We are very satisfied with our new energy efficient home. The property is strategically located close to the two main highways which makes commute very smooth. Build quality and upkeep is good. However, we are really looking forward to the children play area and the workout space which should come up soon I believe. Besides, you have a very responsive team who tend to your maintenance needs. Looking forward to make great memories here!

Overall very general approach to the quality. Like working to the gas station, at the very first glance everything looks good, but when you start looking in to detail, you could see that quality isn’t so good. I would never hire any contractors, to do job with this level of quality.

I genuinely appreciate Trinh and Marina for the professionalism, guidance, and seamless coordination you both demonstrated throughout this process. What could have been a complex and stressful journey was handled with such care and efficiency, making it a smooth and positive experience for my family and me. Trinh and Marina's dedication to clients is clearly reflected in the way they conduct their work, and it does not go unnoticed. Beyond the excellent service, I also value the relationship we’ve built along the way.

The master bath is not safe to shower in. Looks like it wasn’t designed to take shower in. I will have to spend money to complete the shower. If you would like to help me let me know

Construction deadline was missed despite sales assuring us several times it would be met, This forced us to find a short term rental during a period when my husband was in the ICU. Pulte offered no assistance. The irrigation system was never finished, no spray heads were installed, and never tested. One zone did not work and we had to oay a third party to fix it. Half the sod is dead as it was installed in the middle of January during an extreme cold snap. Now we have to pay to replace it. Electrical outlets were not installed where noted on our approved plan. The only electrical outlet on the screen porch as installed on a wall between two doors and is unusable. We were told that it was installed according to the construction plan which we never saw or approved and now we are fighting to get an outlet installed on the back wall of the porch where it should have been placed. A wire in a wall switch arced and flipped a circuit breaker and we had no kitchen lights for two days. Promised refinish to the front porch has not been completed and we have been in the house for two months. Touchup painting was sloppy and there is paint spray on baseboards, floor and bathroom fixtures. Several doors ghost despite having been adjusted several times. Outside flood light has one light pointing straight to the ground and the other one doesn’t work. This has not been fixed despite promises it would be. Wands on blinds are so short that I have to reach over 6 ft from the floor to reach them to close the blinds. It clearly appears that these are production houses with little thought to how they are being used and poor supervision of inexperienced contractors. It has been a very poor stressful experience. I have built 5 houses in my lifetime and I am very familiar with the expectations of new construction. This has been a horrible experience and I would never recommend Pulte to anyone. ... More

Shawn my build supervisor was fantastic. Responded to every issue or concern I had in a very timely and professional manner.

Overall the home buying process was pretty smooth. The home itself is where the issue is. This is fine if you’re buying your first house..but if you’re trying to buy a QUALITY home, look elsewhere. The paint for the walls is so cheap, you could bump into and it leaves a mark. There is no storage for anything. There is no storage for anything upstairs besides an attic. There is no where to put towels, wash clothes or etc. There is a storage closet right by the garage but there are no racks. The pantry in the kitchen is so small..Very disappointing. The house just is not functional. There is no towel bar and no tissue bar in any of the bathrooms. ... More

Our experience with Pulte Homes was truly a tale of two very different teams. On the construction side, we could not have been more impressed. The craftsmanship and overall build quality of our home exceeded expectations. Even more notable was the communication throughout the construction process—timely updates, transparency, and a genuine willingness to answer questions made us feel informed and confident every step of the way. It’s clear that the construction team takes pride in their work, and it shows in both the final product and the customer experience. Unfortunately, our experience with the sales team was the complete opposite. From the initial interactions through higher levels of management, we consistently encountered a lack of knowledge, poor communication, and, most concerning, a lack of integrity. Questions often went unanswered or were answered incorrectly, and follow-through was inconsistent at best. Rather than feeling supported during a major life purchase, we often felt frustrated and misled. It’s disappointing because the strength of the construction team proves that Pulte Homes is capable of delivering an excellent experience. However, the sales process significantly detracted from what should have been an exciting and positive journey. We were forced to close on a home that wasn’t fully completed. We gave as much push back as possible to have the home completed prior to closing but Pulte threatened us with potential fines or complete cancellation of the contract (and keeping our down payment deposit) if we didn’t close on their timeline despite the home being incomplete. In fact, we were cornered by the sales manager with these threats at a walkthrough of the property. We were told they’d come back to complete the remaining items but haven’t received any correspondence on these items since closing. Still awaiting for items to be completed two months post closing. I’ve requested a warranty repair for some of these items but that process has been a nightmare to deal with as well… quality customer service & responsiveness is nearly non existent with this company. ... Careful when purchasing a home with Pulte Homes in Bison Ridge…. Stay AWAY from RUBEN he is only interested in selling you a house and he will make you fill like he understands you and he will make you feel like he will go all the way with you, but if you bring a realtor things shift for the worst you will NEVER hear from him again not even to show his face and congratulate you for purchasing a new home. We had so many issues, I went back and forwarded with another pulte sales manager (GARY) and instead of making this BETTER for the client he just made excuses and did not do anything about it. I requested to speak with someone higher to make myself be hearted about ALL the situation that had happened and EVEN the VICE PRESIDENT OF SALES AND MARKETING (Brad) did NOTHING!!! SO lets say I just stopped trying to be heard and be completely DISAPPOINTED of PULTE HOMES REPRESENTATIVES and I am just passing the voice… if you buy a house with PULTE make SURE you are being heard before and AFTER the closing. ... After one month many unexpected issues: Light switches and towel racks located in atypical locations, HVAC was wired incorrectly so fan ran continuously, brick work on back of the house not acid washed, concrete step leading to the porch had 6 inch crack/wedge fall out, several paint problems (visible tape joints, missed spots around handles), 3 of the four bathroom sink faucets leak, most doors not plumb so they are "ghost" doors, entire section of roof shingles were not properly sealed and blew off during strong winds, garage door vertical gaskets improperly installed (needed to be reinstalled and repainted). To be fair all major issues were quickly resolved we are still waiting on others. ... More

Prior to purchasing a new home in Oakwood, my Husband and I owned 4 previous homes ( a combination of new construction and resales built by various national builders). Unfortunately, the home we purchased from Pulte was horribly built and now is posing significant safety concerns. Please reconsider building with Pulte Homes.

There are several issues- ALL are written down in my notebook from meeting on 9/5/25. Paint color- All of the walls are white, the only white walls were all of the closets SW7005 The HOUSE walls were: City Loft SW 7631. KITCHEN- Under cabinet lightening, there are none, but supposed to be. Kitchen Counter top is Silestone which is so ugly and it costs more than Granite. Let me say was a heartbreaker for me.,although there are others. The quality of the kitchen faucet is a 0, looks and feels like plastic, cheap. The tile in Kitchen and Owner’s BR were supposed to be laid diagonally, but were not. I paid $885.00 and the Owner’s Bath $130.00 And another charge of $3,635 for kitchen flooring(not sure what this charge is for). Also, the refrigerator has got to be the smallest frig for any house! I barely have enough space for just me, but I like to cook, so it’s really too small. I and my late husband built our last house and he said, “paint it any color you like”, there wasn’t a white wall in the entire house. I believe this was a total misunderstanding. It’s fine if you like white, I don't! ELECTRIC the switches by the back door don’t work, but did. They, the first 2 on the Left, started out working, now they don’t do anything, but the switch next to it switches on/off what the first switch used to. I know, weird. MY BIG BEEF is I can’t plant anything! I know you want things, including plants to look good, no problem they will. I have lots of experience as my last home had 3.2 acres, it was gorgeous! All I want is to take out the grass between the two trees in the backyard. It’s driving me crazy sitting here everyday not being able to work in my yard and making me fat too. I am used to mowing more than this yard is using a push mower…it saved my sanity, otherwise I’m sitting here staring at white walls. Please give me something to care about instead of missing my husband. As a Florida native I know my plants and whoever chose these plants did a terrible job! The grass too, St Augustine grass needs a lot of watering, spraying for bugs, should have left the Bahia grass…bugs leave it alone, hot weather won’t kill it. Whoever is supposed to be edging , isn’t. I edged it myself. Please don’t spray my grass, this is what killed my husband. Overall I am very satisfied with the whole process. From sales, financing, closing and quality, I have nothing negative to say. Never thought I would own such a nice home for my price range

I have had a wonderful experience with Pulte and they made the process extremely easy! I think my house was built with excellent quality and Andrew, the construction manager, made sure everything was perfect!

Poor customer service, not responding to the issue. As the forgein buyer, they took an advantage and did not treat our concern seriously. We only requested the issue due to the different material was using in my new house and was not selected when conducting the upgrade at design center. We were not requesting to remove it but give us the certificate for the material, never heard any response back. Won’t recommend people buy their house .

We love our new home, but the process has had (and is still having) its moments of frustration. Didn't really feel that the sales team was super honest. We were pushed to sign our agreement with the insinuation that prices were going to go up and lots wouldn't be available if we didn't sign right away. They didn't and Pulte came out with a free pool offer and 50% off upgrades 2 weeks after we signed. We asked for a pre-drywall inspection, and had severe pushback. I was close to backing out of the deal and they finally allowed it. Getting a final inspection done prior to closing was difficult but manageable. We have multiple kitchen and bathroom cabinets installed with deep, visible scratches. Pulte agreed to replace them during our final walkthrough, but it has been almost 2 months with no replacements yet. Kitchen cabinet/countertop caulking cracked within the first week and was repaired quickly. The whole community was installed with the wrong size toilet seats. Picky I know, but we have already had to have one replaced because it broke a hinge due to the cantilever. They did replace the toilet seat extremely fast. My front door was missing one side of the seal. I should have caught this during the walkthrough but I think it was removed to touch up paint and never re-installed. We had zero say in the landscaping, which is laid out horrendously. Probably one of our biggest areas of frustration. The "fully mature" landscaping to cover the AC and Pool Units are not "fully mature". We have a pine tree placed directly in front of a window. Hardwood tree placed right next to the driveway. Other minor things we have experienced. Lack of an elevation survey provided to use for flood insurance purposes. It took weeks for USPS to recognize our address. Still having issues with 811 recognizing the address to come mark utilities. I will say that our construction manager was fantastic. He answered every question and walked me through the process along the way. I felt like he was on my team. Overall we love our house, we think that structurally it is well built. We think we got a decent value for the price paid. Pulte has been responsive on small things that needed to be repaired, but have not followed through on larger things as of yet. Their customer care process is easy, just annoying that you have to submit for every little thing. Dealing with things that should have been taken care of before closing is frustrating. ... More

Fast, friendly and sales and working staff very helpful.

Be very careful during the entire process, since the showroom will just say anything & the builder will build to a "spec sheet" you never saw or even knew about until after it's way too late for changes. They will just keep bringing up a survey instead of actually focusing on how to get earn positive reviews.
