Great homes, great team to work with through the process!

Pulte's sales person was good, but the construction manager and crews did a poor job executing and communicating. We were given a close date about a month or so out, and we jumped through hoops to prep and sell our previous home to meet that date. Leading up to close, Pulte did not disclose the poor quality of finishes throughout the home, even when directly asked. We disclosed our timeline for closing on the previous home and expressed concern about the timeline for closing on the new construction, ad we were assured Pulte would deliver quality on time. After extending close by a week (only a few days before the scheduled close), Pulte failed to make much progress despite promises to the contrary, and on the day of close we were shown a home rife with poor quality, from flooring needing to be replaced to baseboards not sealed properly, to walls bowing inward, to paint not being finished on basically all walls, to drywall issues, to float and tape issues, to the front exterior elevation not being correct, to an unfinished space in one of the bedroom closets, to all closet shelving throughout the home not being done correctly, to most windowsills cut improperly, to most blinds throughout the home not being cut properly or the brackets installed correctly, to issues with cabinets not installed correctly, to the vent above the stove not connected, to holes in the wall behind three of four toilets, to fixtures beings incorrect, to a fireplace not being installed correctly, to missing garage window panels, and so on. This is the worst new construction I have ever heard of, much less had the misfortune to experience in person. The worst part is that Pulte fully knew we had no time to make alternate living arrangements by the time we walked the home on closing day, so they effectively forced us to accept the house as-is or be homeless, which is not a choice for a family with three small children. Pulte did not execute the contract correctly and willfully misled us on the progress and timeline of the build so as to force us into a bad house that, two months later, we are still trying to get Pulte to fix. I had a horrible experience with sales representative, and upon asking the fellow neighbors in our neighborhood they had similar experiences. The sales representative was really rude and arrogant, and sounded like he wasn’t in the business in selling houses. There was a point where e showed me soo much ego and arrogance that I was gonna just walk out the office (his words- if you don’t want to buy houses we have other buyers in the line to buy the house and upon asking the reason for his behavior he responded I ask too many questions), but since I have been living in the neighborhood I really wanted to buy house for my parents. The sales representative was bad and I would not recommend anyone buying the house with pulte if it was the same sales representative. The design center appointment was really good I loved it, she explained and helped us through the whole Appoinment. The project manager/ field manager was awesome all the meeting I had with both the gentlemen was amazing, really helpful in explaining the process. Thanks. ... More

Anand was always there to respond to my inquiries. Jeff was also key during the construction phase.

The reason we chose Pulte was because of our Sales Rep Emily .. who sadly moved mid way through the build. She was amazing and a true asset to your team. Our PM Joe really went to bat to get things completed for us. He stayed in communication and on top of work orders. We appreciate he kept his promise to us.

Everything about Pulte is bad, we had literally several issues after closing, they threatened us to close even with these issues identified during orientation. Very bad people, they are selling junk for 400-500k. Beware !!!

I would rate 0 but there is no option, The quality of build is very bad, Site manager doesnt care about the house. we had 100 problems after closing the home. I would not recommend Pulte to anyone.

With Pulte home, our first experience was really great. Alejandro and Spencer were in a great communication regarding updates, closing perps and the like. However the experience I had with loan department was not satisfactory at all as I mentioned in my previous survey. Following that, some of the commitments I expected to be fulfilled have not be done accordingly which is turning our great experience into not so good. For instance, on our way to closing location, we expressed our dissatisfaction for the fact that the house didn’t have the combo oven that was supposed to be completed before we close. Spencer called us on our way to closing and assured us that the combo oven will be installed in 4 weeks from now and told us that he got confirmation from his supervisor that we will get it. We took his word and sign the closing documents. Today it’s our 7 weeks since we closed the house and we didn’t have a combo oven. We understand the supply issue that everyone is going through, but our expectations have not been met and the commitment has not been fulfilled. We are also noticing lack of follow through on the maintenance personnel who are coming to fix some issues we have. We believe Pulte could do better on making sure the people who are working with Pulte are being held in a high standard and accountability. ... More

very happy with the result

Building a new home from another state is never easy. The regular pictures provided helped us head off a number of issues. Couldn’t be happier with Victoria, Leo, and Duke’s involvement and responsiveness.

The home I purchased was a spec house, so we did not get to pick out any of the features. When I asked if there were changes that we could make I was told no, even though the interior walls were not even up yet. Overall the house came out good and so far any issues that I have had have been addressed quickly.

I have sent numerous emails including photos displaying the poor workmanship, quality of materials and responsiveness to resolve issues that were identified during several walkthroughs and should been completed prior to closing, One may ask, "Why did you close?" Pulte strong arms buyers into closing after receiving the right to occupancy. Beware of the monetary penalty if you fail to close on their preset date in the contract.

Buying/building with Pulte has been an absolute joke. Everything from the lending process to the post build expectations. Had I known then what I do now, things would have went a lot differently. So many empty promises and lack of empathy from the company. We have been moved into our house for over a month and there are still a ton of things left unfinished. The company and the project manager expect you to take time out of your schedule to meet with tradesmen, schedule appointments, and see projects through after you've already moved in. 0/10 recommend this company

The home is of the upmost quality. My wife and I couldn’t be happier. This is our 2nd Pulte home and it’s been a great experience both times. Our sales consultant and construction manager were great to work with. Answered all of our questions and concerns in a timely manner and kept us up to date every step of the way.

Ever since we came to see the house we liked the experience and attention we were given. Everyone has stayed pretty responsive even after closing on our home and moving into it. Closing day had a little hiccups but not a big deal. Since this is a new built it comes with warranty, which has come pretty handy and everyone working on that side of things are very professional. Would definitely buy again from Pulte.

You’ll be pressed to rate your experience however you should give a realistic score as the craftsmanship and follow through is sub par

Overall experience is good, but could have been better if they would have fixed few things they marked during pre-walking and promised to fix them before closing..

Closed on my home in March. Multiple issues with workmanship and missing items. Everyone says they are going to rectify the problem, but all I get is multiple lies and put off. My advice is not to close on the home until everything is satisfactory. They say they will come back to fix the problem but never do.

Do not rush your builder! Give them ample time to do the job right. Try to visit the construction site weekly or bi-weekly (preferably on weekends). Take plenty of pictures and ask questions when something doesn’t seem right. Note that the options you’ve chosen are being/ or have been installed. If you do these things, you’ll end up with a beautiful high quality home!
