sub-par. Be cautious before signing contract. You will be locked once signed and no way you can negotiate or request of changes. Zero flexibility on minor customizations to home or options. Quality control is not good and often buyers find most issues before closing.

Pulte pushes using their mortgage company, but they do not know what they are doing and do not communicate well. We waited for 4 months for a decision only to be rejected and told I had three weeks to get a full mortgage commitment or the entire deal would be voided. I had two mortgage approvals within two weeks. Building process was slow (6 months) with little to no communication until the end of the process. Multiple homes were started after ours and delivered weeks before. Even after 6 month build time, there are multiple outdoor items which need completed more than a month after ...

Good experience until you don’t matter anymore

Our home buying experience was pleasant until we signed the papers. After that, our project manager continuously dropped the ball, warranty claims have gone unresolved, we were skipped multiple times for sod, and we were lied to. We paid a premium for our lot because we were told that nothing would ever be developed behind us, and before Pulte is even done building in the neighborhood, people are out behind our house to start putting in a bike path. We feel betrayed and scammed.

We moved into our new home 3 months ago. There have been multiple issues since we moved in. These include electric hookups for lights being buried under drywall, the air conditioning not being fully hooked up and requiring additional parts to be ordered to fix it, and the concrete cracking on my front porch after a month. The service department after the closing made me wait for 3 weeks before I even got a response when I brought these issues up. Be wary is my advice as they charge a premium price for these homes but skimp on the quality.

Where to start? Sales associate misrepresented completion date, closed 90 days after date we were told. Massive delays and no one would communicate realistic expectations. Building lead told us he would reimburse for extra expenses incurred due to delay, but never told us it would be taxed. Quality just average, floor had massive issue that had to be fixed twice after move in. Couldn’t get garbage service at property for over two months. Was told we would have driveway paved in May, but still waiting on that. The list goes on, but tired of typing.
