The experience with our salesperson, David was fantastic. Everything else was average or even subpar. At the closing, we only received one working key for our new home. The other 2 keys were uncut. We were told the proper keys would be sent in the mail instantly and over a month later they were not sent out. After contacting them again, they mailed us 2 keys but they did not fit the lock so we ended up buying a new door lock and installing it ourselves. There are also several minor issues in the house that have been brought to the builders attention but not addressed including areas that need to be painted and nails that can be felt on the floor of the carpet. Once the closing was done, the builder stop being responsive. The only exception is David, who has been helpful even when things are not in his area of expertise. ... More

My experience wasn’t horrible but it wasn’t great either for the amount of money spent on the home. I think the construction manager was spread too thin, did not have reliable contractors, seemed to jump from one project to another. Closing dates kept being pushed out and still had some issues that need to be resolved. In all fairness, I did have an in person visit from the Customer Care Manager who submitted a work order for the outstanding items. In conclusion, I believe Pulte can make for a great experience if they could recruit and retain enough top talent.

We worked with Mike Egan as the sales consultant and Damon Schloendorn as the construction manager. Both were extremely helpful and wonderful to work with. We are very pleased with our home and how the experience was.

Very prompt in giving updates. A wonderful experience

Was promised a finished home and threatened with penalty if we didn’t close on time. Closed on time, but home wasn’t finished. Moved in without appliances being in place. Living at residence for a month and house still isn’t graded and is covered in mud. Several things not completed during last clean - basement not cleaned, nails and debris left on roof. Not a great experience.

Workmanship is worst I have seen. Never seen brand new homes with this many issues with my past builders

Good Experience with Pulte Builder and Mortgage

Pulte built us an absolutely wonderful dream home. Our construction manager was the best individual you could ever have for building your home. They took care in every process of the build and communicated very well throughout the process. We love Pulte and they have the best floor plan layouts. Our home was built well ahead of schedule, and they even put the highest SEER rating HVAC units and we can't say enough wonderful things about the home.

I had a change in work location and have to sell the home, I cannot even get what I paid for it on the open market. By the time I pay my Realtor, I'll lose money

Experience overall, they made the entire process easy. Building manager, was so detail oriented and made sure we were 100% satisfied. Great build quality and design.

Just loved it and we are enjoying our new home

I was so happy when I decided to buy a new build. However, this happiness was completely lost when I moved in. Quality of materials used is below even apartment grade. Example, the garbage disposal won’t even break down a piece of fruit. The paint job seems like a 12 y/o did it. A Quarter size dent whole in one of the rooms that was supposed to be fixed while I was doing the closing, is still, 1 month later unfixed. I could go on, but I just want all to know be mindful in the process. Go out to the home sight as much as possible and make sure to pressure the contractors to do their jobs. Pulte made the buying process very easy..

My wife and I made the decision to build with Pulte while being 1000 miles away in PA. EVERY step of the process was easy and the onsite staff during our build experience was exceptional. From Katie our project Manager to the finance group made this decision one we will NEVER regret. I could only have wished that past experiences with home purchasing could have been this easy....

Buying our home from Pulte was seamless. From our initial contact with Dylan our sales rep to the after Customer Care rep Kevin, the service has been phenomenal. There were a few minor issues as your would expect with a new build. Customer care responded immediately and got the issues resolved with no questions asked. I would highly recommend Pulte to anyone and will definitely do business with them in the future if we ever decide to sell our beautiful home!

Buying experience was great! Pulte does a great job of that initial days leading up to buying. The workmanship and home quality on the other hand was quite poor. From a large number of polish and quality issues to installation errors, it's been a journey from one problem to the other. The warranty and support staff do their best to smooth out the kinks, but the initially bad experience still leaves a bad taste. I'd expected much better from Pulte. Personally, I will steer clear of Pulte homes any chance I get in the future. While I still enjoy my home, the initial spell and worries was not something expected of a new home. I've had one prior home with another builder and the overall build and quality was much better in every way. While they also missed some items, it was far lesser and far less significant than what Pulte had left. ... More

We live in an area with many options for builders and we chose Pulte because of the salesman. He will ignore you after you close. He/ Pulte will push you to close before your house is complete, then persuade you that small issues can be fixed later under Warranty. Much of my street share the same complaint about this builder. They will send their mafioso warranty guy who will deny everything but the most obvious repairs needed. Even then, our "project manager" denied flooding around the house is a problem. A surveyor told us the grading is wrong, but when Pulte looks at it, they told us it's not a problem. Our warranty guy stares at doors that don't close, window frames that aren't square or sealed, horrendous stucco and drywall slops that don't look finished, window gaps that let hundreds of bugs in, and he'll say, "That's normal in Florida." Our garage door was opening on its own (due to a neighbor sharing the same signal on their fob), our AC is not working, fire/ smoke alarm goes off in the middle of the night, windows are still missing child safety locks 100 days after closing. These are safety concerns and they'll book repairmen who won't show up or claim we're not home when we are. No one wants to say it, but Pulte bullies their tradesmen and repairmen not to admit what all our "lying eyes" tell us: the house is shockingly sub-par in standards, with the cheapest or recycled parts, and many parts of the home remain unfinished after moving in months ago. Advice: always get an independent building inspector's report BEFORE you close. Get your builder to fix everything BEFORE you pay them in full. They are not trustworthy or prompt once they have your money. ... More

Sellers agent was shady and Didn’t want to negotiate the price even when appraisal came back lower than listing price. One month after closing, ac started acting up. Got dragged around to get service done. This company only hired cheap subcontractor do do the work. They have messed up the ac thermostat wiring during build causing it to overwork the Motor and somehow the construction mananger signed off on it. It is ridiculous. Ac has been running nonstop. It has now been taken care of but it takes long time and the electric bill was really high due to ac thermostat malfunction. Would not recommend a buying from this builder. ... More

This company does not respond to warranty concerns in an appropriate manner if any response at all, does not care about the buyer, does not address buyers concerns, treats you with ultimate disrespect, allows substandard workmanship with the promise of correction without action, picks and chooses who they make allowances for based on personal preference, and while the list could go on and on there is not enough space here. Absolutely the worst experience with a builder we have ever experienced.

Problems with AC, smoke detector, completing things that should have been done before Settlement, inability to access warranty website and no one answers the phone during normal business hours. Omar, Dale, and Jason are great, but I believe many others simply don’t care about doing a good job or even feel like working at all.

I bought a house in Windsor Island Resort and paid in cash. After a little delay in the delivery, I paid for a inspection of the house, to make sure that everything was ok. To my surprise a report of 40 pages long with many things that shouldn't be broken in a new house. After asking Mr.Anand and Mr.Ryan to follow the report and repair the house to the condition that it should be delivered, they promised to do it. But after more than 1 month, the house still has issues and they even told me that it was ready to a reinspection, but it wasn't, and I had to scheduled others inspections of my pocket for a service that should be done the first time. It shows a lack of compromise with the client. If I had delayed the payment the same amount of time that they are delaying the delivery of my house, they wouldn't be happy. ... More
