The Pulte employees, Marissa and Adam, we worked with were very responsive to our questions and needs. It was a pleasure to work with them. This was the best experience compared to two other homes we’ve built.

Our new Pulte home is the fourth home that my wife and I have built over the past 30+ years. The level of service and attention to detail that Melissa and Matt delivered during this entire experience was the very best of the four. And not just by a little. That is impressive under ideal circumstances and even more so given the additional challenges that COVID has wrought with the supply chain and labor. Their dedication to client satisfaction isn't only the best we have experienced with our four homes but among the very best customer experiences we have ever enjoyed, period! They both understand that communication, even when it may be news that we won't like, is the key to success. And they both consistently delivered on their commitments to us. Construction Managers Ryan & Chuck did an amazing job! Dawn, customer care agent, is also awesome, after close punch items are being addressed quickly and with great quality. I love my new home! I am extremely happy with the quality and value of the build, the steps along the entire process were well organized and seamless.

Sales: Taylor in our community was great. He was eager and great to work with. He did a great job of explaining everything to us, the process and all that jazz. He also steered us in the way of things he would personally recommend rather than what was the most expensive. He was always responsive and helpful to get us the attention we need. Design: overwhelming! Pulte actually did a great job and emailed us over the PDFs so we had an idea of the features we wanted to see and look at. This was a huge help with light fixtures, sinks, faucets, etc. Hurry up and wait (framing): our framing 'manager' Jackson left a little to be desired on updates. Communication was lacking and he would skip weekly calls for outside events without mentioning it to us such as weddings, vacations, etc. We weren't there for too long, but it started the building process off on a negative foot. post framing: Greg started off better and tapered off after closing. We were refused a closing date for several months (making life hard for a family with children), so we couldn't schedule movers, furniture, getting out of the apartment we lived in while our house was being built, etc. This frustration mounted towards the end when we had to pick new items such as counters we had selected 9 months before that were now 'out of stock'. We came down to the wire and constantly were asked to move our closing date (after we finally did get a day about 30 days out) and we ended up closing on a house that is still not complete. There is a lack of control and organization in their current build process Closing and financing: I WOULD recommend using Pulte as the finance company for the mortgage as well. You can shop rates and they will match typically, but if your house is moved back for any reason, they will not cancel your contract. However, their closing process is not the best. We did a lot of paperwork ahead of time to shorten the process and were informed we would get more via docusign, but it never came. We also waited 25 minutes (for a 30 minute closing) to even get started in their office as well as had them switch our consultant to someone we didn't know rather than the person we had worked with for several months. We are still waiting on some closing documents such as the final appraisal that were were told we would get, but haven't. they did not do much to explain the process and we had to go back for keys as they give you a small card that you take to the office of the community. Overall, the rate and savings made it bearable. Post close and moving in: We still had open items upon closing (something pulte touts as 'not a thing' - they say two things: home is 100% complete at close, and once you get a closing date, they get it all done... they did not. We got mirrors the day we closed with keys in hands, had drying paint and the house was absolutely filthy (dust on blinds, floors, walls, etc. and the house just wasn't' cleaned at all, sadly). Following that, we are two months in and still have open items. Our sales guy won't take our calls, our project manager won't respond to us and the manager or our PM has pushed us off to the client care team (who is great thus far, Anthony is actually getting it done). But we have items from filling in gaps in the garage concrete floor to fixing our floors that are not floated well or secured down to dry wall fixes that pictures were taken several months ago. We have also had 2 full water leaks thus far in the house as well as electrical issues and AVAC issues where the house wasn't balanced. Overall: it's a nice house with a sturdy framing and nice features. But the overall process to get everything up and running is a process within itself and the fight to get left over items closed is a battle. Do not sign the check until it's complete, if you can afford to do so (if you have a place to live). ... More

Tradespeople were extremely sloppy in their work in all domains. I was not present for gliding or would not have closed given the issues we saw regarding bad tile work, scratched up cabinets. Fortunately, warranty service/customer care has been very responsive and helpful

The overall quality of the home seems to be decent; however, there is a punch list of lingering repairs and missing items that has remained open for over 2 months. Contractors continue to show up at the home to take care of the issues but Im unsure how long it will take to complete all of them. This is all being done post closing at the builders request. After the 30 day walk through I communicated additional issues that have been noticed but I have not heard anything from the warranty team. Its a terrible practice to force homeowners to catch all the mistakes and unfinished items before the 30 day clock runs out or else your stuck taking care of them on your own. ... More

When you bring up issues right after closing such as cracked tile, door has hole in it, which takes over 2 weeks to be painted so far and not installed, a month out at this point to get stucco hole fixed, if they show up! Just horrible on issues and they just do not care after you are handed the keys. No communication with you, if there is no one is on the same page.

Research and understand the limitations of buying a mass built house and the experience should be good.

It was a smooth sailing process, all the way from the sales office through the walk through, and to the closing. I must give a shout-out to the great guys we met along the way — Andrew, Levi (awesome guy) and Paul. However, I’d wished the house cost less or came with more upgrades for the price. Such as all wood flooring in the second floor, a wood-burning fireplace, a third full bath (ground floor in Frampton model) and ceiling moldings.

In my view Pulte is the best home builder because you don’t have to follow up on them - - they want a quality home as much as we do. Thanks!

Up front, Pulte seems to think they are the only company with a lot on their plates right now. While we can appreciate the increased workload, your customers have an increased workload as well. Our stress level is amplified when we have constantly follow-up on workmanship issues which should have been caught during the build process. We closed on 3/29. We have a few small issues with our home, but it's taking forever to address. House was FILTHY upon transfer with no offer of remediation except to agree that the cleaners are awful... but no action by Pulte. Landscaping ("Impact Landcaping") is awful - they planted dead shrubs in our backyard and despite being in the neighborhood every day, have not come back to replace them because they can't get sea grapes right now. Its the most popular plant in FL and every nursey I have been to has piles of them. They also put roughly 1" of mulch around the house so we see more dirt than mulch. We are still waiting on the fridge that PULTE ORDERED since we bought a spec house. Pulte is completely non-committal on when the fridge will be here since "it's JB Hunt's issue"... Sorry - you can't have this both ways. Pulte wouldn't let us change ANYTHING on the house. Even really minor stuff like a flat panel TV prep in the living room so we can be sure we are avoiding the plumbing which is behind that wall. But on the other hand, they won't take ownership for getting us the fridge THEY ORDERED, even though we can get the same fridge down the street (oh, "but it's not the same model because the serial # is one digit off"). A few other issues that are being ignored as well - scratches on countertops, windows which don't open/close right (if you are strong enough to even get them open). We would be hard pressed to recommend this builder. ... More

We recently bought a new Pulte home. We really like many aspects of the home and seems to be solidly built, but the finish quality and cleanup were very poor. Paint spatters, incomplete work, missing screen doors, missing or defective grout, paint footprints on the tile floors (!) and drips on the carpet and more. Pulte has been pretty responsive and are in the process of correcting these issues, but realistically the house at the price point should’ve been in more ‘perfect’ condition.

Space was properly used within this 2180 sft. Well designed.

Long delays and poor quality craftsmanship

Given the crazy real estate frenzy going on and all the supply and labor issues Pulte was able to deliver what they promised.

Signed to build this house in February of 2021. Supposed to be complete in August, 2021. At least a half a dozen delays, 3 Construction Managers turned over. I'd find out at the last minute about delays requiring me and my wife to find another place to live after selling our home. Most of my construction close updates came from Pulte Mortgage. Each department pointed at the other as the arbiter of the decision. CMs were just about silent through the whole process - communicating nothing. Andrew being the one exception. Finally closed on the house March 15, 2022. Still waiting on sod and seed for a lawn, fix of window that doesn't lock and some exterior caulking that looks like a child put it on. ... More

Pulte is struggling with hiring and maintaining build and customer service managers. Communications is horrible, and sometimes non-existent. Warranty issues are slow to get resolved. The closing process was very stressful and dates changed a few times. They also ordered the appraisal to be done 4 months prior to closing on a new neighborhood and in a rapidly changing market. As a result, Pulte was unable to find comps that supported the sale price of the house.

To save you some reading; there was little to no communication throughout the process regarding delays, issues, or any other problem that may have held up the closing. The favorite phrase across the board is, "not my job," which still rings true with completing items on our "weather letter" 6 weeks later. In short, Pulte took what SHOULD have been an amazing event in our lives and genuinely ruined the experience, taking all joy out of moving in. We will NEVER recommend Pulte to ANYONE, even people we don't like.

It was very trustable and fast acting also.

Site manager, Ed, responsive to needs. Always was prompt returning calls and treated us with respect. He did his best to adjust to circumstances out of our control and was always professional. He is a true asset to Pulte.

We love our unit. Overall we are satisfied. Finding lots of details that need fixing upon move in. I feel they were rushing in places even though our unit was delayed by months and it shows.
