It was my first experience with Pulte. I would highly recommend it, and if I ever looked to buy another home, I would definitely look into a polo. Thank you for my wonderful new retirement home.

The process of buying/building a home with Pulte has been disappointing. Things started after the contract was signed. Design center options were no longer available despite being offered on the website. Designer did not take into consideration any of the on-line choices that were made. Pulte Mortgage's lack of communication was challenging; asking for documents over and over despite those documents having been uploaded. When we asked questions, they often were not answered, but if we were late in responding to any of their questions, we received regular "nag" emails (even if they had been responded to). The Mortgage company took a somewhat questionable step in modifying the closing documents AFTER we had signed and with no notice. This negated a refund of over $600 to us and was deducted from the "incentive" that Pulte provided as a part of the sale. When walking the house prior to closing, we were handed blue and green tape to mark defects - and the construction manager walked away. We spent the next three hours placing tape for all of the issues we could find - over/under cut drywall and quartz throughout the house, deplorable painting on interior and exterior, miss-wired thermostats, and a plethora of issues that should have been caught by a walkthrough of the home prior to our walkthrough. After move-in, many of the defects had been resolved, but now the fairly expensive LVP had paint drops throughout the home and the floors and home had not been cleaned. We needed to purchase a steam cleaner to get the floors to a level of cleanliness that should have been there on move-in. Sawdust in cabinets, windows streaked with paint, and other issues showed that the "cleaning" process was less than desired. We are now preparing an extensive list of "warranty" items that are to be addressed - there is concern that the level of workmanship will not be up to the standards that Pulte so proudly promotes. We had hoped that Pulte's reputation was better than other home builders - in the end, nothing has changed from other "new build" experiences - shoddy construction, questionable practices, and lack of an attention to detail - oh, and the constant detail of empty beer cans throughout the home. ... Nice construction , got reguler construction updates from management. It went smooth.

We absolutely love our new home and living in Waterways, but as we actually live in the house, we are definitely noticing a lack of quality management in the build process. From walls not being painted very well, to cracks in moldings and trim work not being cleaned up properly and repainted. After one month, we have has three cabinets replaced and part of our island repainted. All of these issues are minor, but the construction manager acts like we are being picky when we highlight some of the things that he should have caught prior to closing. I do feel that for the price that you pay for these houses, the attention to detail and pride of construction should match what is being sold to you. Unfortunately, every time we have asked for something to be fixed, we are treated like we are being a nuisance, rather than a concerned customer. If we were not trying to get moved in when we did, I would have preferred to push back the closing date to ensure things were done properly, before moving in. ... More

Pulte is easy to reach and professional available is important when your a new homeowner

It took forever for my Pulte mortgage loan to be approved as they were ending a quarter and very busy. This created a lot of unnecessary anxiety! Overeall, the home is well-crafted, however, the finishers, painters, plumbing etc., did a less than stellar job. Lacked an attention to detail with lots of areas that will need repainted as the painters did not paint areas near trim, corners, etc. Tiles in main bathroom are uneven and a poor job over all.

Service requests after closing has been terrible. Lack of communication. Don't come on time or answer me. Warranty manager is great at Woodland Hill. Service manager ignores everything and does not show up.

Exceptional quality of home building. I fully trust Pulte. The construction manager Eric was awesome. He resolved each and every small problem I reported.

For the price, would have expected light fixtures vs. bare bulbs as an example. It's inexcusable to purchase a home that's 3/4 of a million dollars that isn't "turnkey." There are nice features, but alot of corners were cut. Most troubling though is a leak that we had that is now trying to be explained away. A room that had water leaking from upstairs through a light fixture was never determined to have a root cause. Morover, the room smells musty from water that I'm certain saturated the insulation. The warranty rep tried to blame the odor on the furniture. The smell preexisted the placement of furniture. I personally don't know that I'd buy from Pulte again from my experience thus far. ... Lorenzo made my Experience in buying a Pulte home a great one ! He informed me on updates and progress on my build. Always asked if there was anything he could do for me and always listen to what I had to say and was very punctual getting back to me. He was a joy to work with! He definitely went over and beyond in his job to satisfy his customer. Pulte should be proud to have him as an employee ! Pulte puts out an awesome home. First of all, I am happy with working with Jennifer and Ali when an issue occurs. Both of them are really helpful and responsive. But the problem is that the issues are too much. Since closing, don't want to mention the small stuff, I have had basement concrete leaking, A/C unit vibration, tub leaking, floor squeak, stone falling from the fireplace; and most ridiculous, they forgot to do the ductwork for the vent (it was blowing to my basement directly). Though Ali and his team fixed the most of them right away with great responsiveness, I'm still disappointed on the overall quality and the lack of attention to details, especially for the price we paid. ... CJ was a splendid professional and facilitator . He represented PULTE Homes in an exceptional manner. He is sales representative in White House, TN Great personality, sense of humor. CJ could sell ice to folks living in Antarctica.

I love the home, but the purchase and move-in was torture. Many things were a problem. It's been a month and most are fixed but some are still pending. Even so, I hear that other builders are worse. So, in comparison they might still be one of the top builders.

Tom and Haley made the experience of building a new Home exciting . I took this adventure on by myself, which is some cases companies would take advantage of that situation. However, Pulte treated me with respect and walked me through each step. When I could not get to the house while it was under construction, Haley and Tom took the time to send me pictures and updates. I feel they truly went above and beyond. I highly recommend Pulte homes and their team!

There were minor issues here and there that needed attention, which is expected. But Ryan and his team were quickly responsive in every case. Highly recommend!

Be careful. They'll hide things from you that you should know. Their finance department was the worst experience.

Buying was rushed because construction finished early. Building quality is what all current Pre-fab homes are. Not much wiggle room. Not everyone wants their washer/dryer next to their bedroom. Open floor design is nice. Not exact contractual materials are behind the walls. When discovered, you the client is asked to adhere to agreements and follow protocol. Otherwise you are stuck with the bills! Friendly and responsive Construction Crew. Cooperate is all about holding on to their money, not accepting responsibility and stating protocols. Not regretting purchase - beautiful community, friendly neighbors, walking distance amenities. Just make sure what’s delivered is exactly what’s promised!! May need ’X’ray’ Vision for some of it. ... Only 45 days in, but the experience has been great. Can't wait to settle in.

I did not expect this, last new home bought was in 2017. Then and now the differences, the sales office is rude, the first question is what is ur budget? Do u have an appointment (no hi no hello, no greeting). The dry wall contractor and framing contractor and the landscaping sub contractors have done a very poor job and have taken the joy out of new house. The dry wall who ever did it need to learn basics. At the corners you can see the bend and non straight lines through out the house. The roof has bumps in the living room, I'm seeing new bumps in ceiling in garage. Customer care rep is trying to do few things, but looks like she is new to the job. Sometimes ignores my experience especially when it comes to landscaping. I've lost trust and recording every conversation with sub contractors. We did get walk throughs at different stages that is the only thing same. ... More

I think the main problem is that the Construction Supervisor is new to this type of house, so the subcontractors took advantage and did subpar work! Overall it is a good build, it’s just that all the little things have added up. It started with the HAVAC system wired wrong it took two appointments to correct. Gutter system installation was and remains incomplete. Promised a “Smart” home with Google nest thermostats instead Pulte installed old Honeywell T6 thermostats. Most requests for warranty service have been submitted twice.
