Very poor experience from soup to nuts

After living here for a month, I realized the material used to build my unit is very cheap and low quality. The flooring carpet specially is really bad installed. Doors are low quality. No very happy with the unit in overall. I have submitted 4 service tickets so far in less than a month. I know that this unit will need a lot of work after a few years which it shouldnt be since it's a new brand construction.

From the very beginning the Pulte Group and staff have gone the extra mile to identify and meet our needs. Their responsiveness has been exceptional and the overall process painless.

From buying to construction and finished product staff and construction workers were polite and informative

Overall, we are extremely happy with our house. However, there have definitely been issues. I won't go into all the detail but we've had small issues with flooring, caulking, a bad smoke detector, a cracked doorknob, a damaged window frame, etc. - you get the idea. In short, I would say that Pulte cares enough that they are willing to fix issues (even though some issues are requiring me to be more persistent) but not enough that they just did it the right way. There was even a snarking email in response to the cracked doorknob calling us out for not calling it out during our walkthrough. Sorry, this is our first time building a house, but not theirs. If we build another house in the future, we will be ridiculously thorough during the walkthrough instead of trusting blindly. I recommend any buyer be that. Pulte’s contract is one sided, entitling them legally to do whatever they want. They can change your home, lot, site plan, closing date, etc. at will and you can’t do anything about it. They won’t even provide a discount when the changes impact the value of your home. We waited 11 months for our unit which they actually built in a hurry in 6 months. Their quality standards are low and they refer to these as Pulte’s standards”. At the final inspection, 2-5 days prior to closing, they will show you your home dirty with cracks on walls, incomplete paint on walls, extra drilled holes on walls due to incorrect placement of closet wire shelves, paint spots on fixtures and floors, scratched and dirty kitchen cabinets, dirty carpet, etc. You mark every issue you can find in just 2 hours and they tell you they will fix it all before your closing in 2-5 days. Then you find your home, after closing, in a similar shape as when you inspected it a few days earlier. The manager that handles the last part of their process is incompetent. He lacks expertise and customer service skills. He is disrespectful, non-trustworthy and incapable of apologizing. We never received information on how things work in the home, which he was supposed to provide us with. He simply he gave us 2 pamphlets to read. If you complain or request to speak with their management, they make it impossible. Furthermore, if you get to speak with their management, they will side with their incompetent staff and even lie to you. In summary, we did not find a Pulte representative during our buying process that was trustworthy, beginning with the sales person, through their construction managers and their management. Just a couple of months in the home, we are still cleaning, we are finding more cracks surfacing on the walls and poor quality issues. ... More

Extremely knowledgeable, efficient. Complicated process made easy!

The process went smoothly for the most part, and communication was generally clear and professional. Any questions or concerns we had were addressed, though there were a few moments where timelines or follow-up could have been a bit quicker or more detailed. Our concern moving forward is how well Pulte stands behind its warranty as a few neighbors have had issues with workmanship. Sales team was slick and glossed over some details we didn’t expect. A little more forthcoming would have been nicer. Pulte is building so much in our area that they probably can’t find enough quality staff. the best experience with Nathan the construction manager

Great experience throughout the entire process… April was amazing, Maureen was incredible and it was great working with Anthony.

We purchased a quick move-in home that required many small repairs, particularly regarding the quality of the finishing work. Several final touches were poorly done, especially the paintwork, and almost all doors were damaged at the bottom, likely due to improper handling when they were removed for painting. During our walkthrough with the builder, we pointed out all the issues we noticed. However, we were told that since the house had already been approved by the county, these corrections were not mandatory, although they would try their best to address them. This gave us the impression that there is no real quality control guarantee for the final delivery. We also left the home available to the builder for more than 20 days between signing and moving in, yet many issues remained unresolved. It was frustrating to see such limited attention to quality from Pulte. Like the Master Bedroom shower ceiling was left with drywall fixes, with no paint. The flooring was damaged by the crew that changed the broken countertop stone, one of the items from our walk. After moving in, the crew from the warranty department came to address some of the issues, but communication and coordination seemed poor. For example, a contractor came to do paint touch-ups but was unaware that sanding and repairing the door bases was also supposed to be addressed by the manager, as from our previous call. Another contractor replaced a damaged garage door panel, but the replacement looked worse than the original. While the staff are polite and responsive to emails and calls, the execution of the work very often falls short. Overall, there seems to be a lack of coordination and quality control both before and after closing. Professional treatment is very appreciated, but unfortunately the final results have been disappointing. The team will keep responding to our questions, but the execution is unfortunately very poor. Very low Quality of everything done after closing. We have seen very good quality in few Florida communities we have visited, but we could not move down there. The Pulte staff was always friendly, helpful and responsive to every aspect of our purchase. We are extremely satisfied with the quality of the condo and the attentive service received before and after the escrow close.

Make sure you check your home carefully before pulling the trigger. Workmanship was lacking.

We liked the school in our neighborhood and the home was built with reliable materials.

We recently purchased a new condo, built by Pulte, in the Potomac, Maryland area. The experience could not have been better. The sales associate, Devon, was professional, friendly, and very understanding of our needs. She guided us through the processes, even calmed some anxiety on our part. The construction supervisor, Sean, was also terrific. He kept us informed on construction progress and met with us at important stages as our condo was being completed. He was always available to take calls or e-mails and was extreme helpful as we moved in, making sure that our unit was ready for us. The whole experience better than expected - from contract signing to move-in. We really enjoy our new condo and appreciated the support we got from the Pulte team along the way. Thanks ... More

I wanted to share some feedback regarding my experience after purchasing the home. Overall, while the materials used in the homes appear to be on the lower end, —especially for the lower models—but not a major concern for me. I know the builder is aware of this, and I do appreciate that there is a two-year warranty in place. Additionally, the responsiveness of the team when submitting service tickets has been very good, which I value. That said, from a pricing perspective, I do feel that my home was overvalued, and I would like to explain why. After I completed my purchase, I learned that another nearly identical home was offered with a $45,000 cash incentive, whereas I received only $20,000 and out of that 20k, 10k was used towards home value because it was listed for a higher price. I also heard that the other home was renovated to help facilitate its sale, while I was not provided with any similar upgrades or incentives, despite purchasing at a higher price point. I understand that market conditions change and that incentives can vary, and at this stage I realize there may not be much that can be done. Everything has been great. Our builder Patrick has been very responsive with any issues we have brought to his attention. Overall a very positive experience.

Everythign was easy with Pulte, great customer service and easy process,

I went to the open house at Harbor Square. Talked with Andrea, who was very informative, about wanting to buy but I wanted my son to see the models. I scheduled a day to bring my son and she was able to show him the model with the garage, which we now live in!! What was really awesome is when Robert was able to show us both what our home looked like before all the drywall was installed. Along with all the extra safety features that will keep us both safe while enjoying our new home! Andrea and Robert, thank you so much!

I had an amazing experience purchasing my home with Pulte. From start to finish, the process was smooth, well-organized, and clearly communicated. The quality of the home and attention to detail exceeded our expectations. Daniella and Johnny were absolutely amazing to work with—professional, responsive, and truly went above and beyond to make sure everything went smoothly. I couldn’t be happier with my new home and highly recommend Pulte to anyone looking for a quality builder and a great home-buying experience.

Generally speaking, we had a terrific experience and are thrilled with our new home. It is well built, excellent quality overall, and nearly all the details were completed in a timely manner. We did find it a bit challenging to complete all the steps from another state and had to make a few unexpected trips rather than having to make such important decisions virtually. We also missed a few details at the end - there is an incredible to-do list and items to organize that comes at you at that point and we are still waiting to have those details addressed but we do have a year. A 5 for sales and customer care support. A 1 for Pulte Mortgage bringing overall rating to a 3. An overwhelming and overly complicated mortgage loan process. Too many people involved, confusing and conflicting online communications. Only objective was to get as much information as they could so the mortgage could be packaged and sold within days of closing to Fannie Mae. Exasperating process.

I was lied to throughout the whole process by both Pulte and my Agent. I was told i could build a pool in the backyard and then found out once construction started there was a huge 15 ft drainage easement in my backyard that i cant build anything on. No one tried to help, Pulte essentially said too bad so sad. They tried to offer a different lot but none of them would work for our model home we wanted. Also after we closed we had plumbing issues and they ignored us. They sent out the plumber with only a plunger and he plunged our toilets for 15 mins. Nothing happened and he left saying he fixed the issue. The same toilet buid up happened again, i begged them to send the plumber once more this time with a camera. They sent the plumber with only a snake, couldnt find anything they said. And then finally it happened a third time, but this time the toilet downstairs exploded everywhere and soaked my floors, baseboards and carpet in sewer water. We are currently without flooring in our home due to the stupidity of Pulte. We would never ever buy from Pulte again and are thinking about legal action. ... More
