My experience is not a pleasant snd happily one Pulte hires unprofessionals just to get the job done snd they collect their money from the mortgage people to the closing table a big mess then you have the building supervisor that don’t and over his head to make sure issues are corrected. I can show pictures of my garage that the superior said that is acceptable I will post pictures later.

although both Edward and Matt(Pule warranty service have both been VG top work with/through getting certain things done through trades and appliance partners has been frustrating after about weeks of occupancy.

There are many cosmetic details that can look worse over time, the finishes on the doors and other details did not leave me satisfied.

Pulte Homes has been very responsive to all of our concerns. The only complaint I have is our siding. Have asked for three weeks now to have someone look at a concern we have with some of our siding. Our warranty person has sent a few requests to the siding person but have not heard from them after three weeks. Everyone else has been quick to respond and contact us. This lack of communication on the contacts part for the siding is concerning for us.

Sales Rep (Darla C.) awesome to work with. Pulte Construction staff better than Fair. Sub-Trades horrible workmanship and no pride in quality. Unfortunately as bad as the workmanship is from Pulte, it is much Better than other home builders in the local and adjacent areas.

I have 30 years working in the Real Estate space. I checked on the progress of the home almost daily. Great process all the way through. Clean homesites. Solid communication. Nice trades. Well done.

Fabio our construction manager at Northridge in Babcock Ranch consistently exceeded our customer service expectations. From our telephone introduction to final walk through his professionalism, follow up and communication defined exemplary customer service. Well done Fabio!

Since the day of the house check list, where I detailed the defects in painting and finishing to the builder, many of the problems were not resolved until the day of closing and after closing they still did not resolve the problems. I had problems with irrigation that I had to resolve on my own. Many promises but nothing resolved. very disappointed with the company that built the house

Experience overall was very good

Every single person is a model of friendliness and warmth. That said, several errors on their end led to missing or inaccurate customization builds. Very disappointing to walk into your new home and find that something isn’t what you selected. Also, I was given a lengthy sheet of structural options just 24 hours before final selections were due because the sales agent just forgot to share it with me over the two months I had already been working with her. Seems like these simple issues could be solved with tighter processes for people in these sales roles.

Overall build quality is good but some of the things were not meeting expectations in terms of Quality and value for the price paid. 1. Garage door is not opening properly due to misaligned sensors. When contacted Pulte they refused to help stating contact LiftMaster or SmartHome people but actually issue with Garage door frame and the way it is installed and sensors. 2. There were no Window Casing wasn't provided as a basic upgrade even though the price of the house was so high 3. I've paid $55 k for Lot premium which is way too high but people who bought later after 6 months they were charged with only $20 to $25 k for the same lot size, same privacy and same plan. This is unfair 4. The Kitchen basic Pendants lights over the island provided are low quality. With so much money taken this could have been much better 5. No hardware was provided in the bathrooms. Like Cabinets opener knob, Towel handle bars 6. The Bathroom Shower Faucet set provided is very basic and not of good quality for the money taken. 7. Overall Wall Paint quality could have been better like Glossy. Just small scratch or touch paint is coming out 7. Recess lights are provided with Yellow color which is dull instead of Day light colors. 8. Window blinds were charged very high as compared to the market. Outside with the same quality they can be done within $1500 but Pulte charged more than $3000. 9. Door knob, opener weren't of good quality. It's hard to open and close the door. 10. Garage door sounds a lot while opening and closing as these are chains instead of belts. Not of good quality. 11. There were no 16 inch studs available for mount and all are 24 inch. Ideally 16 inch studs need to be there for TV mount and installation. 12. The backyard of mine is used by Pulte for drainage and water flow so I'm actually in loss of my land for which I paid the money. This is not done. ... More

1. The buying process was very smooth as the pulte sales person was responsive in timely manner and she did whatever she could to help me with my concerns. 2. Here it comes the journey of every homeowners that want to build their trust in the house as it’s building. With the same excitement, I was visiting the site every week getting to know the process as well as gaining confidence in the house with the quality of the work. As few months passed by, I started finding the construction manager was negligent and not doing his job in supervising and managing the quality of the construction and instead I was doing his job pointing out easily seen mistakes the labor had made. He would not hesitant lying in front of you and would not feel the shame after you proved him wrong. He would lie to you again just because he wants to get your signature on completion certificate and close the house on time. 3. Although I signed the completion certificate but I did not have confidence in the completion of the house. 4. But here the twist comes and I was able to gain the confidence in my house after closing because PulteHomes saw my feedback I provided at closing and the higher level manager reached out to me through a call and assigned me a lead manager to address my issues after I explained him what happened. Overall PulteHomes is great and so would recommend PulteHomes to my friends and relatives!!! Just don’t hesitate to explain your issues as I did not, even thought it was my first house ever!! ... The post sales experience has been disappointing. Workmanship is sloppy with poor quality control. Expected the home to have been in better condition upon closing, especially given it is a new construction. Issues pointed out at pre-closing were not addressed and 6 weeks later, still waiting for resolution. There have been new issues with the home just in the last 3 weeks. Customer Care is unresponsive. Would not recommend.

Love the Ashby model. Love our view on the eagle preserve of Northridge. Once we closed the follow-up on issues was poor. The Pulte people are nice and well-meaning, but they are obviously pushed to move on to the next house.

My home settled in December. It was repeatedly made clear, by Pulte, that the home must be completely paid for at least one day before settlement. I honored that requirement in good faith. There were many items that needed attention post settlement. None insurmountable. 4 months post settlement, they still have not completed all of the repairs.They don’t group any repairs together for the same day, consequently, not even by the same trade, so you need to be home many, many days to allow them to do just a few quick minor repairs. And you have to continually remind them about the repairs that you previously mentioned to them. No consideration for the homebuyer, because they already have your money. Lot of cosmatic mistakes -- like the wall finishes are not done properly. Base Boards are not done properly. The wall or the dry wall is uneven. Plumbing is not good. Outside grading is not good.

All in all the experience of buying a Pulte home was very easy. The workmanship is very good. When we did the walk-through, I was really pleased with how well everything was finished and detailed. I believe the process of working with the designer, at least in my case, could have gone a little smoother. I feel like, as an out of state home buyer, I Could’ve used more time

Building experience was excellent from start to the finish. Sales rep and project manager were professional, extremely knowledgeable and fun to work with. Mortgage experience was also great.

We love our Pulte Home. It’s in area accessible to all kinds of shops and the interstate. For the home itself, it doesn’t look as big and spacious when you’re standing outside in front of it. But when you come enter, you instantly become wowed by the high ceilings and spacious rooms. Of course, with more room, there’s some give and take. I sometimes hate they build these mass production homes where they compromise garage space. The garages are barely big enough for 1 compact vehicle and 1 mid-size SUV to fit in. Other than that, I really like the fact Pulte has different communities with different designs and options you can choose from. The subdivision I’m in has 3-5 different designs with the Mitchell being the most popular. I wish they had model homes of the other designs when we were looking at this community. The yard space is perfect and spacious. The design center staff was helpful. Our builder, Tina, and her crew were awesome. She provided updates on a regular basis about if there were going to be any delays or if something had to be reordered. Closing was a breeze and our agent, Jimmy, was pretty good as well. If you’re one who is looking at Pulte Homes and desire a new home to be built, that is the best way to go because you can design your house with the many options and add-ons they have. Of course it will be pricey the more things you add but it will be well worth it in the end. The agents on site are friendly and helpful as well! The agent - Parisa was excellent. She replied right away when we had issues. Even though she couldn’t do it she tried her best. The builder was also good but the sub contractor wasn’t good enough especially the tile job and brick a little disappointed. But we satisfied with insulation and teamwork.

Experience went smoothly overall. Delays happen and are very frustrating but Pulte has been responsive to us. We love our new home.

Meeting with the sales personal when looking for our new home was great, Foundation through framing was good, the finish work was very poor

My sales consultant, Ramsey was great. She went above and beyond to make our experience great. Austin, our construction manager was also GREAT! He was willing to do anything, including addressing issues personally, to make our home purchase a great experience. Both Ramsey and Austin deserve 5 stars. The Financing team was good and overall the service before the sell was good; however, the service after the sell needs some work. The after purchase team has yet to followup with me. I was told that my information would not be sold but I’ve had several solicitations from Non-purchase related vendors. Some have used the Pulte name and have used shiesty tactics that are not expected from reputable companies. I was assured that this would not happen but obviously that has NOT been the case. ... More
