Tabitha in the beginning made my walkthrough efficient. Austin has made everything after signing easy. I’ve had a few issues, but were resolved within a week.

The buying experience with Pulte on a new home was much better than I expected. Compared with buying an existing home on resale it was much more pleasant.

Do not sign the final inspection report until all problems have been resolved. An employee promised to fix items at signing and when reminded, appeared to forget.

As a long distance buyer, I was a difficult customer. However my construction manager was the absolute best. He was timely, enthusiastic and eager to help in anyway I asked. My sales rep was a little too millennial for my old fashioned tastes, but fine. I used a wonderful real estate agent, Charlin, who provided above and beyond service as my eyes and ears throughout the building process. The home itself is 85% wonderful. There are several major issues but most have been responded to promptly. Foremost unfixed issue is the disturbing lack of sufficient electricity sockets. Pulte paid a lot of attention to inserting speaker squares, everywhere, but forgot the plugs? They failed to adjust to a new code disallowing plugs on kitchen islands, so now I have a fairly useless, huge, powerless, hunk of pretty rock in the middle of my kitchen. There are not enough plugs anywhere in the house. Second unfixable item, apparently despite my questioning the slope of the property early on, no one realized that the back of my house would rise 10 feet above the ground. Pulte installed a basic, functional, staircase which doesn't fit the quality or attractiveness of the home. Third, Pulte contracted with At&t to install wiring and a router box. These do not hook up with the providers' outside lines, are way too small for equipment and are in a closet which blocks signal to the rest of the house. Finally, beware your property lines. In my section of this community, the homes are very close together side by side. I knew this when I purchased, but now I see this is not standard throughout the area. Further, pulte designed the homes with little attention to the close proximity. For example, they installed both homes' AC compressor units side by side, on the gated side, effectively eradicating room to pass through with any large items, like a lawn mower? My Pulte manager quickly had a second gate installed on the opposite side, resolving this issue for me, but ... The planners also installed a lovely walk in shower with a beautiful window that looks directly into the window of the next door house!?! My manager arranged for an additional blind for that window. Finally, the warranty people are very attentive, but really shouldn't have to come in and re work my entire valued ceiling due to poorly installed drywall mud. That has not been completed yet, but I'm assured it will be soon. All in all I've only listed the things to watch out for here. My review would be much longer if I told you all of the good things! Very good and timely expirience

CONSTRUCTION TEAM WAS GREAT AND JULYAN (construction manager) MADE THE EXPERIENCE AMAZING!!! However- We dealt with very incompetent people at Pulte Mortgage (except Brent, who was helpful). There was a huge lack of communication and when we received any communication from HEIDI, it was wrong. The paperwork was filled out incorrectly throughout the process, even at closing. We provided all the documentation required and the closing was scheduled 2 months prior with the requested funds wired 3 days beforehand. The flight arrangements were made based on the closing date. However, we found out the night before the closing that the underwriters hadn't even approved the loan and requested even more documentation, which could have been provided prior if asked for). We are extremely dissatisfied with the lending process at Pulte Mortgage. There is no reason to ask for a closing date or wired funds without an approval. The money was held at the Title company for 6 days. This is inappropriate and unprofessional. In addition, I had to cancel 2 flights (work related) to stay for these specific dates. I had scheduled a delivery for the appliances/installers and Spectrum installation, which had to be rescheduled because of the unprofessional work that Pulte Mortgage did. They have RUINED the lending process experience of buying a home and it is unfortunate that the excellent building process overshadowed the lending process. The construction manager was incredible, as well as the entire construction team. When we were supposed to be excited to close and receive the keys, the Mortgage and title ruined the experience. PGP title also provided incorrect information. We were told we needed a vesting form and power of attorney, when we did not. We spoke with 4 people and all of them gave us different information, until we finally spoke with Phil Brown who came up with a solution. We were finally relieved that we found a competent person at PGP Title after multiple phone calls. We spent 4 hours at closing, due to Heidi’s incompetence and equipment malfunction (printer/fax needing technical support). We had to reach out to the VP at the mortgage company to get everything corrected quickly, so we didn’t have to reschedule the closing for a second time. However, the closer at the signing tried to rush it due to personal reasons and we were threatened that if we didn’t sign the first set of documents, we would have to reschedule the closing. We said that we had to read them first. What kind of closing professional pushes to sign documents without reading them? He gave us the keys and fobs. He did not even bother to test them with us. As a result, we were locked out from the gates for 5 days because the fobs were not activated and it was a holiday weekend. We were also not told about the temporary code that was in the closing documentation. We had to rely on random homeowners to open the gate for us when they pulled up to enter. When we talked to the HOA, they said that the title company never sent the documents to them for activation. The closing process was hurried and inefficiently executed. ... More

House is nice, most of the workmanship is good, a couple of things I was told were not accurate

Overall a good experience. There are always issues in a new build, but those are primarily cosmetic and easily fixed. This is out second Pulte home and we're happy with them.

The quality of materials , including the flooring and tiles are not great quality. Had a great experience with the sales rep and the customer service manager.

In any endeavor, it's crucial to ask the correct questions and be wary of shortcuts. By taking your time with the process, you can create a truly remarkable home. Two disheartening truths are evident: Builder-grade paint is substandard, and the grout and tile work in some areas appear to have been hastily and carelessly executed.

although both Edward and Matt(Pule warranty service have both been VG top work with/through getting certain things done through trades and appliance partners has been frustrating after about weeks of occupancy.

Pulte Homes has been very responsive to all of our concerns. The only complaint I have is our siding. Have asked for three weeks now to have someone look at a concern we have with some of our siding. Our warranty person has sent a few requests to the siding person but have not heard from them after three weeks. Everyone else has been quick to respond and contact us. This lack of communication on the contacts part for the siding is concerning for us.

Fabio our construction manager at Northridge in Babcock Ranch consistently exceeded our customer service expectations. From our telephone introduction to final walk through his professionalism, follow up and communication defined exemplary customer service. Well done Fabio!

Experience overall was very good

All in all the experience of buying a Pulte home was very easy. The workmanship is very good. When we did the walk-through, I was really pleased with how well everything was finished and detailed. I believe the process of working with the designer, at least in my case, could have gone a little smoother. I feel like, as an out of state home buyer, I Could’ve used more time

We love our Pulte Home. It’s in area accessible to all kinds of shops and the interstate. For the home itself, it doesn’t look as big and spacious when you’re standing outside in front of it. But when you come enter, you instantly become wowed by the high ceilings and spacious rooms. Of course, with more room, there’s some give and take. I sometimes hate they build these mass production homes where they compromise garage space. The garages are barely big enough for 1 compact vehicle and 1 mid-size SUV to fit in. Other than that, I really like the fact Pulte has different communities with different designs and options you can choose from. The subdivision I’m in has 3-5 different designs with the Mitchell being the most popular. I wish they had model homes of the other designs when we were looking at this community. The yard space is perfect and spacious. The design center staff was helpful. Our builder, Tina, and her crew were awesome. She provided updates on a regular basis about if there were going to be any delays or if something had to be reordered. Closing was a breeze and our agent, Jimmy, was pretty good as well. If you’re one who is looking at Pulte Homes and desire a new home to be built, that is the best way to go because you can design your house with the many options and add-ons they have. Of course it will be pricey the more things you add but it will be well worth it in the end. The agents on site are friendly and helpful as well! We anticipate making great memories in our community and can’t wait to meet our new neighbors as the subdivision fills on up. ... More

Experience went smoothly overall. Delays happen and are very frustrating but Pulte has been responsive to us. We love our new home.

good experience overall [Jessica from sales did exceptional job and Clay from support team doing great job and only issue had is my construction manager was not up to the mark, we ended up having lot of issues, however support team is resolving those.

Most of the people we dealt with through the process were great. I did feel pressured to make some decisions more quickly than I was comfortable regarding upgrades/add-ons but did anyway.

We are happy with our Pulte home, but there are issues, as there are with most builders. They were on schedule with all the timelines they gave us from the beginning. We liked our sales person Kristen. Ultimately the finishing touches were the only disappointment upon moving in. Floors are not all level, and the vinyl plank floors are rather squeaky because of this. Even some carpeted areas have high points for no apparent reason. Their “canned lights” look to be done in the cheapest possible way. A smaller hole in the ceiling, with a larger and less attractive light overplaying the smaller opening. Some fit and finish issues with doors and paint as well. The neighborhood and lots are great. Overall everything in the house works, and we’re happy with how things turned out. Would just be happier if those smaller fit and finish items were no there, and their warranty policy only allows them to come out one time in that first year to deal with these things, so we’ll be living with them for a while. ... Without a doubt, the best part of our home buying experience were the two Construction Managers, Henry, and Garrett, who we worked with throughout the entire homebuilding experience. Their communication, attention to detail, and care for our experience was exceptional. The Pulte Mortgage group was also outstanding. We love the design and function of our new home. The need for work on drainage is being addressed and we are being kept aware of what (and when) drainage installation is being done.

For what is touted an exclusive part of the havevest community corners are definately cut in community landscaping and cleanliness, hoa is not replacing dead or dying plants, need to hold homeowners accountable for street parking and dog poop clean up within the community, in the home cheap materials are used as standards finish and the cleaning before move in is subpar.

Home is exactly what we wanted and the response to fixing items has been good.
