It has been almost two months since I came into my new home and have found a lot of issues with different things: kitchen cabinets, doors, baseboards, etc. and nothing has been addressed -and I submitted a report soon after we got in-. I send emails to the customer service team and they do not acknowledge receiving it, I don't know if someone got it and it's reviewing it. I just don't hear from them if they will address my concern or not. It has been very frustrating. I am very unhappy with how things have evolved since I got into the house, very, very unhappy. I still have doors that don't close properly and a toilet that doesn't fill up water; and it took weeks to answer to a problem with A/C without gas. ... More

Terrible experience from day 1. Sales rep was horrible. Walls are already cracking. Roof is falling off. No grading after 30 days. The development looks like a dump site. No updates are given to warranty work filed. Wish I would have gone another direction. Will never buy Pulte again or recommend to anyone.

Marianna is an absolute star and deserving of any recognition you have to offer. I purchased from Pulte while 3000 miles away and Marianna made the process as easy as possible with her extensive knowledge and sage advice. I am very impressed by the quality of my new home and looking forward to settling in and spending many peaceful years here

The process was a lot simpler than I would have expected. All post-move issues so far have been fairly minor and easily fixed. The materials, such as the paint are incredibly disappointing because of how hard it is to clean walls without the paint coming off. There were also so annoying upsell choices throughout the process that restricted you just because Pulte decided that's the way it was going to be. Most complaints though are fairly minor.

Still waiting for hole in garage wall to be fixed from leak. Still waiting for promised items to be delivered and installed dating back to walk through nearly 2 months ago.

First I will say that our project manager was GREAT! He was very responsive and kept us informed along the way. He always responded to emails and texts from me even though I know he was super busy. We were able to close with only a few minor issues, but my problem is that we should not have to close until everything is done and addressed. Pulte schedules the closing and has no problem pushing it back if they have issues or delays with material, but YOU cannot change closing or else you will be charged. Even if you are moving from out of state and have a scheduling conflict. The next issue I have is once you close, the challenge is now getting your “punch list” items fixed. Great communication & updates during the building process due to LeeRoy’s efforts, he was super to keep us informed since we were in another state miles away from the home being built. He sent pictures, emailed, & called us, always answered our questions & took pride in his job. Kirby, with the mortgage staff, was also very helpful, kind, & efficient. She was quick to respond & her assistance was very much appreciated! Kevin has also been wonderful since moving in to address any concerns we may have. He takes care of issues promptly & efficiently & has been super helpful!

Sales/builder teams were very responsive, helpful, informative and took pride in their work. All Pulte team members we engaged with were enjoyable to to work with.

Pulte Home Builder build a good home. They care about their customer and try keep the project plan on track. When something went wrong, they responded quickly to resolved the problem. They have a good team of sales agent and contraction manager

Salesman mislead us on options and used supply chain issues to give us down graded appliances. Had a number of issues with the finish carpentry. Exterior had mud all over sides and back of house. Was told it would be cleaned by close and on day of closed was a mess. Said it would be cleaned by end of day. Not done, touch up on trim not done, sod was burned out completely in a number of areas. Said it would be replaced. Not done. Pulte Mortgage never presented A competitive offer. Waited until interest rates went up a second time then after considerable pressure submitted an offer that wasn’t even close. Went with own financing and Pulte coordinator waited until day before closing to get information to my closing company. The $10k incentive is a joke. Designed to pay Pulte’s seller fees and difference in exorbitant doc and prep fees. This was my 16th home my 3rd Pulte home. I do not expect anyone to respond to this. Saleswoman, Britta, is excellent. Helped us through the process. After that, dealing with the various subcontractors Pulte uses has been bad. Subcontractors next door leave garbage that blows onto our property. Mortgage company, cable tv company two examples. Numerous emails to staff not responded to. Pulte and cable company blamed each other for problems. Some strange design choices. One of our two outdoor water faucets is in the garage. No watering of seeded back yard or river birch trees since being installed. I am watering Pulte's property right now. The Pulte people onsite are working hard to help us, but I think they are shortstaffed. Nobody knows what is going to happen with landscaping on the south side of Josiah. Who is in charge here? ... In all honesty, the home feels that every corner that could be cut was butchered. We have so many issues with the home (doors, carpet, cabinets, paint, bathroom insert, tile, flooring, grout etc etc. Its been a nightmare to say the least...will not do again.

We would like to thank Enrique & Lane! They were very accommodating and responsive to all our inquiries and requests. Pulte is a great builder. We just had some issues with the Warranty Dept and Mortgage Dept. We hope they could improve their work so as to maintain the good reputation of Pulte itself. One of the problems we had on the final walk through of the house was the flooring on the front porch was made of gravels. It was unexpected and it looked so incomplete. This was not presented on the model house, and no one even mentioned that it was an upgrade. Secondly, the location of the gate at one side of the house and the wall on the other was installed all the way at the back of the house. Honestly i wasn’t too happy with the process. Started off with a sales consultant who didn’t follow up with the process of the bidding. Then because of lack of communication, we had to change the model of the house we wanted and the colors for the exterior. We were told dates of work to be done and no calls or emails to inform us of delays. We understand labor shortages and supply shortage but a simple email or call would help the buyer know estimated times. Then upon closing the title rep gave us the run around. The lawyer that represented us was even frustrated and he’s been doing this for many years and dealt with many new builds. The construction on the home is great the only issue is they didn’t clean up the leftover materials and scraps. I’ve been finding wood boards and small metal gutter pieces that are dangerous in the yard. The front door was dented when being painted and that wasn’t repaired and now I would need to file a claim for the door because we didn’t notice it sooner. We were told we would have something down in the yard for our dogs because the sod cannot be installed until a later date and that hasn’t been done either. We have nothing but a dirt pile and mud. ... More

While we love our new home there are shortcomings. The delivery was rushed and felt as if there were numerous items either damaged, not working, or missing or unfinished. We moved in almost two months ago and only one item of several has been addressed. We still don’t have cold running water, but the vast majority are damaged or cosmetic items. While the price you pay is subjective I feel we paid a large premium for a sub par product in the end with slow service after the sale. There are only so many excuses of trades not being available and supply chain issues which is why we rated the experience as average but how things are handled and once resolved to our satisfaction will ultimately drive our final opinion of if we would recommend or use Pulte in the future. ... Having a new home built can be exciting and stressful. Future home owners need to separate the supply chain and work force factors from the team who is on site building a new home. During construction we had changes in subcontractors, as well as, Pulte representatives. The ONE constant Pulte representative for us was Gina. She was there when we signed our papers and supported us when days were uncertain. She was always honest with us and painted a realistic picture of what to expect during the building process. Gina was also there after we closed to celebrate with us. Things go right and things go wrong during the construction of a new home. We had crews that were very professional and some crews that rushed their work. We had a site manager who promised more than he could deliver and then we had unbelievable Pulte representatives that cleaned up the mess that others created.. In the end we had a team that rallied behind us and got us in our home so we could start the next chapter of our lives. We are buying new things for our home and creating a new neighborhood with our new neighbors. I believe that Pulte wants to build a great home for every family that comes to them. When things went wrong eventually a top notch rep stepped in to get the standard of our Pulte home to where it is supposed to be. Those reps were always honest and hard working. We had a great experience with the Pulte Team from the beginning to the end of the buying process. Victoria and Jim answered all of questions and concerns right away. We are very satisfied with the workmanship and the quality of our home. We would recommend homebuyers to consider Pulte.

So many things wrong with the house. Leaking roof, constant issues that were never corrected. This was the worst experience ever.

Our expectations of moving into a new house was high. We expected great workmanship and flawless installations. That is not what we received. Electrical issues, landscaping issues, windows not sealed and won’t close properly, drainage issues, shoddy masonry work. Not happy new home owners.

We love our new home. The construction manager was the best part of the process. There were quite a few hiccups over the months, during the build, prior to closing, supply issues etc. but it’s done and we’re so glad to be here. When we put warranty claims in for things that need to be touched up or minor repairs that we noticed within a week or two of moving into our brand new home they respond pretty quickly. It’s a beautiful home. The HOA fees are extraordinarily high for a neighborhood with zero amenities other than them paying for water sewer and trash and taking care of the landscaping. The H away fees definitely do not match what you get for what you’re paying but we hope those will go down in the future, though that’s unlikely. We have also been here for a month and the post office will not deliver to us because they think it is an active construction zone and Pulte said they were aware of the issue but we have heard zero communication of that or how we are going to get that fixed. It is very difficult having all of our packages in the mail turned away because the post office won’t deliver here while they are building in the neighborhood. I wish Pulte was a little bit more responsive or would communicate better with what they’re working on. And I wish the person That manages the HOA could guide us better. When we have questions we never know who to ask. If you call any 1-800 Pulte phone number you find online it just takes you to warranty department. But who do we talk to for updates about the mail situation in the neighborhood? No one knows who is fixing it or if anyone actually is. Overall, we definitely recommend Pulte and we look forward to many years here and cant wait for the hiccups of buying the first home in a new neighborhood that is still being constructed in to be behind us. Everyone involved in helping me buy the home was very helpful.

Terrible experience from beginning to end. “FIELD MANAGER II” made use sign off that the home was done and was still missing many items pointed out and said he’d be back to finish them later pending a positive online review and once given the review we never heard from him again nor will he respond to phone calls or texts. We literally paid for things that are not installed and the items that were installed were done poorly. Missing grout, paint, doors won’t open or close properly. The outside paint is terrible and doesn’t even cover some of the chicken wire. We can’t get help from anyone and our sales rep was also worthless ... More
