Rushed process, poor build quality, customer experience process not in line with house prices. The builder has lost their premium touch, but not their premium prices. House materials, lack of quality assurance processes, poor customer communication, and a clunky warranty process certainly left a poor experience. Would not buy again.

Be patient with the process.

Poor quality workmanship on high end group 4 kitchen cabinets. Very disappointed on wood work. You can notice many touchups and inconsistencies across the house. Caulk has cracks across. Today I noticed a major crack in the master bath vanity sink.

I had the honor of building a house through Pulte and the experience was not nice from start to finish . I have complained numerous times all to no avail . You can tell that they rush the building process and it’s so sad that their standards are starting to be like that of Ryan homes. I would advise you not to build with them all they care about is the money

Our Sales Agent and the Warranty Person we deal with have truly been the saving grace for this transaction. I am disappointed with the quality of work the construction manager approved and then passed off. We have walls that are completely bowed, corners that are at 75° vs 90. Door ways that don’t line up, we had a major leak from the electrical people drilling a hole in the pipes, and after our inspection pointed it out, they said it was resolved, only to find it was never looked into. Our shower had no seals so it leaked until the warranty people sent someone to repair it. The construction people left piping and grout in our shower pipe and covered it with the drain so the shower flooded, and needed to be cleaned/snaked. The drywall people after we tagged prior to closing left the mud all over our bathroom walls, had to call the warranty people to send someone to sand and paint. They never sealed our fireplace mantle. Wiped it off after hanging the tv and took off a ton of stain. It’s sadly been one disappointment after another. ... More

Painting vet poor job and kitchen cabinets need repair, closet door not hung correctly, missing shelf holders submitted tickets and no response. Also not seen street cleaner in a while and debris from high winds need cleaning and walkways need cleaning for resident need to use them

Very happy with my new townhome. The staff was great to work with and the walk thru, construction managers, post-sale questions have all been a great experience.

Overall, horrible build process and experience that resulted in an extremely overpriced and low quality home for the price point. Zero responsibility taken by Pulte for a build that went well beyond the contractual completion date with no legitimate reason other than mismanagement, which resulted in thousands of dollars in additional cost to us and no recourse or consideration from Pulte. Pulte also caused mold in our home during the build and refused to acknowledge, properly remediate or perform follow on testing to ensure the safety of our family because, as the Construction Rep in the neighborhood stated, “Pulte doesn’t do that”. The manner in which the situation was handled was a disgusting and reprehensible business tactic. Furthermore, the manner in which clients are treated in this area is from the top down as the local VP of Construction stated to me, “Don’t copy me on any emails because I won’t read them anyway”. It was a telling statement as to how I was going to be treated during the build. Pulte doesn’t have enough time to manage their work properly but finds plenty of time to rush a closing date in order to collect their profits, regardless of the status of the punch list, then stops all communications beyond that date. If they run into a shortfall they rush that part of the build...grout over dirt, chipped trim, paint on hardware, etc. These are things that appear in my bath where the doors were late in delivery so it was the last room finished and things were hurried. Other areas showed lack of craftsmanship. Front door remains with a gap at the bottom letting in cold and hopefully nothing else.

Everything starts out well and goes smooth until about 6+ months in. Completion seemed to drag out well past what we thought but then finally wrapped up very quickly at the end but with items still left to be completed after closing. You obviously agree because you’ve been waiting so long and are just ready to close. Once you close it’s like pulling teeth to get those leftover items completed. I’m still waiting on things to be completed and I’ve been in the house for 3 months.

My wife an I did the entire process of purchasing a home with Pulte while we were living overseas. We never even say the house until a week before we closed. We can definitely agree that Pulte made this process easy and affordable. They worked with us every step of the way and we know we mailed the right decision by choosing a Pulte Home!

From start to finish Pulte was informative, professional and truly cared about me and the home they built for me. My sales consultant and construction manager cared for my home as if it was their own.

We were out of state buyers. Our closing date was not flexible. Our house was rushed to finish and the shotty work relected that. I do hope the warranty rectifies the many issues but in my opinion somethings just can't be fixed or in Pulte language caulked!

All went well. Would definitely recommend

I entered a contingency purchase agreement and within 24 hours the house I chose was shown & offered to another buyer. Luckily my realtor was able to sell my house so I could remove the contingency. The quality of the carpet & flooring is low. There are numerous flaws in the drywall finish and paint (gouges, and rough areas) I requested repairs on 2 particular areas and both were not smoothed or filled. They were merely painted over. I requested assistance with the reprogramming my garage door opener but I was contacted when I was wasn’t available and never received a follow up. It could be worse but it’s not the best either. Better than some other builders.

SUPPORT SYSTEM : The sales agent Gisabel was not that helpful and very seldom reply to queries, which were always delayed and worsened after the closing period. The construction manager Finley did not do the proper walk-through during the initial and final inspections of the property. There were several issues identified within the house that were forwarded to her through the 'pick list'. That list is getting longer as the days pass by because of the slow response by Finley. There were handymen sent to repair and sort out the issues but most were inefficient and needed to return a few more times just to fix one. Whenever we try to text or call Finley, she does not reply in a timely manner, and most of the times she wouldn't. I already escalated this problems to warranty department of PULTE but was advised to liaise with Finley, to no avail. The issues just keep on going in a cycle. It's been over two months now since we moved in but with the way the issues were handled, I am unsure whether these will be sorted out soon. If I have known that these would have been the norm, , I would have not purchased a property with PULTE. It can only be compared to buying a new car, and after the contract was exchanged and the deposit was secured, you are issued a dodgy one instead and the dealer expect the monthly payment to be paid in full. It is ok to part with your hard-earned money as long as you are getting what you deserved. It is unfair to pay for something that does not merit its value. ... More

We are still trying to get area in garage painted plus a defective kitchen cabinet replaced and the backyard approved by the HOA. We had to buy a lot of items that were not included in the price of the house like a refrigerator and a washer and dryer also.

Home buying was first for me & Pulte was excellent!

I had a pleasant experience. Mike, Nolan, and Julie were constant professionals. Very responsive, highly engaged. Answered my questions, and held my hand through this process.

I have been waiting 7 weeks for repairs to be completed. Broken cabinets were installed. Sloppy paint work. Drywallers dry walled over 2 WAP outlets, 1 electrical outlet, 1 surround sound outlet and a kitchen recessed light. The doorbell stucco looks bad, because it was broken to find the doorbell. The repair work is sloppy and obvious. The house was full of sawdust, and not clean. The tile was dirty. Grout is breaking on edges. A private inspection revealed we have loose parts on the roof and extra tiles just left behind on the roof. That’s a safety issue. The insulation was substituted with fiberglass. We were told it would be cellulose. Your website mentions cellulose insulation. The insulation was completed in August or September, but we were notified after signing. We were packed and on our way when I received the email. One reason we bought this house is for the borate cellulose insulation. We want pulte to replace the insulation. Pulte didn’t notify us to give us an option to not sign the closing papers. We signed with the information that borate insulation would be installed. Also, why are they repairing broken cabinets on a new house? It’s new! We paid almost 100k over the price of the house down the street. The house next door was reduced by 100k. Pulte told us they were helping us by reducing the price to 739. Other same model homes have more upgrades, and are 645k, 713k, 709k, 724k, We were going to lose our deposit if we didn’t pay 739k. Our shaker cabinets do not have pulls. We have to kneel down to open lower cabinets, so we can open upper drawers. Really? Pulte couldn’t add cabinet pulls? During construction, I was notified that Pulte was changing cabinet vendors and the color of cabinet I initially chose would no longer be offered. I asked questions to the construction manager and salesperson to see if I could still get the color we picked from the original vendors at all, and if so, how long that delay would be. I didn't receive direct answers or updates on the situation for about two weeks. During that time, a new color was selected, installed in the home, then subsequently ripped out, then the original cabinets were ordered, but would cause a 3 week delay in closing. All of these decisions were made without my knowledge or approval. I finally demanded a zoom meeting with everyone where I was finally made aware of the situation. Had I known that the new vendor cabinets were already installed, and how much the estimated delay would have been, my decision to keep the initial cabinets installed may have been different. I think the salesperson and construction manager could have improved their communication throughout the construction process to allow me to make more informed decisions on my home. ... More
