Overall Pulte home buying was a terrible experience filled with uncertainty n disappointment. Other than the construction guys on the property, everyone was uncooperative starting from sales, mortgage personal to the final handover. After the possession of the property, every issue I had was treated like “it’s a YOU problem”.

Straightforward home buying. Nothing to complain about. Communication was great, never felt like I was being sold anything. Everyone I dealt with at Pulte was professional and knowledgeable of their job.

Responsiveness has been great with fixing issues and the sales team has been great as well throughout the home buying. There are some quality issues with the build not sure if the value is there for what we paid.

I would not recommend this builder. The overall quality of work was disappointing, with several issues that should not happen in a professional build. Communication was inconsistent, and it often felt like concerns were not taken seriously or addressed in a timely manner. And the final result did not meet expectations. For such a significant investment, you expect attention to detail, reliability, and accountability — all of which were lacking here. I would strongly suggest doing thorough research and considering other builders before making a decision.

The house already has issues with the outdoor a c unit

Whitney was fantastic in showing us the house and being straight forward with us. Alejandra and Devon were also excellent in working with us for the mortgage application/loan during the closing process. Jessica was great during final checks and any issues that popped up after closing by responding immediately to the problem.

Both went out of their way to make us feel comfortable and answer any questions about our hime.

We are writing this to show our unsatisfaction and formally document construction deficiencies in our home built by Pulte Homes. Following our pre-drywall meeting, we identified multiple issues, including gaps in the second-floor wood framing and flooring defects in the master bedroom, the other bedrooms and loft areas. These concerns were repeatedly brought to the construction manager’s attention, and we were assured they would be corrected. However, during the pre-closing walkthrough and even on the day of closing, many of these issues remained unresolved, including persistent squeaking and popping flooring, misaligned door trim, and other finish defects. We proceeded with closing in good faith, relying on assurances that repairs would be completed. After returning from closing, we noticed these issues have not been adequately resolved and have been transferred to warranty. Additional problems have also arisen, including crack window, broken kitchen door, a non-functioning door chime, improper doorbell installation, and HVAC airflow deficiencies. Since we moved in, we have had workers coming in to fix the issues under warranty like framer- 2-3 times- carpet guy, door company trying to fix the kitchen door- weather strips. These conditions indicate a failure to properly complete construction and inspection. We feel like we bought a 30 years old home with lots of problems. We are not enjoying the time in our home. Most people won’t even have those issues in their fifth year 10 year but we started having those issues even before closing and still we are experiencing those problems. ... More

Kaytee in sales was outstanding Settlement was very smooth Chris in follow-up and helping us with getting to know how everything worked in the house was also outstanding. Getting a mortgage through polite was one of the most painful experiences ever.

Construction manager Keith is amazing! He was very responsive to my questions, very detailed in explanations and provided all the necessary paperwork

Purchased a home in the Heartwood neighborhood marked our second home-buying experience, and we wanted to ensure everything was in proper condition prior to move-in. The day before our scheduled final walk-through, we met with the builder’s manager and conducted our own inspection. During that time, we used blue tape throughout the home to identify areas needing attention, including minor touch-ups and an issue where the crown molding above the cabinets had come apart. During the official walk-through the following day, the builder’s manager appeared surprised to see the blue tape marking these items. When we pointed out the crown molding concern, we were taken aback when the manager asked if we had broken it ourselves. This was frustrating, as it’s unreasonable to suggest that a buyer would intentionally damage a home they are about to purchase. While the overall experience was acceptable, this interaction left a negative impression. As a result, we would likely reconsider purchasing another home from this builder in the future. ... More

Disappointed with the quality. Omission of fixtures like towel bars, toilet paper holder, garage unpainted. Up graded kitchen but still not high end appliances. Master shower head is so high we can't reach without a ladder ( Michael Jordan doesn't live here). Garage is so small it is hard to get 2 medium sized cars in it. Many of our scrubs are dead. Drainage issues (working on). Lots are really small for this price house. Vinal siding is low grade ( rattles when the wind blows).

The house (townhome) is great. Very happy with my decision to buy here. Sales experience, financing, & orientation by the general contractor were all positives. The only negative I've found in the two months I've been here is that communication with the customer service guy is lacking in contrast with the rest of my experience here. I'm currently waiting to hear back from him after having a plumber in to figure out why my drains are having noisy air boluses that seem to be related to an underground sewage pumping system. It's been 7 days since the plumber was here.

The quality of the house materials is great. Everyone was very helpful during the whole process.

We chose Pulte largely because of the great initial experience with our salesperson, Vivian. However, that positive impression did not last. As the process went on, her demeanor shifted and interactions with my husband seemed dismissive. She was not present at closing, and when I came back afterward with a question, she did not recognize me. It felt like once the sale was secured, the level of service dropped off completely. Emilie at the design center was absolutely phenomenal!! She made what could have been an overwhelming process feel fun and exciting! With such limited time to make major design decisions, her expertise and natural eye for design were incredibly helpful. We shared our vision, and she immediately understood it, guiding us to stunning selections that we truly love. We couldn’t be happier with how everything turned out with the upgrades we selected. Cameron, the general contractor, provided great communication and attention to detail during the build, which we appreciated especially since we lived out of state. During the build process he was excellent in communication, reassuring, and provided thorough updates. Unfortunately, the closing process felt rushed and unorganized, with the pool team unprepared and windows not completed. After moving in, we began noticing quality issues, particularly with items we did not upgrade, such as outlets not working properly, door lock not working properly, large hole in the drywall under the countertop, paint quality, refrigerator not installed properly, etc. We were surprised by the lack of attention to these details, considering the number of “quality” inspections conducted throughout the process. It was especially disappointing after closing, as we were under the impression there would be continued support during the first 30 days. While some items were addressed quickly, others remain and will need to be included in our one-year walkthrough list. We are overall disappointed with how much additional spending was required for items we expected to be included; such as certain fixtures or finishings. Many upgrades were limited to just pre-wire/pre-plumb, or not available. Overall, our experience started off positively, and the build process initially met our expectations. However, by the end, several aspects fell short, leaving us frustrated and disappointed at a time while we should be enjoying our new home. House has issues from Day 1. Sales and Construction unresponsive. Warranty rep excellent

We love our house. Everybody at Pulte was great to work with. Our construction manager , Joe kept us updated through the construction process. Overall it was great experience.

Everything from the design process to the loan process to closing and the craftsmanship of the home was great.

Within the first week after moving in, the AC system did not work, leaving us without cooling. It took significant effort to get attention to the issue. There were also structural changes made without proper approval, which is very concerning for a new construction home. Communication with Pulte has been extremely poor. We sent emails requesting help and clarification but received little to no response. The build quality is also below expectations for a new home: • The exterior color communication was incorrect, which spoiled the overall look of the house. • Gutters were left filled with construction debris. • Walls are uneven and the texture/paint quality is very poor, clearly visible to the naked eye. • The garage door does not close properly, and we were told it happens because of the sun and that we should manually close it in the afternoon, which is not an acceptable explanation. • Hot water issues occurred, and the initial response was simply that electric heaters are not good.
