Disappointing experience. We were promised a home in Aug but got our home in October. Sales rep we dealt with was bad at communication. We felt rushed and we did not get what was promised.

Don't pay for upgrades not worth the value.

This builder requires the homebuyer to use only the contractors and subcontractors originally engaged in the construction of the house. After closing, as the homeowner, if I wish to have ceiling fans or wired security cameras installed, I am obligated to use the same electrical service company employed by the builder. If I choose to use another licensed electrical company, my electrical warranty will be voided. This restriction should have been disclosed upfront, as it directly impacts a buyer’s ability to make an informed decision about proceeding with the purchase under such limitations. While I understand the builder’s need to hold contractors accountable, I believe that work performed by any licensed electrical company—provided it complies with the current NEC, NFPA, and local codes—should be recognized without jeopardizing the warranty. Furthermore, I have received a quote that I find excessive: • Installation of seven ceiling fans throughout the house — $1,115.00 • Prewiring and installation of two customer-supplied flood lights — $688.00 I respectfully submit that these restrictions and costs raise significant concerns regarding fairness, transparency, and homeowner choice. ... Very good experience from home research through the final build out. One stop shop from the lot, mortgage, insurance, design, construction, and closing of the loan. All phases of the project superintendent was key to making it all come together, very invested, experienced, and hands on getting the quality construction completed on time with excellent quality control. Post takeover any warranty issues were handled promptly and efficiently.

Overall the experience was slightly above satisfactory. However, there are certain aspects to the process that one might regard as a bit disingenuous. First, the selection process for the lot where the home was to be built. In our case, the open lots were tiered such that one would believe the home to be built next to your home would be somewhat lower than your home giving a different perspective when looking out your main great room windows. Unfortunately, we were wrong in that assumption. What we now have is a perfect view of the side of our neighbors home that now towers over ours. During the selection process of the lot either our communication with the sales rep was not concise or the rep simply did not know how the other properties would align. As a result, we have a beautiful view of a wall. Granted we too share some responsibility here but a better representation of the final outcome of the community as a whole may help future buyers. Another area of consternation was the mortgage process. In this area the company needs to be more transparent. Pulte is not a mortgage lender but rather a mere facilitator of generating a loan to be sold to a third party. While, from a business perspective this is a tremendous asset, the lack of proper communication with a buyer as to why such onerous documentation and vetting is required would be extremely helpful. In our case, had the loan sales rep just informed me up front that the loan was going to be immediately flipped to the third party upon completion and that as result of this sale, a more rigorous process is required in order to facilitate the sale. Had we understood up front that a cash down payment of greater than 60% of the value of the home, having an excellent credit rating and enough liquid assets to pay off the mortgage at any time was not sufficient for a quick approval we would have moved forward with our already approved lender. Instead, the process took on a life of its own. We were required to provide documentation and written responses no other lender ever asked or required. Finally, after digging into the problem and learning that Pulte was a mere conduit for the sale of the loan and not a holder of the loan, it became clear to me what was happening and had Pulte just told us upfront about this we would not have had a bitter thought about the process. Again, unfortunately, this didn’t happen. This resulted in putting folks within Pulte in positions they didn’t otherwise need to be in and us in a hostile frame of mind. However, credit must be given to our Loan Processor, Charlotte, she was exceptional. To the extent possible she gave guidance as to how to proceed and took flak she did not deserve. In retrospect, the Underwriter should have called us instead of, in my view, hiding behind the Loan Processor and having her be the go between. A very poor business practice in my view. All of this was completely unnecessary and could have been dealt with upfront with transparent communication. The finishing on the house looks cheap, especially the painting job, it looks like workers got zero supervision and they really don't care on quality of workmanship, it was really disappointing...

The home buying process at Pulte was transparent and professional. Pulte kept us informed from the time we signed our contract until we closed and we love our new home. We had one issue post closing and Pulte fixed the problem within a few hours.

Maybe my expectations were too high, but we were disappointed in the outcome. The driveway is so short our cars don’t even fit. Still construction mud caked on our back porch. INHO Pulte is producing homes too quickly and it’s a rushed job.

Overall, very little complaints. We saw the Lowry model, told our rep we wanted it, and they made it happen. They were accommodating with our preferred payment style, etc. The house itself is very thoughtfully laid out - it's meant for families in the 21st century. Not a ton of bells and whistles, but honestly, super fair pricing. They also finished the home on time, so we got to move in our original closing date. The only issue is they missed a few things on move-in day. The home was not cleaned and they did not repair the small scratches, dirt spots on carpets, muddy floors, etc. It was kind of an ordeal to get them to do it honestly even though that was promised multiple times during the buying process. We've been in our new home for about 2 months now. So far, we have found very few issues, and any we have found have been addressed promptly and professionaly.

Our sales associate Britta was incredible. She was so helpful and knowledgeable of the process that it took a lot of stress out of the purchasing our new home. We were fortunate to have her help us. The other person who helped tremendously was our Assistant Construction Manager Eric. He was always there to answer the questions about the construction schedule keeping us informed on every step of the process. When we had concerns or issues they were addressed quickly. Both my wife and I felt at ease knowing that he would give us a thorough explanation for our questions. Both Britta and Eric have out going personalities to work with. We were glad to have them as part of the construction team. We would recommend them to anyone looking to buy and build home by Pulte. ... More

Before purchase, we paid for a professional inspector to do a full inspection on our home and they only found two minor issues that were easily resolved before closing. We've lived here just over two months and have had no problems. One issue (not a problem) needed to be addressed and the construction manager, Charlie, took care of it quickly. If we did have an actual problem, I feel confident Pulte would take care of it in a timely manner. The extended warranties available to Pulte homeowners on the appliances is a nice plus.

Our experience with purchasing our home was great. From the initial contact with Zak in the sales office to working with Trent in charge of building was outstanding. Both were extremely responsive, professional and pleasant to work with. Both Zak and Trent answered all our questions knowledgeably, timely and with a genuine willingness/passion to ensure our full understanding. Trent made sure everything was corrected with the house before the final work thru with him. He explained to both my wife and I everything we needed to know about house before moving in. He was a pleasure to work with. We loved the welcome home sign Trent put up on the garage when we arrived after the closing. GREAT experience with Trent !! Our experience with the closing dept was very good as well. The ladies were friendly and knowledgeable. The process was explained clearly and made very easy to sign documents and close on the house. Appreciated the insurance branch of Pulte. This was a big help. We ended up taking home insurance and switching over my auto policy as well resulting in a significant savings. The buying experience was great, but it’s the warranty experience afterwords. There is a lack of communication in that department. I have brought things to my warranty person in the first week of owning the new home and those items are still not fixed. It took multiple times just for the vendors to show up. We would set times and dates and people would no-show with no communication that they wouldn’t make it. This showed us how much Pulte and there vendors cared about our time and home. I bought this home with Pulte due to the warranty process I was told about and how great it was. Come to find out it’s nothing like what it is sold on. My construction manager and sales consultant and manager was the best! Answered all questions and concerns in a timely manner. My only issue is the warranty process. ... More

It is a good house, but they can make more better with the same cost.

Pulte has a business model they follow to ensure that each step of the construction process is completed to the owners’ specifications. We felt that we were always involved in this process and that they would answer any questions that we had along the way. We have been in the house for two months now, and feel that it is well constructed, quiet, and well maintained on the outside. I’m looking forward to many years in this home.

We couldn't be happier with our experience in purchasing our house from Pulte. Everyone involved from the salesperson to the house inspector to the financial people were available to answer our questions 24/7 and made our purchase as easy and stress-free as possible. There were no last-minute surprises and all of the information needed and shared was upfront. I would absolutely recommend working with Pulte Homes if you're looking to purchase a home!

Very bad experience after closing with warranty team. Aeron in charge had no interest in following up with issues in regards to our driveway pavers which was stained and broke while we were closing, a claim was filed and no answer received, not even a follow up. Very disappointed. The details of the home in general lacked attention, the paint was terrible. Very dissatisfied with pulte.

We have been enjoying our new home. Construction Manager was great to work with and ensured all crafts did a great job during construction. Only draw back was that we had to purchase a number of items: refrigerator, ceiling fans, blinds, pendant lights, and screening for lanai after moving in.

Monica and the team made me feel welcomed, could not have picked a better home builder and neighborhood

from the broket to lender and contractor, everyone are all professional, friendly and accomodsring.

Lee and Patrick were great with helping me understand and celebrate every milestone of the build. They made it a great experience.
