Good quality material but no ownership of project manager or there bosses all they want is close house and show number’s. Hope they fix this soon.

We had a really positive experience. Donnie and Dana made it easy and were responsive even thru the hurricane months.

Lashay who was very helpful with the move in and sales. Once we moved in, our experience went completely downhill. Our project manager, Tyler, was not helpful and not willing to fix things that were found even the first week of moving in. We bought this home sight unseen all the way from San Diego and were hoping for a much better experience.

I have confidence and a great experience with Pulte Team.

Home is in good shape so far with only a few issues identified. Service Manager responds to service requests quickly. Construction manager was able to answer all questions during building process. Sales manager was not responding to emails and phone calls sent during home construction and was not very helpful. Overall we love the home plan we have selected and plan to utilize most of the space.

Great prep in preparing unit for closing. All closing contacts excellent.

Great experience with sales agent and construction manager. They really care for customers. Thanks Pulte. Other hand, Pulte mortgage needs to improve their customer service.

I have not lived full time in the unit, but everything seems fine. One issue with a ceiling light box for a light. No power to box. Hopefully it will ge resolved

Addressed concerns during buying process quickly. Cam and Jeb were very responsive and helpful.

The quality of workmanship and materials was surprisingly spotty especially at this price level. However, the responsiveness to correct errors has been encouraging and merits a higher rating. Trustworthiness could achieve the highest rating if all issues are satisfactorily resolved.

They are truly a one stop shop for the home buying experience. Everything was done in a professional and timely manner. Could not have asked for a better experience. Keep up the good work!

The buying process started out as expected, with our home estimated to be delivered in 7-9 months. The construction manager (CM) and sales team kept reinforcing that timeline until about the beginning of month 8. The home was finally delivered after 15 months due to our escalation after the moved the date monthly every month with hardly anything getting accomplished until February 2023 when we had enough of kicking the delivery one more month each and every month and had to escalate to the division president. At that point the management team said they needed a few more weeks beyond what they promised so "we won't leave you with a big punch list of items to fix or complete after closing." Included in that was a five-figure cash payment back to us for out of pocket expenses resulting from the repeated fictional timelines given to use from month 11-15. Pulte had the home "completed" by their own definition, and final inspection done two weeks before close. Instead of the builder fixing the defective tile backsplash that was known 5 weeks prior to close, they left that for us to manage. That tile team damaged 23 cabinet fronts in the process (which we are still awaiting Pulte to replace 11.5 weeks later). The tile team also incompetently installed the two shower upgrades causing water to pour out into the bathroom floor rather than back into the shower. The Pulte Quality Review team seems to have either missed all of this in their review, or the CM chose to ignore it. Regardless, no one from Pulte seemed aware that the showers were not usable and just lets the tile team do whatever with overseeing them. Through the 9 weeks of waiting until both were restored after unexplained delays, we have heard from the tile vendor and the glass surround vendor that this problem is persistent in the Oak Tree development and well known to management...yet they just left the mess for the customer to oversee after closing on the home. We are still waiting for the defects in the sliding doors to be addressed and as 11 weeks, they have no appointment made for that to happen. We had 3 bushes dead and noted before close and those have not yet been replaced, 12 weeks and counting. Slow to deliver, slow to service through the warranty process later even with constant follow ups. Pulte just really doesn't care about much except getting new sales. They work quickly on spec homes that aren't sold, but delay service to the home once it is closed. We've been successful stirring four potential buyers away from Oak Tree and are happy to share our opinion and experience with anyone who wants to hear it. The homes look beautiful, hopefully the quality is better in other areas than the vendors discussed above, but it doesn't seem that Pulte contracts with very competent vendors (Pulte would blame the delays in the delivery process on vendors not doing work that can pass inspection) so we'll see how the structure and mechanical hold up over time. Hopefully the city forcing Pulte to address defects through the inspection process have made this a quality home. I would not recommend doing business with Pulte to anyone. While we were partially compensated for out of pocket expenses caused by the constant delays and poor communication of the real timeline, the frustration they caused during the pre-delivery, delays and then making you wait months for problems identified post-closing to be addressed makes the new home process a nightmare and not worth it. I'll note that our replacement sales team member, P, who serviced our contract in the two months prior to close, was the only person at the company who did not spin the situation or make excuses that it is a vendor fault, the city's fault or anyone's fault but Pulte as the rest of the teams we've interacted with do. ... We moved in 2 months ago and still do not have a sidewalk, back stoop, driveway, final grading or sod. Pulte was in a hurray to get us closed in March but not to complete their outside work except where required to get an occupancy permit for later closings. The Pulte personnel we deal with are helpful but I think their hands are tied by the ridged policies of Pulte. As to quality of workmanship, I don't think they do a better job than any other builder. A buyer has to pay a lot for extras just to get good, but not great, quality finishes. $1,313 for a basic laundry tub. $1,330 for a couple cabinets in the laundry room. $183 for a single ceiling light and another $120 for the switch to turn it on! Bathroom faucets spill water on the back of the sink. The upgraded paint they use rubs off easily. Drywall imperfections are obvious. Garage is dry walled and taped but not mudded or painted. Front stoop roughly finished and loaded with stains. Trim around front door roughly finished. Perhaps this is to be expected for any new construction, but it doesn't make a buyer of a half million dollar house feel special. We have a generally well built home but I would not say it is exceptionally good quality. If possible for a buyer, he or she would be better off using an outside contractor for painting and closet cabinetry. Finally, Pulte continues its nickel and diming at closing by requiring the buyer to reimburse it for transfer taxes that are by law customarily a seller's obligation. ... More

The reason for the frustration and disappointment is because the final product was not worth the price charged. If the cost of the house was $100K less this experience would have been great, as we would have had lower expectations. For the price paid our expectations of quality of workmanship and quality of materials was much higher than what was delivered. The Pulte staff were pleasant, easy to work with and overall good with communication. However despite multiple attempts to bring back contractors over and over again to correct many workmanship issues in the build process it's still sloppy (careless, lazy, poor quality) work and we feel that they failed to deliver a quality home for the price paid. So happy about our new home and how beautiful it is.

The whole process was so smooth!

From initial discussions with sell persons until closing all went relatively smoothly. We were kept informed as house was being build and we received plenty of pictures. We have not moved in as yet so I can not say much more.

Key to our satisfaction can be attributed to the current Construction Supervisor Jerry Little. With 25 years of home building experience and special relationships with his subcontractors Jerry delivered a home with above average build quality and two months ahead of promised delivery date. His follow-up and communication were awesome.

To be honest, I exected more issuses to come up with our new home. I'm happy to say only minor things have happended so far. All of which, were handled swiftly. Nothing man made is perfect, but should be repaired without issue and we have found that with our new Pulte Home.

The two weeks leading up to closing and now the weeks following closing have not been good. Communication has lacked, follow through has been non existent. Punch list items from final walk through are still not done and we’ve been in the new how over a month now.

We recently bought a home in north cove by Pulte, it was a nice experience since booking, they are on schedule till pre-walk, but could have been better. Our first construction manager used to send videos of the weekly progress so that was very nice, but it didn’t happen after construction manager changed. We were invited for a pre-walk very early (before actually 99% complete), when we started with private inspection it was 70% completed and when we came it was 85% complete, so we had to postpone closing couple of times due to pending items.

The most important things like roof, structure, foundation appear to be just fine. I just think fit and finish on cosmetic things lack true craftsmanship and attention to detail for what I would consider luxury homes at this price point. Pulte “sells” their internal QC program and it was nonexistent on the interior finishes phase of the house. I purchased a Pulte home in a different state over 10 years ago for a third of the price and I was much more impressed. This go-around was definitely disappointing. Home buying options in Santa Fe are limited and I would not say don’t consider Pulte, just be ready to put in a bunch of requests into their warranty department. The mortgage and insurance and closing process I would give them an A+. I think it boils down to the limited amount of skilled labor available. They are decent folks with limited resources. ... More

I was very pleased with our sales and project managers’ communication throughout the process. They were responsive and quick to help with any question or issue that came up. They also kept us in the loop if there were any milestones or changes. Loved working with them!
