I wouldn't recommend Pulte unless you have an attorney on retainer that can essentially hold your hand through the entire process. From sales to walk through, to follow up issues post sale they were terrible. The folks who helped sign were great including Teri who set herself apart from the rest of the company.

I put a deposit down on my Spec home in December of 2021. The house had a completion time frame date of March-May 2022. During the time of the construction, I had several managers overlooking the project. The first one I never heard from, the second one I did speak with a few times. He told me what the delays were once May came and went. Around August, I was told the house was waiting on 2 things to make it complete. Around the the second half of August, I was told the missing items were in and installed so a walkthrough date and closing was set for September. I live in California so I have to travel 3000 miles to get to my new home. When I was in NYC en route to Florida,I received a call from a third site manager telling me the house is still not finished. Come to find out that there were 4 items not 2 that still needed to be installed. I continued my trip to Lake Worth to see the house. I met with the 3rd site manager Javier who showed me the house and kept me abreast of the progress to completion. He went out of his way to meet with me and walk me through the property. I really appreciated that. He has offered to come back and walk me through the house when I move there. He was very accommodating. I was able to sign what ever papers I needed to sign at Pulte's office in West Palm Beach, a day before I went back to California. I eventually closed on the house the end of September. As for my sales person, she always sent me updated photos and responded to my calls and emails. Very helpful when I was on site. While I am happy the construction managers got me in my house prior to my rate lock expiration, extremely disappointed with the quality of work by the 3rd party vendors Pulte Construction uses. Given brand and price point of home, Pulte either needs to hire more construction workers under warranty the Pulte Construction brand (permanent employees) or leverage better contractors. Attention to detail was below my expectations. The only instance where I would recommend Pulte is if you are in the early stages of a up and coming area.

I must say the sales folks at the office were great. They walked me through the process great. However, during construction phase it became a crap show. They changed construction manager 3 times which significantly delayed projected closing time. I had to spend almost 6 months at an AirB&B because of it. no concessions, no apologies just business as usual. The material used for electrical and lighting were basic at best. You can tell they were trying to cut as many corners as they could get away with. For the money i've paid, surely deserved a better product.

Overall, very good experience, any issues have been dealt with in a timely and professional manner - friendly service on sales and construction end as well. The only challenge was the mortgage portion. In the end it was fine. Perhaps more emphasis should be in communications on that end - speak to the homeowners' level of understanding. Most prospective home buyers do not have a wealth of experience on the ins and outs of the mortgage process/system. Figures and terms can become difficult to keep up with and clearly understand. Adam was exceptional in his knowledge and expertise in every encounter we had with him during and after the building process.

If I could go back in time, I would have gathered more information about Pulte before building our home. The final touches of our home were rushed, leaving us with unsightly mistakes all across our home. In addition, since moving in to our new home 30 days ago, our breaker box exploded because it was “wired wrong,” the external of our house was NEVER FINISHED so we are co-habitating with tons of spiders and bugs, and the community has had people over at our home fixing THEIR issues every single week, for 4-8 hours EACH DAY. I don’t feel at peace in this home and I am severely concerned about the efficacy and safety of our home! Think TWICE before purchasing from Pulte. We are far from pleased at this point. ... More

Closing lawyers are a joke!!

This was my first experience with buying a brand new home. Pulte staff - from initial sales to closing - was thoroughly professional. They addressed all my concerns in a manner that was both timely and easily understood. Would recommend Pulte without hesitation.

The entire Pulte sales and construction team were attentive and professional throughout the entire process. Soroush and Danny went out of their way to make sure that we were more than satisfied with the final product.

The Team at Pulte was great to work with. Our salesperson and construction Superintendent were on top of the details. They pushed hard to hold our closing date even with some material delays. They were knowledgeable in the process.

It was not really difficult at all with purchasing the house and getting it finished before we moved here to Florida. Always communicated with us about the progress and that's what stood out to me most. THANK YOU FOR THE GREAT SERVICE.

Bobbett was exceptional. she was available with every concern I had. If she did not have an answer she responded appropriately and professional. My experience with Pulte was an exceptional one due to Bobbett. she is truly an asset to this company. My experience with Pulte Finance was a disaster. I would not recommend their finance department to anyone.

we were attracted to home was advertised as 15000 bonus and thought we will get at 363 list price and final price should be 348 aprox. When we went to sign the contract we were even offer 2k more bonus and 5k Agents discount. Our price should have been aproc 340. But some how Andrew started all prices and options from scratch and we ended up paying 353 K aprox. I thought we were tricked into starting from scratch and paid atleast 12k more for the house.

Just not a good experience

With Pulte, I never felt like a valued customer. The construction was several months delayed which made the home several ten thousand dollars more expensive. But, of course, they found reasons why everything was delayed. However, no one could explain why only my home was delayed and not the others on the same street. However, eventually, Pulte named the house completed. However, Pulte seems to have its own definition of 'quality.' Skewed walls, missing paint everywhere, defective cabinets, defective mirrors, nails coming out of doorframes, broken pavers, and farmland as yards, to name just a few. So yes, there is a house. My husband and I were so excited to build our perfect house with Pulte. At the beginning, we were sold a beautiful elevation with stone up the garage and house. AFTER we signed and put down our deposit our sales rep told us that this is actually not what we would be receiving and there was actually significantly less stone. Pulte shows the correct elevation for other communities, so why sell us the elevation and SWITCH it on us last minute? Communication throughout the building process was not the best. Throughout construction, there were many errors that we caught, such as wrong cabinets installed and crooked walls, however the sales rep told us to trust Pulte's work. At the time of our celebration walk through, we were shocked to see the number of errors Pulte did not catch: cracked window framing, CROOKED fireplace, cracked trim, incorrect shower tile in the math bath, chipped doors, cuts in floor, gashes in the wall and trim, kitchen island pendant lights installed in the WRONG location, duplicate and loose railing balusters, multiple cabinets needed to be replaced. These are just a few of the issues and we blue taped them. Three days after our celebration walk through we closed (which, per the contract the celebration is supposed to be at least 1 week prior to closing). We were shocked at our final walk through to see how many of these errors were completely ignored! People had just taken the blue tape off and called it a day. We also were only allowed to walk through the house during the final walk through for 30 minutes because the construction manager had to go to Michigan for a wedding.... I had a family member with me at the final walk through and it was embarrassing for him to see the state of the house that we paid so much for. Not to mention, the house was absolutely filthy when we purchased it. There was drywall dust caking the baseboards, workers urine in AND AROUND the toilet, personal trash inside of cabinets and the window sill, basement had not been cleaned since construction concluded. I was shocked, and when I expressed my concerns I was told that I should just hire my own processional cleaner if I’m a “neat-freak”. If I purchase a brand new house from Pulte, I don't expect to clean up after Pulte's contractors. Since closing, it has been a nightmare to get these issues fixed. It has been over a month since closing, and we still do not have a resolution to most of these issues. I also feel like Pulte does not care about us or our home after we closed. The electrician that was sent over to correct our pendant lights left our house absolutely trashed - drywall dust EVERYWHERE since he did NOT cover up anything in the house before he cut into the ceiling. In addition, he then used our brand new personal vacuum to attempt to clean up after him, which destroyed the vacuum due to the dry wall dust.... Thanks Pulte!!! The issue is that it seems Pulte finds as many cheap alternatives as possible. ALL of the "upgraded" trim, baseboards, and even our fireplace is MDF. This was not disclosed to us, instead our sales rep told us how great everything would be since we were paying so much to UPGRADE. In addition, the paint that is used is not of any quality - it chips and smudges so easily to the point where the Pulte workers couldn't put their work bag up against the wall without smudging it. It is also confusing how Pulte does not recommend for homeowners to paint for at least 1 year, however does not provide quality paint to withstand normal ware and tare in a home. Like I said, it has been over a month that we have closed on our home and these issues are still not addressed. It is so disappointing that this is what we are experiencing and it seems like there is no support from Pulte. My husband and I also have to take time off of work to be at the house to wait for a Pulte worker to come over, and many times they are late or do not show up at all. Buying a house can be a tad stressful but Daniel and his team have gone much more than the extra mile, several times, to help us work through the details of an out-of-town move. Can’t say enough excellent things about their commitment to serving us. Thank you Daniel and the entire staff! We feel 100% confident about our investment.

Quality of the finishes were sloppy. Closing process was not very efficient. Communication was not very personal

During the buying process, Pulte has been keep me well informed about the progress so I can get everything prepared ahead of the time. Buying house is a very stressful process , especially if you also have to sell your existing house. It takes a lot of carefully planning. Pulte delivered the house on time, even though there's still couple times not done by the time we moved in, but that all been taken care of within couple weeks. In terms of build quality, overall I would said it's very good, there's always some minor issues. But that's true regardless if you buying a condo or a mansion. Pulte didn't deliver everything perfectly (doubt anybody could), but if you keep your expectation within reasonable range, you will be a very happy home owner. ... More

Bad quality material. Very bad Builder and construction manager. Terrible paint service. They use very cheap materials. I was very much disappointed with the Builder.

Unfortunately, I ignored the bad reviews I saw and I regret that now. From the sales process, to the building/construction process, to now my experience post-closing has been terrible. Given how much I paid for this home, the quality is not there and they know it and just don't care. When you point things out, they minimize them and act like it's completely normal to move into a brand new house with defects - or just ignore you. Even after upgrading most things, the materials are so cheap (quality not price). Getting them to fix the issues is a whole different story. They are not responsive and you are left to follow up with trades on your own. Even after they tell you they will do something or call you, they just don't. I seriously considered just selling the home immediately because I'm so unhappy with the quality and substitutions they made (without my approval). Every day, I find something new that was constructed poorly. Other builders may have similar issues, but at least their customer service is better. They care and will at least fix the issues once identified. Read the reviews from different sources and know they are telling the truth. I wish I had given more weight to them. ... More

Pulte Mortgage was a nightmare to deal with, in particular the loan officer we had assigned to us. He was not responsive to any emails sent or phone messages left and overall not the best experience as we have dealt with many mortgage companies in past. His Assistant Clay was excellent. We advise better communication between project and mortgage company due to all the delays because of labor shortage and supply chain issues. We sent same batch of paperwork to Pulte Mortgage at least 3 times, if not 4 as we were told it became outdated due to closing kept changing. In our total frustration, we ended up going with another mortgage company who accomplished all in 2 weeks. Lastly, We very much resent the fact that due to another delay in closing, we were required to pay $1100, to our mortgage company to lock in our rate for another week. We were informed immediately by Pulte rep when we went with another mortgage co., that we would be charged approx $150 per day by Pulte if our new loan people were not ready at closing. However, when the tables were turned, and Pulte wasn’t ready to close on 9/21, Pulte rep said management would not honor and pay fees charged to us even though Pulte was at fault. We did not close until 9/29. Shame on upper management, we should have been reimbursed the $1100. Willie was the breath of fresh air in this whole process. My spouse is very picky and Willie listened attentively to her and made the necessary fixes and touchups she required. Willie is the consummate professional and his demeanor with us was above reproach. He was the face of Pulte as far as we were concerned. He should be the face of Pulte.
