From initial design & build thru completion/move-in was great… Issue resolution with “post-move in items” not so good…most work orders 2-4wks old and counting

Sales pitch was excellent but after that all that we saw was 1. Poor quality of workmanship 2. Don't care attitude from construction teams and sales team 3. Terrible experience working with Pulte Mortgage (Lied saying they would match the rate but ate up the time for the rate to go up) 4. Did not even care to fix all the issues reported before closing 5. Did not even care to hand over the keys after closing Made us feel that why did we even choose this builder. Regretting till now looking at their worst quality, workmanship and experience with Pulte team. My 2 cents for any buyers in future, DO NOT trust Pulte team as they are one of the biggest builder, do your detailed followup and question them every step of the process (almost every week) make them accountable for issue starting from sales team to construction team & closing team if not you will end up having bad experience for sure. ... Entire process from initial purchase to house closing was very smooth and executed in timely manner. Pulte teams from sales, construction & title departments were very friendly and cooperative. Pulte team stood to the commitment and timeline as promised. House construction norms adhere to quality and guidelines defined by official authorities.

I like the way the neighborhood was developed, and the layout of the floorplan. The townhouses are spacious with 9’ ceilings and plenty of windows. The neighbors are great. The problem is the quality of workmanship: Fundamental issues like floors not level (and they creak), walls not straight, and several faucets plumbed backwards. The tile in the master bath has already started to come loose – most of it sounds hollow underneath. The warranty folks were very friendly, but fixed only the two broken tiles, and said to wait until the end of the 1-year warranty to make a claim (presumably to claim the remaining that will no doubt come-loose over the next 11 months). The trim work is really rough: The bannister is a mess and several spindles have already fallen-out. It looks like the trim carpenter used a dull blade that splintered crosscuts, and left gaps everywhere that were smeared with caulk in a poor attempt to hide the gaps. Then paint is slopped onto everything. Almost every door hinge, door knob, wall plate and light fixture has drywall mud and/or paint on it that we have been cleaning-off for the past month. Paint spatter is all over the floors. There are runs and drips in the paint on doors and trim, except on blind edges which were not painted at all. Delayed by 4 months and then rushed into my home that was less than satisfactory. Have had nothing but issues and it's been a headache trying to get ahold of anyone to get them resolved.

Excellent team to work with.

So far so good, but be sure to thoroughly walk through the home before and after closing. This is a second home for us and we're only in Florida once every few months, so we were a bit rushed during the pre-closing walk-thru and didn't have much time to have a second look post closing. We'll take 90% of the responsibility for that, but we did continue to find things during our subsequent flights down, such as chipped tiles, shelving not aligned in the island, peeling of cabinets in areas tough to notice at first. To date, we've scheduled appointments and have had no issues with the builder repairing the problems, but keep in mind that they use dozens of subs, so one person may fix the tile but then you need to wait for the grout guy to come back weeks later to complete the repair. Yes, they get THAT specific with subcontractors and their roles. All in all though, we do love the place, the atmosphere, and the culture of the community. Great experience from the sales, financing, and construction team was outstanding

The contractors that built the home are careless and don’t consider the home is for the future homeowner and not for them. Nails and cigarette butts are strewn on the side of the driveway. Certain parts of the house is incomplete, and this is NOT due to supply issues. Very disappointing.

I'm very happy with my home. I don't regret purchasing at all. I think the hand off after closing could have been better coordinated. There was supposed to be a celebration walk and all these different support groups to meet, but none of that happened as planned. It left us a bit confused as to who we're supposed to contact when receptacles don't have power or we need to check up on our punch list. It's been a month since we've moved in and our punch list is still pretty long. Only 1 issue has been resolved out of about 10, and we don't have any sort of schedule to predict when the rest of the issues will be fixed. Resolving the punch list gets 1.5 stars. I think Luis G. our construction manager deserves a huge pat on the back. Even though the house was running late, he had a great attitude, and we felt like he took care of us no matter what sort of issue came up. If it had been anyone else, I feel the experience would have been very different. All of my light switches are in different order in all the bedrooms and bathrooms. That's super annoying. We have somewhere around 100 footprints on our driveway from workers with concrete on their boots! We have dead plants because they were installed and not watered until after 3 weeks! We have tile in the shower that looks like a first grader installed it !The pocket door to that bath is 1 inch wider at the bottom of the frame than the top of the frame! There is a column it the hallway that is at least 1 inch out of square! That is what we paid too much for in this home! The quick move in homes,some whitch were bought by investors and then rented out were finished and then sold at a discount while we waited 2 months after our promised date and then paid full price! This community has alot of damaged roads because of construction equipment and alot of spilled paint all over the asphalt there is a gushing pipe in the park that floods my next door neighbors unfinished house because a tractor grading that lot broke off a park sprinkler and then they have refused to fix it after more than 3 weeks! This is not how we dreamed of spending our retirement! What a Disappointment! ... More

Still have items identified during closing walk through that is not fixed. Quality of construction seems rushed.

The Good: We were kept up to date all the time by the Field Manager. He was very helpful and always willing to answer any questions we had. After closing our warranty person was also incredibly helpful. The post closing warranty is quickly righting a lot of the wrongs stated in the bad. However, initial impressions of the Pulte Quality of the home were not good in a home that costs well into the seven figures. The Bad: Sales person communicated very little with us during the early stages of the process and made it very hard on us to feel comfortable with out selection of lender. The quality of the craftsmanship of the contractors was questionable at best. All concrete everywhere had cracks in it. The stone on the front of the house was cut in a way that you could easily see the inside concrete aggregate instead of putting thought into the final look. Stainless steel sinks were all scratched up. Doors were dented. Carpet looks like it cut by a child. The more you looked at the fine details the worse it got. However, like I stated in the good, the warranty person is helping take care of a lot of our issues. ... More

To many things wrong at closing for the money we paid. Shotty workmanship on alot of different trades within the home. 6 weeks after move in, many of the fixes we have requested are still not fixed. Pretty obvious the trades do not care your home. Trying to get in and out as fast as possible. If they don’t have a part to something, they just leave it as is and move on to the next job. No accountability on the subs, the Pulte project managers need to do a lot better job holding the trades accountable. This is definition of over promise and under deliver.

We closed on our Pulte home in December 2022. Our salesperson Jennifer Eckhardt was terrific and went above and beyond to keep the completion date on schedule. Like any new home build, we have had some minor issues but we are extremely pleased with the quick response that we have received when we have reached out. Our project manager Mike Haight has been great to work with and is very responsive. We look forward to our continued partnership with Pulte!

We had a wonderful experience when our realtor took us to see Lis Diamantes, that is, once we found it! I laugh now, looking back, because Carlos told us that our GPS wouldn't bring us in the right way and warned us not to take any dirt roads to get there. After several dead ends, ending in dirt roads and a couple of calls to Carlos we finally made it to the presentation center. I'm so glad we preservered because Carlos showed us a home we immediately fell in love with. He quoted us a price and then went on to list the incentives we would receive if we closed by the end of December 2022. He took us back to his office and started the paperwork. While signing the intent to buy contract a group of hot-air balloons flew over the subdivision providing us with an omen that we were where we were meant to be. Throughout the loan process, our realtor, Becky, and Carlos were very prompt in answering every question we asked. Being out of state during the final walk throughs it was nice to know that we had people we trusted to make sure everything was completed as promised. Design of heating, cooling and plumbing on a concrete slab needs improvement.

Kay was awesome and really made the buying experience a pleasure. Darren was very responsive during the final days pre and post closing.

My experience with the title company was difficult and did not meet my needs. From not returning my phone calls to being oblivious to my situation with my Cape Coral home being destroyed and no internet access for their forms. Nor were they flexible with my closing date even though Pulte was not able to assure me the HVAC unit would be in place and operational before it. When several issues were noticed on my walk through I was told they would be handled and to just go ahead and close in less than 24 hrs. Needless to say my issues are not yet fixed and now it is up to me to set dates for workers to reenter my home. ... More

Buying process was a hassle - closing date was moved several times without anyone contacting us, buyers. Ordered inspection, it discovered lots of issues with build. Nobody took it seriously although report was shared with builder. Construction manager couldn’t care less. Had to order 2nd and 3rd follow up inspections. They produced somewhat acceptable at closing date. Issues discovered after closing. Overall, not at all impressed with quality - not a single straight line with corners, sloppy workmanship all around the house - very disappointing. Impression was that construction crew didn’t care at all. Warranty issues not addressed or addressed poorly and not in timely manner. Several warranty requests are still pending and it doesn’t look like someone is going to action on them. Have to do lots of small repair things ourselves like regrout master shower floor as there were holes left where water escaled through holes in grout, caulk, touch up paint. ... More

We were very excited, somewhat nervous as we are from Canada, but when we arrived after closing we were so happy, the home is beautiful!

Really need to work on what trades you hire for your builds…we’ve had big delays from them or no response at all.. Andy has been great and the only thing trying to hold it together. He’s really the only reason for this high of a rating. Started paying for a home that still has issues.

Nice place to live in . Good location. Olentangy schools!!!
