There are several quality issues with parts of our home which we are told stems from the shortage of quality contractors that are available for Pulte to hire to build their homes. The concrete slab is very wavy and bumpy and impacted the look of the vinyl flooring we chose, so much that we had to pay to upgrade to the LVT flooring; walls are wavy and curvy and could only be corrected somewhat; already have cracks in concrete garage floor and back patio (we only took ownership in April 2022); there are other less major issues as well. Overall, Pulte has attempted to correct to our satisfaction all issues we’ve reported- and they’ve been responsive- but we feel like they should have ensured that we received the same high quality and high standards that they advertise given that we paid the price for the advertised higher standards. ... Pulte over promises, and under delivers. Quality of workmanship is very poor.

Overall experience was good, however there are certain things in my home which are still not working like some power outlets. They will say that just keep a note of it and call the after sale service to resolve the issue. My point is why not have it properly looked before handover the keys. These are some major things which people use and can't wait for a year to get it resolved. Also when we ask anyone near the house who are still working on remaining house, they simply say now we are out of the house can't do much, you need to talk to the after sale service. Some items such as door locks were also not properly checked before the close. I would certainly recommend but please ensure everything in the house is working properly before taking the keys and ask them to make it right, right away. ... More

We went through the purchase process relatively fast. The builder anticipated the closing date although the home was not 100% ready for closure. Our home has quite a number of upgrades which were charged at premium cost. Overall, the quality of the house is unsatisfactory, both from design and construction perspective. For example, partition walls do not have any sound insulation, and you can literally hear conversation or the TV sound from the other room(s). The AHU (air handling unit) is located nearby the living room and its super noisy! The utility room has no insulation and sound vibrations are transferred across the entire house (pretty rookie design for an experienced builder like Pulte). This basically destroys the comfort of this home. The tile-work is well done from visual standpoint, however the underlying sub-grade is uneven and creates wavy effect. By simply looking at the baseboards (trim), large gaps filled with caulking are present in almost every room. The exterior walls (facade) were most probably made in a record time and are full of imperfections, dents and blemishes. Some of the walls are build out of plumb, and I am not sure how Pulte will be repairing such major deficiency. We have been leaving in this home for about two month now, and the responsiveness to issues (most of which were prior to closing) is pretty poor. We have had a very positive professional experience with each Pulte team member. From our salesperson at the model, to the designer at the design center to our site manager we would do it all again with Team Pulte here in Indianapolis.

The supervisor and sales office were great and kept us up to date with the progress of the house. Unfortunately the quality of the construction was poor and caused multiple delays with the completion of the house. Framing was off creating floor and cabinet installation adjustments. Exterior brick work was sloppy leaving us with the exterior partly covered with mortar. Also when the bricks were cleaned you could not tell much of a difference and the process to clean them caused bad etching and staining of the patio and garage concrete. The super and sales office corrected most issues and we are working through the warranty process for the remaining items. ... More

My experience is very good!

The experience of purchasing the home direct with Pulte was pleasant. We found the house to have our ideal layout. They included extra favors without cost to us and were much appreciated. The energy efficiency features are noticeable, even when compared to our previous home which was also a new build with similar claims. We generally get very quick responses to fix issues around the house, but the number of issues keep growing. Workmanship and material wise, it is a level below our previous builder. The issues range from things breaking, bad installation, to material choices that could be more thoughtful for long term ownership. The walls and paint crumble at the slightest bump (the surface is also very porous, gets dirty, and impossible to clean without damaging). The kitchen sink bottom was flat - bothered us so much that we spent money to replace the new sink with one that actually sloped down towards the center drain. The wood floors have a surface that dust easily stick to and not easy to simply vacuum. Our previous home had ScuffX paint and quartz sink - incremental qualities that we took for granted looking back that made our homeownership cheaper and more carefree. Then there are the actual issues. Two doors couldn't close. Floor board under carpet popped up. Garage door de-railed. Circuit breaker issues. Sliding door had problems closing tight without force. Plastic bags embedded in the back deck concrete that became exposed. Scars and grooves on the garage concrete from construction. In the community, the gates still haven't worked consistently (remote issues, gates wouldn't open or close, keypad broken, EZ tag feature still hasn't worked). In our first year in our previous new build house, we did the 1-year warranty walked and fixed 3-4 things max, all from the expected house settling). We've blown past that in the first month. ... No other way to say it. This has been an extremely disappointing and regrettable process. What started as my family building our dream home quickly turned into the most stressful time of our lives. And no one at Pulte seemed to care. The process started ok, Aiyana in sales was very up front about what was included and provided the quotes with upgrades we knew we wanted as well as upgrades we were considering so we could budget accordingly. There were a few surprises when we went to sign and just after we signed about changes that needed to be made to fit code. The big one being that we were told after we signed that we needed to add a second water heater or go tankless due to code. This seems like it should have some sort of warning built into the program to notify sales and the customer at the time of selecting an upgrade if there is an additional change required. We have more bathrooms than we need because we want the space for guests. Seems strange that having enough hot water is a code issue, but also that we learned of it after signing. But at this time, we were so set on having the on suite for the bedroom upstairs that we didn't want to remove it. So, we reluctantly decided to remove another upgrade because of wanting to stay in budget and having to add the tankless water heater. We are disappointed because we would have much rather the bay window and it was spun to us that Pulte was doing us a favor for waiving the fee to remove the bay window. I am in construction and customer service. The proper play here would have been to upgrade the single water heater to accommodate or supply the second one for free. Forcing us to pay for an upgrade after agreeing to the price was not right. The next major disappointment came when we went to pick out finishes and the cabinet color we wanted was no longer available requiring us to upgrade all cabinets to get a color we didn't hate. I understand colors come and go, but to only have one color option in level 1 cabinets when brochures showed 3, is unacceptable. We are not over the top people but in our $400k house we wanted something more than the blah oak that you see in a rental property. And being a builder suppling houses at $300k+ you should have more than one option included. Things continued to go down hill from here. Framing was ok, myself and my inspector had to point out multiple spots of damaged trusses and damaged studs that were obvious if someone took the time to walk it. Aaron was the site manager for the framing stage, I don’t know if I ever met him. Just gave me updates when it was convenient for him or when I asked. Then started the finishing stages. I met Steven on site to talk through the next part of the process. Standing in my kitchen he gave me the flyer of the process and promised things would be better and more communication and this would be a great experience… all lies. Decent communication happened for a couple weeks then it stopped. I understand no one wants to give news that materials are delayed, I’m in the industry, I get it. But instead of telling me the truth, again, it was all lies. Things were slow and not good craftsmanship. There was a long delay in finishing the exterior brick of my house. Was told it was due to materials shortage, problem is the brick was sitting in the front yard, where it had been for weeks. Then was told it was a labor shortage, even though my realtor and I both witnessed multiple crews working on houses on my street that were not as far along as mine. Finally found out that two subs were arguing over location of the overhang above the garage… After finally getting a closing date and putting in my 60-day notice at my rental, allowing me to have a month overlap for moving, most work stopped. My house had too many items to count still outstanding but multiple Pulte people told me we would still close in two weeks. I kept getting the “you’d be surprised at how much can get done in a week”.. problem was to get items done crews had to be at the house. Turns out to get a driveway poured you need a permit, and that permit takes 4-6 weeks so you cant pull the permit the week of closing… someone messed up. So we obviously didn’t close that week, so closing was bumped a week, again we didn’t make that either still no permit to pour the driveway. Yes there were many other outstanding items but it seemed that trades would go to other houses because with no driveway they knew the house was not going to close. So closing was bumped another 3 weeks to the end of the month. Pulte ensured me that we would close. Items still were not to my satisfaction and still items to do but I reluctantly close on Thursday April 28th , with the guarantee from Pulte that all items would be completed by Friday April 29. As you can guess by now that did not happen. Many items were not finished so members of crews and Pulte continued to come in and out for weeks. Forcing me to take time off work or work out of the office so someone could be present at the house. Finally got Ryan involved who walked the house and took some notes and again promised items would be finished. But made a lot of backhanded comments about making sure I had the warranty contact info… Again, why am I having to do a warranty claim for original scope? Here we are a week and a half later and some of the items are still untouched. I paid extra for bottom trim on my cabinets, that still has not been installed. The premium crown that I had installed is cracked from nail pressure too high. Most of these items are things that Pulte should have seen, or if there was a good relationship with the subs, they would not let bad quality go. The leash is too long for some of these subs. If Pulte did a better quality check and made them go back and fix items with no additional compensation, they would do better on future homes. Went with Pulte for their reputation as a national builder and we liked the area. There were a lot of included home features like basement, deck without paying extra. Outside of the length of time to get into our home - affecting all new construction; very pleased how they meet with you at each build phase and Mortgage company got us great rate.

My closing date was postponed 6 times. And I was misinformed about the 2 parking space . Horrible communication with the builder very disappointed.

Missing items on the outside of the house makes me feel like the quality of workmanship was rushed.

Pulte was 100% communicative and responsive during the home buying process. AFTER I moved into the home, there were a few issues that needed to be taken care of - one of which that was promised during the final walk thru - that still has yet to be delivered. Constant calls to the community customer representatives for repairs on items is turning out to be a nightmare and quite frankly is a huge disappointment. I've had to request several service request on the SAME issue. The assigned customer service representative does not follow up nor returns calls nor emails. I've made a huge monetary investment in purchasing this home and I'm sad to see such a quality builder be represented by employees that don't abide by the Pulte Guarantee. ... More

The major parts of home are in good shape and pulte does takes care of minor issues once reported.

I regret why I signed the closure documents, trusting the people they would resolve later on. I have been told that people would come over but nobody turned up since the time of closure.I still see that few of the works couldn't be completed before closure.These issues have been there since closure and delay. 1) Carpet Issue-I have few nails popped out and kids were injured too.Can you please send someone to tuck in the nails? It is really causing issues while we walk on stairs and afraid that if any guests would hurt themselves. 2)Painting-During the closing walk through,Jen promised that painting would be done at a few places which are still pending and drywall guys couldn't understand,it is not fixed till date. 3) Kitchen drawers Soft closure- During the closure walk through, we informed Jen on this concern.Few of the kitchen drawers are not soft closure which need to be fixed. 4) Window-The downstairs bedroom window doesn't have mosquito net.I think there was a shortage during closure which was told will be fixed once stock is fulfilled? 5) Cement Plot- The cement lot was misplaced at the backyard door during construction.It needs to be placed at the right position in the backyard door,During the construction(Jen/Jodee knows the issue). I would like to replace the rusted pipe with new ones.I do not want to pay for rusted pipes and wrong placed concrete.I paid extra for soft closures and did take upgrades too even though I haven't got fully finished house.Before closure I suppose pulte does deep cleaning when I see my house still has dusty windows spiders all over. Tie in to Pulte Mortgage with closing cost incentive was a plus. Quality of painting on doors and trim, and some wall areas could have been better.

The sales process was great! We started with Jim G. and Ken picked up after Jim retired, but Ken was really helpful in keeping us up to date with status and what we needed on our end to do to keep the process moving. Alyssa at the design center was instrumental in helping us find options that best suited our needs and preferences. Her expertise and input in terms of interior design were on point and shows in the finished product. Overall, we are truly impressed with the quality of and value of the home. Our construction manager Justin has been outstanding as well. He has been extremely responsive with any minor fixes we brought to his attention. Within 24 hours of reaching out to him, he's issuing a work order the same day! We have been through the new home buying process several times before and without a doubt, Justin is the best construction manager we have ever worked with. I love my new home by Pulte

The overall build experience was positive. Dan was great to work with in terms of responsiveness, communication, and tried to be as accommodating as possible. The quality of workmanship was lacking (most likely subcontracting). Even after the pre-closing walk through, some of the fixes where not any better than the original issue(s). However, I will say that Dan will work to make things right.

We are so excited to share our process from start to finish and all the different milestones through the journey. It was great watching our home building progress and each stage created more excitement. We were informed of everything at each stage which made things more transparent and easy.

David was the reason we picked Pulte homes we were shopping around from Stuart to Miami and Ft Myers and he sold us on the Fields and help us through the process even post closing. I would highly recommend Pulte just because of are experience with him.

Excellent team in all department, they stick to tje commitment date and good qaulity work. Excellent support team and very helpful.Good trust worthy builders. Thank you for everything.

Our experience buying with Pulte has been great. A good warranty is always something I look for when buying and knowing that I can reach out for any and all issues and get a quick response really provides peace of mind. No matter what kind of home you buy, you will always have "something" that needs to be fixed. I'm very happy with our purchase so far.

During the closing process many issues that came up during multiple inspections were not addressed and we will have to deal with them moving forward with warranty even though the items were inspected in advance, construction manager was asked to make corrections and he agreed it would be completed before closing. Buying from out of town facilitated the team to assure us that everything was done, however, showing up for closing finding out it was not the case. Overall, the house has a feel of an appartment when it comes to the quality of build, poor finishes in several aspects. The kitchen is the exception—it was nicely finished throughout. Otherwise, floors are extremely uneven everywhere, both levels. Visibly with furniture installed (you can see beds are lopsided, side tables, etc), creaky floors in closets, raised spots where closet doors drag in the carpet, gaps between floor and baseboards throughout, gaps between carpet and wall on second floor, bumps and jumps on flooring everywhere, carpet with treads loose sticking out in multiple areas, no transitions between tile and carpet areas, broken toilet seat, missing emergency valve handle, walls with humps. In addition, we realized after moving into the house that there might be upgrades that we paid for that were not installed: for instance, the purchase agreement lists an upgrade for a wood staircase worth several thousand dollars and instead, drywall was installed going up the stairs. We purchased a specked home while living out of state so we were not involved in the building process, we knew everything had already been selected but we expected the considerable amount of upgrades we paid for would be honored, and if something was not completed, the price cost would be deducted. ...
