Lots of time and energy on the homeowner. Pulte project managers seem overworked so the only person keeping an eye out on your house is you. At the very minimum, we had to stop at our house once a week so we knew at least someone was monitoring quality. During our build, we told our project manager that our floors squeaked and was told by him that the floors would not squeak anymore once they install the LVP and carpet. WRONG! We move in and all throughout our house, it is nice and squeaky and reminds me of our 1930s apartment floor we were renting. We hired a third party inspector who showed us we had mold all throughout the drywall in the basement (lots!!, we have pictures) and we had to also point out to Pulte we had no attic insulation 10 days before closing. I would have a lot less gray hairs if Pulte had done quality checks themselves throughout the entire build. Our first project Manager Lisa was very underqualified and luckily we got Jason. Jason was miles better but we could tell Pulte had him managing a lot of homes so even he was missing issues in our home. At the end of the day, an overworked Jason over Lisa was fair better quality. We are not happy that Pulte took out a sidewalk panel and decided to pour a new panel and get rid of excess concrete all over the grass. How do you expect grass to grow with chunks of concrete?? Sloppy. Our dishwasher has not worked a single day since moving in. Sure, the cycle runs but the soap pod is found in the bottom every time we attempt. Why isn’t this someone Pulte checks before handing us the keys!! Lastly, the two required trees out front are very dead and that’s what Pulte gave us. I used an app to identify the tree and it told me the trees were unhealthy. These cost hundreds of dollars to replace and Pulte doesn’t take responsibility for installing dying landscape. ... More

Should have pass on more knowledge to first time buyers of new home , Customize flexibility of options and bath shower and pipe insulation , so much of insulation wastage in trash could have been used for this , Buyer coordination while lawn sod job being done, Final grading before SOD was not done and laid over rocks and uneven surface, have dead spots in lawn

We enjoyed working with Dana throughout the buying experience. Overall, we feel comfortable and are pleased with our home. Pros: 1. Pulte has some lovely standard options so that you do not have to upgrade everything. Their floor plans are great! 2. Great communication from Ben, Brian, and Dana on the building side. Our questions were addressed along the way. There were no hidden surprises. 3. The bonus incentives before purchasing were helpful. 4. Love the Moen products which come standard. 5. All important documents were explained and we felt very comfortable with the building process. Cons: 1. Many items needed attention right up to close from drawers and cabinets that were crooked, windows too tight to open, to paint mistakes, exhaust fan making a weird noise,and a few more. Not major items but Pulte needs to SLOW down. Put things in correctly the FIRST time. 2. Poor communication and delays on sod. Half the sod was dead and brown. Two weeks later, they had to pull it up. Again, SLOW down… be mindful. 3. After closing: Well, communication is more challenging. There is only one guy who oversees “ fixing” errors you catch afterwards, and that takes a while. But if Pulte double checked their work pre close, this could be avoided. Lastly, Nottingham Trace is a beautiful community. Love the clubhouse and walking path. The biggest drawback is the very restrictive HOA. You have to petition for so many things. I hope that can change. As long as people keep the area nice, we should not be so restrictive. It takes a long time to apply and get approval. Very positive home buying experience with Pulte ! The entire team was great during the home buying process and has been equaly positive post move-in. Questions have been answered promptly and issues are addressed in a very timely fashion. Some challenges with our new sod that we hope to have resolved. As a result of the great quality of the build and our overall experience to date, I recommend Pulte Homes.

So far my experience with Pulte is very bad. I will never buy again from Pulte or recommend it to any of my friend, I had to select 1 star ratings because there is no option to select less than 1 star, Pulte doesn't really deserve even a single star. Some of the highlights: - Build quality is very poor. - Almost every door in the house has one or other problem. - Air outlets do not work properly to close or open. - Bathroom/outdoor outlets do not have GFCIs. - Floor Squeaking sound all around the home. - cabinet issues. - Paid for the Sod but got lots and lots or Crab grass, feels like I paid for the crab grass. - Drywall finishing is not good. - Power outlets not working. - Sump Pump lid not there. - nails are popping from carpet and hurting toes. - there is endless list of issues. - There is Pond in the back of my home and the fountain is not working ever since I singed contract in November 2023. There was no proper walk through before the closing. Pulte Mortgage literally made me cry for the loan. Loan agents do not even know how to process the loans. I closed my home more than 2 months back, but issues are still there, Pulte is taking forever to resolve the issues. I hope this review is also not just for the namesake. ... More

When the stain of our woodwork did not match what was selected in the design studio, the construction project manager worked with us to remedy the situation. The warranty to remedy other construction issues is helpful as we continue to identify things that need addressed (door knob fell off closet door, drywall issues, etc.)

Good experience and I love the neighborhood I chose.

Incorrect wiring, voltage fluctuations, unclean flooring (with paint stains everywhere), bad paint job (revealing drywall), and uneven walls. This is our second home with Pulte, and the quality has significantly deteriorated.

Our neighborhood has experienced so many issues. The only thing I can say good is location - close to everything. Everything else has truly been a nightmare. I don’t know if I’ve met a neighbor who had a good building experience. It seems they hire workers who don’t care about the work they do and then they have no quality controls in place to make sure work is being done correctly. And these are expensive houses! I would never build with Pulte again after my experience.

We had a great experience with our sales rep Mandi. She is phenomenal! We also really liked and trusted our construction manager. However, there were a bunch of items right before we closed that still are not completed after 6 weeks of being in the home. It's quite frustrating that everything has to be handled via email when the construction manager or customer service rep could easily stop by our home and help address the concerns.

The entire team was great to work with and Claire was especially helpful throughout the sales/design process. The overall quality of the finished house definitely exceeded our expectations thanks to Steve's desire the build a top quality home. Everyone at Pulte was great to work with including Finance, Design Center, and Mortgage Dept and thanks Jevon and Elizabeth for answering all my questions.

From Jordan’s attentive service to the walk thru to closing, it was a professional seamless process.

The construction manager, particularly the assistant construction manager was awesome. He updated us weekly and was very responsive to any questions we had.

I had a very positive impression going with pulte homes but as it came near to the completetion of house, the type and amount of quality issues we came across is just frustrating and aggravating. I don't know where to start in terms of quality but every single inch of the house has some faults and defects which as a home owner i need to look and identify and get it fixed which was supposed to be a builders responsibility. I don't even want to talk about the workmanship since it looked very immature on very basic parts of the construction. Painting, nailing, finishing the gaps, flooring, dry wall finishing, stairs, basement.. If i have to pull each and every bit of issues found in the house then it would clearly shows how Pulte lacks quality and is something a new or year old builder would construct than someone in the industry for a long period of time. My only good experience was with the Sales manager Mrs. Samantha and Closing reporesentative Mr. Steve but anything beyond it i can't even imagine what to say. Do i recommed Pulte to someone?? - I'm totally hesistant about it and sorry to say that.. Bob and Nick has done a great job in always keeping us up to date about the house improvement, especially that we were out of state. We are very pleased with them.

Lack of communication and poor craftsmanship was the biggest issue.

Poorly built. There are numerous issues with circuit breakers, concrete work is not done properly. Needs multiple follow-ups for every single issue. No confidence in the builder's inspection. Builder is more interested in getting good ratings than the quality. I have built houses with other builders like MI and Rockford. I would recommend them than Pulte.

At this time I regret buying my Pulte Home. Way too many service issues, and poor response to those issues.

The building process was so easy and stress free! Chris our sales rep was attentive to our every need and want. Our construction manager Greg was absolutely amazing through the whole process. He kept us well informed and any issues that did come up he remedied immediately. We are very happy with our new home!!!

At the design center, a small sample does not giving a same view as final product in the house, and result may be not as an expectation!

1, Spectrum drilled holes in my siding with out using them. I was told by Pulte to take care of it by myself. So I paid an outside contractor and was reimbursed by Spectrum. 2. My air conditioner and thermostat were not working properly, I called Arrow and they found out the circuit breaker for the Air conditioner was installed in backwards .3. The commode in master bath rocks back and forth. Have not been able to get anyone out to fix, 4. I reported to customer care that the outside siding has warped. It's been I week since I reported it at Pulte no one has committed to appointment to review siding yet. 5. Garage door gets to the top of the cycle and has a loud bang. Have an appointment next week. I have a major concern about the Water basin behind my house BASIN 4, I got a small non-descript answer from your Pulte manager, so I contacted Columbus Drain Water personnel. They mention that the EPA was out here in the week previous and review the ponds. Columbus Water sent a inspector out. I met with him at the pond and explaing what might be happening to the basin. He agreed and we got on a conference call with his boss Liz M. we reviewed the ponds map and focused on Basin 4. They were in agreement that they water level is too low and causing Algae build up. I did not want to get so involved with this but this water levels way too low and will cause water quality for the rest of the Ponds.
