We build our house in Franklin area, selling price of close to 1.5 million. Our experience since day 1 has been nothing less than but frustrating. Person (Walker) responsible of building our place knows nothing and will prefer to lie instead of saying I don't know and let me find out. I have so many examples which I can list down here like missing out air return, back porch coach light, wrong tiles, wrong color on cabinets etc... Mistakes happen but if you choose to lie then as a customer I don't want to trust the builder and their processes. Pulte deliberately hides critical information in the name of Intellectual property like master plan, electrical drawings and do not share with customer. If they do then they know that customers will catch a lot of issues and will increase their work. I will really like someone from Pulte to reach out to me. Whoever reads this and if they try just a bit to figure out these problem then you will know who wrote this. Please reach out to me, I want to give you a chance to talk about this. So to make a long story short. The process throughout the process was great with the superintendent. He was personable and great to work with. The issue came the day we were closing. The sales agent and his boss seemed like they cared but once it came down to it their true colors came out. They lied, deceived, manipulated, and no sense of urgency or remorse. I was really excited throughout the process and it was shattered after that day.

The process of buying the home went very well from purchasing it to moving in. There was a good handoff as from one phase to another. And before the final move-in we were clearly instructed about the house and its care and maintenance. The house was constructed and ready within the time quoted timeframe. We have moved a lot and this is our 6th new home so I am aware of the issues that can occur even in a new build. So far the main issue I have is with the wall paint and the wood trim. The walls smudge when you barely touch them. They clean up fairly easily but you are constantly having to do so. It’s annoying. Same goes for the wood trim. Since I have only been in the house less than 6 months it’s hard to give the most accurate review. We have had a few issues and they have been addressed and fixed in a timely manner. Unfortunately, the process was marred by numerous issues that have left me extremely dissatisfied. Below is a detailed account of the problems I encountered and the lack of adequate response. 1. Quality of Materials and Craftsmanship: Throughout the construction, I had to frequently report problems related to the quality of materials and the craftsmanship involved. Here are specific examples: Wood with Fungus: Structural elements of the house were constructed using wood that had visible fungus, posing a significant risk to the integrity and safety of the structure. Sub-Fascia and Trusses: These components were not adequately secured to each other, raising serious concerns about the structural stability of the roof. Missing/Cracked Mortar: There were numerous instances of mortar missing or being cracked, which compromises the strength and durability of the masonry. Structural Elements: Issues with critical structural components such as gusset plates, “H” clips, and anchor bolt nuts were prevalent and not adequately addressed. Loose Roof-to-Wall Connections: The connections between the roof and walls were found to be loose, which is a major safety concern. Insulation Problems: Wet, broken, and dirty insulation was used, which is unacceptable for ensuring proper thermal efficiency and indoor air quality. Damaged Tiles: Many tiles were broken, detracting from the overall aesthetic and functional quality of the home. 2. Response from Construction Management: Despite documenting and reporting these issues, the responses from your construction team were inadequate: Construction Manager: Constantly minimized the serious construction problems I highlighted, not taking ownership and avoiding issues that kept arising Area Construction Manager: Similarly, minimized the issues and expected that I, as a client, accepted defects or damaged items. The person even commented that Pulte was a large production builder and not a customized builder. When I always requested to have what I was shown to expect from the model home Involvement of Pulte Florida Central Office: I escalated these issues to the Pulte Florida Central Office, expecting a resolution. However, their lack of action further exemplified the company's disregard for customer concerns. They fell short of ensuring the traders took responsibility for the poor quality work and suppliers material quality Overall Experience: It is evident that Pulte is not a customer-oriented company. The primary focus seems to be on constructing expensive houses with poor-quality materials and subpar craftsmanship, expecting clients to accept the shortcomings without recourse. Given this experience, I urge your company to take the following actions: Conduct a thorough review of the materials and craftsmanship used in their homes. Implement strict quality control measures to prevent such issues in the future. Ensure construction managers and other relevant personnel are adequately trained to effectively address and resolve customer concerns. Dealing with Dennis in selling us the house was great and then dealing with our studio rep made it very nice for my wife. Then having Mark build our house was great.

Our new home is great! It was delivered on time and well built. The process from purchase to move-in was seamless. Ali has been great at addressing any punch list items and is super responsive!

overall, we are very satisfied. There are some minor cosmetic issues to correct, but that is usual. Overall, it is good so far.

Our experience with Pulte was horrendous. Our home was over 4 months late and our closing date changed 3 times. One closing date changed 9 days before closing, after I already sold my house and moved to another state. The finish quality of Pulte is low. There is paint splatter on door and walls, knicks in the shower wall, and the house was not clean before we moved in. The sales team from Pulte was very shady and held back information about our build. We had to go to the city to even find out why our house was not moving forward. The overall experience was awful. Moved in about 2 months ago, still missing a shelf for my kitchen. Once you close, any outstanding issues take forever to get resolved. Had awful experience working with Zach from the sales team, doesn't know much and lies to get anything sold, and Ed who is quick to respond but doesn't ever get anything done. Wasn't a good experience, if I could redo it, I would have never bought this house.

Had a great experience working with the team at Pulte Homes. Our construction manager, Jerry, was the BEST! We lived over 1,000 miles from our building site so were not able to check on things as frequently as we would have liked, but Jerry was very conscientious and made sure that everything was done correctly and to our satisfaction. Jose, Jerry's assistant, has been wonderful to work with also - quick to respond to questions and needs, always has a smile and trustworthy. The reason for only 4 stars in Trustworthiness was due to our original sales agent who is no longer with the company. Courtney, who took over that responsibility for us, was also wonderful to work with and communicated with us on a regular basis. ... More

Good home, and Great support from the financial team specially Wendy Hendrick, however no response from the warranty team since closing two months ago. There are 5 issues identified during the closing on March 22nd and there is no commitment or timing from the warranty team to close issues agreed during closing.

We had a very bad experience with Pulte homes in the home buying process and mortgage process. Terrible experience and never want to buy a home with Pulte again.

We were very excited to move into our Pulte Home. We paid a huge premium for our lot which has a lot of natural shrubbery and is a pretty big size. We were told that the lot would be cleaned up prior to move in. Fast forward 2 months after move in, there is still trash, leftover construction materials, a fallen tree trunk, etc on our lot. The lack of care and clean up is holding us back from being able to install a fence and enjoy the lot that we paid for. The house itself is nice, a few minor issues with one of the stovetops not working correctly and not getting the full amount of ship lap that we paid for. ... More

We very much appreciated the time he spent with us going over the entire home buying process. Adam took the time to educate us on what to expect during the construction phases and the methods employed by Pulte. The overall experience was positive and Adam did a wonderful job throughout the entire process. We would welcome working with Adam again and recommend him and Pulte to our friends and family. He has been responsive and has returned all our phone calls and emails in a timely fashion. He is professional and is a very nice individual. We consider him a friend to us and our family now

I would say for my first homebuying experience it was interesting. First and foremost I would like to thank Amanda because she went above and beyond to make things right and I’d also like to thank Kari in the design center because she also did the same even when it wasn’t in her scope of work. If it wasn’t for those two ladies, I don’t think I would’ve followed through with closing, I think communication needs to be worked on. I think if a customer has an issue it needs to be taken seriously and not just shoved away. They are homebuyer and management may think that they can pull one over on Homebuyer. After everything was fixed, I am very happy however there were a few issues that shouldn’t have been an issue in the first place, so I’m on the fence about whether or not I would ever recommend or purchasing another Pulte home again. ... Our new Pulte home is extraordinary! From start to finish, the process and the people were near perfect. (We have now built three homes, and this was our best experience by far. We couldn’t ask for more.) Dana is simply outstanding in every respect — professional, efficient, extremely knowledgeable and trustworthy, thoughtful, and delightful too. We paid alot for the home but didn't get the quality we expected. From plumbing leaks in ceiling to basement walls leaking. Some of these issues are still not fixed. The delay in these issues getting fixed is causing me a hardship in dealing with cleaning up after repeated leaks and therefore leaving this review.

From day of closing we delt with Tommy. All Tommy was interested was for me to give a 10 on his evaluation. I did give him a 10. After living in the Villa I own I found a lot of issues, that should have been found. I myself am a Superintendent and working in the Commercial division on the east coast of Florida. So now that I’m only here on weekends I found a lot of issues the should have been found by Tommy. We’ve been helped by Gianni. He’s not only professional but he listens to these issues and has had them being resolve slowly but surely. Still in progress. I’d like to give Gianni that 10 for an evaluation. The entire experience was streamlined and easy to navigate. Our loan officer Rachel S. Was always so kind and responsive she helped us get through the process seamlessly. It’s a one stop shop from title company to mortgage lender and even homeowners insurance. We love the house.

My wife and I were very excited to build our first home in AZ. We had only lived in AZ for about 1 year prior to contracting to build. First of all the initial experience is pretty painless. A lot of decisions to make immediately for your build but all in all pretty easy. The upgrades are extremely expensive for what you get. To upgrade to a floor I could have purchased from a flooring store installed for about $15000 total was a $23000 upgrade over the flooring that comes with the home (just one example) The process to build was quite efficient but where we ran into issues was with the details on the finish of our new home. Our kitchen cabinets were a mess along with some other issues. Everyone seemed concerned enough to try to get a good review but not concerned enough to try to make things right in our new home. At well over $500k for a new 2300sqft home, i dont expect to get the response of "well, these arent custom homes) Build quality and attention to detail has nothing to do with whether its custom or not. All I asked is for people to treat our new home like they would their new home and that doesnt seem to be of importance to Pulte Homes. Some of our issues have been taken care of and some still remain unresolved. Overall I wouldnt tell someone to not build with Pulte Homes but I would advise them to stay highly involved in the build process. If your issues arent resolved fully prior to closing, dont close. Every person at every level and every step was helpful, knowledgeable and very quick to respond. It made this very large process far more manageable.
