First I will say that our project manager was GREAT! He was very responsive and kept us informed along the way. He always responded to emails and texts from me even though I know he was super busy. We were able to close with only a few minor issues, but my problem is that we should not have to close until everything is done and addressed. Pulte schedules the closing and has no problem pushing it back if they have issues or delays with material, but YOU cannot change closing or else you will be charged. Even if you are moving from out of state and have a scheduling conflict. The next issue I have is once you close, the challenge is now getting your “punch list” items fixed. Overall experience even with the COVID circumstances delays etc. It was not bad.

We had a good experience in a tough market. Billy the construction manager was good to work with and answered questions as needed.

It was very slow to start but once the new construction Manager Andy came on things got a lot better. Andy did a great job communicating and meeting our needs. I have heard from others in my new community how Andy has made a huge difference in getting their homes completed.

We are so happy we moved here. The unit we bought is well and beautifully built.

Mason is good he response always if I have any concerns.

I would say i had a moderate experience. Quality of home is good. Almost it took 15months to deliver the home. I had a bitter experience in my old apartment to extend the existing lease without knowing when this new home will be delivered. Had a good support from Pulte Mortgage and PGP title.

This is the second Pulte home we’ve build. The first was in 2019 and had a wonderful experience which is why we didn’t hesitate to build another one. I know 2021/2022 is a different environment with supply chain issues and labor shortages but this was definitely a different experience. We decided to have a phase home inspector that was part of the process from grading to finishing touches and would highly recommend all new home builders do the same. Structurally, our house of great. everything got done and we were able to close on time. Our main issue is with the smaller, finishing details. For the price we paid for this home, it should be pretty close to perfect. For example, the grout and sealant for different tile work is messy and peeling, something where if they had just taken the time to do it right and cleaned up after themselves it wouldn’t be an issue. The majority of the trim around doors was not properly sanded down and there are obvious saw marks where it meets the floor. And the painting crew didn’t take the time to remove light switch and outlet covers and every single one has a ridiculous amount of paint all around. There are other things as well but those are the most annoying ones at the moment. Overall, we love our home and we know structural there are not any problems. I just wish they would have taken the necessary time to do the remaining detail work first the right time. Especially since those are the things that homeowners are going to see every day. It doesn’t matter how great the rest of the work is, it really is all in the details. The house is very nice at a reasonable price.

Coming from a fully custom built home to this is definitely a shift in mindset. The finishes and options are okay but not great, the quality of everything is slightly above builder grade, looks good, feels a lot less substantial to the touch. Warranty though is great and the teams are very responsive, which I will say is an upgrade from our last build, where that process was a lot clunkier. We also ended up with a spec home, so a lot of things were already chosen on our behalf that are/were not ideal for us (i.e. stair tread color completely different than the main floor color (light main level floor, darkest stain possible on the stairs and railings). A little delay in delivery, which i understand due to the supply and demand issues.

From starting Pulte helped us to understand the process but the way it was explained steps are not that much formal or as described on first day. Frame inspection was just a walking in framed house. It was projected like a informative session and guided tour to take pictures of important places where studs and wiring are there. I have few issues after moving in. Response to send someone was pretty good but resolution of my issues are yet pending. Last but not least...no flexibility to change or add anything. Quality of house is very good. It is sound proof from out side but inside,I can communicate from first floor washroom to master bedroom washroom even by whispering. ... More

I have really appreciated the responsiveness of Pulte’s staff. When warranty issues come up, they are fixed quickly and efficiently. However, the townhome I purchased is far less sound proof than advertised. I expected to hear loud sounds, but I can frequently hear doors closing and muffled talking.

The supervisor and sales office were great and kept us up to date with the progress of the house. Unfortunately the quality of the construction was poor and caused multiple delays with the completion of the house. Framing was off creating floor and cabinet installation adjustments. Exterior brick work was sloppy leaving us with the exterior partly covered with mortar. Also when the bricks were cleaned you could not tell much of a difference and the process to clean them caused bad etching and staining of the patio and garage concrete. The super and sales office corrected most issues and we are working through the warranty process for the remaining items. ... More

Went with Pulte for their reputation as a national builder and we liked the area. There were a lot of included home features like basement, deck without paying extra. Outside of the length of time to get into our home - affecting all new construction; very pleased how they meet with you at each build phase and Mortgage company got us great rate.

Quality Home was delivered. Response after home was closed was not great.

Overall, we had a good experience with Pulte.

The best part of our experience besides closing on our house was Yvo, our sales representative. He was amazing! A pleasure to work with, communicative, knowledgeable, helpful and always had a smile on his face. He was just the best! 5 stars all the way. Would seek him out to by my new home.

Overall, we are pretty happy with our home purchase with Pulte. I think this builder overall had a lot of great floor plan options, the design center experience was super thorough and the designer was very helpful, the home was done within the estimated window, and after closing they have been super responsive to any repairs/fixes thoroughly honoring the warranty. We also had some challenges though such as a lack of communication throughout the build; we had to initiate a lot to find out the status or what to expect next in the process. On closing day there was no communication between Pulte mortgage and Pulte builder, which almost pushed back our ability to get our keys and was extremely stressful. The biggest pain point since closing has been the clear lack of detail to a lot of the aesthetic stuff such as paint/texture mishaps, poor cabinet install resulting in replacements needed, poor backsplash install, etc.; all of these requiring several follow up appointments for repairs. The team managing these is very responsive and doing a great job, but it's annoying to move into our brand new home and have so much detail to fix. For the money we spent, especially on upgrades, we expected a higher quality of workmanship. ... More

How did you feel about the entire process, from initial purchase to final move-in? The initial purchase was a great experience and we are very excited about the ground-up home. We have been given the option to go to the Pulte studio, where we have very less time to make up our mind, within 4 hours we have to decide what we needed as an upgrade to the house. However we were prepared for this activity and explored it by going to the Pulte online options, and we could complete the selection. But this activity is hectic and hard to decide on combinations of options in a 4-hour window. In my opinion, this activity should be a full day or spread across multiple days. We have monitored the progress of the house construction, and everything was good. The final review was completed and we have moved to home with few minor repairs. How would you describe the quality and value of your new home? The build quality was good, however, Pulte used contractors to install the furnace and A/C. They did not verify the heat balance and A/C, we had a struggle for the first month to balance the heat inside the home. The kitchen door handles were missed before closing, however, the team responded in time to fix them after the move. We have sprinklers installed at our home some of them are not working, and we have created a service request to make it fixed. The master bath shower head is very basic, we would expect a good one when we are buying the home at a higher price. What to improve: - Please verify the quality when you are working with contractors. - Please focus on things like shower heads, and grout sealing for a better experience. - Please check all of the upgrades are installed before the closing. During my quality walk through, I thought there were way too many issues that still needed to be fixed that had they been fixed previously I would have had a much easier walk through and less stressful final week before closing. After closing water lines were clogged with sand that I needed to wait on a plumber to fix, closet doors had not been painted, and the range vent hood had not been installed.

Overall the experience was good but it felt like the last few weeks before closing was rushed and requesting services has been difficult.
