We loved our experience with the sales team and project managers. Our home came out perfect. On the other hand, Pulte mortgage hands down was the worst thing experience with a lender we’ve ever had. A+ credit, seven figure income and enough assets to ultimately pay cash for the home and they couldn’t figure it out. Absolutely horrific experience.

This was a great experience as a first time home owner. Quality work and professionalism throughout the entire process would be the best way I would describe this process

Seller and lender should try to be on the same page to avoid confusion and to offer clarity during the transaction. Warranty should be taken seriously instead of rushing through only to discover that a 3rd party will come and repair at a fee.

The buying of a brand new build was not what I was hoping it would be. The limitations on designs and material was disappointing. The design features (for instance, not being able to put a simple bath mat in front of the upgraded shower is extremely disappointing; switches and outlets are not innovative; builder quality material is poor; there is no pride in the build we have or the builds around us. Finally, we did not get what we thought we were - we selected one color brick (using pictures Pulte gave us) and got another completely different looking color, which has made me the most upset, our house is the ugliest on the block). I have told many friends not to go with Pulte and if I could do it all over, I would not choose Pulte. This is my second new construction with Pulte. They have been a reliable and trustworthy builder that I had a great experience with. Some of the craftmanship and finish were unsatisfactory, but overall they delivered a good home to my family. Especially, the construction managers whom I worked with were great professional and more importantly great people.

Everything is good however still after 7 months living in this property, every time I open the faucets upstairs the first 3 to 4 minutes there is a horrible smell and even though I mentioned to the construction manager; his response was that it was bc I hadn’t used the water so it was in the tank and bla bla bla… after 7 months, it still smells bad every time I take a shower or bath… not one is there to take the blame. Everything else during this 7 months have been very good.

While the Construction Supervisor was excellent to work with, the overall quality of workmanship across multiple trades was extremely poor. The work reflects a lack of trade skill, attention to detail, and overall professionalism. There have already been numerous issues requiring repair, including plumbing, drywall, trim, flooring, electrical, and irrigation. It is concerning that warranty claims are being submitted before even moving into the home. Additionally, job site cleanup was substandard. Broken concrete, nails, and other debris were left throughout the yard and simply covered with sod. Inside the home, carpet and padding were installed without properly cleaning the subfloor, resulting in trash and debris being found underneath. Given the poor quality of construction, the home is significantly overpriced. Based on this experience, I would not recommend Pulte to prospective homebuyers. ... More

Matt was great throughout the entire process from explaining everything, to answering our questions, and to resolving minor issues that came up.

Dealing with Pulte Homes was pleasurable and efficient. Everyone we've dealt with have been extremely helpful and easy to deal with. We love our new home as of now. We only rated the responsiveness to issues as a 3 because we've yet to have any issues so we wouldn't know how to rate them.

Overall buying experience was not great. We voiced our concerned with the boss on site (Darrian) and were told things will be done on time. The day we closed wasn’t really a “celebration” when we arrived to do our final walk of the home we found guys working on the roof, driveway was a mess, garage was a mess, painting wasn’t complete inside the home, we voiced our concerned about the temp difference between upstairs and downstairs and that wasn’t resolved, took forever for hot water to arrive throughout the entire home and he thought that was normal. So many other things went wrong and the overall buying experience was a complete disappointment to say the least. For Pulte not to have a “finish” product the day you close on your biggest purchase of your life is embarrassing. They had more than plenty of time to complete this home and make it a wonderful experience but they chose not too. Darrian has to learn to babysit grown adults and learn to verify if things are being done on time. He also has to take criticism and learn how to communicate better. Because he is the boss on site, he is responsible to make sure customers are satisfied and he failed. I wish him the best of luck and success in the future but he needs to be re-trained at his job. We just feel like we were let down when we shouldn’t have been because we tried to communicate and stay on top of things with everyone. Just a couple of minor issues getting punch list items resolved. Other than that, the sales and negotiation process were great and we love the house.

Building the house and the construction manager were great. Did not have a good experience with Pulte Mortgage. Communication should be better.

It had been over 30 years since we built our last home. We were relieved about how easy Pulte made it to make this move-in-ready homes our home. From the first time we met the construction manager, we had confidence that her top priority was to make sure we loved everything about our new home. And we do!

Poor follow up with construction crews and poor quality of work. Basic things not caught prior to presenting my home to me. Multiple items pointed out and we were told would be fixed prior to move in and they were not fixed. These are basic and careless mistakes such as patching a screw hole and replacing missing cabinet hardware. As a home buyer I shouldn’t need to point out the obvious.

Best home buying experience ever. Pulte does an excellent job from start to finish. Also only Builder with a 5 year warranty for leaks. My next home will be a Pulte too. Thank you

The home inspection uncovered numerous problems, but they haven't addressed a single one. Many issues remain unresolved; they're simply stalling for time. If I had to choose again, I would absolutely not buy a house from this developer; they are absolutely terrible. I would also not recommend them to any of my friends.

Working with Pulte for my first time buying a house was incredible. The communication was great. The construction manager was real professional and polite. He answered all my questions and concerns. He went above and beyond to make sure my family and I were satisfied.

Having owned homes from several other builders in the Bay Area, this was my first experience with Pulte, and it has been deeply disappointing. The sales team provided poor communication and a lack of guidance throughout the process. Even the key handover was impersonal, with no agent present. Furthermore, the construction quality is subpar compared to competitors; specifically, the driveway concrete is so poorly finished that cement washes away when watered. I would advise other buyers to be cautious before choosing Pulte.

The buying experience was fine, and the construction experience was fine. Home was completed on time without surprises. Build quality was on par with houses I've built in the past for much, much less money. Granted, some of the inflated purchase price is due to the large lot size, but I don't feel that we received a product worthy of the purchase price. If the house was maybe 25% less expensive then I might feel differently. Financing through Pulte Mortgage was another lackluster experience. It seemed like they were trying to find reasons to not approve us for the loan. We had to submit countless documents and separate proof of the info on those documents. It was a long and stressful process. Post-closing repair work has also been a struggle. Two months after closing we still have construction debris (wood boards, metal stakes, tile scraps) scattered around the lot. We've been told that it will be cleaned up but that has yet to happen. Responses from the warranty department have been vague and non-committal on addressing submitted issues. Overall, not a terrible experience, and the house is very nice, which is why this is three stars instead of being lower. Would I buy with Pulte again? Maybe. I'd be much pickier during the closing process to make sure everything is done well, not just done. I purchased from them because of the lot and location, not the builder. ... More

Matt, Steve, Chris, and Lisa are great to work with. Any issues have been quickly addressed and resolved.

Overall great experience, I would recommend to others.

I feel the workers should have more time and be cautious of not causing damage to products. Quality over quantity!
