I have good experience with Pulte. But where they can do better quality checks than waiting for customer to provide feedback. I seen many mid range builders like Pulte have these issues but when I check other builders for example highland homes, first Texas and Taylor Morrison they don’t have these issues.

A number of small architectural design issues such as light switch locations, the non-use of 'dead space' in the Primary Bathroom, etc., add up to create some permanent disappointment. The lack of ability to address these issues during the construction process was highly frustrating. Perhaps the architectural design department should be staffed with people equipped with better real-world experience. The response time for repairing a major electrical issue was extremely disappointing and the discovery of the solution creates a high level of skepticism regarding similar lingering issues that have yet to surface. ... Great quality and great buying experience!

It’s a beautiful home in a stunning desert location. There are little problems that have not been addressed to our satisfaction ie: chipped quartz counter top, We have owned out home nine weeks now and still have issues to be resolved. A partial list: scratched and stained tub/shower enclosure, leaking toilet flush valve, damaged exterior trim (gable), screws sticking through drywall, cracked laundry room utility sink, missing grout, light switches not dimming, scratched window and paint spots on many surfaces. Several issues have been remedied but once the project manager moves on, customer service lacks a sense of urgency. I feel like the 10 month quality review is a waiting game play. Issues should be fixed ASAP! We feel good about much of the initial support teams for purchasing our home, but the finishing contractors leave much to be desired. ... More

I love my house very much clean and very beautiful landscape

As a long distance buyer, I was a difficult customer. However my construction manager was the absolute best. He was timely, enthusiastic and eager to help in anyway I asked. My sales rep was a little too millennial for my old fashioned tastes, but fine. I used a wonderful real estate agent, Charlin, who provided above and beyond service as my eyes and ears throughout the building process. The home itself is 85% wonderful. There are several major issues but most have been responded to promptly. Foremost unfixed issue is the disturbing lack of sufficient electricity sockets. Pulte paid a lot of attention to inserting speaker squares, everywhere, but forgot the plugs? They failed to adjust to a new code disallowing plugs on kitchen islands, so now I have a fairly useless, huge, powerless, hunk of pretty rock in the middle of my kitchen. There are not enough plugs anywhere in the house. Second unfixable item, apparently despite my questioning the slope of the property early on, no one realized that the back of my house would rise 10 feet above the ground. Pulte installed a basic, functional, staircase which doesn't fit the quality or attractiveness of the home. Third, Pulte contracted with At&t to install wiring and a router box. These do not hook up with the providers' outside lines, are way too small for equipment and are in a closet which blocks signal to the rest of the house. Finally, beware your property lines. In my section of this community, the homes are very close together side by side. I knew this when I purchased, but now I see this is not standard throughout the area. Further, pulte designed the homes with little attention to the close proximity. For example, they installed both homes' AC compressor units side by side, on the gated side, effectively eradicating room to pass through with any large items, like a lawn mower? My Pulte manager quickly had a second gate installed on the opposite side, resolving this issue for me, but ... The planners also installed a lovely walk in shower with a beautiful window that looks directly into the window of the next door house!?! My manager arranged for an additional blind for that window. Finally, the warranty people are very attentive, but really shouldn't have to come in and re work my entire valued ceiling due to poorly installed drywall mud. That has not been completed yet, but I'm assured it will be soon. All in all I've only listed the things to watch out for here. My review would be much longer if I told you all of the good things! When first looking at the home, I liked it. The salesperson was very helpful and answered all questions. The process of buying the home had some hiccups but were taken care of in a timely manner. However, one of the major factors that influenced my decision to purchase the townhome was that the HOA covered the structural insurance on the home (I needed insurance only on contents). Unfortunately, 3 weeks after closing I received a letter stating that the HOA would not be renewing the structural insurance and I would now have to cover that on my existing insurance (at a significant cost). To make matters worse, the monthly HOA dues would not decrease with the cancelation of the structural insurance. Potential buyers should inquire about this potential if buying a townhome or condo from Pulte. Workmanship on the home was decent but sloppy in some areas. Even after two walkthroughs and moving in, I am still finding things that should have been caught during routine quality inspections. That being said, the construction manager, Matt, and community care rep, Melody, were quick to respond to these issue and get them resolved. On the whole I still like the home and enjoy the neighborhood. While I am extremely dissatisfied with the insurance cancelation, I would still suggest looking at Pulte homes for potential home buyers. ... More

My move into my new home was effortless. They made it seem easy providing me with contractors and checking on me every step of the way. Thank you Pulte!

We recently bought a home from Pulte. They are a nationwide builder based in Georgia. I was so impressed with the company I bought some stock. The company was very helpful. Robb and Brien were especially great. Overall they offer a very high level of customer service and walked us through the whole process from down payment to closing. They also offer exceptional warranties and prompt attention as issues arise. Highly recommended!

Love my new Pulte home! Very high quality construction with beautiful finishes. The Pulte sales, lending, construction and service teams are terrific!

It was overall OK experience in purchasing new home. Handing over home before exterior completion especially driveway and sidewalk is unexpected. But, I love the quality of work inside and their handover process. Quality of things used for smart home is questionable as some of them didn't work and not sure how it passed quality check

Unfortunately, after moving into our new home I notice more and more quality issues every single day. The dry wall is so cheap it feels like it could crumble just touching it, there are many walls where the corners are not at right angles and are crooked, the drywall has many imperfections, I am seeing the tape lines in the ceiling under the drywall, there are ridges under the carpet where the flooring doesn't meet, window frames are starting to rust (we have been moved in 2 weeks), front and back porches have huge cracks forming...I could go on and on. The quality sucks. Will never buy a new build again. Houses just aren't built like they used to be. I feel like I live in a house of glass that I have to be exceptionally careful with. ... More

CONSTRUCTION TEAM WAS GREAT AND JULYAN (construction manager) MADE THE EXPERIENCE AMAZING!!! However- We dealt with very incompetent people at Pulte Mortgage (except Brent, who was helpful). There was a huge lack of communication and when we received any communication from HEIDI, it was wrong. The paperwork was filled out incorrectly throughout the process, even at closing. We provided all the documentation required and the closing was scheduled 2 months prior with the requested funds wired 3 days beforehand. The flight arrangements were made based on the closing date. However, we found out the night before the closing that the underwriters hadn't even approved the loan and requested even more documentation, which could have been provided prior if asked for). We are extremely dissatisfied with the lending process at Pulte Mortgage. There is no reason to ask for a closing date or wired funds without an approval. The money was held at the Title company for 6 days. This is inappropriate and unprofessional. In addition, I had to cancel 2 flights (work related) to stay for these specific dates. I had scheduled a delivery for the appliances/installers and Spectrum installation, which had to be rescheduled because of the unprofessional work that Pulte Mortgage did. They have RUINED the lending process experience of buying a home and it is unfortunate that the excellent building process overshadowed the lending process. The construction manager was incredible, as well as the entire construction team. When we were supposed to be excited to close and receive the keys, the Mortgage and title ruined the experience. PGP title also provided incorrect information. We were told we needed a vesting form and power of attorney, when we did not. We spoke with 4 people and all of them gave us different information, until we finally spoke with Phil Brown who came up with a solution. We were finally relieved that we found a competent person at PGP Title after multiple phone calls. We spent 4 hours at closing, due to Heidi’s incompetence and equipment malfunction (printer/fax needing technical support). We had to reach out to the VP at the mortgage company to get everything corrected quickly, so we didn’t have to reschedule the closing for a second time. However, the closer at the signing tried to rush it due to personal reasons and we were threatened that if we didn’t sign the first set of documents, we would have to reschedule the closing. We said that we had to read them first. What kind of closing professional pushes to sign documents without reading them? He gave us the keys and fobs. He did not even bother to test them with us. As a result, we were locked out from the gates for 5 days because the fobs were not activated and it was a holiday weekend. We were also not told about the temporary code that was in the closing documentation. We had to rely on random homeowners to open the gate for us when they pulled up to enter. When we talked to the HOA, they said that the title company never sent the documents to them for activation. The closing process was hurried and inefficiently executed. ... More

Finding myself in a situation at almost 80 years old Buying a new home certainly nothing I expected. Employees made it so much easier kudos to Travis and Justin. I couldn’t have done it without you guys. They both helped me every step of the way responded almost immediately to any concerns that I had.

We chose the Bedrock home in Grandview Estates because we were downsizing after our kids moved out. Although it was hard leaving the family home we had for 20 years, we are enjoying this open floor plan along with updated cabinets, countertops and flooring. Pulte provided many nice upgrades that were reasonably priced. Everyone at Pulte that we worked with were accommodating and responsive. Shout out to Brian and Derek especially for always being there when I had a question or needed help.

Overall a good experience. There are always issues in a new build, but those are primarily cosmetic and easily fixed. This is out second Pulte home and we're happy with them.

I made a good decision for my money.

Brad was truly awesome in helping us with our unique situation. Tracy explained everything about the house and has been so helpful.

Love how my home turned out. Just don’t care for the HOA. They take forever to review plans when your trying to get thing done quick to your home.
