The loan team was really hard to work with, communication was not good and the platform set for it all was not used as it should, we ended up having to email paperwork twice, three times, four times over and over. The construction coordinator was great is kind and takes his time to explain things, however the finishing of the house had too many details that we taped blue and were not actually always fixed, we still have stuff that weren’t adjusted but he has done great communicating and trying to take care of it.

Its been Difficult for Me from the Beginning to the End and Still having Issues.Ive NEVER DELT WITH SUCH WHAT IS REALLY GOING ON WITH THIS ENTIRE GROUP

Sales, the Construction process, and Customer Care, (The Team) at Waterways Pulte Sutton, Richmond Hill has been exceptional, and only continues to confirm our decision that we bought into a community that cares. Even after we closed they continue to support us with answering questions and providing service to our new home. Building at Waterways was a great decision for us as we begin the next chapter of our lives.

THe home is solid… I do not think the builder should carry the appliances brand of whirlpool. THe appliance are cheap junk and detract from the home. While My home was a spec home already built and furnished with the .appliance It was a negative that almost prevented me from buying thehome

From the initial sales meeting with Elizabet - OUTSTANDING!!! Her sincere desire to make sure we had all we needed to make an informed decision all the way to the close. Very Attentive and approachable. Elizabet truly cares! The walk thru with Lincoln (Project Mgr) = OUTSTANDING!!! Unbelievable attention to detail and Service. WOW! Closing was a breeze!!! They were prepared and on point. ZERO issues. Pulte homes is the Bomb! I will recommend to Pulte to anyone. We are 100% satisfied with the entire experience as well as our new Pulte home.

Mary was very helpful and accommodating when we were decided to buy a condo. She spent a great deal of time w us as we picked out all the materials we wanted.

Must be know a lot about the home buying process before signing a contract.

We had a rude awakening to discover that there is no heating vent in the washroom; never seen a house that didn't have heating in the washroom. We bought this house after looking at a model. Washroom does not have light fixtures above the sink, no mirrors, not enough lighting in the washroom. Doesn't look like what the model looks like. Baseboard does not have half round, you can see the paint marks. Besides, we were not told that we needed to fund the HOA not disclosed upfront. We were forced to buy Owner's title insurance even though we had no mortgage from Pulte and there was no requirement from the State. Your title people were misleading customers, we had submitted all research where it said Owner's Title Insurance was optional. Some of the large windows have only one heating vent. Overall, our experience is very poor with Pulte. They need to let customers know what they were not going to include what model shows. ... More

We had a very positive experience with Pulte from start to finish. The team was professional, communicative, and responsive throughout the entire process. They kept us informed and made sure our questions were answered promptly. Im in the home service business, pulte is one of my favorite home i love to do service, attic is huge lay out is besutiful so i always been my dream on my next house will be a brand new contruction build by pulte so we are so excited to move in thats when i saw quality its not what it used too when i service this pulte home the wall its not plumb its not straight you can really tell, the patch that they repair in the ceiling by the resist light is so obvious the door knob almost all of them is crooked, it's annoying simple stuff like that. The socket plug you can tell all the Butch. They did there's no ceiling. Some of them you can see the edge.big gap, cheap bathroom fixtures for almost a million dollar house it shouldn't feel like that and one of the worse i had was the toilet over flow because they're tile people dump their extra grout in the toilet drain the superintendent name matt denied my repair said because i change the toilet its why they overflow if i keep the original toilet this wouldn't happened the plumbing company saw the grout dry out with his inspection camera and the 3 island light fixture was wobbly due to the electrical fixtures was not secure that superintendent name matt said we dont secure them we only run wire and cap them i mean we option them out because the plan is to install pendant light there his very rude customer service is awful. I purchased my home approximately three months ago, and unfortunately, my experience since closing has been extremely disappointing. The primary issue has been slow response times and a consistent lack of communication. Multiple emails and phone calls regarding concerns have gone unanswered for weeks or required repeated follow-ups before receiving any reply. When responses are provided, they are often delayed and lack clear timelines or next steps. As a new homeowner, especially within the first few months of occupancy, I expected a higher level of customer service and post-purchase support. Buying a home is a significant investment, and timely communication should be a basic standard. At only three months in, it is frustrating to already feel unsupported. The process of getting simple issues addressed has been unnecessarily stressful and far more difficult than it should be. At the time of booking the house everything looks good, they promise everything, but it is a real pain after paying the initial deposit, paperwork to get the loan from pulte mortgage is a real pain, they have no clue what they are asking and how to evaluate, they keep asking documents, they come back after a month again asking same and more documents, at the end they reject loan saying the underwriter is not accepting, in my case they said everything approved after i agreed for 60 % down, i liquidated my invenstments and before the closing date they come and tell me it is rejected from underwriter, what kind of logic is that, when i protest and ask them to compensate for the taxes i have to pay on my liquidated investements, they come back and tell me they will wokr again with underwriter and within a day it gets approved. So that will tell the kind of customer service and the level of knowledge and the processing that happens at pulte, very bad experience. I was happy to walk out if they had given my deposit back, even though they had promised at the time of booking that it will be refunded in extranious circumstances but they said i will loose the deposit even though I was not backing out of the agreement. It was literally a nightmore of 6 months to go thru this, i would never recommend pulte until they openly promise that things have changed and they provide everything in writing. ... More

Worst experience ever! Rudest people I have ever dealt with. Dishonest at every turn. Promotions are a game on numbers and a pure attempt to deceive. Dan is rude and unprofessional. Marci deceived us about short term rentals and never did anything to rectify the situation. Leo is the worst supervisor and used profanities while speaking to me and took no accountability for his incompetence. I will never work with Pulte again. When I reached to complain it was always someone will contact you and no one ever did. Stay away from Pulte Homes.

Our sales agent, Debbie, was really wonderful to work with and helped every step of the way! Kaytee was great to help when Debbie wasn't there and our project manager, Chris, went above and beyond to make sure this villa was move-in ready!

So far, I am excited about my new Pulte home, and overall I feel that my experiences were generally positive. The sales agent, Tamu, in particular was incredible to work with and very helpful. I do have some reservations about aspects of the closing, as it was moved up by a week due to nearing the end of the year, which led to many aspects feeling rushed. This is all the more frustrating due to progressively finding more concerns about the home over the almost 2 months living here, including areas that corners were cut or elements that are not working as intended (or at all). This certainly raises concerns that issues arose in workmanship and quality due to Pulte's rush to close before year's end. Despite this, I remain cautiously optimistic, as the new home warranty should address these concerns. My opinion will be impacted significantly, for good or bad, based on their responsiveness through that process. ... More

Our Pulte home is everything we dreamed it would be. From the very beginning, the entire build process was smooth, well‑organized, and surprisingly stress‑free. The team kept us informed at every stage, and we always felt confident that our home was in good hands. Now that we’ve been living here for a couple of months, we’re even more impressed. A few minor issues came up—as they do with any new build—but each one was addressed quickly, professionally, and without hesitation. Based on our experience, I would highly recommend choosing Pulte for your home build.

The quality of the work done is very poor. The paint on the kitchen cabinets wasn’t done properly, they didn’t fix things properly, and the countertop wasn’t sealed well, resulting in cracks. There are many such issues that should have been fixed before the walk-in, and even after three months, they still haven’t been addressed. This poor workmanship reflects very badly on the quality of the builder.

With the help of an estate agent, the process was smooth with explanations leading into the closing. Being our first home purchase, it was a great experience
