Not sure where to begin so I will start from the time we decided to purchase the house. The front office seemed to be playing games with buyers. When we first started to look at this neighborhood they had the bidding process going on and we went on to bid so many times for specific lots even though there were plenty of open lots. Without a solid reason, we couldn't figure out why they wouldn't just open up lots. Seems they were a bit greedy and wanted people to pay more for the land than they actually were worth. Hence we gave up after multiple bids and losses due to outrageous amounts being bid for lots. We also requested to buy a lot at a price to what they might have quoted but never got a number so we gave up overall. We also gave up bidding because we wanted a 3 car garage but kept getting responses that there are none, yet we see few lots which have them now. A year later we circled back to this place because the house prices within the Mundelein area were coming up close to new construction costs. So we decided to pull the trigger and sign on the dotted line. The contract was obviously one-sided and couldn’t make any changes. Earnest money had doubled from the first time we had originally come to the time we signed the contract. Not a big deal but a huge amount considering what other builders were asking in comparison. 2 months after signing the contract, no word from the front office or anyone about the progress of the house. After calling a few times to get a progress update, we found out there was a hold on construction due to incorrect paperwork. Luckily the GM and front office sorted it out without changing our home delivery timeline. We were very appreciative of this but if we hadn’t called to find out the progress then this issue might not have been caught/resolved and construction of the house would not have begun and ended on the time they had given us. A few weeks into the process we had to visit the Pulte center to make our interior selection. This was not a bad experience except the items we wanted to see were not even on displace. The demo center didn’t really have much to see visually hence we had to make decisions from pictures and basically imagination of what it would look like. The generic handout they give you doesn’t really quantify the items we wanted to see. We had to google and visit many places to see them physically to better understand them. Also, the 3-hour time to select all the items for your entire house is not enough especially since this was our first home and we had no idea what would match with what. 5.5 months into construction we meet with the GM for the pre-drywall meeting. He was very informative and helpful in answering questions. One change I would recommend is to have a meeting with the client at some point before the pre-drywall so the client has options to change small items like adding in outlets or fixtures. New buyers will not know what should go where until they see them physically. 7 months or so after we were ready to close on the house and had to go through another ordeal. Since we had opted not to use Pulse Mortgage the closing/title department basically didn’t communicate any items with my lender or my lawyer of the documents until days before my closing. The day before our closing I was babysitting and coordinating touchpoints about paperwork progress between my lender and the title company. On the day of our closing, which is supposed to be a joyous occasion for us, I was dealing with last-minute changes and add-ons from the title company. Basically sucked the joy out of the who process. FINALLY, we moved into the house which is going great except for dealing with somewhat of a shotty craftsmanship. We have made roughly 7-9 service tickets and are still counting, nothing uncommon from what I have been told from other new construction owners outside of this community. The worst part is that these tickets are to be responded to within 24-48 and it has been 2 weeks now and not been a single call from the construction office as to when they might come to fix the issues. I understand they are short-staffed due to people leaving or let-go but all we are asking for is acknowledgement of the ticket and when they might be able to fix it. I am not asking for it to be done right now but give me some time frame at least. Overall the experience had its ups and downs and we are torn on how we would perceive this and if we would consider going through this in the future or recommend it to others. The house looks good and it is beautiful. I just wish they would take the time to finish things right. Some walls are smooth, others aren’t. Minor details are missing here and there and it takes a while for them to get fixed. Were it not for those things, it would be five stars all around. The employees must be overwhelmed. So, either Pulte should slow down and focus on quality, or higher more people.

Once in home we began to see many quality issues that we didn’t notice during our final walk through. Pulte service is responsive to tickets, but if they had better subcontractors there wouldn’t be so many tickets.

After moving, I realized that inside walls don’t have insulation at all. Voices and TV sounds are the echoing in entire home. Even water sound in bathroom is echoing in home. It’s very disturbing.

No issues with Salem bay, great work. Some pieces and workmanship on the house seem to of been rushed and not done properly but slowly getting things corrected

There are sone issues that can’t even be explained. Door trim that is uneven with the wall. Bedroom closet doors that are so big they scrap on clothes abd I have to “hide” behind to get to part of the closet. very poor design.

Experience was good. I am happy with the home.

The person who manage the building here was very nice until I signed his review which he begged me to give him all 10. He told me that after the move in if I need help touch up walls etc because furniture hits the walls etc. and I’ve called him four times and still nothing done. He told me im not going anywhere if you need my help well I haven’t seen him since. Im very disappointed in the situation and so are my neighbors. Im also very disappointed with the HOA taking a long time for my fence request while other homes are not even going through them and just putting their fences up. Everyone delivered great customer service. One of my favorite part was when we did the walk through. They answered my questions and explained the process very well. Good quality materials and beautiful exterior and interior design

Pulte made home buying easy to do, they were great from the start to finish

This has been a horrible experience. We bought the house beginning of August, 2023. The cabinet had to be replaced because of manufacturing defect. They came and replaced it one month after the house is closed. Two months later they still haven’t put in a countertop and fix the plumbing. This was not disclosed before we closed. Terribl, just terrible

Be sure to put everything in black and white when you're negotiating the deal with Pulte. We were promised with small a upgrade by the sales rep but it never happened by closing, no explaination, no responds. Also I recommend hiring a third party home inspector to do a pre walk through inspection, it will save you a lot of time spotting items to repair.

For what we paid for the house, was expecting better finish quality. The lawn is not in great shape, one of the kitchen cabinet doors broke within the first month, the trim work is not neat, the master bath took 3 attempts to get the tile fixed and it is still mediocre, etc.

Excellent engineering and material selection. Great floor plans and upgrade options.

Overall it was a great experience with Pulte Homes!

It has been overall not a great experience. Try do come back to fix. But not my best experience overall

The building experience was very easy and satisfying; the salesman Conor and the foreman John were extremely helpful and courteous with every question asked; any response times needed were very good; we are extremely happy with our homebuying experience.

I really wish I could include pictures. The craftsmanship of my home is embarrassing. Corners are not 90 degrees (I was told this happens in every Pulte home). Front door doesn’t close/latch properly. The ceiling texturing doesn’t do all the way to the wall in some areas. My floors are uneven. None of the molding on the corners are smooth and the wood trim everywhere I looks like I plastered and painted over it. Interior doors are peeling at the top and bottom. So many fixtures are crooked. There is paint all over the floors. Carpets peel up at the corners (I was told this happens in ever Pulte home). My back door is not sealed properly and I can see light coming in therefore cold air and warm are will get in as well. So much caulking is messed up. My curtains move when the windows are closed due to a draft. Three issues I made tickets for have yet to be addressed (master bath temp/pressure, ac issue, and flooring). I don’t have the time to schedule everything. I expected more from Pulte. I had a really positive experience working with Allison on design. Please tell your buyers the slope of the lost when they select a lot. Had I known our backyard would be sloped like this I would have selected another lot. ... More

To many issues for a brand new house

We can’t thank Pulte enough for our beautiful home. Through the hard work of Mike and Fabio, our home was completed perfectly, with every detail considered for! They were always helpful and easy to communicate through the whole process. Thank you guys so much!

Many things stand out as positive. Highest rating goes to how often I was notified of the status of things. What had been completed, what was pending, etc. Employees were always willing to answer questions. If I texted or called they would respond rapidly. A couple of times items I selected had to have substitutes. I was notified quickly and told what my options were. Thanks to everyone I interacted with.
