There are a lot of small mishaps and

Construction manager was incredibly involved in the construction process and always available to discuss open issues and their resolution. Couldn’t ask for a better intermediary throughout the process. Morten, on the front end, was also very responsive and professional. Great experience overall.

I have heard great things about Pulte which was the reason why I felt comfortable in investing my hard earned money in purchasing. However, now that the purchase is closed trying to get service to my new property—to which I shouldn’t be experiencing some of the issues I am with lack of quality of materials, outlets not working and cracks in doors already is quite disheartening.

Clear communication, but workmanship is a bit mid tier.

There are items that are not functional. Front door latch. All the electrical outlets in the bathrooms.

Pulte needs to raise their standards a bit. Trim work detail is very disappointing, fit and finish of some doors is not that great.

Overall the buying experience was great. There need to be some things taken into account such as the quality of the flooring, cabinets, sinks etc to match value of home. Also the floor plan needs modification to suit owners preference with regards ti space if bedrooms and closets. Also no storage space and owner has responsibility of creating their own storage which costs extra. Please also consider storage space for cleaning items like mops, vacuum cleaner, cleaning supply in kitchen area to avoid keeping those items in odd places. Great buying experience!!! Very professional staff!!

Outside stone keeps falling off the house, took 4 days for someone to address a leaky roof

We had a realto/ agent assist us in our homebuying process. We were encouraged with the model chosen on their inventory so as we were informed, nothing can be changed as they were all pre-chosen. Initially, we went for a cash purchase thinking the completion of build coincides with the sale of our home. We constantly coordinated with Build Manager and sales as there were instances the items per contract were changed like the tiles as we were told it was discontinued. We just feel that since we sought to have little assistance for balance on Mortgage with builder, the utmost attention to detail on the quality of the Home was compromised. We were just given a bit of courtesy to fix some tile damage, damage on wall, through service requests .We were assigned Centex crew to assist with our needs. They have not even fixed the slab unevenly plotted from the framing of garage, and the plaster in the front of the house looks tacky. We were promised that we will be given a white Sherwin William paint but nothing was sent.Their contractors for the carpets did not do a good job installing as nails pierce the Homeowners on random places upon walking stairs and floors, not inserting their safety and quality promise. We tried our very best, though how barely few weeks when we transferred to revive the front and backyard grass and we already got a violation letter from the HOA and even the small detail of trash and recycled bins in public view. They have not even given us our CC& R's!. The overall home buying process was relatively smooth, and we appreciated the support provided by both the sales agent and Pulte Mortgage. However, we are deeply disappointed with the quality of our new home, especially considering the significant amount of money we invested. Hence, we expected the quality of workmanship and servicing to match it. While we understand that it’s possible for minor issues to be overlooked during construction, the number of noticeable problems we've encountered in our home is concerning. We were informed that our home would undergo several quality checkpoints, but there have been multiple issues that we feel could have easily been addressed during the construction process. One of the first issues we noticed was the appearance of our walls, which have noticeable curves that should not be present in a newly built home. We had one of them fixed during our celebration walkthrough but we found another that is much more noticeable and we have been told it’ll be fixed after one year. Additionally, our stove top, which is an essential appliance, required repairs twice shortly after moving in because the knobs we’re not placed correctly (potential hazard) and arrived with a dent, which was disappointing for a brand-new product. Our doorbell has also been a persistent problem, starting out with intermittent functionality and now producing a strange noise, despite having been serviced once already. We asked for it be serviced or replaced but now we must reach out directly to the manufacturer for help which frustrating because a lot of our time has already been taken up by all of these issues that do not seem to end. Furthermore, we had a vent that needed to be placed under our kitchen sink area attached to the island. We did not know this as it had been covered up without a cutout for it and we only noticed when we turned on our heater recently and felt the air coming out slightly. However, that was somehow missed during construction and this issue had been promptly serviced by Pulte but again it was just frustrating and concerning to continue discovering these problems. Another concern is the condition of our flooring, where one of the floorboards arrived with a slight crack, which should have been caught during the inspection process. We were also disappointed to find that some of the upgrades we had requested—specifically the light switches and exterior finishes—were missing and the standard had been used until we pointed them out during the building process. This oversight was disappointing and concerning to see as no one seemed to notice until we visited the house ourselves during the construction process to see. We understand sometimes things may be missed in the hustle and bustle but these two things were missed at separate times, one after the other and we felt that there was no one paying attention to these things if it happened more than once. It made us worry that our other upgrades may also be overlooked such as the thicker carpet padding we paid extra for. Additionally, the upgraded granite countertops, which we were excited about, came with noticeable chipping, and despite having them serviced, the problem only worsened. We had hoped that the service would correct the issues, but unfortunately, it only made matters worse and there were more noticeable dents. We asked for someone to look at it again and perhaps have it replaced as we invested more for the stone but have yet to receive an update again. To make matters more frustrating, many of the smaller issues, which should have been relatively easy to fix, have proven difficult to address as it categorized as being fixed after a year or something that cannot be addressed by them. For example, our doorbell has issues again despite the fact that it was serviced not long ago, and we are finding it increasingly difficult to get the right assistance for these problems. While a few of the issues have been acknowledged and resolved, there are still many outstanding problems that we would like to have addressed. As a family, we are frustrated that a newly built home, for which we paid a significant amount, came with so many flaws. The ongoing difficulty in getting these issues properly fixed only adds to our disappointment. Ultimately, we feel let down by both the quality of workmanship and the service provided after the purchase. Linda, our Sales Person, was always helpful in answering our questions and showing us the information that we requested. Jeremy, our builder liaison, throughout the finishing process has shown professionalism and the willingness and follow-up to complete items that were requested..

The home buying was great, but some of the materials used and the workmanship is poor, I am still fixing mistakes. Not one thing addressed at the walk-through was fixed before moving in, very poor CS.

Our home has about 6-10 minor issues that we keep getting promises for repair - but it hasn't happened. We've lived her for almost seven weeks. Home is very nice and generally good construction and features, with the notable exception of the interior paint - it's terrible, apparently sprayed on with no primer, and we will be repainting everything as soon as we can.

I am a new homeowner, and I must say moving all the way from New York to Florida Pulte made the process such an easy one. The construction manager Melvin who was in charge of my home went above and beyond in explaining everything about my new home from explaining the sprinkler system to how to change my air conditioner filter. I would 100x recommend my friends and family to buy their home thru this amazing company.

Flooding problem that should have been addressed before closing

When buying a new build it’s important to see the home before you buy. The process of buying was fine. Knowing the details about the home are just as important.

The homes are not worth the price. They are made of cheap materials.

The Monica in sales was outstanding, the project manager overpromised and underdelivered, the customer service manager Rob has been great.

Adam was, by far, the most attentive, caring, and helpful person we have dealt with. He addressed and solved all our concerns and answered, explained all our questions. He went above and beyond to be sure we were satisified.

First off, the people that work for this company are great. The responses I get and the customer service have been wonderful. That said, if I could do it all over again, I would purchase from Lennar or DR Horton and save 60 thousand dollars. The home is of the same quality as the other builders in my neighborhood but you pay for the Pulte name. Here are just some of the issues I had upon moving in. AC duct work in the attic was never hooked up to the vents in some areas. I’m missing insulation in some parts of the attic. The built in stove was never wired in and I had no way to turn it on for 2 weeks. The refrigerator water line was never connected prior to closing. I am missing an exterior electrical outlet by my front door. Several cabinets are damaged. The weather stripping around the front door and garage entry door is missing in places and I can see sunlight coming through. These are just some of the issues. Like I said at the beginning, the Pulte team is great and as a former DR Horton owner I appreciate good customer service. The overall home product is no better than the other builders and you are only paying for the name and the reputation Pulte had years ago as a premier builder. ... More
