Workmanship could be a little better Overall good experience

We weren’t familiar with Pulte homes or with large building companies although we had 10 houses built for us over the years, so we “took a chance.” Happily, the promises made were promises kept. We were kept informed from framing to finish. We moved in right in the middle of promised date range, and the house is beautiful.

Very poor quality of construction, no response for services, many problems from day one. Never ever recommend anybody to buy from pulte.

I am writing to express my deep disappointment with the responsiveness and follow-through of the warranty department regarding issues with our newly constructed home. While we were very satisfied with the professionalism and attentiveness of both the sales team and the construction project managers, our experience with the warranty department has been far less positive. Unfortunately, we experienced a significant plumbing issue within two weeks of moving in, resulting in a basement flood due to an improperly sealed pipe penetration. Despite repeated attempts to contact the warranty department over several days as the situation worsened, we received no response. Amy our sales agent was ultimately instrumental in facilitating initial contact with the department. Throughout the repair process and subsequent warranty requests (over 15 in total), we have encountered a persistent lack of communication and follow-up. There have been instances where appointments were scheduled by the warranty department and then not honored, with explanations of a closed Colorado office leaving us without recourse. Furthermore, no representative from Pulte has ever visited our home to inspect the quality of the repairs or to address our ongoing concerns. The current lack of a clear and responsive communication channel with the warranty department raises serious doubts about the future resolution of outstanding issues. Frankly, if we had known the warranty would be handled in this manner, we would not have made the significant investment in a Pulte home. ... More

I decided to sign an agreement with Pulte Homes to buy my new home after inspecting the home. I was fascinated by the offer of covering the closing cost which was said by the Sales consultant and I was informed i would only be paying the 5% down payment which was $19700. This was an exciting offer. The mortgage application came through and I was informed by pulte mortgage that I would be paying the closing cost which runs $5000+. I called the sales consultant only to be informed that market changed and the incentive will only cover part of the closing cost. I felt so mad and disappointed why I wasn't informed early because I had to overstretch my budget to do that. I had already broken my lease agreement and running about $3400(includes lease break fee (2570) and prorated rent for the month I will be in my new home). I reached out that the sales consultant should find some leverage to help pay of my lease break fee at least and will be glad if they can pay the lease break fee of $2570. She came back to inform that the management is happy to offer $2600. I was glad about that. I signed a change order towards that and she also did sign her part and reverted back. She came back again to tell me that the mortgage company won't approve them change order that it's out of the 3% incentive. At this point I was seriously mad. I thought of why didn't she do her assignment before giving me the news it was approved and giving me a contrary option on another time. This was very painful and felt very bad about the whole scenario. I had gone far in the mortgage application and was about to close. I had to find a way by all means to get some money for the closing cost and I still had to pay my lease break fee this ran to about $10000 after paying my down payment. The whole buying process is toturing, lack of communication and there is no transparency. In all I would never refer anyone to buy from pulte homes. When you are not sure of information there is no need to say it and stop giving false hopes. She reached out to me after closing justifying the reasons why they can't paid saying the house was reduced which she already told me when I wanted to sign the agreement. I was well informed from start to finish, my building superintendent was knowledgeable, always responsive and kept me informed the entire way.

The walk through was rushed. After moving in, we have experienced many issues. Leaves a very bad taste in our mouths when you pay 700k+ for a home that has leaks, electrical issues, etc. Probably wouldn't recommend Pulte at this point.

Houses are well-built. The individuals selling them are very professional. Brian was great. Once our house was built Eddie came out was very personable and willing to help us in anyway he could we had a slight issue with the irrigation system. Eddie had the group there fixing it the next day. Your entire team did a fantastic job. Can’t wait to get to North Carolina and our new home.

This is my 3rd Pulte Home, I should have learned my lesson. When we went to the design center to pick materials we we upsold on Quartz Countertops. We picked a design pattern that we liked, and went about our business. The contract clearly said QUARTZ , but when we moved into the home, and within one week the QUARTZ countertop chipped, and stained, we knew something was wrong. we contacted warranty, and during our research we found that they installed a product called Silestone from Consantino. In their own literature they do not use the word Quartz, because it is not quartz. When I had the warranty supervisor come in, she appologized for the Silestone rep not being in attendance (he knew I would ask him to explain how they were trying to pass this crap off as quartz) she said we got what we were contracted to receive (she explained that there are no 100% quartz products in the market and that this product had up to 40% Silica (quartz) in it. THAT IS NOT QUARTZ. we found out later that another neighbor had the same problem, there counter was defective and they replaced it. BAIT AND SWITCH, BUYER BEWARE. now we have to buy all new counters to get what we paid for ... More

After the purchase, things got better. Shane and Ed have been very responsive to any issues I’ve had with the house. The house floor plan is a sweet spot in the housing market. The workmanship is not something I’d brag about. But I realize that the nature of the trades in 2024.

Sales team, design team and lending team were good. No real issues there. Quality of product is a different story. From quality of materials to work ethic of sub contractors, we had issues from the moment framing started. So many issues with walls not being squared that it’s become laughable at this point. Our original construction manager was disengaged and made constant excuses. Luckily we walked the the house weekly and took pictures so we stayed on top of him non stop but still had issues getting issues addressed. He was replaced with another manager and I will say he has been amazing. However, he walked into a complete mess and has been trying to dig out of a deep hole. Been in the house for over a month now and still trying to get repairs done. Plumbing issues, painting issues, had to have stairs and hand rails completely restrained twice, issues with sprinkler system, etc., etc. Pulte preaches “Build Quality” but we haven’t seen it at all. Tiffany was great, strong attention to quality during the final inspection and delivered everything as promised. Answered all questions and met all of our expectations!

Malcolm and Mary Ann were wonderful to work with. They were extremely organized and had great attention to detail. We greatly appreciated their follow through to ensure that our home was well built and finished in the choice of products we wanted. We feel that our home was a very good buy for the money.

We had a horrible experience after our home flooded because water bottle was left in plumbing. We had several other issues like bathroom glass missing, no water going to dishwasher. Pulte response was less than desired. They have horrible customer service and poor response time to issues encountered. Warranty manager never respond to phone call or text. Yet his number is listed as contact. Director of customer services was very rude, condescending, and unsympathetic to our situation which was all due to their negligence. I believe he needs training in customer service. Overall, I would not recommend Pulte Homes based on the experience we had with them. ... More

The team at Pulte was so great to work with This is such a huge purchase, it is a lot to think about with so many decisions. I felt comfortable from the start. Working with Robb I knew I was in good hands. I was able to drive by and see the progress and Robb kept in touch with all the updates. Then I started working with Tom who kept in touch with me right thru to closing. Tom convinced me I would love my house and he made that happen. Great experience with a great team of professionals.

All the crew during the process were excellent, they are dedicated and professional. Thank you for the great experience.

The process was smooth. There has way too much paper!

I am writing to relay the experience we’ve had so far in our experience with Pulte. We were one of the first people to move into Homestead at Scott’s Farms. We were very excited to move back to Ohio after being in South Carolina the past 7 years. However the love of the new home has quickly faded. In the month of being here we’ve experienced two major issues with the home and now are questioning the overall quality and safety of the home for our family. The first night in the house we identified we had zero heat in our master bedroom. It took nearly three weeks to resolve and was identified the issue was caused by faulty installation by the electrician who damaged the ducts. This resulted in the floor having to be tore up. Then this week we woke up to no hot water. They believed the unit needed to be replaced which meant we’d be without hot water for over 24 hours due to a lack of urgency to address the problem. When they came to replace it today it would still not work. They then identified it must be an electrical issue. When he arrived the technician identified that due to improper installation the breaker had melted multiple units in the panel nearly resulting in a fire. I’ve attached pictures. Overall, we understand there are things that happen with new homes as this is our third new build home. However these are things which are completely unacceptable and the most recent has resulted in us questioning the safety of the house for the family and if purchasing a Pulte home was the right decision. This experience was excellent and easy from the beginning to the end, construction manager is excellent and answer any question I’m happy with my home Thank you

Overall house is ok. Kitchen cabinets that were upgraded look like they're 10 years old. Quality is ok but finish is terrible. Scratched and look used. House is very noisy. AC hums loudly thru vent in hallway. Dishwasher and washing machine very loud. Had a few issues that were dealt with promptly. Still waiting for a few things to get fixed. Homes are VERY close to each other. Overall satisfied but not wowed by any means. Had a Lennar home prior to this. If I had to do it over I'd probably use lennar for the value vs cost

The language of the sales person changes once you sign the contract, they never give you all the correct information to make informed decision. But the knowledge of sales person was good and helped us make great selections. Construction manger very rigid, he is just for passing information, only time he was responsive was when he wanted a rating of 10. Customer service team responds to issues as per their convenience. The whole home construction experience is designed as per Pulte convenience and not Customer convenience/satisfaction. At the end but the house was good the experience was bad.

We are very pleased to say that Pulte has really exceeded our expectations, great job guys and thank you for the experience you guys are awesome at what you all do.

Has been a Good experience with Pulte

Pulte made the process easy and quick during our home buying process. Mike ensured our home was to top quality and walked us through how they build their houses and what they check for. It was nice to know our home was built by people who took the time and care they would with their own house. I highly recommend Pulte and their craftsmanship.
