I had a very bad experience during my loan approval process; a lot of miscommunication in between the teams involved that eventually affected my approval timeline; the process created a lot of stress for me and my family to the point of almost break the deal (even losing money doing so). At the end I got the approval and the house. We love the house, seems to be a little be high on cost compared with current market, since homes are being sold in the same area (pre-owned) 15-20% below the price we paid.

We felt quite rushed and it seemed to be all on Pulte's terms. With the 3% discount, we thought we were leaving $1200 on the table which we asked if it could be applied to the price and they said no, then when it came to signing documents it ended up being $3600 left on the table which no one communicated to me and it was too late to redo without facing delays and penalties. Then we asked to have carpets cleaned and the Construction Mgr said he would have whole house steam cleaned and tried to say it was but it was not. We had some issues with leaking sprinkler system, Hvac and a screen window that required maintenance. ... More

I want to first recognize Jeff, the Construction Manager, for the great job he did throughout the process. Jeff consistently kept me updated on the progress of construction and truly went above and beyond to ensure the project was completed on time. Because of his efforts, I was able to move out of my apartment and into my new home on the day of closing. His professionalism, communication, and dedication were excellent. Unfortunately, my concerns are more with Pulte as a company and some aspects of the construction quality and homeowner experience. Some of the layouts and materials used feel very basic for the price point. There were also several issues after move-in: Incorrect information was provided regarding trash and recycling. I could not connect to internet service when I moved in, which prevented me from working remotely. Spectrum had no answers and referred me to the HOA, where the response I received was very rude and unhelpful. The construction quality in certain areas has been disappointing. The window screens do not fully seal all four corners, allowing bugs and flies to easily enter the home. The sliding lanai door does not have a screen, and bugs constantly come into the house. I wake up almost every morning to dozens of dead bugs inside that I have to clean up daily. Another major issue is that my unit’s water meter was apparently being used for community irrigation without this ever being disclosed to me before closing or before I was instructed to place the meter in my name. I only discovered this after receiving my water bill and contacting the city myself to investigate. Homeowners should not have to discover issues like this on their own or front costs for irrigation and then wait for reimbursement.( this issue is still not resolved) Overall, while I appreciate Jeff’s efforts and professionalism, I believe Pulte needs to improve communication, construction quality, and the overall homeowner support experience after closing. ... Overall experience was very good

Joe in sales and Andrew the superintendent were great in all respects! We were somewhat dissatisfied with warranty issues. Our issues should never have been.

Great sales and construction team. Settlement team not very responsive to questions from my title company. Also they insisted we go to Trevose while others settled remotely.

We do like our home, but since we closed March 9, 2026, the response to finish the outside of our home, driveway, grading the yard, landscaping, etc has been very lacking. We watch the speck homes around us and even the recently closed homes have a driveway before us is very upsetting. Pulte seems to think we are not important since they already have our money. There have been water problems due to things not being done, like water and mud coming into our garage, not being able to get to our cars on the curb because our driveway area was blocked by a pile of rocks and the ground was so muddy you couldn't walk on it. The construction manager and sales team were non responsive until we complained to customer care, and then a day went by being stranded in our home before something was said. ( Which by the way some workers kindly created a walking ramp for us )This was very upsetting. While over all, we are pleased with our home, we are anxious to have it finished in a timely matter. It’s hard to get a hold of the customer service team after the closing. The quality of workmanship could be better especially painting and staining of stairs.

Pulte is a fine builder and were great to work with during the build process. They were extremely transparent and communicative. Once we closed, that transparency stopped and trustworthiness declined. We were told we won’t have a driveway for a while because the weather in Ohio in April. It made sense until the unoccupied homes down the street that were quick move ins got driveways poured. We called Pulte and they told us the city won’t let them sell homes unless there is a permanent driveway which for us wasn’t the case because we built our house during the winter. We called the city, it was a lie. We’ve had other issues too with poor responsiveness, leaking sink for 3 weeks now and a A/C condenser that wasn’t plugged in. ... More

Joe our salesman was very responsive to any questions or inquiries. And Jared our construction manager was on top of any questions or concerns that we had.

We experienced a five stars departments and zero stars departments. After 2 months living in our new home I would suggest to pay more attention at the details inside the homes. Several works would have been made better.

I’m very happy with my current home from Pulte Homes. This is actually the second home I’ve purchased from Pulte Homes in the last 8 years, which says a lot about my overall satisfaction with the quality of their homes and communities. The construction quality, floor plans, and overall customer experience have all been positive for me. I’m also a Realtor, and I regularly recommend and sell Pulte Homes to my friends and clients because I genuinely believe in the product and the value they offer. That said, I do think their mortgage department needs improvement. The process could be more efficient, with better communication and smoother coordination throughout closing. While the overall home-buying experience was good, the mortgage side was definitely the most frustrating part. The sales person Carlos Sánchez is AMAZING!!! The construction manager Lorenzo is great!!! PULTE mortgage always a DESASTER! Deal breakers! I am a home buyer in your community and realtor of 4 potential qualified buyers that just one closed. PULTE Mortgage is a deal breaker!! Must go out of business. PULTE Title was good.

Loved working with the salesperson Justin and construction manager Omar. They were both very attentive to my concerns and responsive to all issues. They made the process as easy as possible and helped in building a new home as smooth as possible.

We had a wonderful experience building our home with PulteGroup. The team was very responsive throughout the process and always willing to address questions or concerns quickly. Hampton was great to work with and was professional, helpful, and attentive throughout the process. We truly appreciate the communication and attention to detail, and we are very happy with our new home.

I want to give a shout out to the Andrews in the team (sales and construction agents) , Crystal and Brian. I had such a wonderful experience with these Individuals. They truly cared for me during the whole process. This was an emotional and difficult time for me and they helped me so much every step of the way.

Aspen Ridge will be a nice community with a great location and access to various amenities. This is my second time building with Pulte and they have their processes nailed down.

Poor workmanship in a lot of areas. Attention to details is lacking. Arrogant construction managers with lacking knowledge.

The Pulte team was very transparent and communicated the building schedule as it progressed. Questions were answered in a timely manner. Highest ratings for communication, design, and quality workmanship.

Great experience with sale person

Buying my first home with Pulte was a great experience. All my questions were answered and concerns addressed in a timely way. Communication with Brigit and Bryan made sure the process went smoothly. All inspectors were impressed with quality of home. My townhouse is the perfect place for me!

Easy, exciting, and well worth every penny!

From the beginning to end it was well organized. Everything was explained in detail. Love the quality of the house and the neighborhood. This is my 3rd house and this it is the best experience.
