This was our first experience building a home and overall, we are happy with our home and believe Pulte built us a solid home. But, the devil is in the details. From the day the foundation was dug to actual closing, our estimated closing date was delayed 6 weeks. Pulte did their best to prepare us for this inevitability because of the current conditions on materials and trades, but it was still extremely frustrating. A week after they committed to a closing date, they pushed it back another 8 days which meant we had to reschedule deliveries and utilities. Throughout the build we noted a few issues, like poor quality of framing lumber (lots of warped boards, bark, splits, and just overall bad workmanship of the pre-fabricated walls. Then, our framing was rained on for a month straight with no roof, leaving all of our interior lumber discolored. Electrical and plumbing workmanship was excellent. Final finishing was a mixed bag - in general the drywall and paint were done well but there were some pretty glaring issues we were surprised to see on final walkthrough. Tile work was sloppy but by the time it was done there was no time to fix. This was the biggest disappointment for us, especially based on how much it cost to get subway tile in our main bathroom. Prices for options like upgraded hardware, lighting, ceiling fan boxes, bathrooms, etc. were generally reasonable but they add up quickly - why aren’t ceiling fans prewired in every bedroom on a home whose base cost is ~$450k? That said, the sales associate was extremely helpful in walking us through options and costs so we had no surprises when it was time to pick out specific finish colors and options. I am not happy with the response of punch list items it is taking to long and no one responds to emails.

Quality home but final walkthrough issues still not resolved over a month after closing

The sales person and build manager were amazing. The trades workin hon my house were subpar.

Home is wonderful there are a few things that could have been done better but overrall it’s great

Building progress was slow with a lot of stops and starts due to supply issues, labor shortages, etc. This was not the builder's fault. Overall workmanship of the contractors was fair to decent - I felt the workmanship and materials could have been better.

The staff I dealt with were great and quick to respond (Ashlea & Dylan). But the workmanship of the home was subpar. It seemed rush and sloppy in a lot of aspects, especially for the cost of the home

Happy in my new community.

Stay on top of them. Promises at times fall short, then it is dropped into the warranty department to address items that should have been completed the first time. Do a thorough walk through. Take your time. Recommend pushing for an escrow if item are not correct prior to closing.

We appreciate that we were able to move into our new house; however, many items were not completed upon closing. The builder has not been responsive to the work promised, and now we have to go through the warranty process. Lastly, the builder did not include the option of purchasing a refrigerator.

Communication is key in the new construction process. Unforeseen delays, setbacks, mistakes, and misinformation hamper the relationship between buyer and builder. Weekly email updates, a phone call when there's a problem, and a communication assistant supporting everyone would help build trust in the product and the professionals responsible for delivering.

We have a nice house

It has been less than a month since we moved into our new home. Overall, we are satisfied with the quality as of today, but we have also found defects in the windows and doors which are security issues as well as energy consumption issues for us. We have yet to hear from the window and screen people although we already mentioned the defects. We plan to submit another request for repairs as soon as we gather a list of items that need repairing.

The People I dealt with through the entire process were all amazing! Courteous, professional and attentive!

Great neighborhood and location, but builder needs to focus on contractors quality of workmanship.

My experience with Pulte was okay, the house meet our expectations. However, they need to work on their communication and update on the building progress.

Though I have some disappointments in options provided during design selection, I am happy about workmanship and build quality of my home built by Pulte. Heart full thanks from everyone in my family to Pulte.

Jennifer was great. Quality? One example, there is a hole in the wall beside a switch plate. I could go on.

The sales part of the purchase was incredibly smooth. All the paperwork was taken care of in a timely manner, and the staff at the design center was very attentive and helpful. The construction aspect was not so great. Trying to get anyone's attention regarding build issues or repairs has been difficult; this remained true after closing. Either we get a very delayed response, or no response at all to emails, calls or texts. We're still trying to get help with problems that we pointed out during construction. Sales and Title experiences were very good. Building and maintenance management were below expectation. To my surprise the maintenance personnel does not even greet customer (me) when meeting; this was a first. Inflexibility seemed to be a norm. Making promises and not keeping them also seems to be a norn. This was the 3rd Pulte home we purchased. The good experiences with the other two prompted us to go with Pulte. But this management does not compare.

Overall satisfied. Good floor plan with experienced workmanship. Especially, the construction manager, Stefano, was really kind and helpful. One thing I did not like was the completion of our house was delayed for 1-2 month from what it was originally scheduled. Other than that I am satisfied except for some low quality material used that will cost me to upgrade.

This was my first experience building from ground up and during the start of the process I felt rushed or pushed into signing without going through all the features and options the house had. I now wish some of the features I should of picked. After living in the house for a month now, I am noticing some unfinished worked...unpainted walls, poor worksmanship cover ups, little things here and there. I do enjoy my house and don't know if I can every buy another house that has been pre-owned.

Our experience included a lot of ups and downs. We understand lack of craftsmen and loss of personnel had a lot to do with our experience. Responsiveness from our salesman after we signed the purchase agreement was pretty bad. We only received great response time when he needed something signed. Our new building manager and director were awesome, but there are still some items in our home that require attention. The garage isn’t finished, our floors squeak and creak worse than our old house that was over 50 yearly old. Holes were left in the walls, the carpet is unraveling, our stone isn’t complete on the front of the house, the ceiling fan in the master bedroom is a dud we can’t install a fan because the electrical components weren’t installed correctly with the build. We had a gas leak and a water leak due to the craftsmen rushing to complete the job. Our home wasn’t properly cleaned and some cabinet drawers are lopsided and the spacing for the cabinets isn’t consistent. We also have air coming in through the back door and the desk in the Pulte planning center is also lopsided. I’ve called and emailed customer service and all we receive back is apologies for the delay. I’m not happy with the issues and the lack of response. ... More
