2021 -We were in the list with multiple builder. We choice Pulte at Cielo Ranch Andrew @Sales came through for us with the great lot. Going back in fort what plan we want to build because they have a great list . We went through a rough selection of what we want to add to the house I think we were rush by the show room reps and not very helpful at all she made me feel like was irritated. We have added some items on the list that we did not really needed to the house such as extra lighting suckets etc. The short supply disaster came . We waited for the windows, lighting on the foyer, cabinet, appliances, and counter top. The blow to our experience is the interest rate it keeps going up while waiting for the house to be finish. I think they rush some of the jobs needed to finish up our home that we constantly calling for the Construction manager to be fix. I wish we went to Pulte sooner before the pandemic because we have some items that they promise on our wish list that we did not get. We were so focus on the closing of the loan and final walk through they install a boobie light on my foyer that looks hedious. Lock in the interest rate for financing you are comfortable with and make sure you request for your change order list (what comes with the house you bought). Poor quality and warranty. I wish to do not buy house from Pulte.

Our sales rep Sam was knowledgeable and efficient Alyssa with Pulte mortgage was awesome Our building supervisor-Lester was always communicating and looking out for our us.

We were reminded several times by numerous employees of Pulte that Pulte is not a custom builder.

Quality Home was delivered. Response after home was closed was not great.

Worked with Marilyn and she provided excellent support throughout the whole process. She kept us connected with the building supervisor and provided regular updates. Build time was with in the window of the contract, however took 2 months more than the lower limit due to pandemic labor shortages.

Sales experience was great, they were responsive and followed through. Beautiful work on the construction side. We love our new home.

Not the greatest experience, build quality and finishes were lacking due to limited construction quality control of contractors. Pulte quality assurance relied on new homeowner to find faults to include damaged cabinetry, electrical code violations and poor workmanship.

We contracted with Pulte to build a house in Jacksonville Florida in August of 2021. We were living in the Chicago suburbs at the time. Since we lived 1,100 miles away, we were told that we would get regular updates with pictures during the build process. That did not happen until after repeated calls and sales management got involved. It was also very clear to us that there would be face to face meetings required during the build and we made it clear that we needed 2-3 weeks notice to plan travel. The first meeting we needed to attend was the pre-drywall walk through. I was called on Tuesday for a meeting on Wednesday or latest Friday of the same week. Either day was not possible for us to even consider with one day notice and we had a prior commitment on the Friday so we were not able to attend the walk through. My father lives close by so he and his wife were able to do a Facetime call where we did catch only 2 items that were incorrect that were resolved. My father was not aware of the details of the build but went to have some form of representation. There were a number of items that were missed i.e. receptacles out of place being the most inconvenient now. The next step was the pre-closing walk through of which we had 1 weeks notice to pack up and leave the Chicago area to close one week later. Upon arrival for the pre-closing walk through it was clear that the house was not ready. It was promised that all items would be resolved before the closing. I had no confidence and I was correct. Little to nothing was done prior to the closing. The "celebration" walk through was delayed twice in 24 hours and still nowhere near complete. My wife was "verbally" promised upgraded appliances and I was promised additional outlets in the garage as a good faith offering for the aggravation. We did not solicit these items, they were offered. I told my wife not to hold her breath, I was right. We were in a difficult situation staying with family and movers in transit from Chicago so I asked Pulte Mortgage to hold money in escrow or the builder would have no incentive to quickly resolve the list of 85 items to be resolved that we moved into the house with. Pulte Mortgage would not, they are sister companies so my interests were not their priority. Most shocking was that Pulte Mortgage required an appraisal before closing. The home appraised around $50k under sale price so we were required to pay an additional $40k of down payment. We moved into a dirty house, with actual mud on the floors, not cleaned at all. We have had possession of the home for eight weeks and approximately 48 items have been resolved. The customer service team has been good to work with and I do know that they are trying but we should have never been called to move into a house that was not move in ready. We had moved out of our home in October of 2021 living with family we needed to get into our own home. My last home was a semi-custom built in 1990 and delivered on the date promised at signing with minimal issues, not the experience here and not what I expected. At least in the case of this build it's my opinion that there was no emphasis on quality or pride of workmanship. I would not recommend this builder or not ever build another home with them. It is a shame because a new home build is normally very exciting with a lot of anticipation and expectations in addition, for many it's their single largest investment for their hard work. Now that we are living in the home we do enjoy the weather and living close to my elderly parents. From start to finish, my home buying experience was exceptional. From Andrew in sales, to Rob and Kim during the mortgage process, to Derrick keeping me updated during the build process. I was extremely satisfied.

I am very happy in my home.

This was the first time I went thru new construction on a home. Pulte made the process easy and enjoyable. They kept me informed during the entire process. Our home was completed right within their predicted timeframe. Our home is beautiful and any issues we have found will be addressed in a timely manner.

We were rushed to closing. We submitted third party inspection report before closing that grass is not healthy and need to be replaced. I was told it just needs some sun and would turn green soon after closing. I trusted and approved final walk. But the grass never turned green. When i requested in warranty they are currently pushing back to even add it in warranty

The sales person was friendly and responsive to our questions as we were moving from out of state. Working with the design team was easy and they worked with us on closing virtually and moving in at a later date. Although there are always hiccups with moving into a new residence, we are very happy with our new home!

Good buying experience, but not responding to workmanship warranty requests.

Following closing Pulte does not respond to calls and emails for problems found in the home within 2 months post move in…basement water damage, buckling vinyl plank flooring, external GFCI not working preventing proper use of irrigation system controls, automatic garage door stopped working, backordered thermostats. These are just a few of the items.

Well designed homes, poor quality control on workmanship. Way too much pressure put on construction managers to deliver an impossible schedule

Value of the price paid

I just moved into my Landing-Flats unit about a month ago. I'm on the third floor when i'm in my living room i can hear my neighbor above me walking it shakes my unit and i can hear his/her foot step. overall i like my unit. build quality is decent,

Overall, we had a good experience with Pulte.

Angel worked hard to correct any issues we had once the home was finished.

Quality of construction is fair at best. Absolutely no follow up after closing on punch list items. Grading of backyard has caused flooding and all parties are pointing at each other. Two month old roof is leaking. Stay away.
