Would have gave them a 5 but they was in such a rush to meet their deadline that I had to keep asking questions about the same problems items I wanted fix. PM was patient with me but I just feel like the whole build was rushed.

People were very friendly but don't know who has to communicate was. I received the papers concerne the HOA about 3 weeks after having signed and paid my house. I've read a lot of reviews about Pulte. And I've seen a lot of complaints, most seem like the people just weren't paying attention but a few are valid. Communication, build quality, etc. We rarely got updates on anything with the house at first. If we didn't bug and email and text and call constantly we had no clue what was going on. We always wanted to see what the inspection reports were but we never did. That's how involved we were. We wanted to know every piece that went into this house. We had great success working with Ellen in sales and Peter as the PM. We are very happy with them and their attention to our concerns and questions. We continue to be frustrated with the paint, texture, tile, door, electrical, appliance, etc.. work the subcontractors completed too quickly and with poor effort and attention to simple detail.

Delays in fixiing issues

Delays is correcting issues discovered since Day 1. External HVAC system installed in the wrong place - was promised it would be moved before move in Day. It's not. Poorly installed HVAC system caused water leak that damage carpets. Still has not been repaired. I understand COVID problems, but yet the contractors who are supposed to fix the problems are actively working new construction in the development. Customer service promises fixes, but just not seeing any progress.

The sales representative for Pulte was very helpful and kept us updated throughout the building process. After closing ~ as with most new homes ~ there are issues that need to be addressed. Most vendors address these issues in a reasonable amount of time.

Overall good value. Makes sure you do pre-closing inspection and get a commitment as to when things will be fixed. Hooking up to the internet is a nightmare but not a Pulte issue.

Overall, it’s the housing and development is amazing. However, now that we have closed and moved in and noticed some damages that we wouldn’t have seen during the walk through, there has been very little responsiveness to issues and not a lot of help addressing concerns.

Pulte builds a house with high quality finishings but what is behind those finishings leaves something to be desired. We have lived in our home for 2 months and we already have some visible water leaking issues. I am worried that we will find years down the road water issues that are invisible until it is too late. Also, while nail pops are a normal issue for a new home, I have never experienced them to this level before. I’m glad to be in my home but now that I’m in it I’m finding a lot of issues with detail. Things that I feel other builders would have taken to time make sure it was completed to satisfaction. It just looks like they hurry through the completion to make sure it’s done instead of taking the time to do it. It’s like quantity over quality. And yes they come back to fix things after a year but just do it right the first time. I think the value I paid for my home is not worth the quality of work that was done. Just seems rushed.

Overall the house buying experience was good. We had several issues that came up and I feel Pulte did a poor job of mitigating them. Also the quality seems to be all over the board. For example we have nice bathroom fans that turn on when they sense moisture, yet our wall paint is so cheap it is flat white and stains by just looking at it. You need to keep your finger on Pulte to ensure they deliver as promised and ensure each upgrade you pay for is installed!

I purchased a Home from Pulte at the Cuneo Mansion in December 2019. The whole process took 7 months ,pandemic period included. Original sales experience was misleading on some items. Mike, our construction manager, is absolutely fantastic. He is extremely detail oriented and ensures work is done exceptionally. Communication is not at all fantastic. There should be someone responsible for communicating better with the community and homeowners. Mike is in the field all day and many questions are outside his scope of work (common areas, etc.).

The materials were fine in terms of value for money, but the workmanship was not. There are visible sheetrock joints and bumps in some places on the walls. There is a rather steep gradient in the flooring, which may be by design, but there are minor yet noticeable ups and downs in the flooring as you walk on it. Similar minor workmanship issues throughout the house. The way the contract was drafted, it was punishing for the buyers in terms of timelines and penalties, so read it carefully.

We had 2 salespersons. Male then female. The male sold us the home and was rather minsinformed about home options/upgrades and didn't seem to care. He just wanted us to sign the contract and move forward regardless of all the options we could choose. Some of which he either didn't know himself or didn't care to tell us.
