Great quality for the money

The staff was great to work with. The sales consultants, the design team and field manager were all friendly, attentive and showed concern for our home buying process.

The community layout could have been greatly improved upon. Compared to other new townhome communities in Bothell/MilCreek, Urban Village seems congested. Road built quality is also not up to the mark although I believe the builder may lay out roads again once the construction in the community is complete. Landscaping design and installation pales in comparison to other new townhome communities too.

Communication wasn’t the greatest would prefer that constructions managers have a work issued cell phone. Overall end product we are very satisfied with.

Pulte has a streamlined process of home buying and construction process. and is a one-stop shop for home buying and mortgage application. Quality of materials and workmanship can be bumped up a few notches

Our overall experience with Pulte was satisfactory. We started the process in May 2020, two months after the beginning of the pandemic. There was a lack of communication at the beginning with our sales manager, which led to trust issues and frustration. However, once a new team was brought onto the project communication began to flow on a weekly / biweekly basis, and visible progress on our home began to show which restored our trust in Pulte. Our site manager was very straightforward with us and assured us that the quality of the home was what she wanted to deliver to us. House Buying experience with Pulte Overall I would say that house buying experience with Pulte was great. Sales: I worked with Nino and he was good for most part of it. Only problem you would face would be he is stubborn and not ready to listen to you about any bargains. All prices are fixed and there will absolutely no haggle. Once you select some options, he will not change it even we are under 30days or just after that. Construction Time: The construction took from Nov till Aug (about 9+ months). During this period, I worked with Luke. This guy is excellent. No complaints. He kept me informing about the status of the build on weekly basis. Best experience, clear process and delivered home on commited date without any delays. Quality of the house is good & good location.

The materials are good quality, the workmanship sucks as well as the organization process. Different companies (not Pulte exactly) do different things like tile, paint, countertops, kitchen cabinets. That is normal when such a big company as Pulte hires subcontractors. But when it comes to the closing day you get chipped paint on the doors, baseboards, trims, your get not even paint on the walls, missed spots without paint or only one layer of paint instead of 2, missing silicone layers in the bathrooms (where they need to be), cracked sockets, cracked tiles, etc. Small touch-ups but still these are little issues that need to be fixed. So I took photos of each issue, wrote a text with an explanation of what I don't like, and sent it to the Pulte representative. Then Pulte representative will schedule appointments with those different subcontractors. But when one of them comes, he says "this is not our job, these are others, schedule an appointment with them". And on his side he does not see your photos with the issues, he has a task from Pulte "touch up countertop in the...". What this "touch up" means nobody knows, except you because only you still have photos of the issues. And when you show him a photo and the issues let's say with the countertop edge, the worker will say "Oh no, I do only silicone on the countertop, I am not responsible for countertop edges, you should schedule an appointment with another team in our company". So you then contact Pulte, explain all that and try to reschedule an appointment with the silicone layer guy. I realize that those are other companies with whom Pulte works. I can not blame Pulte 100%, but those repairs definitely take time, worker often come to the house are do not know what they need to fix exactly, so if you don't have your own list with stuff they need to fix, they will not fix anything. They like saying "We do not do that, it is not our work, schedule an appointment with painters, or any other team". That is not really convenient process of doing business, the whole thing takes time and if the homebuyer does not understand about house repairs and will not ask a ton of questions - this will take a lot of time. And as a result, you think bad about Pulte, because this is the company you bought the house from. We have now a case when the workers told Pulte representative, they came to our house to fix let's say chipped paint, and we told them we don't need their service anymore. how in the world I could say that when I still have that issue with the cracked paint and want it to be fixed. Looks like workers just try to skip some of the appointments. But once again you first think bad about Pulte and their representative will be the one whom you will tell how angry you are about this situation. Overall this is an organizational issue with subcontractors. But I still trust Pulte, is a big company and I see them building several communities in our state as well as all around USA. Their representatives answer our questions pretty fast and provide clear answers. ... More

Great Communication through out the whole process

Nice location with an added architectural design gives a great value for your money. The representative at the site made me feel at ease and he did his best to get all questions answered.As a matter of fact every representative at all levels were extremely helpful. Pulte distinguishes itself with the family members that works for them. A great team work.

Project managers need to pay more attention to the contractors and check on the work the day is done or the day after to make sure it was done correctly

Great value for the price.

Wouldn't purchase and build without being on site to periodically check quality. Had I not, there would have been a much bigger and more complex "punch" list.

It's a great home. We have had some minor issues that we continue to discover as we live here. For example, one of our AC vents is blocked and covered with plastic, the faucets in our bathroom were not properly attached to the countertop, there is some damage to some of the baseboards in the home, and two of the doors in our home (including the front door) had damage that should have been caught. That said, Pulte has addressed or will address all of these issues and we are confident that Pulte will be there for us if we have any future problems. We do think they need to do a slightly better job on the quality control front. We'd rather wait a little longer if it means less warranty appointments we have to deal with after moving into the home. When we compare the Pulte homes to the other builders in the area, we feel that Pulte's home designs are better, their lots are significantly bigger, and we love the neighborhood they have developed. All in all, we would recommend them to friends and family. ... More

Process was very straight forward and easy

Has been a good experience but, now that moved in, the things that still need to be done are not getting done very quickly. I hate that window screens have small openings in them. Loads of little bugs come in at nite b cause they are drawn by the lights. Ugh.

We had a very good experience with Pulte. They were responsive and followed up on all issues.

Overall good experience with a few bad apples along the way.

It’s been good so far

I had several warranty issues after I moved in which were scheduled and taken care of successfully almost immediately by Pulte's warranty department. My only complaint is with the sub-contractors who completed the warranty work. As a single woman building a home I was surprised to be treated with such lack respect by every sub except the electrician. However, the salesperson and the project manager were both very helpful and responded quickly to my questions. If I had an issue during the building process, the project manager took care of it quickly, explaining things to my satisfaction.
