Quality and finishing is not great. Never expected from pulte.

Getting things fixed after the sale closed has been difficult. Their first answer appears to be “No”.

They made my home buying experience smooth and faster .Quality of construction is good

We had personality issues Pulte Mortgage and had to surrender the closing cost incentive to get outside financing. When we attempted to speak to a manager about the issues with our loan counselor we never heard back from the manager but we did get a nasty call from the loan officer. Also, we have several warranty issues to claim but there most egregious and frustrating we didn’t notice on the walk through with the lights on. Every single seam in the drywall on the walls and ceilings is visible in the natural light. Every wall and ceiling in the entire home has seams showing. Now that we’ve paid thousands for a painter prior to move-in we either have to live with it or pay thousands more to repaint the home after a warranty claim ... More

The building manager and associate were really helpful with this process. The sale’s associate were really accommodating. The location of Emory is in an amazing location where I don’t even need to drive to local grocery stores or restaurants. The style of the home is so beautiful. The best decision I made.

Dustin addressed all our questions and any issues that we wanted addressed on a timely basis. A newly built home is not ever going to be perfect day one, but that was Dustin's goal and he definately followed up after we moved in to make it so. We are really enjoying our new home. Very satisfied!

Overall experience of buying home with pulte was great, they have a great responsive team , our construction manager steve is very responsive and attentive. Over all build quality details could have been better - given we are trying to rush finish the house construction played a role, Pulte has great team just company needs to ensure contractors and workers are not overworked to meet unrealistic deadline - if they fix stakeholder greed problem and focus on patience and quality they have great team behind them.

I would say quality was not what we expected for the money we paid. There were some issues we experienced but they were eventually resolved. We are still removing excess paint splatters on floors and tile which I would think should have been taken care of during a quality inspection. Also I highly recommend a deep cleaning of the house prior to closing as we had to clean everything from floors, doors, windows and blinds. When asked why it was so dusty we were told they only do 'construction clean'. Which again for the money paid for the home, a deep cleaning by a professional crew would have gone along way. ... More

Pulte was very prompt and responsive with every question and request. Everything went as promised and planned, and we're very happy with our new townhouse.

We love our villa in Avanti, Madison, our sales consultant was great, and so was Andrew, the contract manager, we are finally home! I would steer away from Pulte Mortgage though, had the worst experience with them, and had to look for another lender in a rush to get the purchase going, it all worked out at the end!

From the outset, Pulte just felt different than other home builders. Our sales associate Eric was super attentive to questions and made us feel comfortable with our decision. The construction manager Tyler is beyond amazing. He’s very responsive and gets things done. We utilized Pulte Mortgage for our loan which was somewhat difficult, but in the end worked out just fine. Now in the home about 45 days and everything has been great. Just like any new home build, there are little things here and there, but very satisfied with the workmanship.

The team helping.me buy my home are great. My experience with Pulte lending was the complete opposite. In fact I did not use them in the end because their requirements were unrealistic. Unfortunately they waited until the last minute to tell me. Luckily I was proactive and didn’t need to use them but others might not have the flexibility.

Buying a model home comes with surprises such as if something isn’t working you have to rely on homebuyers warranty rather than builder. Many issues not ready. Ie. mailbox keys, smart home. Etc Smart home isn’t very smart.

Pulte was helpful in choosing my home base on my price range I can afford to pay as a mortgage. They were willing to go above and beyond to help me secure my mortgage loan at reasonable rate. I really love my new home Pulte build and the building Engineer always come to my aid when I need him to address issues.

Had an incredible build experience from our first meeting with Jessica to all the time, energy & effort that Dustin put in to keep us on time and prepared for everything. I’ve already told numerous people Pulte is the way to go if you build new! Would give 10 Stars if I could. We love our home!!

The initial experience was great! But then I discovered the main reason for buying the home became withheld information and somehow CHEATED! I waited over 4 years to buy my first home due to interest rates but then eventually decided to buy one for my child so he can go to his school Dutchtown middle. The only reason I looked in this subdivision was solely due to the school system not the homes itself. The homes were nice but my no. 1 goal was the school system and my son having transportation to and from the school from the subdivision as I work odd shifts. So I was very upset when I found out Pulte did NOT update the tenants and future tenants of the change, and could care less. Very bad business and I no longer enjoy my home. And can't wait to move!! False information, as I could have transferred to the other subdivision next door that goes to dutchtown schools. ... More

THE PROCESS WAS SMOOTH BUT ITS THE LITTLE THINGS THAT MAKES THE EXPERIENCE EFFY

I do love my new Pulte home however, there are some areas of workmanship that are not top-notch. Also, the Pulte title company made commitments that they did not live up to, and blamed me for not reviewing documents closely and refused to fix their errors. The realtor from Pulte was also very rude about these concerns. Recommend Pulte homes, but I would not use their title company and I would make sure that you have your own realtor.

Very bad construction quality for the price paid. Flooring, painting, cabinets are all of very low quality.

i am an educated professional who purchased a home in dove mountain from the state of Washington. during the experience, i returned every month to evaluate the process. the construction manager Corey, was very effective and as was Jessica in the design center. i initially had problems with Pulte mortgage, however, they came through at the end. the sales agent, Bly was completely not involved and of no significant advantage. there were so many issues regarding the construction of the home, that if i were not present to point them out, they would have been missed. at closing, so many issues remained, however, i was assured that if i closed, they would all be addressed post-closing. it has been now three months and still some remain, and some just recently addressed. i am so without sleep concerning myself with these issues, from someone apparently spilling something in the pantry to discolor the grout, the sliding screen door not closing and locking properly, paver issues and paint issues. Corey is overworked and has been attempting to get these issues resolved, however, many still remain. Jessica has not returned by initial closing inquires, Bly never sent out a congratulations, and at closing, they could not even provide a folder for my closing document, just a clip. how cheap and unresponsive Pulte has been. i should never have provided 10's so easily at closing, but i was led to believe it was necessary for employee's best interest from pultes standpoint. Corey deserved it at the time, but now he must be overworked and concerned, perhaps at precautions from Pulte. i am a very educated hospital administrator and lawyer and many of my friends, are surprised that i have been so understanding and not have gone of social media. quite frankly, i am discussed with Pulte and may need to hire my own contractors to finish the work, but that would negate the warranty. i can assure Pulte, that at the 11th month warranty period, i will hold pulte responsible for everything. how could you not notice at closing the stained grout in the pantry, the uneven paver walkway into the courtyard, the inoperable sliding screen door, all the paint issues inside and outside of the home, etc. now, i find Pulte to have questionable employees and construction standards and if i go on social media, i am an articulate person, with many photos. We were shocked with the lack of integrity from the team at Sapphire Point. Andrew in sales gave us frequent updates and responded quickly to most of our communications. The rest of Pulte team either ignored us or didn’t care to make sure we were taken care of. The construction team just couldn’t figure it out. There was initial miscommunication and harsh words used by their construction manager Morrison, although he was nicer in person. David is his supervisor and was always very nice in person but would promise things that would amount to just sweet words. Quality of workmanship and materials: - There seems to be a higher priority of pushing houses to closing than doing a good job with completed homes. - What could’ve been completed in one week by construction is now taking months while working with warranty. - Our kitchen sink was leaking on day one - There was a portapotty in our front lawn for a few days after closing - Numerous walls and door frames not plumb. - Numerous damaged and stained driveway pavers - Scuffs and scratches throughout our flooring - Floorboard was left removed from wall and repair pre closing was incomplete - Our master shower pan is still dirty from construction Trustworthiness: - I think that the individuals responsible for building our home intended to do a good job but they just didn’t follow through. - There were lots of promises to make corrections leading up to closing and after closing but it took numerous days just to get our simple sink leak fixed. - Once another individual became involved, all previous individuals disappeared and did nothing to make sure we were taken care of. Value for the price - The overall value for our home is hard to justify. No independent contractor could get away with the poor quality we got for our new floors, but I don’t see Pulte caring too much to fix the whole floor. - You do get to pick out many parts of your home but many of these things are similar or standard with Lennar, MI homes and Neal Homes. We built a home locally with lennar and it was a superior product. Responsiveness - We had to visit the front office a few times and also emailed management more than a few times before anyone got our issues considered for repair. - We are 3 months post close and are still waiting on a number of items from our inspection report to be resolved. It was originally supposed to all have been completed prior to closing. - It took almost 4 weeks after closing before we got a wonderful spreadsheet from Andrew in warranty with dates for our items to be completed. ... Felt very pressured to sign towards the end of the building process, along with a threat from management to seizure our home. Overall, process started very smoothly but turned very contentious when the end of the year approached and our home was rushed to be completed before December 31.

The initial sales person was very upfront with a lot things and the sales process overall was smooth. The loan company is very predatory. They lie to close the loan and are trying to squeeze everything out of you. Then coming to closing, the construction manager cared about my experience and the home though there were delays. The area manager is not so helpful and felt like all he cared was closing the home. The construction manager Gilbert is an asset to Pulte as he single handedly made my purchase and post purchase support exceptional. He was very responsive, attentive, and willing to do everything we asked for. Though the process seemed a bit out of place with delays in work, Gilbert pulled through for us and I think he genuinely cared for our home and our experience. Post purchase, the warranty team so far has been exceptional. Larry from the warranty team is also an asset to Pulte. He seems to care about home owner experience. These two people may as well make me give Pulte homes another shot next time I am in market or someone I know is in the market and asks for my experience. ... More
