No proper response and our house was given way after the promised time and no compensation

HVAC UNIT MOVED TO THE EDGE OF MY DRIVER WAY WITH VERY LONG CONNECTION BETWEEN THE UNIT AND THE HOUSE, THIS WAS DONE WITHOUT MY CONSENT AFTER CLOSING.

1st, for the area, super great value for what you paid for. Other builders charging more for less. 2nd, craftsmanship and vendors could be better but the employee market is bad. 3rd, layout of townhome, very nice. Overall, love the house.

I enjoy my new home. All questions were answered that I had.

After waiting over 14 months for our home, it was not up to what we expected. The cost was over a million dollars. I am happy to send photos of all the things we had to deal with when moving in and we are still dealing with. The contractors who worked on our home were subpar. It's almost embarrassing to show our family and friends. This was my second build with Pulte. I should of known.

2022 was not an easy year to build a new home, with shortages on material, trade labor availability, and the ever-looming interest rate increases. However, Ryan and Logan did a wonderful job of making us feel like there was some sense of control in an out of control environment. They were always responsive to any questions we had, explained everything in detail, and fought for us to hit the dates we needed for move-in. I appreciate Ryan and Logan greatly and they were a great representation of Pulte as a company.

I'm not sure what the expectations are for the sales people, but they were extremely slow or non-existent replying to queries while my house was being constructed. They were friendly, but not the best at communication. Eventually I was assigned a finish construction manager who was phenomenal. He should be the poster child for all Pulte interaction. During the process, your loan department was also very responsive and easy to work with . I have a friend who was trying to win my business, but he fell short. Pulte Mortgage just made it too simple and cost effective. The same can be said for my homeowners insurance. Finally, my post construction manager has also been great at following through. I've been impressed with the attention to detail and desire to make sure I'm 100% satisfied. Overall, I'd recommend Pulte to anyone. Dealing with supply chain issues the Pulte team got results to issues in a timely manner. Would like to acknowledge Mark and Cory for their unprecedented effort in getting us closed in a timely manner. They went above and beyond indeed.

1. We arranged the spectrum installation one week after the closing but no signal at all for the house. Spectrum came four times then finally installed it after the guests checked in! The owner requested the bulk account with Spectrum on 11/18/2022. Due to the builder updating the information delay, the Spectrum bill’s amount is not for a bulk account. After tons of phone calls and emails, the issue still hasn’t been resolved for months. 2. The utility shut down on 11/17/2023, one day after the closing without any notifications. It didn't give the owner two days to transfer the utility. It caused a lot of issues with the furniture company. The title company asked the buyer to sign two days’ notice for utility several days after the closing. 3. After the guests checked in the water backed up from two toilets and showers downstairs during the Thanksgiving holiday. 4. The closing got delayed a lot due to material and labor issues. But the furniture package was ordered half a year ago and stayed in a paid storage room for almost 4 months. Now TVs have issues but missed the return period. 5. Bad responsiveness by those in construction leadership positions. Apathetic responses to concerns that were raised.

Working with Pulte was great! Maxx, the construction manager, made everything so easy while educating me along the way. He made the whole experience amazing!!

November of 2021 my wife and I visited Surprise, AZ with the possibility of purchasing a house. We read on the internet about Pulte homes for sale. When we lived in California there was a Pulte development next to our neighborhood and we went to see what the homes had to offer. The homes we saw were appealing on the outside and offered many features in the inside that made the house worth buying. When we decided to leave California for Arizona and we saw the Pulte homes for sale we made the decision to look at them again. We made an appointment with Courtney just before Thanksgiving and visited a couple of model homes and fell in love with the Prado. It offered allot of space, vaulted ceilings, covered patio, and many other extras that made the home very desirable. A day later after meeting with Courtney we put earnest money down for the process to begin. Almost to the day our home was completed in November of 2022. Courtney was very consistent with keeping us informed of what was happening with the home during the building process. The construction manager (Tony) contacted us after a couple of months after we purchased the home and contacted us almost every week to keep us up to date on the building process. Two months before we moved in we got another construction manager (Jennifer) as Tony transitioned to another city in Arizona. Jennifer and Tony were excellent during the building process and always communicated with us what was happening and what was going to occur next. My wife and I are happy with our Pulte home and moved in just after Thanksgiving and Christmas. There have been only a few cosmetic flaws that have been fixed by Pulte in a timely fashion. We are fortunate to have a great team of Pulte employees. Courtney, Tony, and Jennifer are professional people who treated us like they were building their own home and made our experience very satisfying. ... More

Overall, the quality of the home, design and workmanship is poor. The attention to detail is very low. Looks like the home is built quickly and the builder doesn't pay attention to details. The roof was leaking in garage. The interior paint job was poor and still remains unfinished. The carpet flooring was not right and loose areas in the home. Garage floor is not finished. Some plumbing issues were noticed in the house. The sway on the sides of the homes is not right and there is water logging on both sides. Design issues also exist in the home and there are may that I can point. Although homeowners warranty is provided, some of the inherent things cannot be addressed. Also it takes lot of time a effort to be on top of al the things and have to follow-up each items. Therefore overall poor experience. Looks like the old fashioned way of building tough and right homes was not provided for us in this case. ... More

Extreme disappointment with the sales process, lack of communication and poor quality of the construction especially given the price point for this house. It's as if they picked up workers off the streets and taught them how to use a hammer and a paint brush. I didn't have the opportunity to make any selections and/or changes to the options in the house. I was told it was all in by fhe sales person. Builder decided to have a bidding war on the lots when the market got hot and demand was high. So had to bid and pay a significant amount on what was previously a low premium for the lot. Numerous delays and 5 missed closing dates. A month in and light fixture dangling from the ceiling, smoke detector alarm batteries dead, awful paint job, not much attention to detail and a plethora of other issues. House delivered dirty at closing, paint drops all over carpet, urine stains on toilet bowls and the list goes on....4 new houses in my lifetime and this was the worst experience ever!! ... More

Communication between staff member and staff and customers was not good. The process from beginning to end was not good. I was encouraged to sell my home with an anti aped move in date of September. I did not move into November. The mortgage company told me mid October. Staff told me I could get my keys on a Monday I didn’t move in until Thursday. There were lapses all along. If I had my choice I would not buy Pulte again.

The experience was pleasant. There was some issues but were able to work thru them.

Communication is vital to a successful build relationship. Ask for weekly status updates while making sure you are clear (before starting the process) on what your expectations are.

We signed our contract in March of 2022. The process started off wonderful. The sales office was communicative, the design center was a great experience, and our walk with our construction superintendent was educational and informative. We were notified that we were set to close in September, received our signing date and signed our docs. We were notified a week before close that someone had ordered the wrong color cabinets and that here would be a delay. I understood, these things happen. We waited an additional month to hear back. A few weeks later we were notified that the house was not ready due to a delay with the kitchen cabinets. They hadn’t been installed!! How were we allowed to sign for a house that was even complete? The next day we were notified that the house would not close and our docs were voided and that we would Need to sign again. A few weeks went by and we were notified that the house was complete and we were set to close at the end of October. We got our signing date and signed the docs. I day before we were set to close and get our keys I received a call from our sales person telling us not to show up with our moving truck as there could be a delay and that it may only be a minor delay. Next day we were told that the city is not allowing us to move in due to a major breach in the fire code. We had already loaded our moving truck and was ready to move in! We had to unload the truck again. Yet again we signed for a home that we were not allowed to close on! Our slaesoersin tried his hardest to give us as much detail as he was given but he was kept in the dark so I was forced to visit city hall to get the details for myself. I spoke to the mayor who eventually connected me with the building inspector who was very helpful. The building inspector called me every day for the few weeks this went on and gave me every detail or progress update that he could, he even called when there was no progress. He gave me information that your firm refused to do. That’s all I asked was for full transparency and I couldn’t get that from a company that I was lending over 700k with! 3 weeks passed and we were finally given the green light to sign for a third time. This time we moved in! Overall I’m happy with my home. It’s beautiful, the workmanship is good, and the sales person I worked directly with was stuck in the middle of a bad situation that i unfortunately took out in him. I know it was not his fault and he was relaying messages from other incompetent folks in the Pulte ranks. I would not buy from Pulte again as I feel that you are not a trustworthy firm, and handled a simple close on a house poorly with very little transparency. Over a month of living in the house and I have found some minor issues which I reported to customer service and they are repaired immediately. I am very thankful for that. ... More

I am very happy with my purchase of a Pulte home. The sales rep & construction managers were great to work dueing the process.

High fire danger problem with the City of Menifee should have been solved prior to giving us a false closing date. We were not allowed to move into our home after it was built due to this problem. We had to stay in a hotel for one month.

The Pulte home buying experience started out to be very positive. Unfortunately, the craftsmanship and attention to detail was mediocre at best. We felt the builder was more interested in closing several home before the end of the year than actually doing quality work. After moving in and speaking with other residents in the Norwood Chase neighborhood, we see that most of the 33 homes are experiencing similar concerns. Our construction manager was amazing and working like crazy to meet the demands. It’s impossible. I hope Pulte gives new buyers better attention at their new subdivisions in Richmond Hill, Georgia.
