Overall good relatively smooth closing experience, except for interaction and unjustified charge imposed by Pulte sales manager Jeff B and covered up by his immediate superiors. If not for this, experience would have been terrific. Otherwise Pulte homes are well built and various Pulte team members supported our closing in near record time.

LaShay was wonderful. Upon meeting her, she was very easy to talk to and explained everything. Tyler checked on us after we moved in and everything was good except for a few minor issues. I brought those issues up to him and they were scheduled for repair. Repair guys showed up on scheduled date and fixed issues. The longer we live here, the more "imperfections" we see in the small details. You can tell they rush through most of the build, but it's a decent new house.

If you are looking to be fully informed throughout your home buying experience then think twice about Pulte. We were told we could not speak to the construction manager throughout the home build. We were told everything had to go through the sales agent. This was a nightmare. We had asked for sample tiles in the beginning and never received them until a few weeks from closing. The sales agent was pushy when it came down to the down payment and even forced us to wait three days to sign our contract because they had hit their sales number for the month. I must start off by staying my home had over a year worth of delays which significantly changed how much this home will cost me over the life of the loan due to interest rate changes during that time. The required deposit was $60k which made it very hard to back out of the deal. The contracted painters were the worst. My 7 and 10 year old nephews could have done a better job. The painters caused a lot of my repairs needed. I had the wrong colors on the walls, work was so sloppy it required 5 revisions of painting the main walls over. Black stain on my white oak hardwood which cause new floors to be ordered. I still have banisters that need black stain and poly. I have owned my house now a month. I still have paint spray over on my navy cabinets that are needing to be cleaned. I had cabinets replaced due to paint on them. Oh the worst is when the white brick on the front of my home had brown paint splashed on the front as if someone chucked brown paint out the top windows. Took 4 weeks after closing to get bricks replaced. Construction managers Van and later CJ are great communicators and tried their best to do the right thing and keep my meltdowns to a minimum. CJ went above and beyond trying to ensure Pulte reputation stayed in tact. I do not have fiber unground yet, no ability to get any internet so I cannot move in yet due to me working from home. So I am paying for a place I cannot live in yet. My 4floor AC stop working before closing and no one told me. Ben the Warrenty manager talked me off the ledge and really came to the rescue on that. I think a series of an awful lot of small issues that took weeks of followup, crying, meltdowns and time out of my life has me second guessing whatever I might find in the future. I wish the quality of homes Pulte built was better. It isn't terrible but it could definitely be better. They have had issues with subcontractors, getting people to do the work in a timely manner, contractors messing up previously completed work that needs to be redone, etc. We experienced many delays and believe much of it could have been mitigated if we had better CMs. They padded the timeframe they told us to complete our home when we signed yet they still weren't able to meet those timeframes. We would have gone 4 mo past the longest timeframe they had given us if we hadn't gotten a new CM and we pushed hard to get our home completed sooner. They also wouldn't let us upgrade to impact windows yet a few months later they are now giving them away for FREE. It's absolutely ridiculous and we should have gotten impact windows. ... More

Terrible experience, I can't recommend pulte to my enemy. From mortgage lender, salesman, and title company. All with different issues. You guys are not trying at all, you are playing.

Javier was outstanding to work with. Called, texted and emailed us to keep us informed all along the way.

Mandy is such a great overall person! She really cares about your needs and does all she can to meet your expectations. We wish all Pulte workers had the same character and personality as her. Thank you so much Mandy!!!!!!!!

During the construction process the response was impecable, the construction manager answered very fast, and was always available. Now we have the house with AC problems in the two bedrooms of the first level, the response was 5 days later and arrived to the house without notice, and we were not on site, so we lose the opportunity to get it fixed, and still is not repaired. Also the sprinkler system is not working in automatic, even configured, so I have to use it manually by opening the exterior valve. The backyard grass was replaced twice, and the sprinklers are buried, not working properly. ... More

The closing process was a disaster closing was delayed 5 times and I understand things happen and get delayed but my big issue was no one kept updated I would be notified the day before my closing was delayed. The communication was terrible. I was also promised 2 years of no hoa which they couldn’t honor and that was a mess on the day of closing no one knew anything. I was compensated for the one year they couldn’t honor which was nice but that also took a month for them to figure out. The day of closing they scheduled a time then told me I had to come back 2 hours later bc none of the paper work was done. When I closed the proper paper work was not given to me to take home I was not given the gate remotes or the pool key. Things in the home I asked to have fixed were not fixed. Also my garage door opener unit on the was stopped working after 3 weeks of living there. Marilyn, Travis, and Dylan were very helpful trying to figure things out everyone did their best. ... More

As newbies in the home building experience, I gotta say Pulte far exceeded our expectations. With Dana at the helm and helping us get the initial process started, and Sydney with the design, it was evident these professional ladies believed in the product and were very helpful along the way. Experiencing Bob, as the construction manager, was a delight and he was great at getting the job done and fun to work with. I would recommend this community to friends and family because of our experience.

This new house in Marwood is the second one I bought from Pulte Homes. All the stuff here is very personal. Especially sales and property manager. They did great job.

I am very upset at what happened at closing. Up to this point had a great experience with everyone that we had encountered. WE did the walkthrough and labeled A LOT of things with blue tape. Supervisor asked us not to take the survey until he had a chance to fix the things that were tagged. Went to sign paperwork and came back to check on the status of the repairs. Nothing had been worked on but all of the tape was off. Called our realtor and she called the supervisor who told her that he was in the house while repairs were made, and it clearly was not. He also told her that the rest would be done the next day. We got our keys and had a painter lined up so we can paint the colors we wanted and start moving in. Painter refused to work because the quality of what was left was horrible. I was extremely upset so I called the emergency number and spoke to a very nice lady that emailed the supervisor and his boss also about all of the issues. I also sent her many pictures to show her what I was dealing with. Miraculously all of a sudden contractors were brought to the house to complete work that should have been done in the 5 days between the first walkthrough and the signing of the documents. The supervisor reached out to me again and asked me not to take the survey until all repairs were made the correct way. His only concern was the survey, and I was left wondering if that is his concern why didn't the items get taken care of the first time around? ... More

From beginning to now not even completed it is the worst experience and poorest quality home we have ever had

The house was delayed for months. It took 1 year a two months to complete. It sat in framing with mechanicals in for 9 months. Pulte is simply a company relying on its founders good name and reputation. The regional construction executives have no idea that the day to day operations and execution is being completed by unskilled day laborers with one English speaking leader whose idea of excellence in construction is based on their home country’s standards which is mostly sub par. I will not build with Pulte again. The aggravation of waiting so long and finally having a product delivered that you can not sign off on for closing has spoiled the building experience for me. I should mention that I’ve built six homes from the ground up and I’ve never experienced anything like this. I read other people’s reviews and thought they were exaggerating or being over the top. Carl; The finish quality of our Pulte home is above average. In addition the custom home Project Manager Lester Corzo is nothing but outstanding. My wife and I have had 4 homes built the Pulte home overall product says it all. If I ever decide to build another home Pulte would be our choice. I will recommend Pulte to anyone who asks.

We purchased a spec home so we will Half to upgrade appliances as we go, they were the low end KitchenAid. The final closing could’ve been a lot more organized as far as utility hook ups ,trash containers delivered ,code for the gate. All this took time, and I feel it should have taken place at the time of closing and receiving your keys. Steve. and Jose, the two foreman communicated well with us.They’re very best to get the punchlist taken care of before Taking possession. Some items did not get done due to parts availability, etc., it will be taken care through the warranty department. I feel that for the price Of the home the quality of appliances and fixtures would’ve been a better Quality. ... More

I can't say enough good things about the sales and building experience. It was seamless from beginning to end and I can't recommend them enough!

From start to close the home buying experience was hassle free. Up to the negotiating process to the receiving of the keys Mary at Tolvana made the experience effortless. After moving in, Chad was extremely responsive with any any and all questions I had regarding my new home. I would highly recommend Pulte without hesitation to all my friends and family. T.G.

The quality of work is poor. I have been waiting for a month the get cabinets doors replaced that were miss drilled when the handles were installed and they tried to fill the holes with caulk. One pantry door also broke the first day we moved in and we are still waiting on the to be replaced as well. We also had to have our main sewer line replaced due to a brick being dropped into it. The quality of work from the trades is poor at best.
