From the day of tour to Closing the process was easy, professional and very personal. After closing they have also been extremely attentive and responding in a timely matter. The sales person and the Construction Manager of Pioneer Ranch/ Pulte Homes have been great. This is my second Pulte Home and I definitely recommend.

Overall, the experience with Pulte has been positive; however, I believe greater precision and transparency are needed regarding certain key aspects. The community does not have its own Social Club. While residents may access the Oakleaf Amenity Center, it requires upfront annual payment, which can be a significant consideration, especially for families with young children who rely on amenities such as a pool during the summer months. The HOA fee is relatively affordable, which is a positive aspect, but the enforcement and interpretation of its rules can feel quite strict and complex. I would like to emphasize that the sales and construction teams have been very responsive and professional — excellent, in my view. Easy to purchase, problems revealing themselves, outside and inside. Disclosure of property was iffy at best.

The maintenance people seem to be very responsive and have indicated that the warranties will be honored. I am disappointed in the quality of the cabinetry and carpet, as well as the interior paint, for the price we paid. The electrical outlet configuration is odd. Our salesperson wasn't as well informed as could have been, so there have been some surprises. But, we love the efficiency of the home.

I guess this is partially our fault for not asking the right questions as new buyers, but when we were choosing our lot, we were shown the lot which we loved and the elevation. We signed the contract and put our deposit down. Come to find out there was a fire hydrant very close to our driveway, causing them to cut into our driveway, and now we’re basically stuck with a single driveway instead of double. I wish they would have pointed that out prior to signing the contract and let us know. We would have chosen a different lot. We knew it was there on the lot, but we had no idea it would ruin our driveway, and we couldn't afford to lose our deposit. Buying experience was good, it was easy and responsiveness was great. Only area where I felt improvement is needed is the quality and unfinished work while final handing over. There were lot of minor work needed after taking possession. Even though the warranty is available, it wasn’t 100%perfect. Everything else was good.

I am a second time home buyer. I enjoyed my home buying experience with Pulte. They are thorough professionals. They are pricey. I got my home constructed and delivered sooner 2 months ahead of the promised timeline. The Pulte mortgage, Pulte insurance is an add on that they offer and I opted in as I got discounts. My overall experience was good.

All representatives were knowledgeable and professional. Updates were given through my portal online. My home was completed before estimated date. Im looking forward to all the aminities that are available.

We've discovered several issues after moved in, it was taken cared of very slow and confusing way or not at all.

The process from beginning to the end was very stressful for us. We never built a brand new house. The staff at Pulte walked us through each and every step of the way.From sales to construction advised us and even taught us a few things. Zach and Shawn were amazing. Our new home was delivered on time and it is absolutely beautiful. Thank you to the crew who built it thank you what a great team you all are.

Very profesional and trustful company

We love the home we purchased, and the neighborhood is amazing. We especially appreciate the school our kids are attending. The service we received from the sales team and the supervisor was extraordinary. I cannot thank the supervisor enough for the continued support and the swift responses whenever we have questions, even after closing.

I have identified several workmanship quality issues, including chipped tiles, which do not reflect the level of care expected in the construction of my home. It is disappointing to see evidence that suggests a lack of attention to detail and quality during the building process. I would appreciate these items being addressed to ensure the finished home meets the expected standards.

I need to wait until landscape lawn and sprinklers are in for responsiveness, so please email survey back once that is completed. Also Front Steps Cement sank in the winter time, lets see what happens when the weather thaws

The staff at Pulte Homes did a wonderful job from start to finish, providing me with information and updates on the progress and the completion date. Their construction manager, Cole, was exceptionally thorough during the final inspection. It was an overall great experience.

Was willing to pay for additional upgrades but not available. Not a fan of having to pick a package for trim. Interior paint job, and application = poor Front door frame/door not aligned properly. Sunlight, wind can be seen coming through seal. Settling occurred in the first week with 12” crack developing over patio door installation on interior wall. 3’ crack also on back patio cement porch. Upgraded kitchen hood not installed properly with water seeping in when raining. Looks like aftermarket job.

While the location is convenient, the lack of attention to detail and poor customer service have left me frustrated. Key issues I’ve encountered: • Nails Popping Out: Numerous nails are protruding from the staircase and second-floor areas, which have pricked me and children during playtime. This is a serious safety hazard. When I submitted a service request, I was told “this is how it would be. You need to take hammer and softly hit the nails.” Why is this issue absent on the first floor? It suggests inconsistent workmanship. • Bent Garage Door: The door from the garage into the house is slightly bent and doesn’t align properly. The service rep agreed this to be fixed it’s been 2 weeks, but I insist it needs full replacement for safety and functionality. • Leaky Lanai Sliding Door: Air leaks in and out around the door, compromising insulation. When I questioned how the home passed inspections, I got a vague response about sliding doors not being airtight due to metal tracks, followed by a referral to email someone else. This shows lack of accountability or customer care. • Scratched Refrigerator: I noticed scratches on the refrigerator before we moved in, but my request for replacement was denied because I didn’t spot it during closing. How is that fair when it’s a brand-new home appliance? • Garden and Landscaping Issues: I did not raise a service request for the garden yet as by now you will realize this is a painful process. But there are bare patches with missing grass, and the mulch around the property is insufficient, leading to poor coverage and erosion risks. • Missing Weather Strips on Doors:Main door lack proper weather stripping, which likely contributes to drafts and energy inefficiency. This should be a standard feature in a new build and it’s taken 3 weeks approx to get a new weather strip! I was provided a temporary one! And there are even more minor defects piling up! I get the sense that the on-site team genuinely wants to help, but upper management views these fixes as additional costs rather than investments in customer satisfaction. If Pulte’s feedback process is just a formality, it’s wasting everyone’s time. If the company genuinely cares about homeowners, they need to send a team to fix these issues ASAP.
