We purchased a home and were very excited about the process and checking on the progress of a new constructionhome. However, we have been let down since moving in with the amount of issues we have encourted and with the lack of detail in the finishes. We have contacted the warrenty team and they have our two page list marked as 'in progress' and we have yet to see any outcome of getting our issues fixed. We have had issues from cracked caulking in the kitchen to a beam that is starting to buckle behind a wall. Some of the concerns we pointed out were overlooked as being 'normal' or we were told that ours looked better than most so we shouldn't really be that concerned. Excellent execution and friendly staff

Overall stay away from Pulte in Davis Ranch. The are slow to respond to warranty because of layoffs and the workmanship is awful so you will have a LOT of warranty requests. Two days before the house was fully purchased my inspector found the roof shingles were out of alignment. They waited until the day of purchase to fix the issue. We had blue taped items to touch up before purchase (paint, calking, cabinet/drawer alignment, etc.) and many of the items they just took the blue tape off and did nothing. Lived in the home for a month and am still finding things where the blue tape was removed without a fix. Very untrustworthy as well. During frame inspection Pulte decided to replace the standard seven inch bolt to attach the frame of the house to the foundation with three inch nails. When asked they produced an engineering letter with the specifications and we found 1) the engineering letter was expired and 2) they didn't even follow it's instructions. We had to have them fix it thrice with them claiming it's "good enough" before they did it correctly delaying us six weeks. Those six weeks cost us money because mortgage interest rates rose so quickly. This is just one instance of their untrustworthiness, had we not had our own third-party inspector we wouldn't have known. This house in a normal market should be ~20% cheaper than we paid for it. Considering the market, I was willing to pay a higher price as nothing else was much better but that was assuming the house was well built. It is not well built. The day we moved in we found that the drain for the upstairs bathroom was not sealed (they didn't even try to seal it) and running the water long enough it started leaking through the ceiling. We couldn't use that room for almost a month waiting for warranty to come repair the issue. At about a month the room can be used but the repair is still incomplete. ... More

Everything went real smooth except when I asked if I can insulate the garage, I was told it’s going to delay construction and inspection when I could’ve taken 1 evening to insulate now it’s all drywalled and it’ll cost a fortune to insulate now, it’s colder in the garage then outside, 1 other issue was I noticed allot of dust in the house, I decided to look down the floor registers and low and behold all kinds of construction debri so had to vacuum it all out, other then that the house is quiet inside don’t hear showers running don’t hear toilets flushing from 1st floor or 2nd floor, job well done. ... We had a great home buying experience with Pulte. They addressed our concerns and questions timely. We love our new house!

It’s a good experience to buy home from pulte.

Some items are half complete, Pulte to ensure all items are working fine before handing over, For eg, Irrigation systems are not working fine in almost all houses closed, Lot of heater/AC issues. Paid upgrades are not done in some cases.

My construction manager was very helpful. He addressed all the issues prior to and post-closing in a timely manner.

We had no heat in the house for the first 3 days we moved into the house. Pulte warranty dept was very slow in responding. Temp in the house was 67 degrees. With 3 small children this was unacceptable. Stacy customer care manager was very adversarial instead of trying to get the problem fixed ASAP. Still having issues with the home and Stacy. Very dissatisfied. Third Pulte home we purchased. This by far is the worst experience. Had no issues with our Pulte homes in Florida. California service is disappointing

Excellent experience! The buying process was super smooth, and Jessica provided a lot of useful information for us to settle in our new home. She helped immensely with the mortgage application process. Pulte kept their promise to complete the home in time. Very responsive team, Josh arrived right away when I opened request to look at my dishwasher. Alex conducted a very thorough pre-closing process and helped out with all clarifications we needed. All other Pulte team members involved were very respectful, professional and responsive.

The home buying experience was good my sale associate Dave was awesome. The only downfall was setbacks with home being built due to supply shortages and workers. I only wish I closed on time for the lower interest rate than 9 months later. I am overall pleased with my new home now.

I did not have the best experience with Pulte, after signing the contract in May of 2021, with them saying we should be in by March of 2022. We did not move in until December of 2022. Waiting over 19 months for a home build in a very volatile market was not how it was supposed to be. Interest rates soared since we signed, the market slowed. Did Pulte care? Not one bit, did we get honest answers about what the delays were? Rarely, it took months for them to tell us they had issues with the previous land owner only to say our lots weren't part of that (so why the delay?). This was never explained. So that was the start, finally our build starts and moves rather quickly but not a good quick, large gaps between 2x4's, bowed walls. I point this out and am told "Oh that's just to hold drywall, "should" be fine. Just poor build quality and unmanaged sub-contractors. Had we not been there to see a piece of moldy drywall being installed it would have been closed in the walls only for us to find once we were sick. Missing A/C returns, having to force them to fix the A/C, fresh air vents not where they said they would be. They build the same models over and over why is there so much variation? The list could go on and on. If you're really considering a Pulte home, don't. This house was not cheap and I don't feel it was really build to a high standard. House could have been cleaned up inside and in garage prior to move in. House number fell off and I had to glue back on

Salesman had incorrect numbers on paperwork after deal. My wife had to correct him 3X. Made me uncomfortable

Everybody’s so kind. They seem to like what they do, and it shows. It’s really quick to have an answer from any of them. I would recommend to do business with them to anyone!

Good experience, highly professional, defined processes, good quality and timely responses. Base model has very less choices and most of the basic items are part of upgrades. Offer Mortgage, Insurance and other services for easy coordination. Friendly staff and construction Managers

Stay away from Pulte. They are only out for the money not to build you a quality house

All in all this experience I was looking forward to share from start to finish with my family. It was great and although very stressful at times I do have to say that this is a quality home. However my finally walk through we outlined a few things of which never got closure too yet and hope that they do. For instance the cabinets, contractor tried to fix a door hinge with a sliver of wood and it is causing more damage, same contractor and fridge still doesn’t fit due to adjacent wall not plumb, I advised no more bandaids. No shower curtain rod for one bathroom. Fridge cabinet area off cannot fit fridge in. Bathroom area missing shower curtain Rod in one Kitchen cabinet hinge that was loose never fixed and has now come off, we cannot open in the event that it will cause further harm. Light switch in owners closet was marked for repair, have to press it hard for it to turn on. Bathroom door closer to road is still not closing right as it is rubbing Halo paint in bedrooms The outside wave trim in one long section is different than the entire home. Watching commercials went with Pulte but it is biggest mistake, i wont recommend Pulte for a new home. First Quality of work is very poor, went with their highest upgrades they offer but it doesnt look like the best. Make sure your house is as you expected at closing once closed that it you are going around them no one to answer. I closed home hoping they will finish all the pending jobs but even after a month still not done and wasting my vacations because they schedule and no one will come. When you close make sure everything is done. Quality is very poor, still my patio sliding door are not working, locked and not able to use or i have to struggle half an hour to open it, cabinets when installed were broken and they said it will be replaced but so far not done so our kitchen is not fully usable even 30 days after closing. They will install one that was different from what you choose, make sure it takencare before closing. otherwise they will say what we choose is discontinued. At design center make sure what you choose and take as many pictures and in writing ask them to show kitchen layout with pictures and if possible add them into agreement otherwise they will mess up and say it is not they offer. I have had considerable issues during the build. Some just normal things that are expected during construction ,and others quite surprising lapses by sub contractors and even planning by land architect or engineer. while I will not list every issue suffice it to say electrical , and HVAC subs were subpar . Two months after closing and we are still working on the punch list. That said, Jack. D., our construction Manager is the sole bright spot in this process. Personable, knowledgeable and available, as well as responsive he has been able to resolve most issues except the fact we can not put our cars in the garage because of the design of the driveway(9ft long) and the radius available to turn into the garage which forces us to drive on the neighbors lawn to park in the garage! Overall ,the home has been well built, thanks to our private inspector who pointed out issues along the way and Jack D. who dealt with them as construction advanced. ... More
