The good: most everything was well coordinated for our build and move in. The builder reps and staff were very helpful and willing to correct any issues we had. There were a few issues - our microwave did not work correctly when installed and it took longer than expected to get a replacement. The circulation fan was recently found to not be running and the thermostat is not working correctly. The Briargate staff is helpful but had some glitches as mentioned with appliance/ equipment manufacturers/ contractor work as just mentioned.

Quality could have been better but Pulte Warranty Service addressed all the quality issues right away. Very responsive, great experience.

Only minor issues as we settle in. One thing of note is the poor quality sod that was used. Full of many kinds of broadleaf weeds.

My experience with everyone was fantastic before my house was delivered. Once it was delivered, all the issues started to come out (normal for a new house) the problem is now that I have to chase people to fix them instead of the builder interest on fixing was was reported as wrong.

During the construction process, I felt that I was helped along by some of the staff like Kay and Tony. They helped me understand the decision-making points along the way. However, at the end of the cycle, I felt a bit rushed to walk-thru and review so many things - especially when it came to the "how to use" part of that final week. It turned out to be somewhat overwhelming.

The process from signing the sales agreement to the final delivery of the home is impressively well managed and organized. Every step is clearly defined, which helps buyers feel confident and informed throughout the journey, though the quality of materials and construction focus only on meeting the basic "code" requirements. From a construction standpoint, these standards represent the bare minimum necessary for compliance, rather than a particularly high standard of quality or craftsmanship.

The homes are well built but a bit close together and on the expensive side. That being said we are excited to be using our home next month.

Glad to have gone through it with the people I did.

Greg was great. I did get some surprise charges from HOA and Management Company during closing process.

My only complaint is that the model had a cove ceiling and a bay window. Nothing was said that those would be extras if I wanted them. And yes I would but when my home was built no cove ceiling and no bay window only to find out I had to specify that I wanted them. They were never mentioned in the upgrade section. I feel a little put out by that.

I had a wonderful Pulte broker helping me. The lender was good and helpful. The aftercare is not so great. It would be wonderful if someone could come in and go over things with me. The hot water isn't working properly, the gas hob is burning so high it burns everything. Some of the manuals were missing for certain items like the hot water tank. Apart from that I love the house.

I have enjoyed working with Ashley, Kyle, & Daryl they are very helpful my thoughts of building a new home isn't carpet, & cabinets that bang the wall , Carpet in the desert just don't work . Other than that its a beautiful home . Yes, I could up grade for a outrageous amount of money. Anyone looking to buy a new home I would recommend Pulte . Great builders , great people to work with. End result beautiful home. Thank-You

We loved that we were included in all the process of the build. Excellent communication with our builder. Our sales rep was not as helpful but after communicating with management this improved some Make site you know the covenants prior to purchasing a lot and don’t expect any leeway with input in the landscaping despite offering to pay for things yourself.

Best builder in the area over the other 2 we’ve had in the past with homes built here. Just had issues with 3 of their vendors - in terms of quality of materials used in one instance and our experiencing equipment failures in the other two occurrences we had. However these all were readily rectified by Pulte when service was requested each time so Pulte was very responsive!

The Sales Rep and Builder were great. Professional and knowledgeable about the house and the community. Notified us throughout the entire building process. Took care of things if they didn’t like what they saw on behalf of us. Generally really nice people.

The design of the Gateway I with the option upgrade 4th bedroom is very good and practical. The overall craftsmanship is satisfactory BUT the concerns are relating to quality control. If one had carefully & thoroughly seen the finish in the areas we picked up, they would have been dealt with prior to taking delivery and closing. The Major and Moderate defects have been attended to and well-coordinated by the care manager. Some of these could have been picked up and attended by a closer inspection for quality control. There are some matters that will be attended to at the first year’s anniversary relating to: • Quartz countertops seem in the kitchen to be eliminated • Uneven paint application (white patch) near the vent area in the owner’s/primary bathroom • Some LVP flooring in the living room joins, are uneven and/or heavily scratched. These have been warped and will need replacing • Damage to the dry wall entrance from main bedroom to bathroom. Slight chipping was probably made when installing sink units or bath • Molding underneath the two windows have black smudge paint marks on the white painting • Kitchen ceiling near side window needs to be attended to make smooth and even This being the reason for Quality of workmanship & material that follows through to Overall Homebuying Experience being 4 out of 5, and the rest 5 out of 5. So, scoring over 90% totaling the 5 categories is an A+ grade which is excellent. Note that it is impossible to score 100% 5 out of 5 and there are always going to be items that will show up within a couple of months of living in the house. Does not necessarily need to be perfect but it must be right! No blame is made to any individual or specific department as we are all human so, the takeaway from this being, there could be room to step up in quality control area prior to preclosing and/or handover. Therefore, take this as a learning opportunity in the interest of progress. The positive overriding factors being one would be hard pressed to find a new single story dwelling Gateway I design with the options and upgrades of this caliber for the price point in 2025 and going forward located adjacent to an affluent area. Please note: The HOA management company do not read properly homeowners’ responses and the content of their replies as well as approach leaves a lot to be desired. A few messages were sent to them underscoring concerns. Very unprofessional. They showed lack of understanding and addressing issues as well as their language and tone are substandard. Implied disparate treatment as well as discrimination against WA State and Federal Fair Housing Act laws that were close to being reporting to WA State regulators. It was very unprofessional that resulted in soured relationship with us and as well as other homeowners. Recommendation that Nova should be replaced to restore goodwill between the HOA and homeowners. ... More

After closing warranty service is poor. I shouldn't have to work this hard to get my issues addressed.

The overall process was great with the rep that showeed me the home (he was with me through the entire process. His name is Brandon), the building manager was amazing, the closing lasy was an absolute gem, the inspector was thorough, straightforward, and honest, and the property itself is very nice. My biggest issue and the main thing that was the closing rep. She was a nightmare!!! I almost pulled out of the deal all together becuase of her incompetence, lack of professionalism, and nonchalant attitude with the problems she was causing. The day of closing, she was calling me to request documents that has been uploaded weeks ago, documents that she knew were needed but didnt bother to request, and I had to contact her supervisors twice and Brandon volunteered to reach out to a few people. Her performance was absolutely horrible!!! Also, the realtors worked with, recommended by the young man that showed the property, stayed with me until after closing (Brandon), were amazing and I highly recommend they also (Monarch Real Estate and Ranch). ...
