Unhappy with the process and home price. The price of the last 5 available homes went down 20K in a week after we signed the contract for our home, which was totally unfair. I was negotiating with Sales Consultant and management to reduce the price of my home for almost a month and i don't understand why they did not consider my request if they have a plan to reduce the price. Also they say we go by contract but they wont follow the contract, only buyer need to follow the contract.

Took 8 months to build which was longer that was told. Cost was high plus interest rate increase made it go up even more. It's a great house and we like it a lot, but it took a lot of sacrifice to purchase.

Marilyn and Shane did a fantastic job. Will definitely pursue another deal with Pulte.

Everyone involved was personal and professional. They were always responsive to questions and/or concerns we had. They kept us informed through the entire process.

I am so happy to have my new home until Christman's Holidays.

The experience of being part of building a new home is good. Everyone involved from pulte were responsive to the questions we had. The timeline of the construction is what we expected. The only issue we faced are the the little (although a lot of) finishing touches to the trim, paint, extra holes in drywall etc.

We would NEVER recommend building with Pulte Homes. They have ruined our first home building experience and caused immense stress and anxiety levels. The quality of the trades that are used on the homes are elementary. Structure and room are solid. There were children painting in some of the homes, hinges were painted and flooring was painted. Our countertop not installed straight and many of the holes cut into the cabinets appeared to be cut with the wrong tool, holes drilled and not measured properly, caulk and paint used to cover up errors. Tiles were cracked in the master shower. Throughout this process, we communicated issues that we saw with the construction manager and upper levels of management, no on ever apologized and they promised quality and to fix the issues to ensure we loved it. We have been there for a month and continue to find areas that aren't painted, tile that is chipped and cabinets are TRASH. Quality does not exist for this company and they will work to cover it all up. They need to work on process improvement, they do NOT deliver a quality product. Homes were started after ours and homeowners moved in before us, priority is not considered with Pulte. You are treated like a number and their homes are over priced. Their "process" does not work. Closing date was pushed several times due to trades not completing their work on time and construction manager not managing the process adequately, which cost us additional funds in interest hikes. I recently had the pleasure of working with Dan Hine the construction Manger and Jennifer the sales Rep. i cant express enough how impressed I am with their outstanding management skills. From start to finish ( Jennifer and Dan) demonstrated an unwavering commitment to excellence, transforming what could have been a daunting process into a seamless and enjoyable experience.

Home buying experience with Pulte was seamless. However there is room for improvement in the area of communication (response time) and workmanship. Based on our interactions with the team we are hopeful workmanship issues will be somewhat resolved during warranty period.

Great experience everyone was so helpful and very friendly. Frank was very good, he was so organized and most helpful. Kay and Chad were great also. Returning calls to answer questions. Thanks so much usually such a stressful experience was made so much better. Just comparing building last time in January 2000 with a different builder.

The buying experience was overall good, sales person was on top of things as well as construction manager as well, who was regularly updating the progress of the completion and handover.

The builder and sales team was very responsive to questions. Really appreciate the timely guidance throughout the process.

Conflicting information received & cost more time to correct later.

We purchased from Pulte in September of 2022 in the Willow Ridge development in Montverde, Florida and were given a target completion date of May to July 2023. We thought it was a bit long as our previous, larger home (nearly 2x the size, with a basement, 2nd floor and built during cold Ohio winter) was built by Ryan Homes in Ohio in less than half that time - but we noticed the timeline wasn't too far off from other builders and Pulte said this was part of building a "Quality home". However, as we would commonly find, they overpromised and under-delivered. We were finally able to close at over 13 months (end of October 2023). First, I'll start with the build. We were not given a pre-construction timeline (which is supposed to be mandatory, but our builder "forgot"), and Pulte waited for over 4 months to start construction. When it started, our builder never responded to questions, status requests nor provided updates - only our sales person did and she'd always say, “everything is on track”. Our builder failed inspections multiple times for electrical, mechanical, pre-dry wall, plumbing and anything else that was checked and many times he failed for the same thing over and over, which led to months of delay since they could not build a home to code minimums (let alone build a quality home). Pulte would also not tell us what they were being failed for and we had to go directly to the township to get the details which generally were poor quality work that didn't meet basic code requirements. We paid for some upgrades (outlets, flooring, etc.) that the builder "missed" and when we pointed it out to him, he went and took credit for finding issues. In April, when we asked to confirm that it was on track for an end of June closing, we were told "all is going well" by the sales person (since construction lead never responded). So we moved forward and sold our house to coincide with that closing. But, despite the email notice of a June 27th closing, we did not close for another 4 month after that. This meant temporary housing and high expense for storage because we had already sold and agreed on closing of our previous home. Pulte said, "Sorry, this doesn't usually happen". One would think after waiting for over a year for a 1 story ranch (no attic or basement) it would be high quality and completely ready, but that would be a wrong assumption. After 13+ months our house was not "finished" when we moved in. When we moved in it was in a state that would not be acceptable from a pre-owned home. There was dirt all over the floor, missing paint spots, paint stains on the counter, irrigation not working, issues with hot water, garbage disposal didn't work, worker trash in the house, paint splatter on the floor (carpet and wood), piles of dirt on our patio, missing sod that wasn't replaced, scratches all over the hardwood floors, cut water lines, problems with electrical wiring (not done correctly), missing grout in showers, dented garage doors, ants in the house, windows that didn't work, etc. Most of this was pointed out in the pre-close walkthrough and wasn't fixed. Even worse is that as I write this, we are over 1 month in and much of this is still not fixed. They did offer to clean the floors but wanted us to cancel our movers and push back our move in date and extend our temporary housing. This couldn't happen because 1) our movers were already on the road from over 1000 miles away 2) our temp housing was set based on the closing date. They did clean the floors around our stuff after moving in, but the carpet should have been replaced and this should have all be done prior to moving in. We were told, "Sorry, this never happens". For financing, the mortgage company would take days to get back to me on any request but when they wanted something it always had to be by the end of the day. They also constantly wanted reassurance that I had the money despite credit score >800 and notification of proceeds of the sale of my previous home. It was clear this was all a financial transaction and they needed assurance on the day before since they hadn’t given an amount. At this point, they said "it has to be a wire transfer and done by today - we should have told you that weeks ago, sorry." Of course, this is with 3.5 hours before banks close and not easy to get that done without an appointment, but after accepted another "sorry". But, when we got to the closing that was scheduled more than a month prior, they were still gathering all their paperwork and asked if we could leave for a bit so they could work on someone else's closing while they got our information sorted. This was followed by getting keys to a house that was in disarray as previously detailed. I'd call it a comedy of errors, but it is not funny when it is the largest investment that you make. Bottom line, stay away from them (at least in FL), don't believe anything they say because they will tell you what they think you want to hear, and look for other builders. I had previously built with Ryan Homes and the experience was infinitely better from start to finish. After a month in the house, I continue to be shocked and appalled at the poor quality done on the house and the number of corners cut. In Ohio, Pulte was known for good work -but I really can't say any stronger to potential buyers to look elsewhere unless you like hearing, "Sorry, that shouldn't have happened/have been that way" with no actions behind hollow words. They do not care for their clients, just that they get paid. We were denied schooling for our kids based on temp housing, no compensation for temp living and months of storage. Poorly build home. The build process was excellent. My construction manager, Alex was a great communicator. Pulte Title was the opposite. They did not return my calls. The mortgage folks were great Gabriel Montoya and Nance Parker.

Slippy work everywhere that needs to be fixed.

From start to the end, we had a very good experience. Pulte home’s design team, architect team especially Eric- good guys to work with, very well focused. Pulte mortgage Ed and Laurie both are very helpful and good people, they know what they are doing. Ed is very kinda in all the manner. Pulte sales- I had a bit of issue with them, I believe one of the girl is not in the right job, she should be in collection business not in home sales.

The overall experience was great. When meeting with the seller we were given an estimate that was $500 lower than the actual payment, but I guess that’s why it’s an estimate. Just thought it would be closer. Other than that the seller was a great person to work with and made the process easy and enjoyable. The project manager was Ed. If you build Pulte in Columbia Station make sure you get Ed and Chuck as your warranty specialist. Those two guys are great. Ed made sure everything was perfect throughout the building process, and was in constant communication with us. Made a couple tweaks for us mid project that we are very thankful for. Chuck is the warranty specialist. Our garbage disposal broke the first time we used it. A contractor had dropped something in their which made it break when we turned it on. Chuck was on top of it and had someone at our house the next morning. 8 days later our garage door broke. Chuck came over and got it closed for us, and again it was repaired the very next morning. Pulte Mortgage is terrible. I dear with 3 loan people and they all stunk. The underwriter, Connor, was great and the only reason we stayed with Pulte Mortgage. The supervisor, Ari, was great because he understood our frustrations and did everything in his power to make it right. Pulte Mortgage loan officers quit often apparently because we had 3 of them in 2 months. The closers were all rude, unprofessional, and obviously didn’t care about working at Pulte Mortgage. Ironically, after speaking with neighbors, they had similar awful experiences with Pulte Mortgage. We love our new home. We love the quality , design, and neighbors. We are really happy with our choice to have a Pulte Home built for our family, and look forward to making many memories. ... More

This was my first home purchased in USA. As a Mexican inmigrant, I had little to no idea how all the process worked, but all the team at Pulte made it so easy and straightforward. I really felt safe in their hands.

Our loan officer, Christina's communication experience was terrible. She only emailed us, or answered incoming questions she never gave us knowledge of the market or programs that might best suit our needs or goals, pre empted any sort of financial goals and I will never refer a buyer to Pulte Mortgage for that alone. When Pulte's appraiser produced what your Regional Manager said "was a lazy" appraisal our Loan Officer delivered that 28k news via email and did not call and explain how funds would then come from us. Your Regional Manager made a call, put in for a recert which was denied. That appraiser should be removed from your rotation after using a 16yr old comparable and ONLY used NMLS homes and 0 of the recent homes sold. Without the Regional lowering the purchase price, we would have walked and been happy to lose our earnest money. Our processor Kelly was wonderful and she too agreed that the communication from our LO was not what anyone as a buyer should experience. We were told by Bobby only 5 homes in the neighborhood were aloud to have balconies, which we learned was a lie after he was promoted and was moved out of the community. We were told our microwave was on backorder for no time frame so we were forced to take an unmatched appliance. I was told it was a happy choice by my building manager without her concern of how I would view this choice. I have never seen more emails in my life. Too many emails and not enough verbal communication is confusing the buyer. Without OUR OWN realtor involved we would have spent 28k extra dollars and went in under water in value. I am grateful to our realtor and Kelly, our processor for their help. I would never encourage a buyer to use a builder mortgage company without appraisal knowledge and the ability to walk away. We went thru 2 onsite community representatives, 2 building managers. When we experienced a problem after moving in Larry was nowhere to be found and no ability to leave a message. ... More

Good communication , quality of workmanship and material is really great!!

Buying a home with Pulte was a bit of a challenge. I think the product is nice and a good value, but they definitely oversell what they provide. For instance, we got the smart home package which on their website claims to include a video doorbell. We only found out this apparently no longer includes that feature weeks before our closing? Even though the website still states the smart home package includes a video doorbell...? Also, our builder Garrison was pretty arrogant and insecure during many occasions. For instance, he assured us the baseboards that were installed 1 week before closing were correct only to find out after our closing all baseboards had to be re-installed because he was actually wrong...? Also, we had a family friend come with us for a pre-drywall walkthrough since my wife and I are not aware of what to look for in these situations only to be told that we COULD NOT bring anyway with us at our final walkthrough. This seems odd since we are paying a lot of money for a house but we can't bring in any counsel to help us keep Garrison and his team accountable and to give us peace of mind? We also know of other homes in our development where there is constantly trash littered within the home, some shotty worksmanship, and even things such as hot plates with ground beef scattered all about the home. Pulte really tries to sell their quality and first class product and service which just did not measure up to reality. However, all in all, the house does look great and after a couple of weeks in, my wife and I are happy so far. So little situations or annoyances aside, we do believe that Garrison and his team did build a nice house that we are looking forward to making our home for years to come. ... More
