I had originally purchased a new home build from Toll Brothers. I waited over 18 months for the house to be finished and it was a complete mess once it was completed by Toll Brothers standards. Very poor quality workmanship from many of the trades they used. Almost seemed like DIY quality of work in many areas on a home over one million dollars. I sold that and took a loss to purchase a Pulte built home. The quality of Pulte is night and day difference compared to most builders that I saw in the local area. The work being done in these homes is actually being managed and the level of finish is very nice without me having to pick the home apart. First they didn’t let me lock the interest rate. Second the house built over a year. Third, the house job very bad, not even quality. The whole house wall horrible paint, a lot of bubbles, they tell me it’s a new style; many cracks in the ceiling, they said it’s the weather problem; upstairs game room the wall both out, they said it because the wood inside is not straight; Bathtub, washbasin, mirror had chips, downstairs shower room wall chipped, they still didn’t come fix it; and windows problems. All four of game room windows are not sealed properly. The garage door is canted; flooring problems…..a lot of problems! I hope Pulte will come over my house fix all the problem as soon as possible! ... More

We are very impressed with the quality of our new home as well as our sales agent during the process. Michele, our sales agent, has been incredibly responsive at all times of the day and is very pleasant to work with. The construction manager Joe is also fantastic and wastes no time getting things fixed if any small issues come up. The mortgage arm is another story, unfortunately. It was incredibly stressful and there were at least 3 separate times during the process when we felt it would be worthwhile to pull out of the purchase and eat the lost deposit in the house. It seems like there were daily changes in the valuation of our assets and reserves and no clear communication as to why this was happening. We also believe they were too lax in the pre-approval process. They decided to ignore a huge chunk of our assets near the closing date because they felt like it. We spent several late nights trying to justify how Pulte Mortgage came up with the valuation du jour. even after closing, we learned that we had two homeowners insurance policies and Pulte Mortgage never told us and also didn’t tell us that our insurer had sent several notices to them regarding a lack of payment. So yeah, Pulte homes are very nice but just avoid the mortgage arm. ... More

Great first-time home building experience.

Cheap material the warranty comes with the home is a joke no body cares after the closing contact the manger warranty and the agent department no body responds when they answer the phone they know what is going on they put the owner on hold I have an issue with the upstairs bedroom above the garage due to wrong installation the temperature is very low and the floor is vibrating when I open the garage door I have been saying and calling about that nobody cares neither response to my emails

There is way too much to share, but the bottom line is that the sales process went well, but not the finishing the construction's final touches. The last finishing touches, such as fixing things that are not done right or incomplete has been a frustrating slow process. Ranging from bad solutions to no (or slow) response. Even 60 days after closing we are still chasing resolution. This is true for us and other homeowners on our new street. Pulte's operations can't seem to get the 'last mile' of the journey completed. Very disappointing.

From the minute we obtained our lot through the closing process, everyone we dealt with was professional, knowledgeable and very patient. We would especially like to mention Sammy and Colton who walked with us every step of the way.

We looked at a lot of new builder homes for 6 months prior to buying our Pulte Home but we just kept coming back to this home / tract. Pulte had so much more to offer from the design and the layout of the home to the included patio. The Pulte Experience starting with the Sales Office to the Construction Supervisors and finishing with the Customer Service Department is thee best!

One of the most frustrating experiences of my life building with this company. Inconsistent oversight of subcontractors. Lack of transparency with issues. Poor communication during the build process. If you build with this company I would never come to the construction site. Watching "how the sausage is made" will do nothing but aggravate you. Make sure to hire a private inspector before closing.

Delays, misinformation, no response to problems

We were on a list for building, somehow we were bypassed and lost onthe wait list. Did not get the facade we wanted to build or the lot we wanted due to being bypassed. I believe we paid more due to the longer than normal wait, 6 to 8 months.

An excellent fast and safe experience

Finished our home on the agreed amount time. The quality of our home is very poor. Zero supervision of workers and now we’re trying to play catch up to fix our patchwork house. Every time we turn around there’s something else that was done poor or incorrectly. Wouldn’t purchase this home if I could go back in time.

We would like to thank Colton and Mike. They made the process of building a new home go by seamlessly. Mike was always available to help on the buying side and Colton was always near by on the build side. Since this was my first time buying a new home from scratch, I was there daily, observing every step of the process. It’s very exciting watching your home come together and then finally getting the keys. We are very pleased with our new home from Pulte!

The PM in charge of my house construction was great. He was always keeping me informed, on schedule, and when an issue happened, he has been always taking care of it, immediately. The only thing I miss is the option of being able to make changes to the house, like the flooring, along the way.

We are thrilled w our Pulte home- and the number one reason is our construction head Lee Roy! Throughout the process, he kept us informed weekly & always returned our questions in a timely fashion. Professional with a great smile, Lee Roy put us at ease and made us comfortable & confident in the process. He made our house a home. Thank YOU- Lee Roy!!!!!

Overall a very good experience. Closing took place on time. Now awaiting completion of punch list items following move-in.

My husband and I bought our first home about a month ago with Pulte. We ended up buying a spec home that was ready for move-in within a month. Gigi our construction manager was amazing and worked diligently to complete all items on our list from our personal walk through and our private inspection list prior to closing. Overall we were very happy with the process of buying a Pulte home for our first home.

We had a very good construction manager that finished the job. However, we went through 2 not so good managers that very not good communicators. Pulte builds a beautiful home, offers lots of upgrade options. Very disappointed with the number of cosmetic issues that we have to deal with after closing for the price point of the home that could have been taken care of prior. Now we have to deal with it over an extended period of time. We love the home, but the building process unless you are involved in a close relationship with the construction manager, can be disappointing. However, we would recommend Pulte to our friends. ... We regularly experienced delays or difficulty communicating with our construction manager, Logan. During the construction process of our almost $800K home, he was often unresponsive for days or weeks at a time and only responded after several follow-ups when cc'ing everyone we'd talked to from Pulte. Whenever we met in person, Logan wouldn't take notes about our concerns and smirked at our concerns about poor finish quality and workmanship. During our final walkthrough, we also met Cameron, our new point of contact for post-closing warranty concerns. Cameron has also been completely non-responsive to our issues. Thus far, the most success we've found with getting our issues addressed has been to submit a ticket through Pulte's service request website. Structurally, the home is sound. However, Pulte's lack of oversight on their subcontractors and willingness to accept poor quality workmanship have left us, as the new homeowners, bearing the responsibility for addressing issues that never should have occurred. Be aware, should you choose to build a home with Pulte. It's obvious that their primary concerns aren't homeowner satisfaction or quality. ... More

Paint, texture, floors. Cabinets, tile. You name it! We are going to have to warranty so many items! Everything has a “short cut”. Flooring. You name it.

It was a pleasure to work with proffesionals during the entire project. I am very satisfied with my new home and am looking to many years of enjoy living in it until my time is up on this earth.
