Even though it is a brand new home I recommend hiring a independent inspector. He was able to find things we missed or would not have become aware of until down the line.

Tyler and Lisa have been great!

I liked the interactive floorpan with measurements along with the furniture tools. This was helpful to plan for an unbuilt home. Seeing a model with furniture is also helpful. I feel like the home is solid/well built. The tile floor was done perfectly but the bathrooms are still being worked on. If I had to do it over again I would have chosen the tub shower route - the huge expensive walk in shower is not worth the money. There is no hand held shower, and it feels like a waste of space. I also thing the secondary bedrooms are small and the master closet and dining area are huge - space could be allocated better but overall it works. I did like the option to have the three car garage not be tandem and have the third bedroom with its own bath but it also feels like a totally separate pert of the house - could be good could be bad. I really wanted a fenced area for my dogs and thought I had that figured out - after closing and after the landscaping was already in, it became much harder. I would have done my pool differently. I think there could be more communication between the builder and the other entities that are brought in - pool folks, tech guys, etc. The tech guys are the most confusing as they have different people contacting me with different company names and their services and deposits are hard to keep straight. If I had seen the model with the fence around the pool with grassy area, I would have really liked that and would have just screened in the lanai. The upgrade items are pricey! Overall I am figuring things out and happy with the home. Would have felt better to go slower since we had so much time anyway. I ended up using Pulte Mortgage but it wasn't till the last minute that they offered a better deal than a competitor. The process of purchasing a Pulte home went smoothly. They did an ex job keeping me up to date on the build progress. The inspection before move in went well. The home was spotless. We found a lot of small items that needed to be fixed. However, the final inspection on the day of closing went well. All items were fixed, but the workers left a mess behind. My suggestion would be to wait to clean the condo until all items were fixed, and have them fixed before the close date.

Great overall first time home buying experience

This is my 2nd Pulte home and I had very good experience with the first house with the Quality so I chose Pulte again. I am very pleased with the design, work completed early, quality and the people I worked with. If there could be any improvements, I would suggest follow-ups after closures for the items that need to be fixed. I found that some of the companies do not respond for technical issues or repairs. It was great to have a project manager so engaged.

Experience was great. However, after moving in the house began having issues that were easy to resolve. Alot of cracking in the walls began and the house was 1 month old. The garage had alot of imperfections such as just tears from were they cut, as if it the workers didn't care. The bathroom door everytime we shower it leaks out since the seal was place all across instead it was just halfway. Only thing I recommend buyers is to take your time during the walkthrough. Don't feel rushed because they are trying to just get it out of the way asap.

We love our new Pulte home! However…… we still are surrounded by new construction so we’ve had a lot of issues with that. Our internet cable has been dug up & cut 3 times. Workers have come into our yard and use our water several times (until we put a lock on the faucet). Lots of trash blown into our yard, Other than that, we like our house and it seems to be very good quality. Looking forward for the surrounding construction to be completed.

We are very pleased with the quality of the workmanship and response to after sales issues. We are not so pleased with the communication received during the build. We lived out of state during the construction so we relied on the sales consultant and construction manager for timely and accurate updates on progress and delays. The updates were few and far between. We only received then after much prodding and several on-site visits from us.

Our new home is pleasant and as we expected in most features. The features that are especially helpful are the attention to soundproofing between houses, the amount of closets/storage space inside of the house, the size of the master bedroom and bath, and little extra features like the sliding patio door with screen that lets in lots of fresh air. Almost all of the people we dealt with throughout the process were knowledgeable, efficient, professional and responsive. Alfredo, Kit, Bobbi, Scott, and Brian stood out. Barbara with the title company stepped in after the previous representative was no longer available, and was very efficient, knowledgeable, and responded quickly to requests. The Pulte organization seems like a well-run organization. We do wish that the townhome community had sufficient street parking and large enough garages or driveways so that simple tasks like taking out the trash did not require the moving of cars or other items out of the garage. ... For the most part we are happy with our Pulte Home buying experience. The house is very quite and seems well built and the people on the home buying team were courteous and responsive. However, the upgrades are far too expensive ( especially the flooring) and they don't paint the garage interior which to me, is just downright cheap for the price we paid and the landscape plants and trees are not the best. Still a pretty good experience but could have been better.

It took longer to close than I had hoped but most of the people that I met at Pulte were eager to help and make things right. Especially my sales agent and sales manager. I'm also happy with the house and neighborhood! Thank you!

Communication, and being up front with each other are keys to a successful experience with Pulte Homes.

The experience was overall very positive. A miscommunication and incorrect marketing material led to a disappointing omission from the home. Still waiting for restitution.

Our first construction manager did a great job inspecting the site and making sure corrections were made. He did such a great job he was promoted before he could finish the last month prior to our closing. His replacement was less attentive to details and following through with actions. I wish we had a third party inspection prior to closing.

I expected buying a Pulte home would. be the same. as the Pulte home I just sold. Nothing could be further from the truth. The house is wonderful. The construction is wonderful. I gates did not work but they were fixed quickly. The. community center is not ready. The HOA is not ready. All things will be fixed in time. I understand that, and the price was right...

Experience is what I expected. Pulte associates were very nice. Contractors with big builders can be very hit or miss. Carpenters, plumbers, tile workers, and others did a great job. The painters/drywall workers did a poor job. Drywall seams are clearly visible, paint missing in plenty of spots, and overall messy work.

During the final walkthrough, I reported several issues, including dirt marks on windows, marks on the walls, and the need for repainting. However, most of these issues remain unaddressed after closing. It has been very difficult to communicate these concerns with support again.

Happy to see the quality of the construction and as per the initial design discussed. The construction manager was great and walked through in detail. Working with the Mortgage was also a good experience and easier process to closing. There should be lights installed in every room which makes things easier and don't have to go with contractors to install.

Sales - Kristine was really helpful with our questions/concerns. This helped us pick the right options and come to the point of putting the initial deposit down which triggers the start of construction. Builder - Joe was also really helpful and build our house in timely manner answering all the questions we had. Closing experience - We opted with Pulte Mortgage and Derek was also great at guiding us and getting us best rates. Can be done better: 1. Co-ordinating with various parties including Pulte builders, mortgage, escrow to make sure I have everything needed for closing. The onus was on us and we kept getting email updates anytime there were changes made behind the scene. We then had to follow up to understand what changed and what are our obligations. 2. Quality: The quality of material is decent. The wall paint chips off so easily compared to previous places I've rented. I'd have expected a new house built to have a better quality than the places we usually rent. ... More

Very easy process, exactly what I needed.

The Sales experience was positive however we expect more flexibility The Construction Manager, Outstanding personalized Service, Lorenzo S. is genuine customer care professional. The Mortgage experience, we expect to have the most competitive % as we understand Pulte offer good deals but we finish with a local lender The Closing Experience, was pushy and not clear in communications specially with our calls (rude and hanging the phone to us ) . The signature process was fast and clear

Working with Porter (sales) was a breeze and delightful as I picked the model appropriate for me. Porter was very patient, knowledgable, and courteous. The design center was a bit frustrating and felt rushed because of the lack of information regarding my options. Example, what the actual material was I was choosing and the differences in warranties, wear etc. Prior knowledge of that pertinent information would have been very beneficial and made this process much easier. The finance portion was simple but a bit frustrating as well. I reached out several times to my loan officer to keep track of the interest rates and he was out of the office. By the time he got back to me the rate increased. This happened twice. Auto response and/or coverage during loan officers absence would have been helpful. Also, with the financing, Pulte advertises a low rate but that rate does not actually exist unless one wants to buy down several points, kind of deceiving for the buyer. Lastly, my construction. The home itself I love but there were several issues with the finishes paint, trim, air, heat and other little things. However, Anjelika, (my construction gal )took charge immediately to correct all of the issues. She scheduled followed up and even met the subs at my home when I could not. She truly went over and about to make sure I was happy. Her orchestration and willingness to make it right has made my house a home. I am now a happy Pulte home owner. ... More
