My husband and I decided to move from Prosper to Anna for a smaller town feel and because you get more for your money here! We chose Pulte because of their beautiful homes, well crafted workmanship and layout/design of the home. Our builder was Dan and he was fabulous! First time building with Pulte Homes. It was a very long process with many bumps and delays along the way. Be prepared for a long wait with limited information along the way. Make sure you ask a lot of questions from the sales team and get it in writing. We were not made aware of several options available with our model and they do not allow any changes once you sign the contract. Build took 16 months to complete and communication was poor during this time until we finally were assigned a project manager during the final 3 months who helped us immensely to keep informed about timelines and progress. Sales team makes promises which are impossible for build team to deliver. We also have had multiple items needing repair since moving in which takes months to correct. Some repair items have had multiple requests to repair but haven’t been done properly such as entry pavers falling out, door frames not built properly with alignment issues, plumbing issues, paint issues, pool heater issues, cabinet doors broken, driveway pavers not done properly, drainage issues with entire neighborhood, sod issues with our lawn, and other minor details as well. After waiting so long to have the house built, it would’ve been nice to have it built with better attention to detail so that we could enjoy the house right away. We have had numerous workers in our home since moving in to repair multiple items. It does get frustrating because you have to be home for hours at a time waiting for them to show up. Overall, our home is a beautiful and spacious home that we are now loving. The process was extremely stressful and long, but the end result is turning out to be the dream home that we wanted. We would highly recommend doing your research and asking many questions about the process and the options available before signing. The use of a plastic raceway attached to the wood with only one screw does not meet the standards I was taught. Especially with an open attic above it. Outlet Abs switch locations leave much to be desired. Landscaping is the biggest fail. No planting diagram is provided, but the irrigation system is a total fail. The controller supposedly is WiFi enabled but doesn’t work. Sprinklers are buried too deep or at angles. The sprinklers themselves use a special tool that isn’t provided ($0.40 cost in bulk) and worst, no education on how to maintain the sprinklers is offered

My wife and I found Pulte homes to be very honest and forthcoming. From the start, Chris gave us all the details about the house along with all the financial figures. I was skeptical that things were going to change somewhere along the way but they never did. All the way to closing there was no surprises. Also we cannot give enough praises to our builder Kelvin- he was incredible. Literally anything we had an issue with, he fixed it and he was very responsive. The building process went smooth and everything turned out as expected. We reside in NJ and Dylan and Tiffany were amazing! Keeping us updated every step of the way with emails, calls and lots of pictures! Closing went smooth as well. Several very minor issues were quickly addressed by Tiffany. We are very happy with our new home in Verdana Village and highly recommend Plute!

Focus on Finishings could have been better. Old model water system. Included fans were just worthless. Overall dissatisfied for the worth it was charged.

Had purchased a spec house in Arbor Oaks MI. Due to change of circumstances decide to build a larger model in the same community. Process was professional,transparent and really easy from sales through construction to close. Was able to customize my home for the family. Did a pre close inspection… no issues. The sales experience was great. Initially, we enjoyed meeting with our design consultant but since we have moved in we realized she should have provided us more information. Specifically regarding our flooring options and choices since this was by far our biggest ticketed item . Our construction manager provided amazing communication throughout the entire process but once we did the walk thru and received our keys … all her cared about that we would give him a great survey score. Overall I am happy with the home, although there have been issues. I realize post move in there are always a lot of little things that come up that you didn't find on your pre-closing walk through, and there are a few cosmetic issues I am now stuck with either living with or paying out of my pocket to resolve. But I never thought to take a hard look at the sprinkler system, and I have had the most issues there. At least those are mechanical issues and covered under the home warranty. Also, I work from home, and I am not a fan of the Internet Service Provider in our subdivision, so much so to the point that knowing what I know now I may have considered NOT purchasing from Pulte solely because of the ISP and the current exclusivity agreement they have. We are very happy with our new home. The best part was the experience with our sales consultant Diane and the construction manager Dustin. They were both thorough, responsive and kind.

We have purchased several homes with Pulte and it has always been a great experience, but working with our supers at the Tohoqua community has been Amazing! Shane and Jordan have been on top of things every step of the way and have been great with communicating timelines and processes.

Since the moment we walked in the community we felt so good, thanks Maria for the welcoming you gave us. After many constructions we visited Pulte has what we where looking for.

I bought a new brand new house for $800K and in less than 2 weeks of receiving and haven't even moved there and I found a significant water leak in one of the bathroom, haven't the entire wall to be damaged and full of mold, cousin me a big disruption on my plans to move in.

I can’t even begin to waist anymore energy on Pulte, worst experience ever. Don’t even consider using Pulte. I am so disappointed in everything especially looking back at all the red flags. I’m embarrassed.

I was expecting a better quality and upgrades for the price. What happens in sales center does not always translate to the design center. I love my house but process was rough. Contractor Justinwas easy to work with.

Overall experience was good. Have issues with vendors Pulte partners/subcontracts with. Guardian services is poor at best.

While we are mostly happy with our purchase, there are a couple of things that prevent us from giving a glowing review. The plumbing fixtures that were used seem to be low end items. While we expect that there will be some issues with new construction, Pulte's customer service team has been unable to respond quickly or give us a time frame for their team to address the issues.

Paint job and flooring could have been done better. I think other sub contractors could have done a better job on a few things like cleaning up before installing stuff and completely finishing things off, minor things which an individual would not notice during the final walk but would notice once they start living in. Overall the final finishes were something we weren't fully satisfied, definitely room to improve

Builder for the home was outstanding in the quality and dedication they showed to making this home excellent. Loan process can be cumbersome. Staff is polite and will work with you through issues.

Pros: Construction Manager was excellent; resolved issues in a timely manner. In general, the home was well-built, Cabinets & flooring were well done. Cons: The sod was poorly installed - very uneven, virtually no top soil. Some of the finishing work was shoddy, e.g., caulking, painting were disappointing. Toilet quality poor. Master bath mirror has scratches.

Home is wonderful so far. Pulte is very thorough in orientation and review of home. They have a. Complex title process and the closing day took 2 hours- because we messed up a page on one of the signatures and dated a couple places backwards. I would recommend either putting date in so that is not required on 40 or 50 signature spots. Maybe just have the couple pages that require notary signature to have date hand done. The other option is to allow initials to verify a change- this is done often with multiple signature documents.
