We purchased a new home, that sat empty for a year. Several buyers went under contract and then lost their financing. This was a fast move for our family and sadly I didn't go through the house with a strong discerning eye. This house is a thousand cuts, so to speak. Window portals are not even (one window portal in the drywall is about six inches lower than another. Many are not even level. Flooring is separating, siding is loose, no hardware on any drawer or cabinet, paperwork wasn't filed properly to trigger the city to deliver garbage cans (been seven weeks and we have to take our garbage to the construction dumpsters a few blocks away) no refrigerator, property line is now in question (from the builder I might add) and they think the foundation was poured in the wrong spot, the hot water in the house reeks of bleach and we seem to be the only house on our street with the problem, no radon mitigation and the house failed miserably during the test, leading to a credit issued to us by the builder that covered 1/3 of the actual cost to have the mitigation installed. The warranty manager informed us that Pulte fired the original builders and construction managers, that he and his counter-part came in toward the end of Phase 1 of the development. Put in service requests and it's been days and they are "still working to send someone out." The list goes on and we are doing what you have to do to get solutions - which shouldn't be this difficult, especially when you spend over $600,000 on a house. Bottom line - I do not recommend Pulte as a builder, anywhere. We built a brand new home in 2019 with Lennar and the house came with hardware on cabinets, a refrigerator, window blinds that were of a good quality, etc. This house with Pulte, honestly, does not make us feel good that we spent so much money on clearly a troubled project. ... Pulte team is very responsive right from sales, construction and support after closing

I had very good experience buying my first home from Pulte. The team itself is very understanding and very responsive. Andre has been great in getting a very good deal and always understanding and responsive to any questions or concerns I had. John mainly has been excellent in getting the house ready in time and responding to any questions I have or issues I see while construction

Warping door. Chipping paint. Rusting kitchen sink. Dead sod. Squeaky doors. To name a few. Won’t buy from them again.

This was our first new home build and it was a great experience!

This was our second time building with Pulte. The first time was seemless. This time it was a nightmare. Numerous lies were told by our first sales person, which led to multiple delays in our process. I always recommend Pulte to potential home builders, but now I definitely do not recommend Pulte.

I was in FL during construction but Bob was great in keeping me informed about the process, and helpful throughout.

From the first appointment with the sales team to the final walk-through with the project manager, this experience has been great! The team kept me informed of weekly progress and answered questions along the way. It is so exciting to see the finished product, my beautiful home in a wonderful neighborhood! I love it!

Currently all good, not find any issue

Had a good customer experience overall. Very disappointed with the quality of my home. You can tell things were done rushed with no care how it would turn out. Painting throughout the house was horrible. Hard to believe that was done professionally. There were a lot of scratches on everything (appliances, countertops, floors, tubs, walls, baseboards, cabinets).

Good quality material but no ownership of project manager or there bosses all they want is close house and show number’s. Hope they fix this soon.

We had a really positive experience. Donnie and Dana made it easy and were responsive even thru the hurricane months.

Lashay who was very helpful with the move in and sales. Once we moved in, our experience went completely downhill. Our project manager, Tyler, was not helpful and not willing to fix things that were found even the first week of moving in. We bought this home sight unseen all the way from San Diego and were hoping for a much better experience.

I have confidence and a great experience with Pulte Team.

Home is in good shape so far with only a few issues identified. Service Manager responds to service requests quickly. Construction manager was able to answer all questions during building process. Sales manager was not responding to emails and phone calls sent during home construction and was not very helpful. Overall we love the home plan we have selected and plan to utilize most of the space.

Great prep in preparing unit for closing. All closing contacts excellent.

Great experience with sales agent and construction manager. They really care for customers. Thanks Pulte. Other hand, Pulte mortgage needs to improve their customer service.

I have not lived full time in the unit, but everything seems fine. One issue with a ceiling light box for a light. No power to box. Hopefully it will ge resolved

Addressed concerns during buying process quickly. Cam and Jeb were very responsive and helpful.

The quality of workmanship and materials was surprisingly spotty especially at this price level. However, the responsiveness to correct errors has been encouraging and merits a higher rating. Trustworthiness could achieve the highest rating if all issues are satisfactorily resolved.

They are truly a one stop shop for the home buying experience. Everything was done in a professional and timely manner. Could not have asked for a better experience. Keep up the good work!

The buying process started out as expected, with our home estimated to be delivered in 7-9 months. The construction manager (CM) and sales team kept reinforcing that timeline until about the beginning of month 8. The home was finally delivered after 15 months due to our escalation after the moved the date monthly every month with hardly anything getting accomplished until February 2023 when we had enough of kicking the delivery one more month each and every month and had to escalate to the division president. At that point the management team said they needed a few more weeks beyond what they promised so "we won't leave you with a big punch list of items to fix or complete after closing." Included in that was a five-figure cash payment back to us for out of pocket expenses resulting from the repeated fictional timelines given to use from month 11-15. Pulte had the home "completed" by their own definition, and final inspection done two weeks before close. Instead of the builder fixing the defective tile backsplash that was known 5 weeks prior to close, they left that for us to manage. That tile team damaged 23 cabinet fronts in the process (which we are still awaiting Pulte to replace 11.5 weeks later). The tile team also incompetently installed the two shower upgrades causing water to pour out into the bathroom floor rather than back into the shower. The Pulte Quality Review team seems to have either missed all of this in their review, or the CM chose to ignore it. Regardless, no one from Pulte seemed aware that the showers were not usable and just lets the tile team do whatever with overseeing them. Through the 9 weeks of waiting until both were restored after unexplained delays, we have heard from the tile vendor and the glass surround vendor that this problem is persistent in the Oak Tree development and well known to management...yet they just left the mess for the customer to oversee after closing on the home. We are still waiting for the defects in the sliding doors to be addressed and as 11 weeks, they have no appointment made for that to happen. We had 3 bushes dead and noted before close and those have not yet been replaced, 12 weeks and counting. Slow to deliver, slow to service through the warranty process later even with constant follow ups. Pulte just really doesn't care about much except getting new sales. They work quickly on spec homes that aren't sold, but delay service to the home once it is closed. We've been successful stirring four potential buyers away from Oak Tree and are happy to share our opinion and experience with anyone who wants to hear it. The homes look beautiful, hopefully the quality is better in other areas than the vendors discussed above, but it doesn't seem that Pulte contracts with very competent vendors (Pulte would blame the delays in the delivery process on vendors not doing work that can pass inspection) so we'll see how the structure and mechanical hold up over time. Hopefully the city forcing Pulte to address defects through the inspection process have made this a quality home. I would not recommend doing business with Pulte to anyone. While we were partially compensated for out of pocket expenses caused by the constant delays and poor communication of the real timeline, the frustration they caused during the pre-delivery, delays and then making you wait months for problems identified post-closing to be addressed makes the new home process a nightmare and not worth it. I'll note that our replacement sales team member, P, who serviced our contract in the two months prior to close, was the only person at the company who did not spin the situation or make excuses that it is a vendor fault, the city's fault or anyone's fault but Pulte as the rest of the teams we've interacted with do. ...
