Follow up on concerns after closing is a problem.

I had a very positive impression going with pulte homes but as it came near to the completetion of house, the type and amount of quality issues we came across is just frustrating and aggravating. I don't know where to start in terms of quality but every single inch of the house has some faults and defects which as a home owner i need to look and identify and get it fixed which was supposed to be a builders responsibility. I don't even want to talk about the workmanship since it looked very immature on very basic parts of the construction. Painting, nailing, finishing the gaps, flooring, dry wall finishing, stairs, basement.. If i have to pull each and every bit of issues found in the house then it would clearly shows how Pulte lacks quality and is something a new or year old builder would construct than someone in the industry for a long period of time. My only good experience was with the Sales manager Mrs. Samantha and Closing reporesentative Mr. Steve but anything beyond it i can't even imagine what to say. Do i recommed Pulte to someone?? - I'm totally hesistant about it and sorry to say that.. 1, Spectrum drilled holes in my siding with out using them. I was told by Pulte to take care of it by myself. So I paid an outside contractor and was reimbursed by Spectrum. 2. My air conditioner and thermostat were not working properly, I called Arrow and they found out the circuit breaker for the Air conditioner was installed in backwards .3. The commode in master bath rocks back and forth. Have not been able to get anyone out to fix, 4. I reported to customer care that the outside siding has warped. It's been I week since I reported it at Pulte no one has committed to appointment to review siding yet. 5. Garage door gets to the top of the cycle and has a loud bang. Have an appointment next week. I have a major concern about the Water basin behind my house BASIN 4, I got a small non-descript answer from your Pulte manager, so I contacted Columbus Drain Water personnel. They mention that the EPA was out here in the week previous and review the ponds. Columbus Water sent a inspector out. I met with him at the pond and explaing what might be happening to the basin. He agreed and we got on a conference call with his boss Liz M. we reviewed the ponds map and focused on Basin 4. They were in agreement that they water level is too low and causing Algae build up. I did not want to get so involved with this but this water levels way too low and will cause water quality for the rest of the Ponds. Lot of quality issues and issues with workmanship. Even after the closing day there were lot of paints issues that were not fixed. I have talked with few others in community and their experience is similar. I driveway I understand it can’t be done because of winter time but they didn’t even remove the nails from driveway which caused 3 tire punctures and tire replacements for guests visiting the house. Cabinets not done properly and I am still waiting for them to fix after more than 45 days after closing. Overall not so great experience. They charge you a lot of money for simple upgrades which other builders have included in their price. ... More

We have been disappointed with the workmanship - we have had a list of as many as 15 items that needed repaired after we first moved in. Two months later, we are still waiting on most of them.

Check all the options available and every details available before you sign up, you are just a number after that…

Pulte is a production builder. Did not realize initially that term had some negative connotations, including lack of flexibility and occasional poor workmanship and materials. Follow up and call back fixes are numerous and response is slow. Knowing what I know now, I would give give much more consideration to alternatives. My expectations may have been too high but it is what it is and trying to make the best of it.

They were great until you closed. So many problems but hopefully will take care of all the problems.

The designs are great. But beware contractors are below average and materials are fair.

Once I closed on my home many issues have been ignored. Front porch has large cracks, never heard about my driveway and grass installation. I had to pay to have my garage insulated and drywalled. After 2 months I have not received my trash receptacles. A little disappointed after purchasing a home for over $400,000

Overall the house is great but if there is an issue Pulte is incredibly difficult to deal with and get a timely response. Also, they knew about a leak in our house before we closed and did not correct it, so my trust in them is diminished.

Now that we are in our home we see a major lack of attention to detail. Paint on flooring, trim and carpet. Adhesive in various places on flooring. Vinyl floor has an obvious slit that just had glue applied over that area. Caulk drips that won’t come off. Water damaged door. There is a lack of care for the new finishes in our home. A response to theses issues has been non existent so far.

We are a first time home buyers. We have zero knowledge on the upgrades and options. It would have been helpful if sales could have told about the major selling upgrades we would have gone with them. We miss a few now which we regret to not have them. Second, I felt Pulte is not fair to all home owners. They finished the garage of almost every home owner missing a couple and when asked about it they gave some crappy answers. I know about 8-10 people who didn’t go with an option of finished garage and they still got them. It was unfair. What I learned working with construction manager is, you should visit your construction site often, take notes every week and send to him and not go easy on him. If you go easy, you are gonna lose a lot of things and always keep everything in email (writing). And ask only before you close and not after because you will see the difference in their responses once they close. ... More

Pulte is not a custom builder. It’s quantity, not quality. There is an obvious lack of pride in workmanship amongst the trades and not much accountability from Pulte.

My wife and I really enjoyed the design and build process, our sales representative and project manager were thorough and transparent. Just wish the final product would have been as perfect as the rest of the process. We have been in our house 2 months and so far we have had minor water intrusion in our basement, our AC went out, we are having minor electrical issues, and there are multiple cracks in our basement walls. To make matters worse, we have come to expect less than caring, some might say passive aggressive responses after emailing customer service with these issues.

Finish work that was promised prior to closing was not done. We have been in the home 2 months and there has been little or no communication regarding completion of the drive (now done), irrigation system, sod. Gutter system was completed yesterday with no notice to us which may complicate installation of our planned concrete patio. Yard was rough graded several weeks ago and both neighbors sod and irrigation systems were disturbed at great inconvenience to them. Experiencing problems with water intrusion into porch area. Inspection completed and it determined there is a row of missing shingles and that roofing material requires extension for gutters to work effectively. Please ensure everything is in written communication and I hope Pulte does a better job in hiring construction managers. Some especially mine was horrible

Many small small issues are there, but customer care is not great and supportive. They never pick the calls at all.

The expectations of certain finishes were not met.

The salesman was nice. J. And responded to most issues. I had a Realtor with Pulte Laura who I liked and she continued to contact me throughout the process and stayed with me till the end to make sure everything went through. Overall everything went through the home on the walk-through. We found several issues that needed to be fixed. They weren’t all fixed when we moved in And in contacting the company about issues that needed to be fixed I probably had about eight of them and they only responded to two. We want to give this a higher rating but we just can't. Pulte tries hard to provide a quality home, and their floorplans are excellent, but the contractors just did such a poor job, which ruins the potential. Paint contractors had to come back out on MULTIPLE occasions and the quality of paint still to this day is amateur at best. The contractors installing trim did a bad job and still to this day there are peices of broken trim that was just painted over and never replaced. The ceiling has spots in it where the stamping was done incorrectly. These are just a few of the examples, it seemed like every contractor that came in to do their trade was rushing and did a poor job or damaged something else while they were here and it wouldn't get fixed for a long time. All that being said, we still do love our home, we are just a little disappointed in the quality of worksmanship and the fact we're going to have to spend our own time over the years fixing things that should have been done right the first time. At the time our home was being built, there were MANY other homes being built in the neighborhood and the crews were rushed, no doubt, and the construction manager had way more jobs on his plate than he should have had, and to my understanding they have limited the number of houses being built to make up for this, so you may want to take that into consideration. Just know if you choose Pulte, you will need to keep a close eye on the construction of your home and be a pest to the construction manager to try to get things done right. Very poor fit/finish and responsiveness

The sales people are great,design team does great job, building process could be better,in spite of waiting close to 9 months from giving deposit at closing time there are deficits in work and finish quality, once Pulte receives money at closing responsiveness of all vendors in correcting deficits before closing date takes back seat because they are so busy doing work on new homes , I guess Pulte got the money from you so where are you going to go.

The sales people were great! ! Seems like Pulte was doing the bare minimum to close on the house and promising to fix items that were missed. If you didn’t catch any problem on the walk through, they say it’s not covered. The quality of the finish work on walls and woodwork are not good. No accountability!

despair it and replace. it this makes the third time they have been here. two tones of brushed nickel. on shower glass frame. out of fairness they have a great process but it currently broke with the issues they currrently have with subcontractors and vendors.
