Very happy with our new Villa!

My home took 13 months to complete and it wasn’t even complete! Pulte fired my project manager and gave me a new one 2 weeks before closing. The quality of work and attention to detail was horrible and the new project manager has done a wonderful job of making things right but the home took entirely too long to be built for there to be so many issues with the home.

Our closing date was 4 months later, causing huge financial burdens especially during these tough economic times. No real sense of urgency from our multiple project managers due to us having two different PM's during this process. I wasn't confident in the finance team and their knowledge of the type of loan we have. Once we moved in, we noticed some issues; did the maintenance work orders and still waiting for one that's been open a bit at the week period. Low and behold, our warranty manager is now no longer with the company, and we have to work with someone else. Been waiting for the deed as well, but I assume we have to go request one with the county. I qualify for a property tax exemption, but since we didn't close during Q4 of last year as told; we will have to pay property taxes until the next submission period next year. Overall workmanship was exceptional. Responsive to the few punch list items identified. Spent time explaining features of the new home .

There are a lot of problems waiting to fix, and all house was rough finish! All the bricks in our front yard and back yard are improperly spaced and uneven height, leaving a big gap, and some of them have black oil stains on. Unfortunately, they have not been solved at present. The ground on the second floor squeaks, walking on it has a sense of insecurity, currently lived in a month, there are two bedroom doors cannot closed.

The design that what was shown in the model home is what we got. Small issues here and there, some things which they said they would do, they said they won't after we signed, but they were minor items....but dropped the trustworthiness score for that. Value was good relative to other homes but the quality seemed to be rushed and thus not great. They are responsive to issues.

The Pulte sales and builders team did an outstanding job

Originally I was very impressed with the quality of work when walking through the houses. After almost completely going through the process we find out we should have had a couple of walkthroughs as the house was being built. The only walk through we had was during the final punch list. During the punch list numerous issues were found and unless specifically written they won’t try to fix even if mentioned. We tapped a lot of errors, but they were overlooked. Even at final closing there are still tape markers not addressed. In addition it almost seems like a burden to get them to fix. They are respectful, but the intention doesn’t seem to be there. All the windows had issues with a breeze coming through. Then when asking the builder about it he didn’t infer there was really any issue, but when the window people came they said all windows have issues. Had one of their door contractors come out to fix the door alignment, but in the end he fixed the seam to weather stripping error, but ended up making the door latch very stiff and not fit correctly. When I tried to explain why this is an issue he brushed it off and said that’s how it’s suppose to be. After they left I had to fix this on my own. Which isn’t the issue. The issue is we spend money on a new house, and have to correct the mistakes made by pulte. Numerous paint errors, but were told that is what the touch up paint kit is for. They said they could get someone to come out, but it might be easier to do it ourself. Which is what I did seeing the quality of subs. Personally would not recommend these builders to anyone. Construction manager consistently kept us in touch during the building process. Provided pictures which were helpful being out of state. Any touch ups after we closed were addressed in reasonable time.

We said we’d never build a new home as friends of ours told us it was very stressful. We are pleased to say that between the excellent help and steadfast communication between our realtor Monica at the Raines group in New Albany, Dana at Pulte Sales at Nottingham Trace, and Leigh the Construction Manager we had a wonderful experience and are now moved into our forever home. Our home is comfortable, beautiful and great quality. We feel confident they would deliver a stress free experience for you.

My experience in living in properly sealed home is the comfort level in very high. waking up in the morning is not a big deal any more cause of the material of the carpet and flooring is high quality.

The sales and mortgage departments have been very informative and helpful. However upon moving in the house we have 2 major issues specifically in the master bedroom. Outlets tend to overload and tripped and shut the power in the bedroom. We are hesitant to use any appliances suchas vacuum cleaner, iron or TV due to this for fear of causing any complete electrical failure in the entire house. Resetting the breaker only helps temporarily as power continues to trip whenever we use the outlets. Master bedroom toilet is clogged for unknown reason. Plumber was able to unclog temporarily and at this time, toilet is still unusable as it continues to tend to overflow and won’t flush properly. ... More

Many items forgotten and/or missing. Poor quality finishes inside and outside. Unreasonable delays during the build process. Went through three field supervisors during the build process. I would not recommend Pulte Homes. They could have made it a quality experience, but the house just feels cheap.

We Signed our contract to build with Pulte in the Shoreview community in October of 2021. Mary Ann in sales knew the importance of us closing before the start of a new school year and shared that Pulte would deliver us a home before August of 2022. We met our construction manager Cameron in December of 2021 who failed to keep us updated in the build process. At one point we had roof tile which remained in our driveway for 8 months before finally getting installed. We had finished drywall and paint before we had our roof tile installed! The weight of the roofing continues to cause a whole mess of issues post closing. One point I walked the home and found that one of my bathtubs was full with empty beer cans left from the construction workers. It wasn’t until January of 2023 that we finally closed, the condition of the home failed to meet all of our expectations. List includes flooring not level, wrong color cabinet hardware, window sills unlevel, cracks and holes in the drywall throughout the home, ceiling vent covers that are falling out of the walls, sliding patio doors covered in paint that don’t function properly, electrical switches & lights that don’t work properly, tar covered patio pavers, a front door that only opens on one side…. The list goes on and on. The closing delays forced our family to have to move 4 times since we did not have housing planned after the committed closing dates provided to us by Pulte. Every time we got close to our closing date it would get pushed another month out which forced us to jump from VRBO to hotel to AirBNB. Those unplanned expenses compounded and no compensation was provided to us as a result of extended housing costs. Once we finally closed on our home all of our unresolved issues got handed over to Pulte warranty team who fails to coordinate projects on time. For example, We had demo work done in our entry way over a month ago and the team scheduled to complete the repair never showed up after. So we have been living is a construction zone post closing. The delays cost our family 100s of thousands of dollars because our rate lock expired and the current mortgage rates have skyrocketed. Pulte has a mortgage provider of their own but they refused to match our expired rates due to their extended delays. Life post closing is a mess with un respectful neighboring construction crews. We can’t leave our home most of the time because our driveway is blocked. We find extension cords plugged into the exterior of our home to supply power to the neighboring construction sites, I have construction workers open the door to our home and walk around without knocking or ringing the doorbell, our lanai and pool is covered in filth and dust from the neighborhood construction, I pick trash up from our lawn daily. I would caution anyone looking to build with Pulte. Especially in the 7 figure price segment. ... More

So far Everything has been Great

I had originally purchased a new home build from Toll Brothers. I waited over 18 months for the house to be finished and it was a complete mess once it was completed by Toll Brothers standards. Very poor quality workmanship from many of the trades they used. Almost seemed like DIY quality of work in many areas on a home over one million dollars. I sold that and took a loss to purchase a Pulte built home. The quality of Pulte is night and day difference compared to most builders that I saw in the local area. The work being done in these homes is actually being managed and the level of finish is very nice without me having to pick the home apart. Full disclosure I have experience in remodeling homes and was pleasantly surprised how nice Pulte was for the price per square foot at the end of the day. ... More

First they didn’t let me lock the interest rate. Second the house built over a year. Third, the house job very bad, not even quality. The whole house wall horrible paint, a lot of bubbles, they tell me it’s a new style; many cracks in the ceiling, they said it’s the weather problem; upstairs game room the wall both out, they said it because the wood inside is not straight; Bathtub, washbasin, mirror had chips, downstairs shower room wall chipped, they still didn’t come fix it; and windows problems. All four of game room windows are not sealed properly. The garage door is canted; flooring problems…..a lot of problems! I hope Pulte will come over my house fix all the problem as soon as possible! ... More

We are very impressed with the quality of our new home as well as our sales agent during the process. Michele, our sales agent, has been incredibly responsive at all times of the day and is very pleasant to work with. The construction manager Joe is also fantastic and wastes no time getting things fixed if any small issues come up. The mortgage arm is another story, unfortunately. It was incredibly stressful and there were at least 3 separate times during the process when we felt it would be worthwhile to pull out of the purchase and eat the lost deposit in the house. It seems like there were daily changes in the valuation of our assets and reserves and no clear communication as to why this was happening. We also believe they were too lax in the pre-approval process. They decided to ignore a huge chunk of our assets near the closing date because they felt like it. We spent several late nights trying to justify how Pulte Mortgage came up with the valuation du jour. even after closing, we learned that we had two homeowners insurance policies and Pulte Mortgage never told us and also didn’t tell us that our insurer had sent several notices to them regarding a lack of payment. Great first-time home building experience.

Cheap material the warranty comes with the home is a joke no body cares after the closing contact the manger warranty and the agent department no body responds when they answer the phone they know what is going on they put the owner on hold I have an issue with the upstairs bedroom above the garage due to wrong installation the temperature is very low and the floor is vibrating when I open the garage door I have been saying and calling about that nobody cares neither response to my emails

There is way too much to share, but the bottom line is that the sales process went well, but not the finishing the construction's final touches. The last finishing touches, such as fixing things that are not done right or incomplete has been a frustrating slow process. Ranging from bad solutions to no (or slow) response. Even 60 days after closing we are still chasing resolution. This is true for us and other homeowners on our new street. Pulte's operations can't seem to get the 'last mile' of the journey completed. Very disappointing.

From the minute we obtained our lot through the closing process, everyone we dealt with was professional, knowledgeable and very patient. We would especially like to mention Sammy and Colton who walked with us every step of the way.

We looked at a lot of new builder homes for 6 months prior to buying our Pulte Home but we just kept coming back to this home / tract. Pulte had so much more to offer from the design and the layout of the home to the included patio. The Pulte Experience starting with the Sales Office to the Construction Supervisors and finishing with the Customer Service Department is thee best!
