From the start of our home buying experience, we had nothing but problems with Pulte! We were told initially that it would take 8-10 months to build our new house and needed up taking almost 13. At one point, our house sat as a wooden frame for almost 5 months without being touched while other houses around us went up. Our homesite was left unattended to the point where people started stealing our build materials so new stuff had to be ordered and that took even longer! At one point we had 4-5 inches of water standing in the second floor of the house because they refused to put the roof on the house because “it’s not the right one line to install the roof”. If we hadn’t put so much money down for earnest money and upgrades, we would have walked away a long time ago. Now we are in the house for about 2 months and we are still fighting to have things fixed or done correctly. There is no pride in workmanship and their “word” isn’t worth anything. Quality of work was very solid. Communication, not so much. We had 3 different construction managers. The last one was excellent, but prior to that, unless we asked what was going on, we got very little communication.

Overall good Mortgage rates higher than market rate

Loan department is horrible! Had to go with my own lender because pulte never responded! Almost lost all of my deposit thank god i didnt, and they didnt want to give me closing incentives because i didnt use their lender! How if they never reponded at all.

Sales agent says one thing to one person and something else to another. Working with the mortgage company was one of the worst experiences of our lives. Title and insurance companies were easy to deal with. Project managers must be over worked because nothing seems to get done in a timely manner- we moved in over a month ago and our door doesn’t lock- still waiting for someone to come and fix it- have to go back to our home in the north soon so will probably have to fix it ourselves. Also light switch cutouts are carelessly done leaving gaps around plates-don’t expect them to fix this. Any repairs noted on walk through still have not been done. ... More

From what I was able to observe during construction, I would say that the home seems solidly built. However, the finish work leaves something to be desired. This could be due to the skill level and level of pride-of-workmanship of the subs used at our particular location. Some fixtures and materials could have been of a better quality. Also, there has been some damage to siding and concrete by subcontractors doing their work. Due to seasonal/weather conditions, we are not finished with yard and landscaping, so we will have to wait and see how that turns out going forward. Our Pulte personnel have been great to work with; from our sales agent to our loan agents and title agents to our construction manager, all were/are excellent. As for value for price; well obviously the home is overpriced for what you get but that is due to the local market conditions. ... More

Very comperhensive overview of the building process from Nancy, the sales representative to Evan, the buiilding superintendent. Both individuals kept us informed during the entire process. Both Nancy and Evan are very knowledgeable of the home buying and building process.

The builder communicated well with emails updating me throughout the process. They continue too also with a few escrow items that are needed.

Beautiful modern home in the most peaceful area! Pulte builds are customized to your taste, but you really can't make a wrong decision as every color scheme and design are flawless!

I recommend Pulte homes 100 percent. They are great and the staff are incredible. I am so happy moving into my new home and the sub-division. I love my home.

We lived in Illinois and loved Florida. We found a development that Pulte was building in South West Florida. The process took place in the middle of Covid and Supply Chain issues. Everyone on the Pulte team were all professionals. Throughout the process from the initial signing, design center, construction process, closing and post warranty work the Pulte team kept us updated on the progress and kept us informed. At closing the house was thoroughly cleaned and the construction manager had the majority of items completed from the punch list items before our walkthrough. We moved into a Catalina. We are still waiting for punch repairs. Finish work is not great. Cabinets are already slitting. Too many items still being found to list. Wall finishes are thin and scrape off with cleaning. Main issues: paint, tile, cabinets, pavers, garage flash installed backward, defective hot water heater. Etc.

Everyone that we worked with have been outstanding

Our construction manager, Evan, was really good and went above and beyond. In comparison to our other new builds - everything else regarding the Pulte experience has been average to below average. There is not much of a follow up after you get the keys. The sales agent completely disappears (at least ours did). And lastly, make sure to get all issues with the home resolved before moving in because it can possibly take months to get things fixed under the warranty.

Pulte was wonderful in the home buying experience! All the sales consultants and construction managers were very helpful and knowledgeable.

Just bought it, the house looks very modern and the basic furnishing inside is very comfortable. Community environmental protection and staff are also very good.

This is my first home and other than the time it took from start to finish, the experience was great. Edgar and Michelle were great. I love my new home.

The overall experience is poor. Your sales person lies (found the proof now fyi) just to get the sale and doesn't care about the person, the initial approach was with a demeaner towards me and the overall process is full of hidden fees you're not told of until the very last minute. Closing was attempted while the driveway was being poured, literally walking into the house through boards. VERY poor taste. Craftmenship is honestly shameful, it's noticable every single cheap item was selected and the amount of error and lack of attention to detail is noticed as you walk through the house and start living. We received exceptional service from Pulte from start to finish, and beyond. There were no gimmicks in the initial contract phase, choosing our building plan and options/upgrades was a breeze, and we were kept apprised weekly of the build process. The service and contact far exceeded our expectations. The fit and finish of the build is very nice, and Pulte staff was readily available from the final walk-through and closing. We not only feel we chose an amazing builder but we also made some new friends at the company along the way, which is a nice bonus!

We have owned several homes, in different states, and this was the easiest buying experience we have ever had. People were open, helpful and I really felt they wanted us to know exactly what we were buying. Taking us on tours of the house while under construction and explaining how the home was constructed was simply wonderful. Great experience with Pulte.
