Buying my home with Pulte Homes has been an outstanding experience. From the first conversation to the final walkthrough, the team showed real professionalism, care, and pride in their work. The quality of the home is exceptional, and the entire process felt organized, transparent, and customer‑focused. Great superintendent, warranty dept,etc. So far. A few issues left but we'll get there

The sales team's responsiveness and accountability were the weakest part of this process. When I raised a concern, the response was essentially that this was 'a quick move-in,' which came across as a way of telling me to just deal with it rather than taking ownership of the issue. That's not the ***** of accountability I'd expect from a company the size of Pulte. I also asked repeatedly for clear documentation confirming that my lot is not in a flood zone, and no one on the sales team was able to give me a straight answer or provide a document attesting to that. For a purchase this size, that's a reasonable thing to expect a clear answer on, not something a buyer should have to keep chasing. On top of this, no one proactively scheduled my final walkthrough — I had to ask for it myself when I realized it wasn't happening, and arrange it myself, and the lack of notice ended up costing me about $1,200 more than normal in travel from Atlanta to St. Cloud. Aaron, who handled the walkthrough itself, was very responsive and helpful and addressed a number of items — painting touch-ups, flooring issues, or the broken blinds at the living room door, and other cosmetic fixes were taken care of. However, when I raised the missing ornament panel at the island and the missing recessed lighting on the dropped/tray ceilings, I was told these were simply not in the specifications for this house. When I asked about the missing shower curtain rod, the salesperson told me it could not be delivered because the house was sold 'as-is.' This shows a real lack of understanding of what customers expect from Pulte. Maybe that response is fine for a small independent contractor, but customers look to a company like Pulte to care about these details when they're making the biggest purchase of their lives. ... My ratings largely reflect my positive experience with Pulte staff rather than the quality of its product. The homebuying experience was relatively smooth overall, and the Pulte staff have been friendly, responsive, and helpful. However, I am disappointed with the quality of workmanship and attention to detail. I understand that no home will be perfect, but there are far too many aspects of my new home that reflect rushed and/or poor workmanship. I have owned several homes over the years and have never encountered this volume of concerns, particularly in a newly constructed home. Several neighbors have independently expressed similar frustrations without any prompting or solicitation from me, and some have experienced issues considerably more serious than my own. While I would readily recommend the individual Pulte staff members I have worked with, unfortunately, based on the quality and workmanship of my home, I cannot recommend Pulte's product. My suggestion to prospective homebuyers is to speak with people who already live in the neighborhood before making a decision. Current homeowners can provide valuable firsthand insight into their experiences and are often one of the best sources of reliable information when making an informed purchasing decision. ... More

I moved into my new build in Menifee less than a month ago. While the initial escrow and moving process were bumpy to say the least , the post-closing workmanship and warranty support have been incredibly frustrating. Within the first few weeks of living here, I have already had to submit over 14 tickets , and only half of them has been serviced and I had to argue back and forth with the customer support to prove that the house was not properly finished and there was indeed issues. ​The most disappointing part of this experience has been the warranty department's complete lack of trust and customer service. One of my one-year-old twin sons stumbled and bumped his head against a drywall outside corner, causing a foot-long ***** crack and separation of the joint compound. In a home less than a month old, the materials should not fail so drastically from a toddler's minor impact. When I submitted the claim, Pulte quickly denied it and explicitly accused me of misrepresenting the damage, claiming it was caused by a heavy object like furniture. They refused to authorize a simple 5-minute courtesy patch, even though their own drywall crew is already scheduled to be at my house for the other repairs. Calling your buyers liars to avoid standing behind your finishing work is unacceptable. ... More

It is your responsibility to stay on top of things during the building process as there is a lack of communication except for the scheduled walk throughs (pre drywall and final walk through) otherwise no response to emails and phone calls. I had to contact them multiple times to schedule home inspection. I am happy with the location and home overall and I am sure the issues could happen with other builders too, as they build these homes so fast. The lack of attention to details has been disappointing (door track full of construction debris and weep holes blocked so water doesn't drain and poured into the house, windows that leaked and the response from Pulte this is normal. Additional lack of detail in grouting and painting (roller marks on ceiling and areas where they totally missed painting on the wall). If you are going to use Pulte make sure you pay attention to everything!!! When they say they will do something (especially at closing) there is always an excuse, response or it doesn't get done. ... Not able to rate our CM, Derek (*****), but he is solely responsible for the 5 stars under responsiveness. When we showed him an issue, he addressed it. However, Pulte needs to hammer its contractors and not pay them when they cut corners and come back and fix things. If you can lock down your buyers with your corporate lawyers you can lock down your contractors the same way and get better results, more happy customers, and probably more profit not having to pay extra fixing mistakes all of the time. Chipped cabinets? White paint on the nozzle and kitchen sink (and spray all over the cabinets) where they cleaned their brushes and what not in a stainless steel kitchen sink? The fact Pulte tried pressuring me to close when I proved beyond any doubt the roof wasn't installed according to manufacture warranty, instead of the lazy punks that cut corners says more than you realize. And I've already had neighbors asking why people were on my roof so much. Hell, I can hear a roofer cluster nailing in the background as I speak. If you had hammered them instead of buyers, you would consistently be getting 4 and 5 star reviews. Instead you get the 2 you deserve. And if it wasn't for Derek, you'd be getting 1. I had issues with Pulte's mortgage and almost backed out of the house twice. They ***** about numbers and messed them up 3 times. The loan processor shared financial documents on a group email without permission and sat on the loan for 5 weeks without moving it forward because she forgot. Since buying the home, ive had issues with the AC unit's compressor going bad and electrical work for the oven being bad that should have been addressed before I bought the house. The AC made a loud noise during the walkthrough and I was told it was fine but that was inaccurate. It wasn't inspected. I've been here a month and I'm still waiting for a new compressor. The oven didn't work and they replaced it but they didn't check the electrical work. The new oven wouldn't heat properly and they told me to contact Whirlpool. Whirlpool sent out an appliance repair company that switched out parts and said it was working. It wasn't. A second repair tech came out and found the electrical issue when I mentioned why it wasn't checked. He found a cut wire in the wall that was exposed. The grout all over the house has holes it in. I found it at walkthrough and was told it would all be fixed. It wasn't. There were issues with the cabinet drawers that weren't fixed from walk through. I'm still waiting on those fixes as well as the grout and AC. I'm not confident at this point that more won't fall apart. ... More

Poor workmanship using the cheapest materials. Terrible customer service from the "care team", major difficulty handling warranty claims and a unresponsive upper management. Pulte has been a nightmare! Absolutely would NEVER recommend someone to purchase a home from this group.

We had an amazing experience buying our new home with Pulte! The entire team was professional, responsive, and genuinely cared about making the process as smooth as possible. The quality of construction is excellent and the attention to detail really shows. From contract to closing, everything was handled with great communication and professionalism. Highly recommend Pulte Homes to anyone looking for a new home!

Respond to issues in a timely manner

So far the experience has been below average. Pulte used below average materials and they couldnt even provide us 1 slab for our kitchen island even though you can buy this item in 1 slab they decided to go the cheap route and use 2 pieces.
