Overall very good experience. I purchased during the last section of project. So I felt the sales agent moved on to her next development and felt like I was a little bit of an afterthought at times. But I was able to get ahold of her when she was on vacation which was very nice. (Derwin) the Lead PM was very good and communicated on a regular basis. The design process was good. I was told there would be a light in the laundry room that comes standard, however it does not. Would’ve added it if I was told differently but, found out too late to make any adjustments. Very minor and can function without one. Things that could be improved: 1) garage door - I have a tandem garage and it’s very spacious. But the garage door itself is very small. There’s room to make it larger so it’s a little baffling. I have a truck (not lifted) and you have to found the side mirrors in order for it to fit. Even then, you have to back in perfectly otherwise you’ll scratch your car. Not sure if this is a supply chain issue but it’s definitely an inconvenience. 2nd) bathroom sink vanities - they’re basically cabinets. Was shocked to find out they don’t have smaller slide out drawers. So you’ll need to buy organizers if you don’t want your stuff visible or piled on top of each other. I spent over $500k and then added about $30k in upgrades. It’s my opinion that they cheaped-out on that. At least could’ve been an option to add during the design process. 3) window blinds - added the window blinds during the design. They look great. Only thing is that they aren’t included on the doors. Depending on the model you get, they have accent doors (no porch) and basically act as windows but gives a nicer appeal and some character. I have 4 doors that don’t have blinds/shades so I basically spent $2k on blinds for 6 windows. Definitely something that should be communicated upfront. Besides those items, the place looks fantastic and would recommend using them. The quality of our home did not appear consistent with other homes done by Pulte. We were the last home in the neighborhood so we felt like our home was rushed and did not get the attention it should have. We are still waiting on several repairs and items to be finished nearly 2 months after move in. We do love the floor plan that we selected.

Many tasks not completed on time. Many things not known when making selections.

The quality of drywall, carpentry and attention to detail are not good. Also, after my walk through numerous items were supposed to be completed. A month and a half later I’m still waiting. Not enough management to oversee contractors. Electric was only service that was great. Disappointing once they have your money.

Emerald Woods is a great neighborhood. Pulte homes have exceeded expectations in Timeliness, Build Quality n Communication!!!

Gary and team have been great! Helped us close escrow on time and have been very responsive to take care of items that need fixing. I certain expect the customer service team will be great once the construction team has moved on from our area

We appreciate the frontline staff including sales and construction teams we interact with on a daily basis. They have been open and honest recorded any issues, reported by us or discovered themselves. No push-back, always committed to bring issues to satisfactory closure. They were responsive, just a text message away. Most important, we saw firsthand, one by one, promises have been fulfilled.

so far my life is consumed with service calls to fix issues. 1.electrical 2.shower hole in stall 3.non-working air ventilation 4.non-working stove vent and send hot air back into the house 5.dead plants 6.broken circuit breaker 7.gap/air in kitchen floor laminate 8.laundryroom floor shakes, not stable 9.many edges around home are not 'square' 10.A/C condenser water drain clogged 2 times 11.some house have retaining wall under the fence, we do not causing huge holes exposing to neighbors. I am sure there is more

We were super excited to build with Pulte but it turned out to be a nightmare for the simple fact that our house was rushed .......due to what our head guy said. He stated that he wanted more time but Pulte wanted him to get our house off their so called "books". we have every thing from unfinished walls to damaged doors to damaged countertops to damaged tile to missing hardware on the cabinets to all of our black hardware being painted white...it just hasn't been a fun experience at all. The outside of the house has yet to be even fully painted. our amazing warranty specialist is working on these issues but we were told at closing that all would be taken care of right away and we now been here 30 days and only a couple things have been done. truly truly a sad situation. ... Was pretty much satisfied with all aspects of the home purchase process. The quality of the house is also outstanding. A++ all around.

You can tell they just wanted to close out this phase and neighborhood and were "just getting it done". Work requests have been sitting for over 2 weeks with no response or follow up.

Overall the experience was good. Sales Manager Mariana Lacoi was in touch often and very helpful in keeping us up to date. John Demarco was exceptional in taking us through the condo and explaining all we needed to know. We are very pleased and happy with the condo and how it was built. The only disappointment might be lack of draws in bath cabinets and maybe a light or two in the bedrooms although it is set up for our own lighting fixtures if we choose to do so. Moving in experience went well although pretty stressful at times. Overall, good move for us and we are very pleased.

We have purchased NEW CONSTRUCTION homes in the past. The Pulte team is caring, professional, responsive & eager to “get it right”. We love our home, the community & are proud of where we live.

Our experience with Pulte should have been one of the most exciting times for my family. In reality, it was an absolute nightmare. Not a single deadline was met during construction. We have a warped wall in out living to this day. The sales person we ended up with was a complete joke and as a fellow Realtor/Broker, I was completely embarrassed to be in the same industry as that person. It would take WEEKS for this person to get documents required by our lender back to them. Phone calls/texts would go unanswered/unreturned. Our home took one year and six months to build. When we were finally given a losing date, it was pushed back another two weeks. When this occurred, we were give one day notice of such. Upon moving into the home, the craftsmanship of the home was shockingly bad. Half of the doors in the house do not close. There is white paint marks all over the floor, errors on cabinetry, our AC had to be repaired while we moving in, we have broken roof tiles, for some reason the crawl space entry is sealed shut, some lights in the house have a delay when turned on, our garage light wouldn't turn on. We could probably go on and on. At the end of the day, as some one that works in Real Estate, I will never recommend, nor represent anyone that wants a Pulte home. I would never want someone to have to experience what my family have, and continue to deal with. ... More

We did not have a good experience. It is true that we live in a different world now, but communication goes a long way. While we had great communication with our Sales Rep Lisa, the breakdown from there made the building experience hostile and dissatisfying for what should have been a joyful experience. I would love to meet with anyone who is willing to listen.

When we first viewed the different floor models we were in awe as we toured it. We definitely saw ourselves living in one of the units. The neighborhood is still under construction but the location and landscaping is making the surroundings even more exciting to see finished. The unit we acquired is everything our family needed and have more amenities that makes living even more comfy. I would definitely recommend Pulte Homes.

We were sold a walkout basement option on our home at the Cottages. We cannot walkout on our lot as it slopes on a 45 degree angle. A flat patio is not workable without a retaining wall. This $20k option was sold to us with no one reviewing the plot plan or explaining the lot grade issue. Why would a builder sell a walkout basement that you cannot walk out on to? The grading was completed one day prior to close, and we were expressed our outrage to the construction manager- We are in a holding pattern with the VP Tim to see if we can get some resolution to the issue. Other that this critical expensive issue, we have 30 items that remain on our punch list, one month after close. everything from the wrong front door, missing shelves in the linen closet, gouges in the bathtub from workmen's tools, vanity lights not centered over the sinks, sawdust in the kitchen cabinets, extra hose bib not located where we identified, patio light at eye level, soft close cabinet that does not soft close, cracked cement in front, dead plants one month after close....I cannot go through them all but you get the idea. General sloppiness on the side of the sales person, Corey - just dropped the ball on the options ordered, and paid for- while we wait for delivery and corrections. Construction manager Ryan is doing clean up on some issues where he can, but also manages 60 other projects. We appreciate the effort of the VP Tim in helping us and hearing our issues- but on a $600k house you would not expect such ineptitude....I dont know how we could be more flexible in taking substitute appliances and closing on a home with so many issues. There is absolutely " no white glove policy" with our experience. Not even a grey glove. If prices this high can be charged- the product delivered sure isn't equivalent. My experience with the sales office was absolutely phenomenal. They were amazing. Pulte Mortgage, on the other hand, almost made me lose the house with their lack of information and incorrect information. I had to seek out my loan officer with questions and was given wrong information, making the process incredibly stressful and tainting the whole buying experience. The building manager is very kind and works very hard but the responsiveness of the crew workers when it was time to fix things, they didn’t show up when they said they would. Still 6 weeks after closing, I’m still waiting for a fix that was discussed during our final walkthrough but it isn’t at the fault of the building manager as he has reached out to the crew several times without response or them not showing up at the time they said they would be by. ... These are very well made homes. I’ve been impressed with the quality of the build, from slab to roofing. Correcting any issues I had were addressed immediately. I highly recommend this builder. Great integrity!

My experience was good and amazing with the project manager KEN. he was always available, answered every concern and question I had and he helped me a lot. KEN is great asset for PULTE homes.

I am pleased with my newly built home, overall. Dan (construction manager) was very responsive to my questions and concerns and Devin (sales representative) was quick to inform me of any changes due to material or appliance shortages. However, there were several cosmetic issues in the finishing stage of the building process. These include paint marks and drops on walls, paint over spraying around window frames, chipped baseboards. While Dan addressed most of these prior to closing, a lot of it could have been avoided if construction crew would have been more careful when handling these. I would recommend and consider building with Pulte again, especially with Dan as the construction manager. ... More

We are extremely satisfied with our Pulte home. Initially we were going to build in another community with a different builder. However several issues came up and discussions with other homeowners led us to cancel that build. We then chose Pulte. Every single Pulte person that we had contact with over the course of the build was courteous and responsive to our questions. The materials and craftsmanship in every room is of the highest quality. Both our construction supervisor and salesperson kept us updated throughout the build. We would strongly recommend Pulte to anyone looking to build a high quality home ... More

Good Side - Dealing with the Production Manager was excellent. He was one of the best crew members I dealt with. He was very co-operative in every stage of the work. Bade Side - My 3 star rating is mainly due to to incomplete work that Pulte has done in my house. At closing the master bed shower glass was not installed and Pulte committed me with a date of 07/08. However further to that there is no follow-up being done nor any updates are shared with me. I had multiple calls with the Prod Manager but he does not seem to have any update from Atlanta Glass Door company. But at the same time I also see the glass door getting fitted in other houses which were closed along with me as well as few which are not yet closed or closed after mine. It is more than a month now after closing and my shower glass door is not yet installed. I had few complaints and issues for certain things not working properly in the house for which I had to reach out the service warranty department. I raised service requests with them for couple of issue but had no luck to get the problem fixed. It is been more that 2 weeks, I haven't got any update on that. ... More
