The Pulte home exceeded our expectations, thank you to the home building team that made this experience a positive one!

There were a few issues with the sales team. There was some confusion with incentive dollar amount and the give by Pulte homes and the interest rate given by Pulte mortgage. We were led to believe, that the interest rate along with incentive could get us a 3% mortgage rate through the VA. Apparently this was a typo and no forms of compensation was afforded to us. This was the only unprofessional act that we ensountered.

It very good for me

From the day I signed a contract (October 18, 2022) to day of closing (July 29, 2024). Endless, endless delays with very few explanations from Pulte unless I nagged. Meanwhile, because I was given estimated completion dates of almost every month in 2023 and 2024….. I finally sold my previous house…. And then the buyers of that house— a family with three small children— had to move THREE TIMES while this house was completed. I think the quality of my new house in Arborwood is fine. But the buying experience was a nightmare, truthfully.

Everytime I contacted Chris with a concern or a question, he responded in a day or two.

Beyond terrible experience. Pulte just wants to close as many houses as they can as fast as possible. Very poor quality of workmanship. Multiple serious issues including all windows being defective and leaking water that damaged the interior of the house, multiple cracks in the foundation walls leaking into the basement, leaking water from porch to the garage and basement were all discovered in the first week and we are still dealing with repairs after 2 months. The person responsible for warranty claims is a good person and tries to be helpful, but the process of warranty claims and repairs is terrible. There is 150+ houses in the community and only one person to handle all claims which is impossible for one person to keep up. So they become unresponsive and actual repairs take months to even begin. Multiple repairs weren’t addressed the first time and repairmen had to come again as the root cause weren’t addressed. There is no way to track your submitted claims and no way of communicating other than email which again, is very unresponsive. Overall, I wouldn’t recommend Pulte to anyone ever in my life and I would strongly suggest anyone considering them to look elsewhere. ... More

The overall build is good quality work. Some missed exterior workmanship, attention to detail.

Writing here again with more observations about Pulte—as I was wondering if anyone else might have had similar experiences with misinformation from the company: - The dishwasher they installed was very low quality—at 56 decibels it's incredibly loud. I think that was just another thing they cut corners on to keep their costs low. - Showerheads and fixtures: they definitely installed some of the cheapest fixtures throughout the house, $8 showerheads for example. - Our oven range was set up incorrectly, so I asked the construction manager about it and I called our warranty line, but they only told me to call Whirlpool to fix the range. Don't understand why we have to spend time fixing their mistakes. - They definitely cut corners on the double-pane windows, which are lower quality, only being able to slide up from the bottom and not from the top as well. - Installing the wrong siding color on the house: This was a particularly unbelievable experience. I'd stopped by while work was progressing on the house and I realized that the contractors had installed the wrong siding color on our house. I told the sales agent and construction manager, and they just said they'd remove the siding and install the correct one—but when I told them I'd like to be present for when they install it, they didn't want to redo it anymore. I think they realized, with my background in construction, that I know removing installed siding often damages the plywood and moisture barrier. I eventually just gave up and told them to leave the siding—though I was surprised that they actually admitted to their mistake. - Installing Hardwood instead of Carpet: When we first spoke with the sales agent, he said we could choose from different styles for the interior and exterior of the house, but customizing was only possible after signing the purchase agreement. We signed the agreement, but then a simple request like not installing carpets in the bedrooms was declined by the agent and construction manager. I said I was happy to pay the difference for hardwood floors to match the rest of the house, or to even install it myself afterwards, but they claimed the city wouldn't pass the final inspection if carpets weren't installed. (On a funny note, I ended up going to the city inspector's office in Columbia and he confirmed it would pass inspection if they didn't install carpets, and he even emailed the sales agent and manager, but they still went ahead and installed carpets anyways). There are of course many more issues, and I'm sure you all have had your own difficulties with Pulte, but I hope you've had some better luck with getting them to fix their mistakes. Thanks, Sia ... Do not use Pulte Mortgage no matter what. This was the only very bad experience I had with this whole process. Other than that a professional organization, albeit a little mechanical.

The property had good quality product, the appliances were already in place (Move in ready) the style easy on the eyes, location was accessible from different route which makes it easy as well, of course the staffs were extremely professional, responsive, knowledgeable, follow up were quick, attentive and patient. We will definitely recommend Pulte to friends. Toks

The locks are not the best quality. They get stuck at times. Microwave door handle is defective. Overall it’s a good home and local Pulte staff were very good and helpful with issues as we moved through the building process. With a new build I’d recommend using a home inspector. Our inspection revealed several issues which were corrected prior to closing. (Wiring was hooked up incorrectly, hot water tank needed minor adjustments etc). After the inspection all things were corrected.

The overall experience with our Pulte home at Rosehill Lake was Great! From the start to completion the “crew” worked hard to make sure our home was exactly as we had ordered! Also, they have been very quick to respond to fix and clean up any of the minor issues that come with building a new home! Thank you Pulte Team!

My experience with Pulte Home has been great. Alex, the construction manager is ALWAYS available to answer questions, resolve any issues that come up and his work is perfect. Absolutely the best experience buying a new home.

Entire process was streamlined. Communication was great throughout. More thorough than any other builder we have used!

Our experience purchasing a home from Pulte Homes was incredibly frustrating from start to finish. While the initial contract signing process was smooth and gave us hope for a good experience, everything went downhill from there. The communication throughout the process was almost nonexistent. Even with the Design Center, we had to constantly follow up just to get basic information. Many options were not clearly presented to us, and we later learned, after visiting other homes, that several choices we would have considered were never even mentioned. The construction process itself has been riddled with issues. There are still unresolved problems, and despite reaching out multiple times to the construction engineer, we've received little to no response. Closing was, by far, the worst part of the entire process. For nearly two months, we had zero communication. We emailed everyone, from senior managers to salespeople, mortgage agents, and others, but received no replies. We were left in the dark, wondering if we would even be able to close on this house, and at one point, we seriously considered starting the search for a new home elsewhere. In short, we are deeply disappointed with the lack of communication, transparency, and professionalism throughout the entire process. Excellent communication with field construction manager. Eager to help and resolve any issue

Not all available options were mentioned at the beginning, and I only became aware of the limitations with the selection options later, when opting out was no longer possible. Furthermore, I had a very negative experience when I tried to work with a broker, as I was denied that option without any way to opt out. Overall, the sales process was not as transparent as I had expected.

I do not recommend buying house at Sapphire Point

Working with Rachel, Michael, and others was an absolute pleasure. Everyone responded promptly to any issues or concerns. I couldn't have been happier.

We have been Pulte’s home owners in the past. With this home we purchased at time of closing was so disappointment to see the tile floors. The grout and scratches were all over the grout and tiles. The house was poorly cleaned in general.

Our home buying process was great from start to finish. We knew exactly what was going on the entire time with our home that was being built and what to expect next. Our construction manager was amazing and always answered any questions we had about the house. We definitely are overall very happy with everything about our building process.

We enjoyed working with Dana throughout the buying experience. Overall, we feel comfortable and are pleased with our home. Pros: 1. Pulte has some lovely standard options so that you do not have to upgrade everything. Their floor plans are great! 2. Great communication from Ben, Brian, and Dana on the building side. Our questions were addressed along the way. There were no hidden surprises. 3. The bonus incentives before purchasing were helpful. 4. Love the Moen products which come standard. 5. All important documents were explained and we felt very comfortable with the building process. Cons: 1. Many items needed attention right up to close from drawers and cabinets that were crooked, windows too tight to open, to paint mistakes, exhaust fan making a weird noise,and a few more. Not major items but Pulte needs to SLOW down. Put things in correctly the FIRST time. 2. Poor communication and delays on sod. Half the sod was dead and brown. Two weeks later, they had to pull it up. Again, SLOW down… be mindful. 3. After closing: Well, communication is more challenging. There is only one guy who oversees “ fixing” errors you catch afterwards, and that takes a while. But if Pulte double checked their work pre close, this could be avoided. Lastly, Nottingham Trace is a beautiful community. Love the clubhouse and walking path. The biggest drawback is the very restrictive HOA. You have to petition for so many things. I hope that can change. As long as people keep the area nice, we should not be so restrictive. It takes a long time to apply and get approval. I am very happy with my new home. All Pulte employees from sales, construction manager, and customer service have been very helpful and respond promptly to any issues. The home is very energy efficient and the layout very functional.

We are very happy with our house and our experience with Pulte. Austin, the construction manager, could not be better at meeting our needs and go beyond our expectations.
