Too many minor open issues upon completion.

Post repairs slow, incomplete work still open, some warranty repairs needed 6 weeks after closing.

First I want to highlight Steven. He was truly amazing in the entire home buying experience. I never felt like the ball was being dropped nor like any questions were being unanswered. He kept us up to date on our home building process and went above and beyond to ask around for us regarding schools and which ones would be the best for our kids. I felt like he was completely reliable and walked us through the entire process. Laura was also amazing. She helped us coordinate the colors and design aspects in our house that would allow our house to really pop and honestly it does really pop! I want to thank her for her patience and working with us. Finally Dylan. Dylan is phenomenal! I truly enjoyed working with Dylan. He was responsive and understanding to any concerns we had. He was also really patient with me and built a beautiful home. We have cosmetic flaws, some more unsatisfactory small pea size pit and chipped wood exposed on exterior surfaces the of the cabinets; to minor blemishes, cracks in paint at joints or filled in cracks to conceal, but visible; to a huge crack in the bottom shelf of the wall cabinet likely caused by installation of the under cabinet lights. These have been reported on their Customer Service website, but have yet to be resolved. The cosmetic blemishes can be overlooked, but the cracked cabinet makes the whole gourmet kitchen upgrade unsatisfied and we feel we overpaid. We finally moved into the house a little over a month ago. Overall, we enjoyed the process and I would recommend Pulte to anyone looking for a reasonably priced, good-quality house. This was the first house that we build and we were not privy to all the detailed decisions we have to make immediately. Mindy helped with the sale and she was patient and helpful and didn't mind our very basic questions. Post-sale, Davor, Matt, and Luke did an excellent job keeping us aware of how our house was coming along. The house has nice features and some quirks. However, Matt was outstanding in helping us fix most of the issues we pointed out in our punch list. He also checked in periodically with us to ensure the items were taken care of or what the update on any item was. Builder did a good job initially however when nearing the closing i was not happy the way my walkthrough was done. I need to tell all the missing things and ask for everything. My Pavers also not arranged properly and NOT good. If i ask now they say it is within tolerance level :(

At Trails of Woods Creek in Algonquin, homebuyers are passed along from sales rep Kristen or Christine, to Celeste at the design center, to construction manager Anthony, to Brandon for pre-drywall review, to Alex for pre-closing review, to Kerie for after-sale support. It would be helpful to have a single advocate homebuyers could turn to at any stage for support or to have their questions answered. It is difficult to find out what is included in the base price, because the models include so many options. This is especially true for lighting and electrical outlets. Be persistent and keep asking. Ask to see the base plans. You may be surprised to find that there are no overhead lights in the bedrooms, or that no mirrors are included in the master bathroom. While the base price might be competitive, options are often significantly overpriced. For example, for $734, Pulte will not install the two standard toilets included in the base price of the home, which can be bought for $114.80 each, and instead install tall height toilets which can be bought for $167.30 each. No additional labor and $105 additional parts costs, and for this they charge $734. It is best to avoid options which can be easily changed out after closing at less cost. ... More

The buying process is what you would expect - when the builder and the lender needs information you need to turn it over immediately on their time table. When you have issues with your home they can take as long as they want to address it. We've identified some building issues since February 2022 and closed May 2022. It is July 13, 2022 and to this date the issues have not been addressed. We did not hold closing on good faith our issues would be addressed and they still have not. They don't seem to care now that they have their money do they? Other quality issues appeared when we moved in - Air Condition (in hot Las Vegas) not properly hooked up, appliances that barely made it in by close date (they were preparing us to move in with no oven/microwave combo but ended up getting us one at the last minute), and just overall general response time to our issues we identified have an extreme lag time. Disappointed with the communication aspect of this entire process as well. As I said, when they need something you need to be jimmy on the spot to provide it, but their SLA is infinity. ... More

The beginning of the buying process started out well. The sales rep Raeleen was very helpful Finley and friendly. Putting down the earnest money was fairly easy because Porte ahead Pulte did pretty good online tools. Contracts we signed promises were made to have a home completion around February 2022 timeframe. When February rolled around it was obvious that the house was not going to be completed in the communicated/expected timeline. Every time I pressed for answers about the completion date I kept getting inconsistent information. At one point the house was going to be complete by the end of March and then it became April and then if only had a close date for May 20, 2022. When I did the walk-through the day before there were a lot of things that were not done however, I was even telling them till I didn’t eager eager to move in because I have waited so long I didn’t want to delay the closing process any longer. When I receive the keys in the house there was a water leak in the compressor in the basement and it took weeks to resolve. The floor panels in the living room were loose in squeaking which still has not been completely resolved. In fact the same issue is occurring in the owners bedroom. The fixtures and the material overall used for the building this home are very cheap, low in quality. I don’t understand why Pulte homes built in a great neighborhood with great expectations only to find out Pulte took all the shortcuts to build a low quality home with inferior material. I didn't appreciated not being told up front that Pulte was waiting on a lawsuit to be over between the developer and another builder. We should have been in our home in September of 2021, but they didn't start until October 2021. the first building manger we had was a nice a person but, he gave me the feeling that he either know what was going on with my floor plan or just didn't care. When you asked him a question, sometimes he acted like you were getting on his nerves or shouldn't be asking, but with the amount of money I am paying for this home I have every right to ask any question I like that is within reason, and respectful. I was told that I would get an update weekly. Most of the time had to call them. When we got our new building manager, I felt bad to Jose because he walked into a giant mess. When he got here he got more done from April 14th to May 26th, and the first guy had been working on the house since Oct 2021. As far as the people you contract to do the jobs, you might want to do a little more background on them. A lot of them don't care how things are done, because its not their house. The buying and mortgage part of our experience was good to excellent. Our field manager, Taylor, was helpful and attentive to our concerns during construction. Our problem was that each time we visited the construction site, we found numerous issues with the quality of work. (Concrete, Framing, drywall and tile.) Nearly every phase had several issues that had to be corrected to be anything close to acceptable. One exception was the kitchen. The countertops and cabinets were great and installed correctly. Our punch list was partially completed prior to closing, and warranty services is slowly scheduling the trades to remedy the remaining issues of poor workmanship noted during our walkthrough. We are happy to finally be living in our new home, and we are looking forward to the correction of the outstanding issues. ... More

Great home at an ideal location although building home had taken much longer than what's listed on the contract. However, it's definitely worth the waiting as I'm thoroughly enjoying living in it. There are some minor issues since moved in, but it's been addressed in a timely manner. Overall, my experience has been positive.

I have purchased several new homes, so I am generally familiar with the process. I must say that the quality of the final product was excellent with Pulte. The flooring, kitchen, hardware, and wiring were all great.

They will attempt to close with issues / defects / cover up. Aggressive Closing / Title Dept. Have the 'Gift of Gap', ccome across as sincere.

STOP! If you still can and do your research by reading the reviews across the country and the lawsuits filed. After putting down earnest and becoming contractually obligated attitudes change. READ the contract before signing and you'll find EVERYTHING is in Pultes interest. Dont assume their tactics to incentivize by using their mortgage company is the best either. They too were not professional and had questionable practices. I will also tell you that very literally every stage throughout the build had issues with quality. I can also share that the majority, if not all, the community has issues with the company and the trades they hire to perform work. My observation and opinion is that they only want your money and honestly DO NOT CARE about you or giving you a quality product. There is so much more I could share. I would STRONGLY advise to stay clear of conducting any business with this company or its subsidiaries. ... More

Pros: Design, Appointments at various stages to go over the details, construction team responsiveness. Cons: Mortgage options, Quality of materials, promised appliances but not delivered instead refunded old prices in a high inflation period, huge delays in delivery timelines. Overall: If I get a time machine, I would choose another top builder.

Quality of home is not very good. And to think Pulte prides in quality. Very very disappointed. Would have looked at other builders had we known. When issues come about, they take long to respond.

I’m really hoping that Some one from Pulte Management will contact me after reading below feedback. I have a very BAD experience with Pulte. I think by selecting Pulte over of other builders in the market I have made a BIG mistake of my life. No one hears my issues/concerns. I was given unfinished home at the time of closing. My backyard was handed over with unfinished work. They did not even did seeding and proper landscaping to my backyard land which I own. For all other neighbors in same neighborhood they did seeding properly, They did not even know about my backyard land which I own. They don’t even able to establish my boundaries. I was promised by my Sales Consultant (Michael) and field manager (Jen) that my backyard will be fixed. I have done several follow ups with them after my closing but no luck so far. Work is not done yet. Another example of my dissatisfaction is that they did not installed window shutters which was expected and promised as per my elevation design of my house which I picked at the time of buying this house. I have noticed this miss after closing of my house and immediately informed my Sales consultant and Field Manager. My Field manager told me that she has submitted a request to get the window shutters but when I asked by when she will able to get this work done, She said that she doesn’t know and can’t give the ETA. This is ridiculous. This is very Unprofessional behavior from Pulte. If I had not noticed the missing window shutter no one from Pulte team would have told us about this. I don’t know how many other things they have missed in my house during construction which I’m not even aware of. There are few other issues which I had reported to my field manager and Sales Consultant which are unaddressed yet. I’m really hoping that someone from Pulte Management will reach out to me after reading my feedback and help me to fix my issues and help me in regaining my trust ok Pulte again. ... More

the building quality of Pulte Home is impressive. They used quality material and pay lots of attention to details. Phill, our field manager has been above and beyond. He is professional, trustworthy and responsive to our needs from the beginning to the end. Our home buying experience has been great thanks to him.

I would not close until all work is done The cleanliness leaves much to be desired. Floors have everything from glue to hardened masonry bits and stains that cannot be removed,

I feel like I got a great deal for my house and generally things are fine. However my house was NOT complete when I moved in, my construction manager ghosted me, leaving me to work with the warranty department. Very unprofessional.
