Homes layout is a hilltop which has a nice layout, however the quality of the home is poor, paint had many issues, drywall texture was cracking was supposed to be fixed before closing and only some of it was fixed. Sewer smell coming from all the sinks.

Everything is great so far. Hope timely response in case I need attention in the future.

Very bad execution after closing service is very bad material and build quality so poor whole house make noise floor and steps in just 1 month even doir not closing properly low and cheap quality making cost cutting

I will never recommend Pulte Homes to anyone. The Quality of workmanship and attention to details are definitely missed through out the house. The quality of materials that are used through out the house are very cheap. Not until you move in would you realize the cheap stuff used through out the house. From the plug points to wooden trims, the flat Paint, Stair Rails and the windows, the Carpet edges ripping off. You will notice it. The HVAC is another problem. I hardly get any Cold/ Hot air in the my Upper floor bedrooms and my Lower floor gets too Cold/ Too Hot. It is so unevenly distributed. The customer will only be heard only before closing. Because they need to close it and move on. Once moved in no one cares to respond. I feel the house is just another unit in the Bulk of houses that they want to build so fast so they can move on to another site. So the quality is affected badly. Another thing that I want to highlight is through out the home buying process no one informed us about the Sewer line behind the House where We cannot plant any trees because it can cause a blockade. This is going to cost us 4feet of unused space in the Backyard and most of the Backyard is now gone. PS: The Construction manager Tony requested me so many times to give a 10 rating so he could be benefited. Out of courtesy I gave a good rating (Such a foolish decision I made). But once the rating is given you will never be cared for [or] answered. For any new buyers at Pulte, I strongly recommend them to give a honest rating when you are asked to provide the feedback after you closed the house, so at least someone in the the leadership could review and act upon it so the future Home Buyers could benefit. Although I was nervous after reading so many horror stories about Pulte and pretty much all national builders, I am quite pleased with how everything turned out. There was a big issue uncovered during the pre-drywall orientation meeting (a major missed structural option), but to Pulte's credit they did not try to fight me on it and rectified the problem at considerable expense to them, essentially rebuilding the roof from scratch. This delayed the process by about a month, but I still ended up closing towards the beginning of the best-case scenario timeline they gave me when signing the contract. There are some minor little things that I should have caught prior to closing (slightly crooked outlets and some tiny dings here and there), but so far I haven't had any significant issues and am happy with my home. My only complaint is that there is very little noise dampening from the outside meaning I frequently hear howling winds. If I'm ever in a position where I'm looking for a new home, I would consider Pulte again. My understanding is that the quality varies wildly by area depending on the crews that work on the homes, and I believe my construction manager, Matt, was honest and did his best to ensure a well-built house. ... Pulte group from sales to after sale was a great experience. They are very fast to respond to any issue we have had.

Builders were in a rush to sell the house. There was a broken window which they were aware of however did not fix. In addition contract had a ring door bell included. They refused to push the closing date regardless of these features not being present. It has been 2 months post closing and both things have not been fixed. Have reached out to them many times however it still has not been addressed. Definitely a terrible experience and would not recommend to anyone

This was my first time building a home - the entire experience was wonderful and went very smoothly! The Pulte team I worked with - CJ, Luke, Adam and Nick kept me informed throughout the entire building process and made the experience much easier than I had anticipated. I am very happy with my new home, the quality, and service.

I recently purchased a new construction home more than two months ago, eagerly anticipating the joy of settling into our dream house. However, our experience thus far has been nothing short of disappointing and frustrating. Despite promises from the property management office, our backyard and front yard remain unlevelled, the pavement unfinished, and landscaping incomplete. This lack of attention to detail has not only marred the aesthetic appeal of our property but has also rendered it practically unusable. While neighboring homes (purchasing their homes after us) have seen progress in their pavement and landscaping, ours has been neglected, leaving us feeling isolated and unable to entertain guests as we had hoped. Repeated attempts to address these issues with the property management office have been met with indifference and inaction, further adding to our frustration. As a homeowner who invested in good faith, I am deeply disappointed by the lack of accountability and follow-through from the property management team. It is unacceptable that we continue to face inconvenience and disappointment in our own home. Overall the home buyers process has been great. Pulte team has been great but the subcontractors have been horrible with responding and fixing issues especially the electrical team. I’ve been experiencing electrical problems since moving into my house and they still haven’t resolved the issues. Closed February 13th and it’s currently April 16th. Two months of not being able to fully enjoy our home.

We had a great and easy experience purching our first home. Pulte ensure we were kept on track up until our closing day. The house quality and workmenship were worderful. No complains so far. The salesteam was the best out of all their employees. We were taken care of even after closing. Answer 100s of our question with a simle on their face.

My experience is not a pleasant snd happily one Pulte hires unprofessionals just to get the job done snd they collect their money from the mortgage people to the closing table a big mess then you have the building supervisor that don’t and over his head to make sure issues are corrected. I can show pictures of my garage that the superior said that is acceptable I will post pictures later.

although both Edward and Matt(Pule warranty service have both been VG top work with/through getting certain things done through trades and appliance partners has been frustrating after about weeks of occupancy.

There are many cosmetic details that can look worse over time, the finishes on the doors and other details did not leave me satisfied.

Pulte Homes has been very responsive to all of our concerns. The only complaint I have is our siding. Have asked for three weeks now to have someone look at a concern we have with some of our siding. Our warranty person has sent a few requests to the siding person but have not heard from them after three weeks. Everyone else has been quick to respond and contact us. This lack of communication on the contacts part for the siding is concerning for us.

Sales Rep (Darla C.) awesome to work with. Pulte Construction staff better than Fair. Sub-Trades horrible workmanship and no pride in quality. Unfortunately as bad as the workmanship is from Pulte, it is much Better than other home builders in the local and adjacent areas.

I have 30 years working in the Real Estate space. I checked on the progress of the home almost daily. Great process all the way through. Clean homesites. Solid communication. Nice trades. Well done.

Since the day of the house check list, where I detailed the defects in painting and finishing to the builder, many of the problems were not resolved until the day of closing and after closing they still did not resolve the problems. I had problems with irrigation that I had to resolve on my own. Many promises but nothing resolved. very disappointed with the company that built the house

Experience overall was very good

Every single person is a model of friendliness and warmth. That said, several errors on their end led to missing or inaccurate customization builds. Very disappointing to walk into your new home and find that something isn’t what you selected. Also, I was given a lengthy sheet of structural options just 24 hours before final selections were due because the sales agent just forgot to share it with me over the two months I had already been working with her. Seems like these simple issues could be solved with tighter processes for people in these sales roles.

Overall build quality is good but some of the things were not meeting expectations in terms of Quality and value for the price paid. 1. Garage door is not opening properly due to misaligned sensors. When contacted Pulte they refused to help stating contact LiftMaster or SmartHome people but actually issue with Garage door frame and the way it is installed and sensors. 2. There were no Window Casing wasn't provided as a basic upgrade even though the price of the house was so high 3. I've paid $55 k for Lot premium which is way too high but people who bought later after 6 months they were charged with only $20 to $25 k for the same lot size, same privacy and same plan. This is unfair 4. The Kitchen basic Pendants lights over the island provided are low quality. With so much money taken this could have been much better 5. No hardware was provided in the bathrooms. Like Cabinets opener knob, Towel handle bars 6. The Bathroom Shower Faucet set provided is very basic and not of good quality for the money taken. 7. Overall Wall Paint quality could have been better like Glossy. Just small scratch or touch paint is coming out 7. Recess lights are provided with Yellow color which is dull instead of Day light colors. 8. Window blinds were charged very high as compared to the market. Outside with the same quality they can be done within $1500 but Pulte charged more than $3000. 9. Door knob, opener weren't of good quality. It's hard to open and close the door. 10. Garage door sounds a lot while opening and closing as these are chains instead of belts. Not of good quality. 11. There were no 16 inch studs available for mount and all are 24 inch. Ideally 16 inch studs need to be there for TV mount and installation. 12. The backyard of mine is used by Pulte for drainage and water flow so I'm actually in loss of my land for which I paid the money. This is not done. ... More
