Up front, Pulte seems to think they are the only company with a lot on their plates right now. While we can appreciate the increased workload, your customers have an increased workload as well. Our stress level is amplified when we have constantly follow-up on workmanship issues which should have been caught during the build process. We closed on 3/29. We have a few small issues with our home, but it's taking forever to address. House was FILTHY upon transfer with no offer of remediation except to agree that the cleaners are awful... but no action by Pulte. Landscaping ("Impact Landcaping") is awful - they planted dead shrubs in our backyard and despite being in the neighborhood every day, have not come back to replace them because they can't get sea grapes right now. Its the most popular plant in FL and every nursey I have been to has piles of them. They also put roughly 1" of mulch around the house so we see more dirt than mulch. We are still waiting on the fridge that PULTE ORDERED since we bought a spec house. Pulte is completely non-committal on when the fridge will be here since "it's JB Hunt's issue"... Sorry - you can't have this both ways. Pulte wouldn't let us change ANYTHING on the house. Even really minor stuff like a flat panel TV prep in the living room so we can be sure we are avoiding the plumbing which is behind that wall. But on the other hand, they won't take ownership for getting us the fridge THEY ORDERED, even though we can get the same fridge down the street (oh, "but it's not the same model because the serial # is one digit off"). A few other issues that are being ignored as well - scratches on countertops, windows which don't open/close right (if you are strong enough to even get them open). We recently bought a new Pulte home. We really like many aspects of the home and seems to be solidly built, but the finish quality and cleanup were very poor. Paint spatters, incomplete work, missing screen doors, missing or defective grout, paint footprints on the tile floors (!) and drips on the carpet and more. Pulte has been pretty responsive and are in the process of correcting these issues, but realistically the house at the price point should’ve been in more ‘perfect’ condition.

Space was properly used within this 2180 sft. Well designed.

Long delays and poor quality craftsmanship

Given the crazy real estate frenzy going on and all the supply and labor issues Pulte was able to deliver what they promised.

Signed to build this house in February of 2021. Supposed to be complete in August, 2021. At least a half a dozen delays, 3 Construction Managers turned over. I'd find out at the last minute about delays requiring me and my wife to find another place to live after selling our home. Most of my construction close updates came from Pulte Mortgage. Each department pointed at the other as the arbiter of the decision. CMs were just about silent through the whole process - communicating nothing. Andrew being the one exception. Finally closed on the house March 15, 2022. Still waiting on sod and seed for a lawn, fix of window that doesn't lock and some exterior caulking that looks like a child put it on. ... More

Pulte is struggling with hiring and maintaining build and customer service managers. Communications is horrible, and sometimes non-existent. Warranty issues are slow to get resolved. The closing process was very stressful and dates changed a few times. They also ordered the appraisal to be done 4 months prior to closing on a new neighborhood and in a rapidly changing market. As a result, Pulte was unable to find comps that supported the sale price of the house.

To save you some reading; there was little to no communication throughout the process regarding delays, issues, or any other problem that may have held up the closing. The favorite phrase across the board is, "not my job," which still rings true with completing items on our "weather letter" 6 weeks later. In short, Pulte took what SHOULD have been an amazing event in our lives and genuinely ruined the experience, taking all joy out of moving in. We will NEVER recommend Pulte to ANYONE, even people we don't like.

It was very trustable and fast acting also.

Site manager, Ed, responsive to needs. Always was prompt returning calls and treated us with respect. He did his best to adjust to circumstances out of our control and was always professional. He is a true asset to Pulte.

We love our unit. Overall we are satisfied. Finding lots of details that need fixing upon move in. I feel they were rushing in places even though our unit was delayed by months and it shows.

While there were some problems at the closing walkthrough, which is normal, James and Travis (our construction manager and his supervisor), worked after closing until everything was perfect. They even remain in-touch today to fix small things as we notice them living in the home.

Excellent quality and customer response.

Buying process was rushed and prevented time to research to avoid surprises, such as the terraced streets with open view fence in the back so that people can see into your yard. We found out you cannot plant anything to effectively block the neighbors from seeing in and that was not disclosed either. Exterior choice is very limited and too many houses look the same. HOA doesn't let you change enough. Also reported some issues that need fixed to the number they gave us and nobody has followed through with even a phone call or email. Our home itself is beautiful inside but the neighbors being able to gawk into the backyard and even see into the house ruins our new house joy. We regret this purchase. ... More

All great everyone worked hard and together

Quality workmanship is nowhere to be found in any phase of build. Contract for purchase was signed one year ago and still unfinished house (outside of house not painted, my guess is will never be caulked, yard is mud and rocks). Every phase of build appears to have been done by a blind two year old. House was just thrown together with attitude of just do it as cheaply as possible with as unskilled labor as is possible. The painting and drywall was awful. The order in which things were done makes no common sense. Why put down flooring before drywall work and painting are done? They sell you things (such as appliances) that they can't deliver. Knowing now one year later, what we are going thru, I could never recommend Pulte. I would love to have a face to face conversation in my (new) Pulte house with someone very high up in the Pulte organization to show them the kind of work that is being done in their name. If this is even read by someone in the Pulte organization, don't just pass it down the line. Show you care and act on it. Action matters not words or promises. ... More

Jeff has been a great guy to work with and really seems to care about the home owners. I hope that you give Jeff a secretary someday to help him be in mulitiple places at one time.

I am extremely sorry to write this review because it won’t be good. I waited - stalked - this location because it’s where I wanted to build my house. I was so excited to get in on the first release and to get my first choice on my lot. I drove by almost weekly when the house was being built. I was so excited to close on May 23, 2022! And that’s when the trouble began. There are so many issues with this house. And the warranty department is absolutely TERRIBLE! You cannot get ahold of anyone. Every call goes directly to voicemail and there is no point leaving a message because it will go unreturned. Texts are not responded to. Emails are not returned. They literally DO NOT CARE that you cannot take a bath in your new $650,000 brand new home because the cold water line is kinked. When a sun-contractor does show up to complete work, they are the wrong sub (it’s happened to me 3 times now) or they don’t show at all. And the work still sits there unfinished. They do not care that you moved in at the beginning of April with no oven or microwave because of the item being “back-ordered” and that you are being told it will be the end of JULY before you can actually cook in your new home. Any/all issues fall on DEAF EARS. You literally cannot get ahold of anyone. ... More

There was significant delay in completing our home that went beyond pandemic and supply chain issues. Our question as to what happened was never completely answered and initially we were given a less than honest answer. Communication in the beginning was lacking. One individual was terrific however. That was Duke our final project manager. The post sales process is also problematic. We have several lingering issues that are taking several emails and phone calls to get resolved.

Highly recommend Pulte homes. Pulte is the most innovative and best home buying experience! I have seen Pulte homes in MA and Florida .. they are always leagues above all the other new construction homes in this price range. I built a new construction home prior to Pulte .. so I'm familiar with the troubles that building a new construction home can bring. With Pulte, everything was flawless and I was informed every step of the way. Even though there was a delay due to covid supply (obviously a global pandemic) .. I know that I have the best home and best value. There isn't a better feeling than walking into a brand new home with a 1, 3, 5 and 10 year warranty on parts. Thank you to the Pulte team! ... More

Beautiful home. Very responsive team. I wish some of the construction details would have be done with a little more attention.

Overall the quality of the home is good. Very poor communication from the field manager. Once his supervisor and another manager took over, the communication was fine.
