Im very happy when the construction manager fix issues quickly.

From start to finish, everyone ..from our sales contact Harper to our construction contact Ron were very attentive to our needs. We chose a ready home. We had the opportunity to take multiple walks and Ron made every effort to follow up on everything that we felt needed to be addressed prior to closing. Also post move , they are very quick to address any warranty issues you find. I definitely would recommend Pulte Homes @ the Aurora Highlands area for anyone wanting to buy a new home

I will provide both the good and bad experiences I've had with purchasing a townhome built by Pulte Homes. Good: The communication after the contract signing and during the construction of the unit was good. I was given progress reports regularly. Another good thing was the closing process. That went smoothly. Bad: Closing was 5 months after the contract stated estimated closing date. Because of that, construction seemed to have been hurried which caused some workmanship quality issues such as loose floor boards, sharp nails sticking from the carpet, noisy floors, and uneven cabinets, among other things. Finally, the response to repair things has been lackluster. They had changes in staff which delayed things for months, and to this date they have not been addressed. I closed last November. ... More

We worked directly with Mary Ann and Russ from the day we signed our contract through our closing date. They were both extremely professional and knowledgeable and I highly recommend them to any home buyer who is seeking to build a new home with Pulte Homes.

This company did a lot to make buying and building a new home simple yet interesting with plenty of options to customize a build. It was all much easier than expected.

Great guy, updated in detail on work progress weekly, with nice pics! Always responsive to our questions and concerns.

I’m am not happy with this builder this is my first new build house and I had higher expectations than this. I first want to start first with the HOA dollar amount they gave me was a lie. It was double that when I got my first bill a month later after closing I feel lied to and I reached out to the HOA company and they confirmed that Pulte knew about the price raise about 5 months before I even stepped foot into their office. First week in the home there was water leak in my meter which I do give it to them they were quick to fix. But poor quality on painters and cabinet vendors. I had a ton of over spray around the tiles paint spots in the exterior of the home. My vanity had so face support so they were really squeaky cabinets. Their project manager isn’t so good on catching these quality issues as they weren’t hard to see. Made it feel as if they just wanted to leave it as is and just hope no one complains. But for being a NEW build I had higher expectations for sure. I wouldn’t recommend this builder to friends or families. ... More

Had a good reputuation of Pulte Homes at the time of signing up the new house. After seeing the type of construction they're doing I can't recommand Pulte to any. There are hiring cheap labor and quality of work is not professional

We have been in our new home approximately 2 months. So far we are quite pleased with our experience. We purchased the home as a spec that was about 1/2 finished at the time of purchase. We were pleased with the quality of materials and craftmanship that we saw at time of purchased and as the process continued. One are we were disappointed in was the builders decision to fence behind our home and all of the homes along our street after our purchase was made. We made the purchase based on the development plan we were given which showed no fence behind any of the homes on our street. To Pulte's credit they did give us a aluminum fence which ultimately did not impede the wooded view we paid a premium for. However the vinyl fence behind all of the homes to our left was a disappointment due to the way it degraded the view of the wooded common area behind all of these homes. The only other issues we have encountered have been with a toilet in our master bathroom. The float has gone out twice now in two months. However Pulte and their sub have been quick to fix the problem. The second issue had to do with a sub splashing concrete all over the side of our home as they were pouring the foundation on the home next door. Again Pulte was quick to have the left side of our home repainted to repair the damage. All in all I have been pleased with my experience with Pulte and would recommend them and the Marwood community to other prospective purchasers ... More

Overall quality of build doesn't seems to be great. Wish I had a better construction manager ( My construction manager: Colin).

Overall, the buyer / build experience was better than expected. However, one's self should realize that you're the buyer, you're the one that will be living in the home and you're the one who will have to deal with outcome, therefore and ultimately, it is 50% my responsibility to maintain attention to detail, call a spade a spade and hold a firm footing if something doesn't look right, smell right, sound right, etc. As long as I was willing to hold my own self, personally accountable, to a degree, that if things did not turn out to my satisfaction AFTER I had tried every and all angles of tact, negotiation, conversation, discussion, and downright plain and simple communication, then at the end of the day I can honestly say that Pulte was competent and made for a pleasurable build experience. Yes, there were times of frustration and times where I felt running up against 'red tape', however, you need to keep the big picture in mind and prioritize, and view the lens from both sides. What are you willing to compromise on? Is the juice worth the squeeze. There are some wins, and there are some not quite but almost. Bottom line, I was anticipating needing to bring a dog to the fight for the entire build process, but in reality it simply took composure, patience, tact, meaningful conversation & discussion, and common sense professionalism to find mutual grounds of understanding and/or decisions leaning to my desired outcome. Last but not least, shout out to Cody, our onsite project manager. Truly believe his passionate personality, composure and professionalism too, played a crucial role in the human-interaction section of the pie chart metric for our particular overall experience. ... Overall buying experience with Pulte homes was very smooth and helpful.

The construction team and especially the manager was incredible. Fantastic work and great communication. They are also very responsive to feedback and questions which was amazing for us as we were living in a different state during the build.

The experience was awesome but Pulte Mortgage underwriter was over the top nosey, intrusive and over the top with personal information

Lots of pertinent information and decisions were left out of our sales presentations-we always felt "rushed". Then, it was pulling teeth to get appointment at the design center. We were surprised by the number of restrictions, like rectangular sinks, that were not oven offered options. We wanted an extra window, and even offered to pay double, but we were told no, with no explanation why. Lots of things like this made us skeptical even bit of the way. In the end, we now know we were "too nice" and still should've pushed for more, held our ground, and asked a lot more questions and demanded answers. ... More

As a commercial general contractor I went into the home building experience with some general concerns from my knowledge of residential home builders. I was able to perform regular inspections during the construction and was pleasantly surprised by the quality of the workmanship managed by the Pulte construction manager. Subcontractors can be difficult to predict but he did well to control the quality and addressed items I found. I do recommend hiring a 3rd party inspector, it is money well spent and the individual found a few items to correct that I did not have capacity to research. Overall Pulte produced a great home and we feel well taken care of. Even one warranty item in, they were quick to address it. ... More

Pretend to be high end but just average

Buying process was smooth. However, after receiving keys it has been very hard to get a hold of construction manager and I’m still waiting on services to be complete
